Property Ratings at Mustang Village
I really did not like living in mustang village. The proximity to school was very nice and a short walk however the laundry situation was awful. It’s $5 for one load and the app does not work in the physical laundry room, and it will also sometimes glitch and make you pay double. I tried to request a refund numerous times but it was very difficult and I have yet to see the money. Parking is also extremely expensive, I would recommend getting an assigned spot makes life 10x easier. Mustang village also has a mouse problem. The place was poorly built which lead to many holes in the wall therefore many mice have found their way into our home and others as well. I have had to trap over 3 mice myself even after submitting a request to get the situation fixed. It was an extremely frustrating situation. In general this place was built to mainly make a profit from the students without really any regard to their comfort. Thank you.

If you want to host massive parties, slam doors so hard your neighbors things fall over, punch walls at 3am, threaten other people, vandalize property, and blast your speakers at max 24/7, this is the place for you! You're in good company here. That's right, all this and more and management will not. do. a. single. thing! Don't forget world-class amenities such as extensive mold infestations, mold in the washers, walls so thin you can hear someone's AirPods, and cheap cardboard appliances/cabinets with a nice fresh coat of paint to hide it all. Do not live here unless you are about to literally be homeless. And say goodbye to your deposit. Record all interactions with management. And buy a gun.

MV is honestly one of the best apartments in SLO! the room sizes are AMAZING and I love being able to have a full bed instead of a twin XL. the laundry rooms are conveniently located throughout the property, although the machines are a little small so it does get expensive (if you're doing bigger loads of laundry). These apartments are also very conveniently located close to campus & other dining options. There are some instances where it gets a little noisy, but I haven't heard of any college town apartments that are 100% quiet :)

I live in a two bedroom townhome in Mustang. The courtyards are kept up and are very nice. My apartment is nice few things need updating or fixed but still very nice. Parking is difficult but manageable you may have to walk a little bit but the parking is well lit. I enjoy living at Mustang I.
I tried looking for ways to get out of this place pretty much immediately after I moved in. It’s very poorly maintained inside the apartments and I’ve had drawers and furniture break out of nowhere. I’ve become friends with the maintenance staff due to several issues including two ant infestations. The workers are very nice but office staff has always acted rude towards my concerns. Would not recommend even though it’s location is good.

The apartment is okay... I have been here for a few months. The parking is nearly impossible sometimes. The laundry is 5$ to do a whole load. However, the gym, pools, and media room are nice. I live in a studio and it is nice, however, it does not have a DW which is a let down. The bathroom needed some touching up. But the apartment overall is nice and well furnished. However, I would highly recommend bringing your own bed, the beds they provide are small and uncomfortable. The couches and desks are great though. Overall, you get what you paid for, but staff is slow.
My son leased here twice while attending Cal Poly. After the first lease ended, he received his security deposit back within a timely manner. This second lease, which was supposed to end at the end of August but actually ended at the end of July (this is a whole other issue)he did not receive his security deposit back. I emailed Cher numerous times, I am co-signer of this last lease, and he has still not received his $650 security deposit back. He did receive a final statement saying that he was owed the $650 but he has not received it. I am now thinking of taking them to small claims court to get this money owed back. I have spoken to other Cal Poly parents and have heard this same thing happening to them as well. I would NOT let your Cal Poly student rent here! Unless you want to spend numerous hours asking where your security deposit is.
It's been three weeks since I moved in and I still don't have the ability to do laundry, go to the pool or check my mail because they don't have the keys that I need ready. Why am I paying rent for those things when I don't have them?
I had a mouse infestation because of a hole in the wall behind my oven created originally by when my building was built. Mustang Village did a bad job addressing the problem, where there maintenance didn’t come out unless called repeatedly and then didn’t do a full job of stopping the infestation until the third time they came out. The infestation made my roommates and I buy mouse traps and repellent while we waited for mustang to helped fix our problem and they did not recompensate us for these things when asked. Mustang Village does not care about its residents because it knows it will always have a stream of new ones coming in. Keep that in mind if you’re thinking of living here.
I lived in Mustang for 2 years. The ceiling started leaking during a rainstorm. Bad parking. Bad staff. The walls and floors are SUPER thin I could hear EVERYTHING my neighbor was doing upstairs. Very very very annoying. Never again!
I live in a two bedroom town home. The thing I dislike the most is living with a room mate and the parking kinda sucks. It's nice that I live next to cal poly and club 24. I wish that mustang would have assigned parking because it really sucks when you have to park far from your apartment because the spots next to yours are taken. Other than that I rally like it. Not to expensive
This apartment is conveniently located right next to Cal Poly. That's about its only good quality. The walls are thin, the rooms are poorly lit, everything looks worn and dirty, and it simply feels like a hundred other college students have partied there before you moved in. If you like that atmosphere and aren't picky, it's a great place to live. If you aren't a college student or like quiet, this is not the place for you.
This apartment complex is an ideal place to live if you want a 7 minute walk to the Cal Poly campus or a 5 minute drive to Downtown San Luis Obispo. The apartments are extremely comfortable with an emphasis on personal space in each of the upstairs rooms. The living room comes furnished and the kitchen has all your basic appliances. These apartments were made with college students in mind and as a student my expectations have been met.
