Wedged between the North Loop and University Hills, Windsor Park offers a terrific neighborhood just north of Downtown Austin. With I-35 and Highway 290 serving as the west and northern borders, getting around the Austin area is easy, and the University of Texas at Austin is a short three miles southwest. As you explore apartments in Windsor Park, you'll notice a variety of ranch-style homes dating to the 1950s, giving the neighborhood an established, family-friendly vibe. With Downtown Austin only about four miles south, this is a terrific option for commuters.
Windsor Park provides a large park, Bartholomew District Park, on its south side. This 57-acre park features a swimming pool, a splash pad, disc golf, picnic areas, a playground, and basketball courts. Just a short distance south of Batholomew Park, Mueller Lake Park has a lake and an amphitheater. Shops, restaurants, and other businesses are scattered throughout the neighborhood.

Property Ratings at Mueller Flats Apartments
If your reading This STAY AWAY! no really this place is hell. i thought i was getting away from a bad situation but all i did is tarde one for another. I hope you like loud music at all times of the day Night morning All the time. its almost like you cant be hear without owning a subwoofer. Just 24-7 this is not an exaggeration. i've had to call the cops weakly on my neighbor. it got to the point where they didn't even show up anymore it is actually lawless after 5pm. anything you do after this time management won't do anything at all and if you bring anything of cusern up to them they'll look straight in your eyes and tell you there not responsible to do anything anything so far i had to deal with Bass music shaking mall walls day in day out Rats that they'll do nothing about it Roaches every apartment comes free with thim Trash spilling out in to the street from the dumsters Speed bump so unnecessarily tall they'll ware out you car people stealing from the laundry room Parking spaces just small enough so your car will be dinged like a golf ball stay Away.
Don't ignore the reviews on any website about this place! We were rented an apartment that didn't have a make ready done and was roach infested, pee smelling, had broken pipes, very dirty carpets, and the plugs didn't even work! Every time I go to my car it had muddy hand prints on it and I keep hearing gunshots! The neighbors are very loud especially at the pool and the walls are extremely thin. Don't let the price or the pictures fool you. Stay away!!
Homeless people jump the fences and walk around the complex, packages get stolen, there are cops called to the premise constantly, the staff are unresponsive, maintenance BARELY fixes issues, AND the property is falling apart at the seams. Do not bother moving to this complex - they add a ton of clauses to the lease so that way there is essentially NO way out!

Hello, Thank you for leaving a review. We are sorry you are unhappy with your experience at our community. If you could please reach out to our Resident Care office and speak with Chris. We will do our best to help. Thank you, Mueller Flats
Just moved in and I love it so far. Everyone has been so helpful and nice. Community is older but its in a great location and so close to everything!
I wouldn’t recommend I lived in one of the more updated units and it’s got a pest infection…water is constantly being shut off and when the bill gets here they over charge for water…..it’s dog park is infested with Ticks!! Their new updated gym you can see inside from the street view! THEY SAY GATED THE GATE HASN’T BEEN WORKING FOR ABOUT A MONTH!!!!!
This is a horrible place to live. I am not biased. It was not ‘just my experience’. The majority of all residents here have had the same experience. I lived here for 9 months and on April 30th got a notice to vacate because of ‘winter storm damage’ and they only gave me 7 days to move out. Provided no movers, no other unit options, and no compensation. They do not care about their tenants at all. A woman moved in below me and moved out the following month. Never even got her name. The police are on a first name basis with the drug dealers and crime around here. It seems like everyone has a loud dog here. Please do not move here. They need to tear the whole complex down. Don’t let them fool you and say they got “new management”. PLEASE
I’ve lived here for two very long (and unfortunate) years. When I resigned my lease, it seemed a lot easier and cheaper than to deal with moving. At that point, I hadn’t yet experienced an apartment shooting, completely damaged and broken mailboxes with refusals to repair due to the financial cost for the complex, a winter storm that allowed management to go 75+ days without repairs, disrespectful management, unlivable conditions, and inconsistent water availability in each unit. As convenient as this location is, I strongly recommend looking elsewhere if you’d like to feel safe in your home and confident that your complex management supports you.
Bring your billfold and your bulletproof vest. First they lure you in with money off your rent, then they nickel and dime you with weird charges, and then they don’t care that the cops have been here three times in the last month. Gunshots across the parking lot, flashing blue lights at all hours of the night. I do not feel safe here, but can’t get out of my lease without paying an arm and a leg! So I will be staying inside after dark and counting the days until my lease is up.
I have lived here at Mueller Flats for almost a year and its really nice! Great location and staff that really care!
I've lived in "bad" neighborhoods my entire life. I've lived in this complex for 2 and a half years and finally in the last 6 months I've actually felt unsafe. We have burglaries, shootings, vehicle thefts and the best part is that there seems to be no cameras that actually catch anything. Over the holidays someone "broke" into the residence office and stole everyone's packages. There was no forced entry so it was one of the lovely workers who also have a master key to all of our apartments. Again, no cameras until after the fact! "Secure package pickup" never was a thing but now they don't even let you ship packages here at all! They told us to use amazon locker or arrange pickup somewhere else. I can't even receive my larger mail here now? Now I pay $15/mo on a PO box but my rent still goes up every year. Luckily my building has never had a bug or rodent problem but it's refurbished and I guess I'm lucky with my neighbors. The gates all have codes but they're often left wide open for days. But if you can, spend the extra 50-100 a month and live elsewhere But if you like crime, abandoned cars around your block, random shopping carts everywhere, overflowing dumpsters, homeless folks unplugging all of the washing machines and putting up an "out of order" sign so they can sleep in the laundry room, dog poop littering the ground, and 3/4 broken washers, this is the lovely little place for you.

Thank you for your review. We are sorry that you are now feeling this way after living with us for over 2 1/2 years! Lakeside and the Oakwell Farms neighborhood is a great place to live! We have recently stopped taking packages in the office due to Covid-19. As you would agree, we are all taking more precautions at this unprecedented time. We have changed our management company in April and I assure you that Sarah, the Manager and all of our Lakeside employees are top notch! Please contact us with any issues you may have. Thank you!
DO NOT MOVE HERE!! I am a 27 year old male and thought this was going to be a good, cheap location to move in north Austin and quickly found out how awful it was. Within the first two week there were two separate shootings at the complex. The place is overrun with drug dealers, crack heads and roaches. I mean infested with roaches, they will literally crawl on your face when you are sleeping. Not to mention everything they advertise on their website is false. There is no dog park, all the gym equipment is broken, the pools are over chlorinated and the gates are constantly broken. There is only one entrance and exit which is the worst to go in and out of when the gates are working. Most importantly they will steal your money! I did everything on their move out list and they took my entire security deposit! Find a better place to live, this is a broken down, drug and roach infested terrible place!
I moved a month ago, Diana and Bri are super friendly. Leslie on the other hand is a double-faced woman, before moving she was a sweetheart, and now that I am in my apartment, it is the worst! It is never available is rude, I have been waiting about 1 week and a half waiting for an email from her because I need to add someone else to my contract. I have many problems in my apartment, the bathtubs in my bathrooms make an exaggerated noise. I went to the office to consult her and her answer was that she lived in these same apartments and that her bathtub also made a lot of noise. She is a very rude lady. I don't recommend these apartments just because of how Leslie is.
The apartment itself looks nice and had been recently renovated. I found the office staff, especially Breigh and Diana, very friendly and willing to work with tenants to resolve any concerns. Maintenance was responsive as well and quickly resolved any issues that we noticed regarding the initial condition of the apartment.
This place is awful I have Raccoons living in my ceiling and they are unwilling to hire an exterminator to come trap and seal off the huge hole it uses to enter. I am certain that if I called my own exterminator to come out I could have this issue resolved in a day. Seriously guys its been a week since I gave them notice of this issue. It is so bad that yesterday I went to go walk my dog and a raccoon was on my stairs and almost bit my dog. I had to wait an hour for maintenance to finally kill it with a machete with the help of a neighbor.
I have never before encountered such a lack of concern between management and tenets. Every single instance I called management with a question or request I felt like I was such a nuisance to the staff. Not once was my maintenance requests fulfilled the same day regardless of severity. Even when maintenance did finally manage to get to my unit they were unprepared with a either a lack of proper tools or knowledge of how to fix the problem. Not only did I have maintenance problems, I had billing issues, and problems with the neighbors. This email may make it out to sound like I may be just a crabby person. But in earnest I have had very positive experiences with apartments in my renter history until Mueller Flats. I will not only never live at Mueller Flats ever again I will never utilize properties managed by Firmus Management ever again. In everyday life when talking about property or homes near Austin will always bring up Mueller Flats in a negative connotation to others. It was a complete nightmare from beginning to end. If I was not contractually obligated to be there I would have left much much sooner.
Want to have a DEBT that is not yours? Want to have RUDE services? Want to have HORRIBLE living experience? Come here to have it all for FREEEE? Yeah, Im not kidding. After one year and a half, we had enough and decided to move out. We paid for the damage; yet they reported to National Debt Collector as a last slap-on-the-face-gift to us. It's been 3 months, and the debt is still in our credit record, even though we've tried every possible way (in person, phone calls, emails) to solve the problem. Additionally, the worst part is NONE apology was given. Instead, you get hostile attitudes because of your efforts to fix their problem!! Living at mueller is one of my biggest mistake. So save yourself. STAY AWAY FROM MUELLER.
First, I walked into my apartment on move in day to find that the apartment was not even close to livable. Appliances were being removed, counters installed, bathroom filthy, bedroom baseboards molded and falling off, and the list could go on. I had to store my belongings in a model apartment and stay at a hotel. Once I moved in 5 days later, I had to make daily trips to request maintenance. My bathroom flooded badly. Rotting wood was falling out from under my sink. For about a month there was rarely hot water. They would promise it back within hours, but we would go days without it and without updates. My timing had to be perfect to get a hot shower. I have been harassed and propositioned by fellow tenants. I refuse to go to the gym or on site laundry alone after a series of inappropriate notes were left at my door. I have called the cops at least 20 times on my neighbors. The "brand new stove" that was put into my apartment was infested with cockroaches, which of course led to the entire apartment being infested. That took months to remedy. After hearing mice in the wall, I notified the office immediately and requested an exterminator. None came, but they gave me a few sticky traps. In case you don't know, sticky traps don't kill them. They just get stuck, and scream and flail about. I have caught over 30 mice in traps (I bought my own), and my dogs have killed 5 at this point. For 2 months I have been unable to keep food in the apartment, and any food I do have must be stored in plastic bins. I have called weekly to complain, nothing. Finally, the mice chewed through a water line and flooded the apartment, so maintenance was forced to address the situation and at least patch the holes the mice were coming in through. There are still mice. I have not seen an exterminator. My dishwasher is still unusable. After all of this, I have found other accommodations for my health and safety and I have begged to terminate my lease. I do not wish for reimbursement on rent or anything for having to live in this filth. I just want to move out peacefully and without penalty. Apparently, I would have to pay the fee to break the lease and the rent for all of the months it is unoccupied. This place is a slum. The rent is cheap, but you get what you pay for. It is simply unbelievable how little these people care about their tenants.
Is the worst place to live in Austin, from robberies, cockroaches, neighbors fighting all the time and dog poop everywhere. I'm still fighting for my deposit that they don't want to pay me back. On November 17 2017 I went for a copy of $512.00 that they said I owed. They refused to give me the statement of the charges. I had been talking with two different property managers for the past 2 months and they can't give me an answer. I called the Corporate office at Denver Colorado and Im still waiting their respond. Please run as fast as you can from this place
i really love these living complexes they have very friendly staff and the people that live inside the complex are absolutely the best Sean in the front office is amazing and a great asset to the complex he is very helpful fast and friendly i have never had a complaint or anything negative to say about him he is absolutely one of my favorite staff members here ! he is wonderfu :)
Great service from Sean and the office staff, and consistent and timely maintenance performance. Great overall value for central Austin. Just renewed my lease in April.
I agree with most of these reviews, gate hardly works, code is always changing. I bay way to much for not even a covered parking, and people park in my spot all the time. This time I tried getting it towed and the towing company stated that I wasn't able to get it tow I have to get it approve my management, it's 7pm at night no one is going to help. This place is NOT worth how much we spend. There are ants every where no matter how much you clean. I can hear my upstairs yell at each other all the time, music like no other to where u can understand the words, this place is just a JOKE!! GO SOMEWHERE ELSE FAST!
What place I've ever lived. The people here are ghetto and trash. People fight all the time and cops are always here. Roaches are in all buildings and I was told by the management that they live in the walls. Wtf? Constant robberies by gunpoint and car break ins. Had to pay 600 to replace my car window. To reserve a parking spot is 100 a month. That's outrageous! I hate this place so much I can't even explain. Trash everywhere. Rocks everywhere. This place is literally trash.
Some of my title next to the bathtub caved in and I immediately put in a maintence request. They came by the very next day. Brian is so wonderful. He fixed it right away in the morning and even kept as quiet as possible because I like to sleep in! He's the best worker at muellar flats! Thank you Brian! He deserves a raise!
I live here currently and have since Spring 2014. So I feel informed on this Space. Yes the Location is amazing, Target HEB and Mueller near by but it's not worth it, here are a few reasons why. Location to other places is great but it's in a corner with lots of other rentals, which means the streets are always packed with cars making it super unsafe pulling out of the gates. Trash heaping from the dumpsters and the recycling bins always filled with trash, not recyclables. Gate issues, and only having one way to exit the property. BUGS--Roaches, Bed Bugs...you name it, they have it. Coming home to an apartment that smells like weed, I do not smoke anything so that's always a shocker. Water issues, I wish I kept track for official purposed but so many times our water is shut-off without much notice, sometimes multiple days at a time. Other times we have water--just not Hot Water. The dust levels in the apartments is enough to drive you mad, so windows and doors that don't properly seal closed. Rent jumps a crazy amount each lease time..Many of you may say then why do you stay but let's face it moving sucks and can be crazy expensive too but I am to the point I will be looking in hopes to not resigning a lease because of convenience. The time there was a man assaulting and robbing women in the early mornings/late evenings that they did not inform us about until it made the news. It happened 5 or 6 times before any mention of it! Oh Also, there was the time the SWAT Team had to takeover my apartment due to a suicidal murderer holed up in the apartment directly behind mine....that was a memorable afternoon. Any-who the pools are always dirty with unsupervised kids, trash all around the property a joke of a 'dog park' the best part about this place, Teri who worked in the front office, was forced out and that is a pretty terrible thing since she actually cared for tenants and got to know us all more than a unit number.
Do not move to this property. Horrible management. They are a din of liars. This place is infested with rats, mice and roaches.
I was asked to write this review and I forgot so here it is now. Lived here about half a year and have been mostly satisfied with my experience. I don't really know how to format this so pros and cons. Pros: - Staff are very nice, particularly Sean and Teri. They recognize my dog and always have nice things to say. - Good price, I recommend this place to my friends who are looking for somewhere cheaper to live. - Allows dogs of any size. They say they have breed restrictions but that doesn't seem enforced which is a plus in my book. - Maintenace is very timely (sometimes almost too quick, I'd wish I'd get a little warning sometimes...) - Close to a lot of shopping centers with free covered parking. Nuetral: - People mention bugs, I only had one short infestation of fruit flies which was due to me not being used to garbage disposals and solved quickly. I haven't seen the roaches or bed begs that other reviews have mentioned. - Rooms are small. I don't personally need a lot of space so it's no problem for me but could be for others. - There were water problems, but after the final fix they applied they haven't come back. So I would have complained before but not now. Cons: - The neighborhood isn't the greatest. I haven't seen anyone in the apartments parking lot have issues, but I did see a car outside with a shattered window. I wouldn't recommend going on long walks outside (unless you have a large dog, people seem to avoid me because of my dog despite being small female). - Garbage can be a problem. I see the maintenance staff cleaning up, but they often miss stuff if it's in the rocky area. Also the way they've positioned the dumpsters can be awfully annoying to throw your trash into. I wish they'd turn them around. But all in all, I've had a good time. Would recommend for people looking for cheap starter apartments that are also decent.

Our move-in went very smooth. There were no unpleasant surprises. We moved down from Iowa and they made it real easy to transition to Austin. It could have been a nightmare.
Plenty of good things to say about this place.I would recommend trying this place out if you are looking for a place right now. They will help you quickly to get you in. They are constantly cleaning and working on this place and I think the safety surveillance was a good idea.
We move in from Compton CA. All have to say is that is real peaceful here..no gangs..no grafiti..no gunshots going of every 10 minutes. Our kids can play safe outside.
We really like our apartment because of the price and location. We have been looking for a while and for the price we could not find anything better. To be in the same area or bit closer the price increase is crazy. good safe place.
great place plenty space and close to the downtown
We have been here for three months..everything that we have asked for the staff help us right away
I really enjoy the location they also have a pretty cool dog park.I have to big dogs and there was no problem getting in! Thanks Terry!
