Property Ratings at Mountain Shadows Apartments
They get you with the fake advertising of a pool, tennis court etc but in reality the pool has been closed for years they have multiple excuses "the gates" "the owners don't want to fix it" "we have no tablets for the pool". If we're paying rent why is the money not being used to upkeep the amenities they are advertising on their website? The front of the apartments is kept nice but drive down to the back of the complex and you’ll see the run down buildings, trash, and poorly maintained parking lots with holes. They continue to kick out kids and families out the pool due to "neighbor complaints" when it's 109 degrees and people just want to cool off. Apartments are run down, trash everywhere, with old electric stoves that smoke, no central AC, no lights working in the buildings making the apartments dark at night, vacant buildings that caught on fire, lack of cameras, no security patrol, roaches, and quick fixes that don't solve the problems just cheap options. Also no windows in the bathrooms so if you don't circulate properly makes it mold central. Please do yourself the favor and look elsewhere! The pool is not open neither are the tennis courts. They nitpick on small things that don't matter while they ignore the bigger issues at hand. Anza management is a joke they never call you back or take your concerns seriously.
I rented here for over a year. At first it was nice but everything in the apartment is extremely cheap. The water comes out brown if not ran after 24 hours. I told maintenance and they said "its just like that." The bathroom fan doesnt do anything so theres constantly mold on the walls and ceiling. When the water would dry on the walls it would dry brown and I would have to use bleach the get it off. My ceiling sunk in after the snow and created a huge crack and an indent and maintenance wouldnt fix it because it wasnt leaking. Air conditioning is horrible in the 100 degree weather. The walls are super thin so you can hear everything that happens outside. After moving out they kept my deposit.
I was a bit skeptical because of all the negative comments and reviews. But when I got my appartment it was clean and they were very helpful. Everything is brand new from the stove to the floors and ceiling fan. I am very happy and my neighbors are almost non existant. Everyone keeps to themselves. And plenty of parking too. Dont listen to all the negative reviews there not true
I don't have a problem with the neighbors, plenty of parking, haven't had a problem with the maintenance people so far. They respond pretty quick. Rent is fair. They keep up with the yard and pool maintenance very well. The only real issues I have is the heating and AC in the apartment. The units they have is the same that is used for a hotel. Expect a high electric bill for the summer. There is absolutely no air circulation for the apartment what so ever. I have bought 4 tower fans just to get some type of circulation from the AC unit to the bedrooms. Even with the AC on high, the air is only pushed about 10 feet into the living room and the entire apartment stays hot even through the night which makes it very uncomfortable. If your balcony windows are facing west when the sun starts to set, you get hit the worst and the windows get very hot. I shot my thermal gun at the windows and they get as high as 112 degrees which heat up the apartment very quickly even with blinds and black out curtains. The winter time has the opposite effect where it is difficult to keep the apartment warm due to very poor circulation. If they would upgrade the Heating and Air Conditioning and perhaps apply some kind of filming to the windows to deflect the heat, I would have no problem with the place.
These apartments are very easy to get into and i think irs because so many people come and go. The managers are no help at all. The mail boxes are always broken into and they do nothing about it. The mold is just painted over, i can even press the paint down with my finger. They said they put new tile in, but the old tile is on the bottom and the new tile keeps coming up. My dish washer never worked and they've came to fix it but they don't do it right. My son found a needle outside near the pool the other day. There's so many spiders and roaches everywhere, i can go on and on We got what we paid for, but we're leaving this place soon
Does not look like nothing like the model. There is mold all over the windows and bathroom. All they do is spray bleach then it comes back in a week. Most importantly there is cockroaches!!!! I got sprained so many times and they got worse. My counters pill of so much and ask to get them done and never happens. Bad place!
Do not rent from here !!!!! My truck got stolen,they drilled a hole in my gas tank and I kept getting stuff stolen from my balcony I told the manager and she said well i been living here and it is safe for us nothing has happened to me !
Terrible place, Management in sneaky and unprofessional
when i first looked at the model i said wow it looks real nice. Then they actually gave me an apartment and it was nothing like the model! the counter tops are dated and carpet is ugly. i think they really should upgrade the apartments to how the model looks.
I lived here for a year and the manager is pretty shady. She would always avoid meeting with us and our major complaints never really got addressed. The building is in bad shape. There are leaks all over and black mold forms quickly around window sills near the glass slider door. There is a leak above my bathroom that split the drywall and maintenance refused to investigate the leak in the ceiling. I have video proof for anyone interested. They simply patched the drywall and of course it split again one night and it was raining in my bathroom. Long story short, avoid this place. It's barely held together with tape and paint. Maintenance is incompetent and management cant afford to get real contractors.
The environment is nice. I love the maintenance workers, they are so friendly and helpful, the tenants are all friendly and mostly quiet and peaceful, but management needs some work. Water has been shut off without warning 5 times since I moved in back in June. This time in particular I was fired from a job that I was supposed to start today because the water is shut off again without any notice. They welcome themselves into the home even if the tenant is not present, and they have an attitude problem when confronted about it. The laundry machine in the office is almost always either broken or the office is closed so tennants cannot access the machine to add money to do laundry. Just a very unorganized business, that take advantage of tennants and have no sense of decency.
This is a very quiet apartment complex. There is very little "drama". Unfortunately, those are the ONLY good qualities. Maintenance staff here is HORRIBLE!!! If you have a problem, good luck with getting it fixed CORRECTLY. All they do is patch work, at best. Grounds are very poorly maintained, except for front of complex that can be seen from the street and rental office. Very misleading.
I have been living here for 4 years. I love it! Its way better now than before. Both pools worked all summer. I don't have a problem with maintenance. I email my work orders and they email me back to confirm or update progress. I did have to wait awhile for a screen but that was no big issue for me. There is a lot of kitchen cabinet space which I really like. The office staff is always nice and friendly. There is plenty of parking. From time to time I have had small concerns but both managers were helpful. The school bus comes right in the parking lot to pick up both of my kids. They new gym equipment is nice to use. The new manager resurfaced the tennis courts and there are always nets for the sports courts. I wish there were more washing machines in each laundry room. I'd recommend living here.

These apartments aren't the best they don't fix anything. The rent is to high, its kinda clean . Sometimes quiet depending on what part of the apartments you stay in. The manager kelly seems nice at first but once you live there for a while she's very rude. It cost for everything the pool key is $15 and the Laundry card is $2 but if your laundry card stop working they wont refund you , you have to go through a long process to get your money back andnothing is really close walking distance of these apartments a car is must but if you don't have one there is a bus stop next to the apartments I give it 2 stars because most 2 bedrooms have a fire place

I live in the front part of the property which I think is the best because there isn't too many people out at weird times or causing trouble. For the most part its quiet except for when police cars and ambulances come around. I know 2 other people who live towards the back and they say it's not too much fun because kids mess around too much with the patios and steal things. I haven't had that problem but then again I only have a really old little grill. I've gone hunting when I first looked for apartments and this was the nicest, most spacious, and affordable apartment with the whole package. When I got the apt it went for $650 and all the other apts were going for $800 plus they didn't include water and trash so this was pretty much a huge package for the price. The worst thing I would have to say about this apartment is the extremely awkward layout. It makes it really difficult to organize furniture. These apartments could also use more storage space. In my 1 bedroom I only have 1 storage closet(besides my bedroom closet) and it shares half the space with a water heater. The parking arrangement I have to say is the absolute best thing about this place because it is not assignment and there is sooo many spots to choose from. This makes it easy and great for visitors, which is not fun usually with apartments.

I looked at both the 1 1 and the 2 1, and I must say I love the layout. Its actually rather cool. For this being a building that was built in 1970, it is very well up kept and updated. Staff was very friendly and helpful. These apartments are close to the freeway as well as all the stores.
One thing I would have to say is that this facility is on the better side of Palmdale. Outside of the establishment is a trail where you can ride your bike, walk the dog or go for a run. Inside, I would have to say the building a older than usual but kept up. I visited the one bedroom at $725 (all utilities paid, except for electricity) What a steal? Watch caught my eye was the apt itself, although small to me 728 sq ft (I believe) it wasn't square... it was like a stretched out rectangle. But any interior designer would have fun making this into a home. The kitchen was well maintained and a decent size. It had a small balcony to enjoy the rays. The community was very quite when I went during 3:30pm. Although kids were swimming in the pool the apartments seemed to be far away that you could hardly hear them play. There are 2 pools, 2 tennis courts and volleyball - bring on the competition. Parking comes with the rent. Down fall would be the distance getting to work if your in LA or valley and the storage space in the apt - there wasn't a lot.
