Property Ratings at Mustang Station
These apartments are nice, but there are some major issues that don’t or can’t be addressed. As some others have mentioned, the water and pipes smell like sewage at times. Maintenance doesn’t seem to care and claim it’s normal. This is a deal breaker for me, so I will be moving out at the end of my lease. The second major issue is the noise. I’m not sure if they didn’t put in insulation between units and concrete between floors, but you can hear essentially everything. The last issue I wish I had known before is how gross the ceilings in the hallway and garages get from spiders and wasps. You would think our pest control fee would prevent some of this, but I understand these partially outdoor areas will have some bugs. I can’t say I would recommend this place. If the plumbing issue was resolved I’d likely stay another term.
Having been a Tennant for 5+years, it feels like there is always construction. The management boasts about amenities and the like but refuses to fix things like chipped walls, moldy tiles in elevators, and broken security door to the garage. When reported they blow it off, they claimed when we moved in to maintain the communal grills but they are always dirty, the water to the sink is still off as it broke during the last freeze. The latest solution to the security doors is to tape over the latch of the doorknob. Which then let's any vagrant who gets into the garage enter the building and go about any floor bothering residents. It has a great walkability score but when the area is on the edge of not so nice it is hit or miss as to how the walk will go.

I moved in July of 2019 and I was blinded but what appear to be wonderful amenities. Nice pools, two gyms, courtyard area, etc. I was under its spell for about 3 months until I realized the homeless/drunk wild cards had found themselves to be permanent residents of the courtyard. As a single woman living here I on numerous occasions felt unsafe and had to call the police to have these residents removed so I could walk around the complex with ease. I can't even begin to imagine the anxiety I'd have if I was a single mother or just alone with a child in this complex knowing there are no barriers between the dart traffic and the residents.
So if your ideal apartment is hearing everything your neighbors do then sign on up. The new Cedar Creek Brewhouse plays live music every Friday night, which is loud enough to keep any light sleeper awake. Be prepared to either become and insomniac or learn to sleep amongst noise cause there is no escaping it. You'll hear your neighbors doing their business and their "business". You'll hear anyone walking by. You'll hear the babies crying several apartments down. Oh and if you complain to management, why bother. They won't do anything to fix it. Also don't get me started on construction about the apartment. The grill area has been constantly under construction for the past 3 months, and when asked when it will be cleaned up management just stated they are trying to stick to a schedule as far as this stuff goes. But whenever anyone walks by yo see laborers out there chilling and not really working towards fixing the problems. Honestly, for the prices they want, go anywhere else in a 5 mile radius, I trust you they will be better.
I lived here for three years and for the most part it was fine, until move-out. Maintenance was great and quick to respond to any issues and for the most part the leasing office personnel were friendly although I rarely interacted with them. HOWEVER, upon move-out I had a scheduled walk through where maintenance confirmed there were no concerns with my apt and I shouldn't be charged anything. Now I'm being charged for carpet cleaning when there was no damage to it. There are also additional random water/sewer fees showing up on the portal and when I went into the office the property manager was not there and the leasing agent couldn't help. I've emailed multiple times with no response. If I moved back to Dallas, I would live elsewhere.
I have lived here for 7 months, 15 days and through at least two different managements. This place may have lovely looking gyms, pools, and updated kitchens, but since day one I have had issues with terrible smelling and likely dangerous water. During move-in I encountered the stench of death from the water strong enough to gas the entire apartment. When I reported this they stated that I should have been informed that the water heater needed to be drained for an HOUR and that this was NORMAL as it was due to stagnant water in the water heater. After following their instructions I was dismayed to find that the stench was still present in the cold water. However, draining the water for two hours did reduce it enough that it didn't gas you every time you turned on the water, only around once or twice a day at varying intensities. Since then I have had at least 3 work orders put in, all of which just resulted in them draining the hot water heater again or denying that the smell was there or even a problem. Seeing that that didn't work I moved on to emailing management directly begging for them to do ANYTHING about this. 29 emails deep and the results have only come in the form of them draining the water for the entire apartment and stating that they have put in a call to "Public Works." That is where I am currently stuck and my inquiry to whether my pipes have been checked or even if they have tested the water have been promptly ignored, with the former having been given nearly a week for any kind of response. I do not trust the water and here I have taken to buying gallons of water as one would for milk. Until they can tell me what exactly the source of this stench is or until I am freed from my lease I plan to continue to do so.
Don't even waste your time is you are relocating from another city for work or are a recent grad starting in a new field. My husband and I had been looking at these, as we are relocating for work, it's hard to get an answer. Before we bothered to drive three hours out to Dallas to check out the apartments we made sure they would take offer letters as proof of income. We try to apply and are not able to continue parts of the application due to the online system. We were then told that we would not be allowed to apply until after we start the new jobs in this city. It makes absolutely no sense to move after our start dates. Are we just expected to live in our cars the first week of work until the applications are approved? We were looking for places to live before starting the new jobs. I had spoke on the phone with Mckinzy who was extremely rude and could not see how little sense this even made. She told us we would have to get a cosigner that makes 5x more than rent, "if we can't afford it" we can afford the rent but they wont even accept out application until after the time we would need to be living somewhere. It is stupid to expect people to have no where to live until after their official start date at work, which at that point when would we even have the time to make the move. We liked the location but I would rather have a longer commute than have to live out of a hotel until after my start date, then wait for them to view and approve the application, drive 6 hours to get and move my stuff, for something so small for the price. That is just unreasonable Not worth it. and We emailed the manager and the management company and no one even answered. If they are already being this difficult when they are trying to get out money I could imagine how terrible they will be once they have us in a contract. Kelly was at least nice.
I had a great experience living at MS! It has easy access to 35E and 635 allowing you to get anywhere in the city of Dallas relatively quickly. It sits next to the DART green line which can get you to Victory Station and the Stars/Mavs games hassle-free. The apartments are well designed, have good appliances (electric stoves though), and are quiet. MS sits in a quiet part of Farmer's Branch though they are constructing more amenities around it. You're a 5 minute drive to downtown Carrollton, and there is a great craft brewery (3 Nations Brewing) just down Denton drive.
I'm scheduled to move in next week and I'm very happy with my choice. After searching for a new place to live, I chose Mustang Station due to the location, the beautiful apartments and management team. I could not be more impressed. Before leasing anywhere, be sure to check this place out. Be sure to speak with Jeani.
This was a huge disappointment, and we didn't even end up signing a lease. Majority of our issues with communication would've been avoided had the employees, him included, taken the time to check on our file. Don't waste your time. They are better, cheaper options available. The complex is beautiful, and Brooke was extremely nice. That's where everything fell apart. She told us to send in our application and pay our deposit within 24 hours to have some of our fees waived, and we did. However, the lack of communication became clear not even 6 days after sending our stuff in. Between me and my roommate, we called at least 5 different times. It seemed Brooke was always out of the office when we called, and no one else, including the manager, would look into the file, saying she'll take care of it. Fast forward to 7/3, nearly 3 weeks after we sent our info. We spoke w Jonathan, who is apparently the assistant manager. He ack our application has taken a long time, yet made sure to throw when I mentioned we were considering other places that our deposit ($300!) was non-refundable. He told me he would look into it and call me back by the end of business that day. I didn't receive a call back, so I called again 7/5, and spoke with the manager Jeani. She also made it clear the deposit is non-refundable even though SHE had no idea about our file. She also told me she'd call me back, and of course, she didn't. She said it was our previous renter's fault, but said the rental history wasn't sent to them until 6/27 when our background check was approved BEFORE 6/23... Out of nowhere, we get a call 7/6 that we're approved and it's time to sign our lease. At that point, why would we want to sign at a place who refuses to hold any accountability, or keep us informed?? We decided NOT to rent there, and I sent a follow up email to see if they'd consider refunding our deposit due to the inconvenience. I FINALLY received a call back from Jonathan who said since it wasn't their fault, they're not refunding it. They offered no other resolutions, or offer anything for the inconvenience. he was unapologetic, AND said they had access to the file the entire time, even though none of them (him, Jeani, or Jenn) would look when we would check on the status. Spare yourself.
I've lived here for 6 months. Apartments are really nice, friendly neighbors, and the staff are always helpful. Haven't had to call maintenance a lot, but when I do they normally show up the same day. The train took some getting used to since my apt directly faces the rail, but I started sleeping with a noise machine app and I hear nothing at night now. There are 3 reasons I didn't get them 5 stars. 1 - the design of the complex is a bit off for those not living near the parking garage. I never get to use it because my apt is so far away that it's closer to park on the street. It's annoying to lug groceries up the stairs when there are inconveniently placed elevators that I can't take advantage of. 2 - I don't necessarily get the luxury feel of the complex. Based on amenities that other complexes offer for the same price, Mustang Station disappoints in this area. While shopping other complexes, some offer package concierge stations, dog grooming stations, dry cleaning services (not all at the same apts). 3 - this is the biggest disappointment. The water smells HORRIBLE. I have to brush my teeth with bottled water because the smell of the water and/or pipes (not sure which) literally smells like sewage to me. I put in a request and was told it was because of the salt in the water. Not sure what to do with that info, but I assume it's safe water because I haven't gotten sick or anything. But it's a major pain to deal with knowing that the water coming out of the faucet smells disgusting.
I'm already looking forward to moving. Place looks nice. That's honestly about it. Management is as what you would expect from apartment management. The place was filthy when I moved in. They obviously did a quick job at "fixing" up the place. FYI, they have $100 reserved spots. I've seen only 2 or 3 of those spots used, yet they have way more than they need because who really wants to pay 100 bucks for parking that's already covered? Don't be surprised if you have to park on the street because you cant find a spot in the garage that your rent helps pay for.
When I began my apartment search, safety was my highest priority. At Mustang Station, I feel completely safe in my new home. With access controlled garage parking and an internal upper-level unit, I never worry about coming or going no matter the time of day or night. I rented a one bedroom/ one bath. I am the first person to live in my unit. It's immaculate. Beautiful wood-finish floors and large kitchen island. Plenty of closet space and storage. I especially enjoy the door-to-door trash and recycling pick up. This is a quiet community. I've never had any issues with noise or disruptions from neighbors. While I haven't participated in the community events yet, they are clearly advertised in the newsletter and on the bulletin board in the elevator. Hopefully I'll make it to one soon. Jennifer and Meagan in the front office are a delight. Super friendly and professional. They really make you feel like a VIP. When I moved it, there was a bottle of wine and couple of glasses to welcome me home. Nice touch. If you are a good neighbor who wants good neighbors- check out Mustang Station.
Moved into Mustang Station a few weeks ago. Very impressed with my new apartment community. Staff are over the top helpful and my unit was completed with a great finish-out. Standouts....... Good gym equipment. Beautiful pool and foundations. The grounds are well maintained to keep the fresh new look. Great access to Dart rail. And something that the leasing office never mentioned was the beautiful gardens within a block (walking distance). Only draw back is that not many people have found this diamond in the vast array of apartment communities in DFW so there are still empty apartments.
THE COMPLEX IS GREAT; STAFF IS GREAT; LOCATION IS GREAT; EVERYTHING GREAT GREAT GREAT....

Ideal location, and great staff. Has the usual; a gym, a pool (quite shallow, only like 5 ft), and a game room. Ground floor departments have a higher ceiling, and all but the smallest floor plans have a good amount of room.

Great staff, location and easy access to DART. Apartments are nice.
Apartments have great floor plans, grounds & halls are well kept. The staff is the best. It is by the rail line & buses. gym is great with the best equipment & trainer. I really enjoy living here.
