Property Ratings at Mosaic on the River Apartments
I rented for a year. If I could give the place a zero that would still be to good if a rating. The place is a pit. The garbage is constantly overflowing with skunks and other wild animals ripping the bags open and dragging garbage all over the complex. The people there are slobs. Dropping food all over the place. People there should be put in a zoo. I had to pay for a new carpet even tho the carpet needed to be replaced when I got there. It was stretched in areas because it was frayed and then it was stretched even more so that mesh expanded and the fibers fell out making bald spots. I should have listened to the real rotten reviews because they are spot on. Don’t waste your money.
loved it at first — went downhill fast. Avoid unless you do not have a choice. Parking is painful. Office staff is either hopeless or rude depending on the day. Bad bug issue. Carless neighbors.

Most of the amenities listed are not available. I would recommend recording all interactions with the staff, if you actually expect anything to be done. Don’t sign until anything wrong is fixed, they won’t be fixed later, but they will charge you for it when you move out. Before moving in, video tape the entire unit. At move out they take more that 100 pictures, of everything, damaged or not. Expect a charge of around $600 at move out, more if there is actually damage. Maintenance response is unbelievably slow. The air conditioner leaked for nearly a week before anyone did anything. After leaving a message on the emergency number, several calls to the office and stopping the maintenance people outside.

Thank you for leaving a review and we understand your frustration. Unfortunately, we have decided to shut down the amenities offered at the community. Due to the pandemic, and as a safety precaution to both the staff and residents, we will keep certain amenities closed until official state and federal agencies deem it safe to reopen. It is also our responsibility to make sure each apartment home is thoroughly cleaned and in good condition for the next resident, which is why we conduct a detailed move out inspection, and why we encourage new residents to do the same when they move in. The staff is attentive. My family feels safe and I have a great relationship with the management staff. Chrysta is an amazing property manager, her open door policy helps clients feel welcomed and listened to. After living here for two years, I will provide a genuine review based on my experience. The apartment unit is spacious and cozy. Community amenities (including pool, gym, and clubhouse) are available to all residents. I rented the clubhouse on multiple occasions, and the staff did not hassle me on making the reservation or cleaning up afterward. The onsite gym replaced my gym membership at a local gym. The management team is reliable, responsive, and courteous. They addressed all concerns once notified. There is no such thing as a concern being too small. The maintenance team resolved issues in a quick and effective manner. The major disadvantage is the lack of parking. I refuse to pay extra for parking at the same place I pay rent. Another disadvantage is the miscommunication between management and maintenance. I experienced one situation which resulted in getting my car towed (WTH!!). Thus far, they are working on becoming a united front. Overall: I recommend anyone to live here and use the available amenities.

We've only been here a few months, but our experience has been far different than noted by old reviewers. The Office Staff has been highly professional and willing to offer help or answer questions, even going above and beyond if needed. The facilities have their limitations, especially since it's necessary to pay for an assigned carport slot (which may not be anywhere near your rental). But the office area provides excellent patron amenities (pool, weight room, entertainment center, and kitchen (for special events), none of which (other than a pool) are usually available anywhere else. Since we are handicapped and retired, the staff's relationship with us has been highly satisfying. We recommend that Mosiac on the River be seriously considered by anyone looking for a comfortable and pleasant place to live.

Parking sucks, children throw rocks at your cars, and nothing is done about it. People will slam their doors and you can very much hear it. Outside staff is rude. During a night we had 0 parking, we took a motorcycle spot and asked if that was okay (answer was yes) maintenance towed our car and the office refused to pay for it! We argued with maintenance in the office and the guy was so rude and smiled like he was happy with his decision. Bad bug issue especially if it gets windy! Also SKUNKS BAD BAD SKUNK ISSUE. I was chased while taking the trash out ?? also people there are careless and leave trash everywhere. Overall not the best experience. Apartments are made super cheap! Paint trimming will come off easily, they “attempt” to fill holes in the wall but if you touch the filling it falls right off like butter. Carpet feels like plastic and is not comfortable. Our apartment would get muggy every time we did laundry as well. Just don’t rent here. It is not worth the money or time to find parking....

i’ve been renting in these apartments for the last 3 years now. in the past i’ve had such a tough time with management and wrong billing, almost anything that you could think of to ruin the day you pay bills. (as if that isn’t bad enough). BUT this past year there’s been new management and it’s been a breeze! anything i need is accommodated. all questions/concerns are always answered in a timely manner. also, we have wine nights to mingle with other tenants and it’s been such an enjoyable time lately! i’m starting to love living here again and it’s definitely worth putting this on your list as you search for a new place to live!

The worst: Parking- Absolutely horrible & "paid for parking" is full... so even if you are willing to pay the crazy fee, your on a waiting list. Was told by an office staff member, "If the owners wanted to make assigned parking they would of". Massive bug issues- Had ants coming out of the bathroom walls, drains, kitchen sinks etc... my toddlers were and are afraid to bathe at the location. Even a spot on the wall [i.e. from a nail freaked my child out].

When I moved out, the managers charged me for extra cleaning fees. I later found out it was for the apartment upstairs. I told them it was a wrong apartment, but they refused to correct it because they knew that I moved out of the city and could not go back to confront them.
We rented for 2 mo. During initial walk through that we did by ourselves ( we got paperwork to fill out after being hit and spit on by office staff's child) we thought we documented everything. Upon move out we stayed up cleaning to avoid fees and left it cleaner than we moved in. During final walk through things were noted and they want to charge fees and take our deposit for things that were noted on initial walk through. Regional manager along with local manager were consistently contacted to resolve issue but they are used to screwing over residents so we have not gotten response back since moved out, will be taking them to court since this is so funny to bend people over, don't think so, not this time...expect to pay if you rent here, and make sure office staff isn't babysitting instead of doing their job!!!
The worst leasing office staff I have ever interacted with in my life. They will pretend to work with you but don't ever follow through. They will literally do anything they can to rip you off! Avoid this place like the plague!!!!
