The place itself is great, but the fact the rent are getting more expensive every year is insane. And the fact that now it cost to park is also outrageous.
Over all experience here has been good. Renewal rewards were semi difficult to claim with management change but eventually that go worked out.

the staff is kind, the amenities are good. the apartment itself is nice as well. the parking in the other had is pricy and the free parking is difficult to find, I recently heard the free parking floor will be paid parking soo as well which is disappointing.

Pretty bad parking and they’ll soon will be charging for every spot in the garage. Pretty dang expensive but it’s got a lot of amenities. The employees are nice and helpful. Rooms are decent.

Lock out fee should be base on how many room needs to be open rather than by person. The current policy is the dumbest thing I’ve ever seen. They charge $20 per call and by number of people present so if you have 2 people locked out but only trying to open up ONE room they would charge you $40.

It was a nice place to live and had good amenities but it NEEDS more parking. If you don't get a spot in the garage which is unlikely during the school year you have to park way out in one of the neighborhoods.

Quick staff response time. Understanding, and flexible team. Appreciate consideration and team performance. However, a notice of entry to the unit does not usually provide adequate time before entry usually provides entry notice day of.

It was an okay place to live. Definitely hard to park, but the facilities are good and the furniture is nice. It's easy to have pets here and the proximity to campus is nice.

Maintenance is really good and friendly. Always does their best to do things well and in a timely fashion, very polite. Very clean complex with friendly faces to help when you need it.

Had no idea about the construction that would start while living here. And there have been several other issues that should have not happened given how much I pay in rent.

Some of the worst apartments in all of Pullman. Amenities are closed most of the year, elevators and key fobs do not work half of the time, and it took the management over a year and a half of requests to have my ac fixed. Also be prepared to walk, because there is no parking unless you want to pay an exorbitant amount for a parking pass. I will say the location is amazing. The rest I wouldn’t recommend…

This place has been wonderful to my roomates and I. We love our rooms and the shared spaces. Things have been especially nice since the hot water was fixed.

Noise complaints don’t matter to the staff. They ask for proof and it’s so hard to even get proof and I get woken up and my roommates do too

The place isn't great. There are maintenances turning off power and water monthly. There are a bunch of surprise fees. The only good thing about this place is that it's pet friendly, cheap and decently clean.

I like living in Evolve, I would say the amenities are really good but for the price point, it's on the more expensive side for what you're getting. The walls are really thin so you can hear everything and it can be very loud. However, the location is amazing with two bus stops right outside and also local coffee shops right across the street.

I really dislike living here. It's definitely not quality for money, and issues are not resolved promptly. The staff and management was aware of a problem with the boiler for months before any changes were made. A lukewarm shower is not what you expect when evolve is advertised as a luxury apartment. And finally, when the boiler was being fixed, the entire building took about a week of cold showers before a temporary boiler was installed. Ultimately, there are better places to live for less money.

Great atmosphere and the 24 hour gym and sauna is very nice, especially during the winter season. The study room is very nice to when you need a quite place to focus and do your work.

I’ve lived at evolve for almost 2 years now and have overall had a good experience. Maintenance and staff is really helpful and nice and they work to keep the building a good place to live in.

I had a negative experience with Evolve. Back in July 2020 I signed a lease with them, as WSU kicked many upperclassmen out of their assigned dorms (or otherwise told us there was no way they could guarantee that we would get a dorm) just two months before classes were to start due to the pandemic and the fact they had to make space in those dorms for freshmen. Like many people, I was left scrambling to find housing at the last minute. Only in the beginning of August did WSU finally come out and say all classes would be online and therefore there would be no need to be on campus, and in fact, they discouraged it if we absolutely didn't need to be there. So, I called Evolve, explained the situation and tried to get out of my lease since I was back home overseas and could not come to the U.S. due to travel restrictions. They told me there was no way to get out of the lease. Despite not being there to occupy my room in the apartment, I had to continue to pay rent for several months until luckily I found someone to take over my lease in December. Completely unacceptable in my opinion that this was the behavior they displayed in the middle of a PANDEMIC, during which clearly all of this was out of my control (and I know of others who were left in this same situation as well). They were completely unwilling to be helpful or flexible. I feel as though they could have and should have made accommodations. Legally, I know that I was tied to the lease and had to continue to pay rent after signing it, but the fact of the matter is, morally, they didn't do what was right. These are unprecedented times for everyone and they did not care one bit to do what was correct. Their ONLY priority is to suck money out of you. I want to put special emphasis on the fact that I perfectly understand that in normal circumstances, I would have had to continue to pay rent without complaining, but my point here is that ethically and morally, it was very shameful to have someone continue to pay rent while not occupying the room because of a global pandemic and not being able to return to Pullman (both events being completely out of my control).

Supposed to move in by 16 Aug, yet moved in 29th Aug. Half finished and the apartment wasn't even clean. Wet paint, stapler pins on the floor and super dusty. Said we will get a glass door for our shower but got a shower curtain instead. They said we will get all these amazing amenities but those aren't even finished yet and don't even know when those will be finished. We are paying for half of the things that we are not getting. Disappointed !!!
Signed a 12 month lease 7 months ago only to find out that I cannot move in on the planned move in date. They offered a hotel to share or cash to find our own place in a sold out town. I am not kidding, I guess we will be camping out in their lobby for the next two weeks. And where do we store all of cool stuff - well that isn't their problem. Not impressed with Max at all. I guess Max and the staff at Evolve haven't been through customer service training since they are to new to know how to handle over committing and misleading marketing tactics. Note for Corporate -( since Max's hands are tied and he blames corporate for the current state of chaos) Refund August rent. Stop promoting what a great place it is and focus on the residence you roped into signing a year lease. If you are considering a 3x2 take a real close look and the layout since they wont show you the actual unit. Can you say super tiny. The full size bed is crammed against the wall which I am pretty sure wouldn't pass code. Also no dresser and almost no storage space. Well of course if you like retrieving things from under your bed - then there is positive.
