Property Ratings at Nations Landing
I have been living here for about one year in a one bedroom apartment. I moved here in a hurry due to a quick turnaround in employment and I was blown away by how helpful and understanding the staff was. The leasing office is always there to help and keeps your best interests in mind when talking with them. Maintenance responds to requests usually within a single day - sometimes even the same day which is amazing. The maintenance crew is also very friendly and explains the fix (if you are home while they come). I see a lot of comments about bugs. Out of my one year living here I could count the amount of bugs I’ve had in my apartment on one of my hands. It’s going to happen no matter where you are, but it was definitely not an issue for me at all. The apartment is the perfect size for someone living on their own, good amount of living space but not overly big to where maintaining it is a pain. Very friendly residents at Nations Landing as I’ve built connections with a few of the people living next to me. Overall, I would recommend Nations Landing based on its affordability, location (lots of good restraunts and bars nearby and my favorite Bringles is just a walk away!), and attentiveness of staff. Take care of your apartment and they will take care of you!

Everyone in the leasing office is so nice. Maintenance shows up same day or very next day after a request is submitted. I love that so much! If I didn’t have to move out of town, I definitely would renew my lease here. Very affordable for Nashville rent, as well!

Not only do they lie about available amenities (no pool, fitness center, or high speed wifi) but the laundry facility is always trashed and most of the washers never work. There is only about 16 washers for 150+ apartments. The staff is also unfavorable, charging $625 cleaning fee for pet waste to one pet owner when 5 other tenants have pets as well, even though they never cleaned the pet waste, they just charged a cleaning fee and left it in the yard. No matter how much you clean or spray pesticides you will have roaches, slugs, and water crickets. The property manager and the owner have no care to fix or mitigate issues but they will overcharge you for something that they never did (cleaning dog waste)

I enjoy living here as the area is close to the city. It is not too far from the highway which makes getting to work easy for me. It is also close to a lot of restaurants and downtown is not too far away. The complex is always having move in specials which was part of the reason I moved here. The staff are nice to talk to in person, organized, and take care of any issues I have!
Me personally I liked the apartments at first sight. As I moved in I started to realize these apartments are just thrown together. The walls and baseboards are coming apart. The paint comes off in the tub within a couple of days. Things starts falling apart. Don't be fooled by the model apartment. Every thing is unleveled and they also have roaches, no matter how clean your apartment is they're still going to come.
I lived at this property for about five months, and it was a nightmare! Upon move in, I noticed the unit looked nothing like what I was shown in the first place, so this place is very misleading. I also had up to thirty or more roaches (and roach eggs. EW) during the first month of living there. There was also this toxic, chemical smell in the apartment that never went away and whenever it was addressed, maintenance just told me "They can't smell it." The bathroom ceiling was leaking each time the upstairs tenant would take a bath, and when I say leak, I mean like full on rain in the bathroom. When they finally had plumbing come in to "fix" the leak, the plumbers ruined the bathroom and tub in the process, broke the drain, chipped the finish, and left a huge mess. I wasn't even notified of when the plumbers would be entering my unit. The plumbers also let my pet run out of the apartment despite the notes I had on the door forewarning of an animal in the unit. Roaches aren't the only pests at this place, I also had slugs crawling around the shower tile and faucet. The heating unit and thermostat never worked correctly. I was told twice by maintenance/the office they had no clue when the heating unit would be replaced, despite the fact it's broken. On top of that, the gas unit is also in the bedroom. Which is not safe at all. The hot water heater in that same closet sprung a leak and got all over the carpet. To make things worse, I heard multiple gunshots one night. All these issues are being band - aided instead of resolved and fixed. The office typically ignores emails sent to them as well and communication isn't the best. Do yourself a favor and please do not move here. It is not a safe nor healthy living environment. The ONLY OKAY thing about this place, is the location. It's in the Nations and close to the city, but it is NOT worth it.
