Received my apt with soaked carpets, which weren't new as told. I could have applied for a unit without carpet as my daughter has resp issues and I had concerns regarding carpeting; toilet came with mold/grime (none in bathrooms were replaced), track lighting bulbs were out and the keys to my apt did not work in the door. They came to change it and only 1 key was working. Disappointed and not what I expected. Nothing like the display unit I was toured in. I could not move any furniture in the rooms because the carpets are soaked!! I was told it was no need to make a big deal out of it. How should I receive this considering the cost of the move in and the cost of the apt itself? Obvious that no consideration given to my move in. I will update my review if there is no immediate remedy...

They don’t care about you. You made a request and they never do it. I requested PEST CONTROL THREE TIME IN THE LAST 8 days and they say is completed. I still have the same mosquitoes in my apartment. Neighbor making noise and you going to the management and they do NOTHING. Neighbor with dogs peeing in your front yard and management doing NOthing Trash in the mail trash and management doing NOTHING Trash outside the trash room and management doing nothing. People cannot leave with all this trash all over the place and nobody doin nothing.

everything was going great until new Management arrived, now NO ONE cares to answer emails or phone calls. they decided to do some upgrades to the units while tenants are still leaving there, this caused personal property damages, I am having an issue with one of the fans that were installed, do you think someone has bothered to reply to my emails or responded to any of my calls? completely in shock with this place. NEVER AGAIN.

I would have given this place a 4 star when first moving in. Eva was friendly and really made us excited about moving into our first "home". We didn't really have any issues during the time of our stay. There were things we didn't like but nothing major to advise of. Fast forward to the end of our contract - After leaving, we were charged $220 for "damaging" the carpet in the bedroom. Mind you, we cleaned the carpet every single weekend as well as upon moving out... also note, we had a pet who was never allowed in the bedroom. When we called Eva to find out about the charge, she explained this was due to the pet being in the apartment. Pets have "fleas" and this would mean the carpet needs to be cleaned, deodorized and now needing replacement. I requested pictures of the damaged bedroom carpet that needed to be replaced. Our pet was not allowed in the bedroom so how would there be enough damage to need to replace a carpet completely? Today I received the pictures of the "proof" that our carpet was damaged (attached) which instead shows trace marks of the vacuum wheels, apparent that it was cleaned extremely recent to when the picture was taken. Not only does it look recently cleaned in the picture, but also well maintained, with no signs/proof of damage to the carpet, therefore no evidence that it needed repair/replacement. There is nothing visible visible in the picture that demonstrates it was unsatisfactorily cleaned enough to need to replace the carpet - nothing justifies this "need to replace". Now Mosaic says we are responsible for the "life of the carpet" which was not stated in the contract. The pictures really just support the fact that the carpet was returned in the best condition possible compared to as originally received. At this point, Mosaic and ZRS Management are really just taking advantage of their clients. I would highly suggest you find another place to call home. Mosaic and ZRS Management don't care about their clients AT ALL. They are unreasonable and cannot even justify their own charges.

I have lived in these apartments for 3 years and this is by far the worst management they've had!! absolutely no sense of customer service!!! Do not be fooled by the nice reviews that are likely being written by management to lure people into signing a lease! my advice is: if you're looking to rent here, pass by one day and try to speak with someone who actually lives here and they'll likely attest to all the negative reviews you are reading. Garbage everywhere, dog poop by the entrance, filthy carpets & stairs, and don't even get me started with the parking! I have seen dirty diapers, garbage bags, food, you name it, on the parking lot, and good luck with finding an available spot to park if you arrive after 7pm. At the rate they're going, management is going to need a lot of luck getting residents to renew the lease.

I am highly displeased on how I have been treated by this company and I can not wait until my lease is up so that I can finally be done with living under this inadequately trained company. No matter the circumstance, this company refuses to take responsibility for their mistakes and somehow makes every mishap that transpires to be my fault. All I can say is good luck to all you brave souls who decide that you want to live here. Their mold issues has caused lots of damages to my personal property especially a $800 viola that was given to me by my late grandmother and them claiming it is my responsibility to fix damage property after they caused the damages. Also, they unexpectedly while tack on extra fees to your rent so your bill will be significantly greater than what you originally signed up for. Please people I warn you do not be scammed by this company. Their staff are far from professional when dealing with issues and customer service.
Despite having lived a theft inside the parking lot, long walks to get to the premises, The trash in the parking lot constantly, although the latter is due to the neglect of residents, are very good social areas, if you have some Problem in your unit is given the corresponding service, garbage is collected every day, maintenance is constant, attention is good and pleasant, in short, the balance is positive.
So my wife and I have been trying to take a look at the town homes for over a month now. We have been in the place 4 times trying to get some information on moving in. We're either ignored with a " we will be right with you" meanwhile 45 min later and not even a word to us...we've also tried to get an appointment. We have given 3 different people our number for them to call us back and have not heard anything!! We have emailed, left voicemails, etc.... AND NOTHING!!!! I drove by AGAIN today and asked if I was able to view the town home and told her I would be back in 15 min so I can go get my wife. Went back and again..... " We will be right with you." Waisted a whole 40 min in there and the lady I spoke with wasn't even there. Another lady that was a resident came in after us and was helped before we were. AGAIN NEVER ACKNOWLEDGED!! This is THE WORST EXPERIENCE in customer service we have ever gotten! What a complete waste of our time!!!
I've been living here for year... I can't wait to move out from here!! They are allowing any kind of people to live here. I can't open my balcony because every time I do there's a horrible weed smell. Maintenance is really bad, I don't know how many times(like at least every two days) I've found garbage near my car in the parking garage. Surroundings smell bad all the time. I live on a fifth floor, I take the stairs because the elevator makes a funny sound when is going up, plus my husband almost got stocked once. Because we use the stairs at least 4 times a day, I know how they keep them...which is like the cleaning/maintenance people don't ever pass by them...I've seen dog pee and poop, plastic bottles, hair etc on those stairs. Is pretty embarrassing to bring a guest to my home... plus we are paying a High rent for a "nice" place.
This place is horrible, unsafe and over priced, they also treat people like garbage, but the place is also garbage, smells disgusting and everything this place is resembles very much on the leasing Staff Diane, she is for sure a great representation of this garbage of a place.
Overpriced. Not worth what you pay to live here. This is a brand new community, however I do not advise moving here if you have other choices. Don't be fooled by the nice looking building and the manicured landscape. Inside the building the hallways and stairways are constantly filthy, which means you will have to walk through this daily to get to your apartments. The elevator is constantly broken. Also if you do decide to move in, please make sure you choose an apartment that is close to the parking garage, if not you will have a very long walk to get to your apartment. We have a nice gym, nice pool, and amenities, however the main gym is not open 24 hours to the residents. Very inconvenient for people who work odd hours and would like to stay fit. You would think as much as you pay to live here, you would have better access to certain things. We do have a smaller gym that has minimal equipment and that is open 24 hours. But good luck trying to find. Another thing, if you have packages or receive mail that has to be delivered to the office, please make sure you track your package and know when it is delivered. If not your package will sit in the office for days or weeks because no one will notify you that you received a package. Overall, it was ok for the year that I've lived here, but definitely not worth the money. I will not be renewing and have spoken to many many residents that feel the same way. For you pay here, you could have a nice condo somewhere east and closer to the ocean.
I have lived here exactly one year in the apartment section of the complex and am one of the first tenants of this new location. The two apartment buildings are fairly large 4-5 stories but there are elevators! They do offer three story town homes as well. This is a family and pet friendly location, as well as a great place for couples. The buildings and surrounding areas are very well maintained. It is very calm and quiet. I could barely even tell I have neighbors! A bonus is there are currently constructing a police station in this multi use location. This just adds even more safety to where we live. There is also city hall, performing art center, a library, college campus, and restaurants within walking distance! There are also monthly events including a resident catered breakfast to show appreciation and provide a chance to get to know your neighbors. The only negative thing I have to say is the cell phone coverage is not the best when inside the building. I had to purchase a network extender with my cell phone carrier in order to guarantee good service. I would certainly recommend living here!
Had some hiccups here and there living here but over all is not a bad place to live at, i am currently looking for another place just a little up north based on the prices. Here are very friendly. A good thing that makes it safer to live here is that you have a Police station been built next to the apartment complex so you are sure to have security 24/7, also you have the Mayors office across the street.
I moved over a year ago as a single mom with my son. Have to say this has been the best experience we have had thus far and we call it home. Very spacious,affordable, convenient to his school and shopping. They are always doing things for their residents.
Very safe and quiet location. Restaurants city hall and a future police station all in the same area. Very dog and family friendly! I would reccomend anyone live here.
Absolutely the best for the money. The amenities are excellent and the staff is super friendly and very attentive to your needs. I love living here!
Modera Town Center Apartments is absolutely a phenomenal place to call home.Every apartment is installed with a washer and dryer, also a dish washer every kitchen is updated with modern day appliances the great location to near by schools, shopping centers ,and restaurants just minutes away I highly recommend this luxury place to call your home
