Property Ratings at Mosaic
If I could give this a 0 star i would because there are so many things wrong with this apartment complex but let’s start with the ROACHES! When we first got our apartment we were shown a decent apartment as a model unit. The guy who showed us the unit (property manager Brandon at the time) looked nervous and you could tell he was trying to rush us out before we could see anything that might put up a red flag. We paid our expensive deposit and we were ready to move in. While moving in we started to see the roaches. At first it was one here and there but after a while we started noticing them coming out of the cabinets, faucets and walls. We went to the leasing office to report the problem and they acted like nothing was wrong like this was normal or something. After constant emails and complaints they decided to give us a new unit in building B. They claimed that it was a better building and there was not a roach problem there. The problem there was just as bad. Since the walls are not sealed properly the roaches were able to move from unit to unit and the problem continued to get worst. When we tried to break our lease but they told us we had to pay the early exit fee which was like 1900 dollars. At the time we didn’t have the money to get a lawyer or try to take any legal action. To top it all off the complex itself was not kept up or maintained properly. The trash was constantly overflowing, the parking lot and the grass area were always trashed or dirty and there were several times we saw rats coming from underground. The elevator never worked which caused us to have to use the metal stairs which were always iced over in the winter because of leaking pipes and drainage issues. Maintenance never seemed to care and whenever we would put in a service request it would take them days even weeks to get to the issue. Pest control was a joke and all the people who worked in the leasing office were rude INCLUDING the property manager. Right before we left they did get a new property manager and she seemed nice but she definitely has her work cut out for her. This complex is a complete joke and since we have moved out it seems like they have not fixed the issues i stated above. I would NOT recommend this apartment to my worst enemy! DON’T MOVE HERE!!!!!

Cockroach central. I've lived in building B for several months now and since January of 2021, I've had to have 6 pest control treatments to address the disgusting cockroach problem here. No resolution to this and very poor handling of this issue. I've been told I must pay a $1970 penalty to get out of my lease early due to substandard living conditions. I keep a clean apartment too. Cockroachs spread disease and this is below subpar. They crawl out of my clean dishwasher onto my clean dishes, they come from the ceiling from the upstairs apartment, they come out from the rotted cabinetry and kitchen area.

My advice to everyone don’t waste your money in this place.it’s the worst building ever .They have bugs and mice ,and they always cut off the water ,the water not clean .When you call them to fix something it takes too long to respond.

Horrible management. Unprofessional employees. Maintenance request are blatantly ignored. It's like they're trying to be a bad place to live. Moving out asap.

If I could give this place 0 stars I would. Roaches in the kitchen, living/dining room/bathroom. I work graveyard shift and on my day off I stay up and every. single. night. it is constant gun fire followed by police and hounds. My pickup was stolen and broken in to 3 times within 6 months of living here and the management simply said okay with no help. Loud boisterous neighbors who don't care what time of the night it is. Terrible residence and horrendous area to live in.
I have lived here for just over a year, the first year was great and then I renewed my lease and building B has been taken over by a group of at least 30 people including kids who have decided to make it there personal dump. They also let all these kids stay up all night I was kept up till 4am last night due to this and the office does nothing about it. I will definitely be looking for a new place when my lease is up. I would rather live in my car then have to put up with this nonsense. Only good thing here is matienace there great everyone else is not helpful what so ever.
These apartments are absolutely disgusting and look NOTHING like the photos!! They have a cockroach problem that can't be solved, neighbors constantly yelling at ridiculous times of the night, elevators are always broken, kids running around screaming all of the time, homeless people sleep in the laundry rooms and I have my laundry stolen 3 TIMES and the complex did literally nothing about it. You can find somewhere better trust me I couldn't wait to leave this place!!!
I know it's tempting. The prices (compared to the rest of Denver) are very reasonable and the security deposit is minimal. NOT WORTH IT! The buildings have bug problems constantly, the elevator in building A is broken every other day (when it's not stuck on the 3rd floor). The majority of the residents are disrespectful, inconsiderate, and dont clean up after themselves. Every other week there are apartment furnishings in the common area from where someone was evicted or moved out and left their stuff. The dumpster is constantly overflowing from people throwing in couches and other furniture. Kids are constantly unsupervised and rude. Staff is extremely unhelpful and seem to be bothered by every request. The price is not worth it!
The red flags started when i first moved in.I did all the paperwork paid with a cashiers check and i hadnt been in my apartment 1 week before i got a threatening note saying i had to pay an additional amount or be evicted.I called the office and was told i could pay it next time i paid my rent.I emailed them several times asking for the reason of the extra charges and was never responded to and i could never get them on the phone.I repeatedly asked to speak to the manager and she was never available and no apology everfor theor mistake.I let it go and paid the extra amount and moved on.But after that I got a cold shoulder from that particular leasing agent and everytime i would ask her a question she acted like i was inconvieniencing her terribly. It got to the point where i would just ask for Cara who was so amazing! If i was ever upset about something she would explain it so patiently and she always approached me with so much understanding and compassion like she understood and truly was there for us.I was so upset when I heard she was leaving because I always felt I could go to her for anything!Im really sorry to say but the present front staff dosent seem to care about us at all.I dread going there for anything and avoid it at all costs! As someone who works in the nursing profession if a patient ever felt that way about me I would feel horrible and do whatever I could to rectify that situation. This is our home and Ive talked to many residents who feel the same way.We are made to feel unwelcome and like the staff think they are superior to us like we are second class citizens.I really like the people who live here, they are good hard working people trying to make ends meet in their own unique situations.I wish the front desk staff valued that and respected us as such.I love my apartment actually and the people who live here but ill be counting the days until my lease is up because of the front desk staff.I also have to add that all the maintenance guys ive encountered have gone out of their way to be nice, courteous and helpful. They are the ones that should be managing the property because they really seem to care about the residents.I wouldnt recommend this place to anyone...there are alot of apartments out there who will treat you better and value you as a person.
While I don't have any real problems with the apartment itself, the noise is bothersome. I didn't expect there to be so many unsupervised kids, and they seem run all over the complex. It wouldn't be so bad except that all the front doors to the apartments run along a metal walkway, which seems to exaggerate any noise (kids playing on the walkway, people rolling carts, etc.) on the walkway. Some neighbors also leave their doors open (so kids can run in and out) and it is easy to hear everything spoken in the living area. There are also many times when neighbors (and not the ones beside me) play their music loud enough that I can hear it in my apartment while wearing headphones. I am sure if I was 20-30 years younger I wouldn't mind so much, but I look forward to peace and quiet when I get home, and this place does not offer that much.
The place isn't perfect, but who doesn't love a grassy area in the middle of a complex with trees! The area around the place isn't bad, and has easy access to a nature trail. We live in a 1 bedroom and its bigger than a 2 I've lived in before. Very spacious bedroom, tons of closet space. All countertops and floors are new. Some chips and cracks and holes here and there, but what apartment doesn't have that? Management isn't bad either. They said they would fix something and didn't do it, but when asked again it was fixed immediately. Many positives, few negatives to Mosaic apartments.
Wonderful place, good people, excellent staff. Great perks.
