Mesa Del Oso/Promenade is a small community a few miles northeast of Downtown Albuquerque. Although small, Mesa Del Oso Promenade is a densely populated urban community dotted with shops and businesses. A variety of apartments ranging from affordable to moderately priced are available. The southern corner of the neighborhood holds modern necessities such as shopping plazas featuring a variety of restaurants and stores. While the areas within the community are mostly made up of residential and industrial developments, residents are a short drive away from the great outdoors. I really enjoy my apartment and the property,but I struggle with the noise level from upstairs neighbors. I don't believe it be intentional one bit,but it has really affected my child's sleeping which in turn affects me and our plans for the next day. Its a daily struggle with some breaks in between,but thats one really big problem that makes it difficult living here.
The location is nice with access to the park and grocery store. Maintenance is good and quick to respond. The gym treadmill is broken and doesn’t appear to be getting fixed.

Friendly staff quiet no crazy stuff. Only downside is no hot tub or pool both were down most of the year but over all very happy and content with the last year

Our transition was easier because of the help of Julie, she is very approachable. All of our questions were answered. It was hard for us to look for an apartment. Due to some documents that were not yet available since we are from other country, but she helped and waited for us until we complied.

I've been living at Mountain Run since 2017, and the first five years were amazing! The community was friendly, peaceful, and safe, which made it a great place to live. Unfortunately, after the pandemic, things started to change. There’s more noise after midnight now, and I’ve noticed some safety concerns. The cleanliness has also declined, with dog waste left around and areas not being as well-kept as before. The Amazon locker was out of service for 7 months, which caused a lot of inconvenience. The gym equipment is a bit old, limited, and some pieces aren’t working, making it tough to get a good workout. The pool is sometimes closed or not clean, and the grill area often needs attention. Rent has gone up, but it feels like the quality of amenities hasn’t kept pace. I’m hoping these issues will be fixed soon, and if so, I’d definitely consider renewing my lease next year. I believe with right in maintenance and services, Mountain Run could return to being a top-notch place to live.
Only been here since August and my vehicle was already totaled in the parking lot because the other residents can't park. Vehicles are constantly being hit and scraped and there's not enough parking spaces available. They are extremely small and people don't park straight so it's hard to get out of your car because they're so close together.

I absolutely love this apartment! 3rd floor is a small compromise to make for a bright, usually sunny, beautiful apartment with high ceilings and a closet that goes on forever (it's huge!). So far the leasing office has been great to work with. Looking forward to a good year here!

I recently moved here but I like it so far. I like the atmosphere and how the staff is helpful and polite. The amenities are well conserved and the place is well located. I am hoping to have a blast living in this community!
I’ve actually been really lucky to never have any kind of issues with leasing/management, and they’ve always been fairly speedy in fixing the issues I may be having with plumbing or whatnot. The only complain I have is that they boot cars for expired registration. It’s has ruing my day before as I’m sure it has many others. I think they should be keeping their nose out of that stuff, but otherwise great.
Overall neighborhood is cozy and people are nice. Very accessible to the park and nearby stores and restaurants. Bad thing though, no one picks up their dog poop which is very unfortunate when you have to watch every single step you take.

The pool is advertised as heated and it’s not,. The parking lines are not evenly spaced, there are certain parking spots I refuse to park in because of concern about damage to my vehicle. I do not like the inconsistency of my monthly rental cost, I have never lived anywhere where this varies from Month to month. I am charged for water usage around the facility and each morning I wake up to water overflow in the parking lot where the sprinklers are either to high or not pointing in the appropriate direction, I thought the grass needs to be watered not the parking lot.

PLEASE, PLEASE DO NOT MOVE HERE!!! My husband and I have had the worst experience living in these apartment complexes. They constantly tow you and expect you to pay $200 or more to the tow company, making money off our backs. Either pay the tow company to get my vehicle back to drive to work or risk not having food for the week. It's a shame that I am forced to have to decide between the two. They also have hidden fees we were unaware of before signing the lease, valuing up to $100 or more. The office people are terrible; each time I have had a concern or request, I have felt belittled and treated poorly, as if they do not care or value me. I apologize for making you work and do the job you were hired for. Honestly, the new leasing office employees have made it a nightmare to live here. There is also a significant issue with needing more parking spaces. We have had to constantly park at the Smith's parking lot because of no parking spaces. If there are any left after 4 pm, the parking spaces are so small that my car has been hit 2x now, leaving horrible dents and no one leaving a note. The response that I have had to this concern is, "Well, why don't you pay for a carport?" well, what if I can't afford it?? Not all of us are that privileged to be able to add on another expense. I could honestly cry from how terrible of an experience we have had living in this place, and I know other neighbors feel the same. Just recently, one neighbor had her car towed, and both of her side doors were smashed in; now, she is unable to open either side of her doors. You have been warned.

With that said, we do want to clarify that your vehicle was booted and towed and you were charged $120, not $200 as stated. We have parking policies in place and we did give notice to our residents about the parking limitations due to the property improvements we have going on. We do not benefit from towing your vehicle in any way. Our staff did try working with you and your husband on a carport solution while the property repairs were being done. Unfortunately, you stated it would not work for you as it was an additional expense. We do feel our staff made an effort to accommodate your needs. Staff do not know how to run the apartment complex. They get confused on paper work and cannot complete minuscule details. An example would be: they say they will note changes but do not, then blame the resident. Assistant Manager does not run the office well, she has an attitude and does not deal with the problems that arise. She then lies for her staff and details completely out of proportion.

I currently don't have hot water, I reported it on Friday and they came finally after 6 o clock and checked the water heater and then informed me that they needed a part for it and would be back Saturday to fix it around 12 pm and didn't return until I went to the office to find out if they were going to work on it after calling and reporting it as an emergency and still no one came my boyfriend called and his call went through and actually spoke with the office personnel then they came and told me it wasn't going to be fixed until Monday because they didn't have the part when they had all day to get it. This is unacceptable because I can't shower, really this company that bought this apartment complex is a joke. Who let's their tenants go without running hot water the whole weekend. I'm sure it's against the law. I was happy with the previous management and company I will be looking for someplace better to live and will give bad reviews when ever I can so do expect any referrals from me. Very upset and disappointed that the management could care less.

I am extremely disappointed with Mountain Run Apartments management. Terrible response time. Unnecessary late fees for changing management software. Eviction notices for unwarranted late fees. No response for many phone calls and messages left. Awful communication. Each time I call during office hours, no one answers the office phone. I have left several phone messages, and the phone mailbox is now full, so I am unable to leave more. I have not received any return phone calls in the last two months. I have sent several email messages through the online resident portal over the last two months with no response. I have tried to come into the office during posted office hours several times, and the doors have been locked. I and other residents have been charged late fees in result of the automatic payments not processing from Mountain Run’s side. In addition to unavailable, unreliable, and unprofessional management, living here has been absolutely terrible. Our basement neighbors smoked cigarettes indoors for 3 months, which caused cigarette smoke to enter our apartment through the vents on a daily basis. Although Mountain Run claims to be a smoke-free apartment complex, I had to deal with smoke inside my apartment everyday. When I complained, I was told by Kinsey that occasional cigarette smoke was simply a part of apartment living. We were initially excited that the complex was pet friendly, but the people in the complex do not clean up their dog poop. This could be partly because the stationed doggie bag and trash receptacles are only refilled once a month. Live here if you want to frequently step in dog poo. Beware that “Air Conditioning” as an apartment features is only a window unit stationed in the kitchen, so your two bedrooms in the back will be sweaty hot any time you want AC.

Poor maintenance, ant-infested, a balcony collapsed, garbage and cigarette butts everywhere and they charge you for common area maintenance. Dry rot is rampant throughout, windows won't open from hard water deposits, screens are falling apart. Washer was so noisy we had to leave when it ran. The security lighting did not work and we asked for weeks to fix it for safety outside the front door. Ripped us of with bogus charges and kept a security deposit and we were there 40 days! We left the place cleaner than when we moved in, truly horrible experience and advise to rent any place other than Mountain Run.

Upon moving in, the patio was filled with loose boards and nails jutting out, my front door lock didn’t work, my patio door was jammed, the outlets weren’t operable, and wall light fixtures were falling down. After bringing this to the attention of the staff, I was told the repairs could not be made due to COVID. After weeks…and weeks of calling, they finally conceded and fixed SOME of the issues. I was expressive of my concerns to their apartment assistant manager, Leahni, who lacks every sort of social finesse one would hope a leasing agent would possess. She frequently talked over me when I expressed my frustrations, raised her voice, and offered no apologies for their lackadaisical approach. Here are some additional issues:1.In the middle of summer, a scorpion crawled into my bedroom. The apartment complex took over a week to send out an exterminator. 2.Nearly every morning, I was awakened at approximately 6 a.m to dumpster activity in our parking lot and other adjacent business parking lots. 3.The parking lot was FILLED with non-residents who apparently were attending parties with their friends on the apartment campus. 4. The couple below my place would often stay out on their patio until 1 AM making a loud ruckus while chain-smoking. I reported it a few times, but the apartment staff abdicated their responsibility in addressing nuisance issues and told me to call the police if it happened again. 5.Although the apartments stated they do not allow large breed aggressive dogs, my small Yorkie dog and I were chased down by an off-leash Pitbull. After reporting a description of the dog and owner, Leahni stated she could not do anything with the information. 6.Mountain Run’s leasing breaking fees are the most punitive I’ve ever seen for any lease. I paid approximately 2500 in fees (in conjunction with a 2-month notice period). The figure I was initially told to pay was not correct and I later was charged an additional 350.00. After confronting Leahni about this, I received the same emotional response of talking over me and raising her voice. I asked her to provide the corporate number which she refused to provide. . It’s with the utmost contempt for this place, I’m writing this review. I hope to avert anyone else from experiencing the same emotional pain I went through by committing to a lease at Mount Run Apartments. A thousand miles of separation between us, and it’s still not enough!

The new management is awful. This place was never perfect but the new unprofessional management has really ruined this place. Theft has become a problem since they got rid of security. Both of my vehicles have been broken into multiple times. They have not sprayed for bugs in probably 2 years and black ants are a problem in warmer months. Exterior grass is a mine field of dog poop. Apartments are not well insulated and you can hear your neighbors conversations and what they watch on TV, you will hear every step your upstairs neighbors take, and in the summer your power bill will be over $200 a month to keep your AC set at only 80 degrees.

The problem with this apartment complex are the leasing agents that don't get anything done and even if they try it's not done properly. They will take from your pocket at any moment they get once your moved in. They don't work for the residence at all. No organization and a free for all. would suggest looking other places for a friendlier office.

The apartments are beautiful and nice. The management company on the other hand is the worst management I have ever dealt with. Every one in the office is rude when you walk in, hardly acknowledge you, and don’t help when a situation occurs in your apartment. For the price of the apartments you think the management team would be welcoming and helpful but it takes them FOREVER to do what you need or asked for. I really wish the last management company would have stayed. They were really amazing! Apartments are really nice tho, just need new management here.

Cute apartments BUT there were black widow spiders EVERYWHERE..... in My closet, the living room, the kitchen , the bathroom. Management didn’t view poisonous spiders as a priority or an emergency so I broke my lease and moved. I would have stayed if it wasn’t for the dozens of black widows and incompetent management and leasing agents

DO NOT LIVE HERE!!!!!!!!!!!!!!!!!!!!!!!!!!!!! This apartment complex deserves ZERO stars. Faith who is the apartment manager is extremely rude and defensive anytime you bring up a problem. Her assistant is even worse. Faiths manager Naim is also worthless - I emailed both of them about an issue and Naim didn't even bother responding. I would HIGHLY recommend NOT living here. The customer service is an absolute joke. They don't care about the residents. There is a reason why Mountain Run Apartments are a little cheaper when compared to the other apartments surrounding it.

They take absolutely forever with package distribution. Not to mention intruding on the wrong apartment without bothering to check who is on the lease for authorization. Faith is RUDE and completely incompetent in her job that being said she is not a solution based manager at all and uses the words "I'm sorry" to "fix" any issues on the premises. I've had to call Niem twice during my time living here to get things done because Faith does not care about her residents. I will NOT be renewing my lease here and I discourage anyone from living in these apartments.

If i could leave less that a star i probbalbly would have. Both my moped and neighbors Harley were stolen from property 2 months apart , Management poorly operates and has little consideration for the needs of tenants. We never missed any payment or caused any trouble while living there. We were informed that they would charge us for dust that was on the freaking 12 foot high ceiling, it is extremely disappointing that they operate their business as such. I would highly recommend to anyone looking for a nice pace to live to look else where for a safer and warmer experience. hope y'all apartment searchers out there find this helpful.

I thought I was paying extra for security in this complex, but I think not. There have been several car break ins/thefts, and now I wonder what is next? The mailboxes were broken into, and my W2 was stolen, and it took over 2 months for these guys to fix the mailboxes that were broken into. This place has gone to the dogs. I really think I should move to protect myself.

These apartments are like den for car thieves they have a courtesy patrol but no actual guard, cars broken into every week because of it. With rent high as it is you would expect some real action to be taken by the management and hire a full time guard

I truly enjoy coming home to my apartment, certainly a step up from a college dorm room. The staff here is curtiuous and responsive. I moved to ABQ from North Carolina and they made the transition really easy for me.

These people will tell you anything to get you to lease then once you are committed they don't care. We wanted a twelve month lease they said ok then when it came time to sign all of a sudden it had to be fourteen months the maintenance is very unique professional they hate doing our work orders. The property manager only wants to talk to us when we have his money. When its not time to pay and we need to talk to him we are ignored. Trust me you are better off paying more somewhere else.
