I moved into Munson Hill Towers Apartments the day before VA went into lockdown in 2020; I hope to stay here forever! Since the beginning, the concierge staff have all been welcoming, kind, and helpful. The property management team has been responsive and efficient. Any time I have submitted a maintenance request, the issue has been resolved within a matter of days - the team that accepts requests over the phone is also incredibly helpful and efficient! My apartment space is generous, full of light, and thoughtfully updated. My friends are all jealous of my space, and love coming to visit. The amenities include a swimming pool, green space with playground/grills/picnic tables/benches, a gym, package concierge, and secure door entry. The cleaning staff is incredible and the shared spaces are immaculate (just today the entrances were power washed!). I sincerely hope to live here for as long as possible - I couldn't be happier with my choice to live at Munson Hill Towers Apartments!

If you have any other options, I strongly advise you move elsewhere. Munson Hill has been the most unpleasant experience for my husband and I. The area is great and the apartment units are beautiful, but management has made staying here in the long term next to impossible. On my second night here, my vehicle was towed away from an unmarked “handicap parking spot” that had no vertical sign and no paint markings on the ground. My husband’s parked car was hit a few days later and significantly damaged, but there is no footage available for his insurance. The temporary unit that we were supposed to be in for about 3 weeks turned into 4 weeks, then 5, and then 7. But we would only find out after repeated inquiries that would go ignored the first, second, and sometimes third time. This meant that we would take time off work, pay to rent moving equipment, just to find out on THE DAY OF’ that the move was in fact, postponed. We have made decisions based on the available units and dates listed on their website, just to be told that is is inaccurate and what we need will not be available. Every conversation with management when they finally respond ends in disappointment. We are currently in quarantine due to Covid-19 and had had to live in a smaller unit than we wanted, with most of our things still in boxes, and our furniture still wrapped up for almost 8 weeks (With no option to leave our apartment). It got so unbearable that we decided to forfeit the unit we wanted because we needed to unpack and get comfortable. Better communication from management would have saved us so much time, money, and stress. I am disappointed because we were hoping to settle in one place for the next 3-4 years at least and I really loved the design of the apartments, but management has given us no choice but to ride out the lease - we are already looking for somewhere else in the area.
Some of the complaints have been over the top here. Management is doing work to remediate issues and people complain about construction. Seems silly. Also, Sara in the office as the Leasing Manager is incredibly awesome and helpful and if she were in charge of everything I would give this place five stars! Alas, she is not, Kenny is. Every interaction I have had with Kenny has been extremely argumentative and he constantly threatens myself and other residents with lease violations for trivial things like having a towel on our balcony or other extremely minor actions. He does this to both myself and other residents, and I am sure that most if not all of the complaints about staff on here are about him specifically. Conversely, I am sure that the posts saying the staff here is awesome are about Sara specifically. Because she is and we all think she is and we all wish she rather than Kenny were in charge. If Akelius corporate is reading this, I would strongly urge them to take appropriate staffing action, put Sara in charge here, and get rid of Kenny because that is what would make this property the best it can possibly be.
Consistent issues with management...Pros: The apartments are nicely renovated inside and the price is unbeatable, there is also a nice large park area for pets in back of the building. Cons: outside the common areas can get dirty there is always some sort of trash or property damage, or doors are always propped open at res entrance. , Plenty of elevator outage issues in past, a few times NO elevators worked at all for 2-5 hours periods in this 12-story building, UNACCEPTABLE. The pool never opens on time, and jacuzzi is broken/unuseable, the heating/AC never gets converted on time as well, so residents are left freezing or sweltering in humidity & heat until management gets themselves together. When management does finally convert the heat/AC there is always some issue w/ it which requires repairs(eyeroll**) and more delays, maintenance is hit or miss, always depends on your request. My 1-star stems from the fact that there is marketing material out there stating this is a "luxury" and "modern" apartment building, just because you take a nice picture doesn't make your property luxury by any means, often "luxury" typically means "in full service to residents" but here the attitude is usually the opposite. Also, they do not have a resident portal so communication is one-sided always and can seem like it goes into a black hole.
Lived here since 2007 it was great place clean safe professional management and professional maintenance crew but now and the last 3 years after Akelius management control this building I can tell as tenant living here more than 10 years. This place is horrible; elevators most of the time are down took forever to get someone to fix,carpet and walls in the floors are very dirty.management never listen to residents requests. Maintenance team not professional at all. Shot down hot water most of the time with no notice.,parking lot dark not safe if u coming late from work, renovations using sheapest materials get break in no time. The most funny and unbelievable thing they planning to do 2019 is installing washer/dryer right in the living room by the entrance witch make living room looks smaller and very ugly that s means your tv or sofa will be next to your dirty laundry .making a lot of residents very upset but they doesn’t care. I don’t know where they got this designer from!!!!!! I can tell every week at least 2 or 3 families are moving out . And after 12 years and specially these 3 last I was holding myself to not move out because the area is nice & close to my work place. But now after the washer/dryer farce I m moving out very soon. I lived at Munson Hill for 5 years. Bottom line, I wouldn't necessarily recommend it, and it's too expensive for what you are getting. But it's not horrible either - there are worse places. We lived through about 3 or 4 different management companies while there, the best one being in the early years and the worst one right now (2018). Munson is going through gentrification, renovating old apartments and the building, and increasing the rents substantially. Pros: - closer commute to DC - very convenient that almost all, or all of your shopping needs are met within a 3-5 minute drive radius (e.g. Trader Joes, Target, Shoppers, Panera Bread, Rite Aid, doctors' offices, hair salon etc.) - decent amenities but not the best: pool, basketball net, small workout area, party room (although not as well kept up for the price of the apartments) - decent view in the back of trees and gazebo - some renovations over the years (all windows and patio doors are brand new, new building paint, renovating the lobby) - good insulation between apartments so you don't hear your neighbor - newly renovated apartments look modern - safe Cons: - because of the newly renovated apartments, apartment price is now overly expensive for what you get - very old building, old outdated hallway carpeting, sometimes dirty hallways/walls, old and dirty stairways - laundry facilities are not in the apartment itself, but a few on each floor - terrible management company, needs to learn good customer service, and how to run the building. (I think they are actually not a management company but maybe the actual owners this time? They certainly need training, we had lots of horrible experiences with them! Water and electricity is shut off regularly with little to no warning, we get letters sent to all of our doors with almost threatening messages - please learn how to communicate better, when we communicate to one employee, the message is not passed to the rest and we have to continually go back and talk to them.) - There are mice in the building, here and there over the years, not too many though, but maintenance says it's the area. Overall, if you work in DC and DC or Arlington is too expensive for you, and you just care about a close commute that is less expensive, and convenience of close-by shopping, then this could be a good option. If you care about good service, or it to look nice outside of your apartment (e.g. when bringing in guests), then I would not recommend it.
I lived at Munson Hill from April 2014 through May 2018. I have lived in apartment 603 (one bedroom) and most recently 315 (studio.) The apartment community has been managed by WRIT, Bozzuto, Greystar and now Akelius. First, The only plus is that The location is nice and the concierge staff work hard. Now.... Stay away!!!! Akelius Real Estate Management are the recent property managers and they are lowered the standards of the community. Since the change in management, I have not been happy in my residence. This is the first time, I've seen the elevator not work and they take weeks to get someone out to fix. Not to mention, the FREQUENT power outages and shut off of water. I had the flu Feb 12th week and was home from work recovering . They turned off the water with less than 24 hours notice and I couldn't use the bathroom or wash dishes or shower! You try to send emails to management and they never respond. Upon my move out, I was instructed to schedule an apartment walk through tour. On the day of my move, I waited 45 mins for management to come inspect my unit l. When I called them to inquire about their whereabouts, they didn't seem to even have me on the schedule. A few week later, I get an email from the assistant apartment manager informing me I wouldn't be getting my security deposit back due to water damage charges to the floor ?!? Lol If my apartment had water damage wouldn't other floors be effected ? Also, they charge $10 to park monthly and there is no security and they don't even have operational gates. Most apartment communities have resident events and I can't remember the last time they had something to retain the residents. I'm in renovated apartment but it's come with issues. The paint is cracking and my fridge wouldn't close. I'm so happy to be in another community 2 miles down the road who really cares about their residents. I moved 2 miles away and got a unit closer to the metro and with better amenities for about the same price.
I will never rent from Akelius again, nor will I allow anyone I know to do so. I have no idea who the manager is for my building because no one gives names on the emails. The washing machines only work half the time. The water hasn't been a consistent temperature in over a year and maintenance can't seem to fix it, they just do water shut offs almost EVERY week. The elevators get stuck, lights go out, they go up when they should go down, like stinking theme park ride. And the management in charge of this laughable operation operation actually saw fit to renovate the lobby and common areas instead of addressing these serious issues. It's an absolute joke.
New Managment has turned this building from a 3 star to 4 star rating wothry building to a 0 star building. Thr place is a mess from cut offs shut offs fire slarms going off roaches, flooding, parking problems, towing, expensive, elevators frequently out of service for weeks, remodelled apartments fall apart after moving in, walls crack appear, paint peels off, pipes rattle, noisy construction, trash room stench spreads throughout the floor, washing machines out of service, 2.00 per wash and 2.00 per dry, careless of residents wuality of life. Stay away.
I’ve been a resident here going on 4 years. There is always construction and since he building doesn’t have a loading dock, the elevators are often kept busy and breaks down often. The construction may be a reason that the fire alarm goes off all the time. Frequent water/power shut offs. Currently there is talks about remodeling the social era, while living conditions stated above are not being address.
Frequently cut off hot water and electricity. At least once every ten days, sometimes early in the morning (6-8am) when people are trying to get ready for work. I expect better for the rent they’re demanding.
Constant power, water, heating, and cooling outages. Elevators are the only way to access the building but half are usually broken/not working. Management would rather spend money renovating marble-trimmed common areas than resolving these basic issues in an obvious attempt to lure in new tenants rather than take care of old ones.
Absolutely appalled at how poorly the Akelius management team handles this apartment complex. The elevators are constantly out of order- multiple times a month. Back in December, 3 out of the 4 elevators in the building were out of order for 3 weeks. In addition, the elevators are always dirty and are covered with strange, dark curtains. There are “emergency shutoffs” almost every week. This means that the water is shut off from sunrise until sunset, and residents cannot cook, shower, brush their teeth or even use the toilet. This is absolutely unacceptable. In the midst of these issues, Munson Hill Towers sent out an email to its residents to inform us that they will be making renovations to the common areas of the building. This makes no sense when there are actual problems that must be fixed immediately.
Today is Friday 26 October 2015, I called the lease office twice to send somebody to change the blind window in my bedroom, but nobody came to change it. I am really upset because it doesn't take even one minute to change it and they knew it Friday .
The building recently changed owners but the staff has remained the same and they are fantastic. Somehow in a 14 story building, Rhonda still always remembers your name. Maintenance fixes things quickly and are really friendly and never make a mess. The building isn't new but it doesn't feel old either. We haven't had any major problems. The best part is the location. On a weekend, I can be in DC in 45 minutes or in the heart of Fairfax in 45 minutes. Perfect.
I've enjoyed living here these past three years. It's in a great location close to DC, Tysons and downtown Alexandria. There are a lot of great shops and places to eat nearby as well. The leasing office manager, staff and maintenance and are professional, helpful and any service requests are completed in a timely manner. I enjoy the events they have here for the residents, having a community yard sale was great! I like being able to pick up my packages after hours and having an evening concierge has been very helpful. There is plenty of parking, a small playground for kids, a very large picnic area to cook out and room for your dog to run around in. During the snowstorms, the walkways were cleared quickly and they do a good job in notifying the residents of fire alarm testing, pest control, etc. They've also upgraded the washer and dryers to brand new front loading and energy efficient ones and I'm able to wash a larger load in a shorter amount of time. Yes the building is old and the windows need to be replaced but all in all it's a quiet building, has great closet space, large lounge area, updated office center and I'm happy to call this place home.
The apartment complex and staff are great! The community is a nice, quiet, and beautiful one. It's very affordable and easy to get things taken care of maintenance wise. I'm glad I chose this place when I first moved here.
This is good apartment for the price you pay. I have lived here for 5 years and have never had in major issues. If there is a maintenance problem I have been contacted and it fixed within 24 hours. The office staff has always been friendly and helpful with me. Elevators do break down often and parking can be an issue if you come home after 8pm. Also in a safe neighborhood and I have never felt unsafe coming home.
