Property Ratings at Nalle Woods of Westlake
When I moved into the property management was horrible but they to be really working on improving the management team. Josh and Lindsay have been great so far! The property has good features and I have enjoyed living here.
I have lived here for almost three years, and I would like to warn anyone (Especially families with children) who would like to move there. There have been continuous break ins that happened every few weeks for the bast three years. Unfortunately, I was a victim of one of them as well. We all contacted the property manager many times regarding this and the only answer we got is that the landlord is not responsible to protect you. They are advertising this property as gated and luxury apartment rental and unfortunately, they aren’t even able to secure the gate at night and refused to take any steps to prevent this. I have so many videos available showing cars circling at night and people breaking in garages that I caught on my ring cameras that I was forced to install to protect my family. All those videos were sent to the property manager and unfortunately, they did nothing. Many people wrote reviews about this online and the property manager threatened them to terminate their lease if they didn’t remove them. When the time comes to move out, they will do anything possible to hold your security deposit and charge you unfair hundreds of dollars under any excuse. If you have children, this is not a safe community for your family.

Visitor from Houston, TX. Had an excellent tour with Taylor on January 21st. PROS: The tour was very thorough featuring the unit, amenities, and parking area. This was the kindest, most down to earth property I toured (and I toured 8 that day)! Coffee, water, and an entire map of Austin so I can learn my way around!! I love LOVE the enclosed wooden patio, the stain compliments the wood so well. The interior is nice and humbling, its an excellent use of space. CONS: The paint used may be Behr Dove-Grey Latex. Latex paint is not appropriate to paint the entire apartment, its shiny and gross. Latex is for doors. Not sure if its an Austin thing, the standard for any luxury apartment are 9' ceilings minimum. The amenities are lovely but this wouldn't be considered a luxury property requesting luxury rents.
"We are not going to honor the lease", said the Leasing Manager lady while looking me in the eye, I am still in disbelief. They raised the rent by 25%+ after my first year. I only renewed, because the lease clearly stated that the garage is no longer extra, it is included in the rent. Not only did they not accept it being included in the rent, they doubled the monthly cost of the garage compared to the previous year. They told me they won't honor the lease, since it was a clerical error on their end, and just don't respond to the fact that had I known they will charge extra for the garage I would not have renewed, since I can't afford it. As for the leasing/management staff, if you are looking for an apartment here you will find that they are extremely nice, helpful and responsive. They will tell you anything you want to hear. This ends the moment you sign the lease. The staff has a huge rate of turnover as well, if you speak to someone in the office today it is very likely that person won't be working there the following week, so you'll have to keep repeating yourself over and over. There have also been numerous car break-ins lately that management not only does nothing about, but removes posts from the neighborhood social app. This place is supposed to be a gated community, but the gates are constantly wide open. As for the positives: The maintenance staff is very friendly and responsive, and this area is quiet and is next to the nature preserve, you can walk down to Lake Austin and is next to the country club. Unless you really are set on this specific area, and don't mind the constant management and safety issues, I would highly recommend looking for housing elsewhere.
I hate to have to leave a bad review here. Until now, my stay at NW had been adequate. However, we have had multiple incidences of break-in rampages this year. Last month my car window was smashed, along with eight other cars. Most cars had personal documents and other items stolen from the glove box. NW hardly addressed this event with the entire community - we received one email the week it happened that they are "making sure the gates work properly" and that they're adding additional patrol, and since then have left us in the dark. Their response has been completely insufficient in helping make the community feel safer. I have followed up with them consistently and politely since this event. I sent multiple emails to management over the past couple weeks asking for an update on what security measures have been changed, or added, or if we should not expect any changes if we can at least know that so we can protect ourselves. No response. Honestly just really sad how management has neglected this entire community and left us in the dark on this.
I've been a resident of Nalle Woods for over 2 years - I absolutely love this complex and the office staff tends to your every need, big or small. I have had very little to no issues during my time here. This quiet, gated community is unlike most large apartment complexes in the Austin area and the neighbors are friendly. The on-site gym is newly renovated, although some unattended children seem to think it's a playground. The location is wonderful and the views are hard to beat! My only complaint is the ever increasing renewal rates. I will be forced to move due to the skyrocketed rate increase. I feel as if most residents move in and out within a year due to the rent increase, but I could be wrong. You will see moving trucks here on a regular basis. That said, I would still recommend Nalle Woods for those new to the area or anyone simply looking for a great place to live. If you're okay with paying for a "luxury" apartment then go for it!

sides: need the lake and the bridge, the units near the woods are quite (don't choose the ones that are next to the N capital hwy). The maintenance people are very nice and effective. ----sides: One of the not so pleasant experiences I had while living there: somebody dumped lots of rocks and dirt right onto the windshield of my ford car. I reported the incident to the management team but was told that there was nothing they could do about it. Also one of my friends living there received an extreme nasty and threatening note attached to her car just because she parked car slightly near the line. They used to have a better management team when the lady whose name is Taylor was working there who was extremely nice and patient. But they later fired her (!!!!) because she informed them that she would get married in the coming few months and travel with her then fiance (I still kept the email that she sent to everybody!!). Some of the new crew are extremely arrogant and condescending in particular when communicating with them on the phone. Often you should see the dog pooh near the lawn near the big trash can bin.
We knew we wanted to downsize. We knew we wanted no maintenance. We knew we wanted a beautiful location. We didn't know if apartment living would be right for us. Nalle Woods has put those doubts to rest, given us everything we wanted, and MORE. Comfort and luxury, involved on-site management, a beautiful natural setting, and stunning views of the iconic 360 Bridge over Lake Austin. It's like living out in the hill-country, minutes the heart of the city.
