After a long process of looking at different units, my boyfriend and I settled on a one bedroom renovated unit in the Rise building. This is our first apartment so we needed some guidance, and the staff was so helpful and answered all of our questions. They wanted it to be perfect too! We have been in our unit for a month now and absolutely love it. Amazing amenities and beautiful renovations!

5/16/22 - DO NOT MOVE HERE OR PROCEED WITH EXTREME CAUTION. MANAGEMENT IS UNREASONABLE, UNAPOLOGETIC, AND INCOMPETENT. I moved here last year in June. The week I moved in it was bought by Bain Bridge. I've seen older reviews how previous management was not great, so I thought this new management would be an improvement. I recently received a notice that my rent is increasing by $1,000 per month. They notified me 3 weeks prior to my lease end date. Despite the unbelievable rent increase, it was a clear violation of my lease agreement. They should have provided at least 60 days prior notice of rent increase so that I could decide to stay or move out. I tried to settle this directly at the leasing office in a calm manner, but they were unwilling and non-negotiable on terms, and did not honor my lease. They wouldn't even give me 60 days buffer to find a new place without the new rent taken into effect. I feel sorry for the leasing rep at the front desk as she was going back and forth between the manager and myself to attempt to resolve it. The leasing manager didn't even come out to discuss with me. I sought advice from a few different attorneys and they strongly recommended to leave this apartment complex immediately given this company's unprofessional and illegal conduct. I strongly share their advice to anyone currently living here or thinking about living here. Another example - A few months ago they lost my rent check and tried to charge me a late fee even though it was ME trying to follow up with them to see if they cashed my check yet. Several months later they found my check, tried to cash it, and it bounced because we voided it. They tried to charge us a late fee AGAIN even though the check's date was several months ago. The only positive aspect of these apartments is the location. Other than that, it's not worth living here.

WATERGATE POINTE two is the best place Ive ever lived in! To be completely surrounded by water and to see all the gorgeous boats and everybody having fun on the water and I know the people in there are huge yachts in their huge sale boats would probably love to live here! I adore my apartment and its nautically decorated and I have a fabulous view and I feel like I could be anywhere in the world just sitting on my balcony in the evening sipping a glass of wine

I just moved here from NYC and couldn't be happier!! The leasing office staff are amazing, particularly Shadia who hoped me for nearly 6 months while I decided which apartment worked out best, when to move, coordinating everything prior to my arrival and ongoing help. She and the entire staff have made this place feel like home, even before I ever arrived!

Watergate Pointe is located in Eastport right on the water. It is a great location and has a mix of singles and families. It is a pet-friendly community.

Recently, we've been very pleased with the responses to our requests. We just signed a 15 month lease renewal
Dont move here. High management turnover, they put in amenities but wont fix interior living spaces. Your charged for a pet but they dont clean carpets unless you continually complain. New manager cares, staff not so much. with unknown budget may mean same issues. Lovely views.
General maintenance of buildings is poor. Broken door knobs on entrance doors. Hallway carpets stained. Wallpaper peeling and not repaired. Elevator doors and metal trim in need of paint. Light fixtures at side entrance doors broken and missing covers. Entrance sidewalks and steps need power washing and painting of step edges.
I have not had any real bad experience, but I wish that folks would be more sanitary about picking up after their pets.
Up until this poor maintenance experience, Ive enjoyed living here at Watergate Pointe!!

I love the location, the people here are friendly and helpful (the people in my building), maintenance does their best to fix problems, the grounds are peaceful and relaxing, the amenities are convenient and excellent, and the price is right for the space I have. Of course there are issues, as there are with any organization or even home ownership. For me, the benefits far outweigh some inconveniences.
I love WaterGate. I lived in Eastport all my life and moving to watergate made me feel like home. Everyone is so nice the staff and our neighbors.

Beautiful and convenient location within walking distance of Downtown Annapolis and many wonderful restaurants.
Pre-covid 2020: Prior to moving in, items were brought to the attention of office staff. They were brushed off and I was informed that the unit is “move in ready”. We moved in, cleaning crew came in the following Monday, my thorough move in check list was completed within the given time frame. The simple tasks could have been completed before the move in but that did not happen. Covid: Watergate staff was not entering residences apartments but subcontractors would be allowed. Fine. 7 months later and I still have concerns I would like to be resolved. They have the nerve to cancel my maintenance requests after going into the office, speaking to the manager of the new property management manager, JiRod. Now they expect us to pay for parking permits even though our lease (legal and binding document) clearly states that parking rent will be $0.00/ month. Potential tenants BEWARE. They will not reply to emails in a timely manner and they will cancel your maintenance requests. I’ve had to take many repairs into my own hands. I hope this review finds someone who actually cares.
I really enjoy living at Watergate. The grounds are very well maintained and enjoyable. True also for the units themselves. And the view from our unit is peaceful and beautiful.
Maintenance worker Cleo. Was excellent in finding delete and fixing delete and one day. You have an excellent worker that works for you, and he had a co-worker working with him at the same time the two were excellent working on the problem and fixing it together
Renovated contemporary apartment with great Back Creek location. Comfortable and pet friendly.
It's a mix bag. In terms of location it's difficult to complain but the actual building/room themselve leave a lot to be desired. I have a 'fully renovated' room and I can tell that it was a rush job with a lot of imperfections all around the apartment (walls, ceiling, floor) but that's not that big of an issue realistically. No one notices all those imperfections day to day unless they look for them. The biggest issue is the noise coming in from the windows and the hallway. I am currently working from home and this has caused me many issues as I need to do conference calls from home and the noise makes it difficult to hear or be heard sometimes. Not to mention sleeping at night is a nightmare without earphones or ear plugs. This issue is probably the only thing making me really consider moving as soon as my lease is up.
Watergate pointe is terrible. The management allows issues to fester for months and they do not care about resident quality of life.

Beautiful setting. Amenities good. Communication between office and maintainence questionable. Elevator in 710 always needing work. Goes down monthly. Emergency personnel reluctant to come.
Do not live here unless you want to pay a company for absolutely nothing. The so called upgrades are hardly that, the doors are falling apart and the floor is coming unglued. And I allegedly am paying for a fully renovated apartment. My bathtub has the original faucets from the 50s which have corroded metal and the hot and cold handles are backward. Maintenance has refused to fix it from my first week living here. My HVAC has been broken for weeks. I have submitted 5 work orders and only the first one has been addressed, which didn’t fix the issue. My air is now unusable in 90 degree weather and maintenance told me it isn’t their problem and that they are too busy to address it. The leasing office staff told me they wouldn’t assist me with my issue and shut the door in my face. RUDE is an understatement. POOR QUALITY is giving too much credit. Do yourself a favor and live anywhere else.
I lived here for 6 years. First, they took over a year to renovate the gym and didn't provide an alternative. Then, I had to place 3 work orders for the same issue. Nobody came! When I moved out, I was still charged for it!
The leasing office does not answer the phone and there is a HUGE theft problem. Avoid at all costs it’s not worth it.
I rented an apartment here for three month (the shortest they would do) while I waited to close on my new home. My lease is up on June 18. I have been trying to get acknowledgement from them for the past two months that I am moving out at the end of my lease. I sent them an email at the end of April informing them that I was moving out at the end of my lease and requesting guidance on how to proceed. I never received a response. The following month I received a very nice letter from someone in the leasing office offering me options to extend my lease. I politely replied that I did not want to extend my lease, I was moving out on June 18. I received an automated reply saying that my email could not be delivered, that there was no such email address as the one I replied to. I called twice and was told that the person I was talking to was not able to help me with lease questions but they would take a message and someone would call me back within 24 hours. My first call was around the middle of May. My second call was made at the end of May. They must have a different 24 hour clock than the rest of us because I am still waiting for those return phone calls. At the end of May I got a bill for a full months rent for June. I'm not sure why they would do that since my lease ends on June 18th and I rejected their offer to extend my lease. I'm not sure what to do with these people. I contacted the Better Business Bureau and they are going to make an inquiry for me. Please do not be deceived by their EXCELLENT customer service and persistence with closing the deal and moving you in. They apparently use up all of their customer service energy moving you in and have none left for providing any assistance with moving out. They are like the Hotel California. You can check out, but you can never leave. DO NOT MOVE HERE!

Finally, after weeks and weeks of no resolution we are done dealing with the Watergate property in Annapolis. We took a loss in our deposit after realizing there is no empathy or understanding from that property. In reality, they did whatever they could to keep it. I was moving to Annapolis in the month of November. The property had everything we were looking for and after several conversations we were told that the apartment that we wanted during our move in time was no longer available on that date. Cool. Thanks for the notice. We literally were driving down from Towson to look at apartments in Annapolis on a Friday when we get a call from one of the Leasing Agent stating that the particular apartment we wanted that wasn't available anymore is NOW once again available for us to move in at the desired date. We gave him the required deposit to hold the apartment which including the waiving of application/administrative fees. We called off the search. Then Monday when I was following up on the status, I was told that apartment renovations have been completed ahead of schedule and that the apartment is available now. The longest they could hold it would be 2 weeks, which is half a month before our lease ends at our Towson Apartment. We could not afford to pay for 2 apartments at the same time. They then offered to hold it until our desired move in date but we would lose the discounts & waived fees. After several calls between the Leasing Agent and other contacts who promised us an apartment would be available but then it clearly wasn't available for our move in dates, we lost a whole month of apartment shopping. My biggest fear was that we would not have a place to live and have our items on the street at this rate. We luckily found a place & our goal was to get our deposit back. My husband called and was told that I was a liar. It was our fault that we did not have the apartment promised to us. I would have never put down a deposit for an apartment that never existed. Even with the promised waived application and administrative fees, they did not give us the full deposit back. Every dollar matters with our budget so we did what we could to try to talk to someone, anyone about our issue. We tried google searching contacts, calling up the property owners, Watergate themselves, emails. No one contacted us back. I WILL NEVER RECOMMEND THIS APARTMENT TO ANYONE!
DO NOT LIVE HERE! If I could give this place 0 stars I would. First off, on move in day our place was a mess. There was old blinds everywhere, trash leftover from workers lunches, black and mild wrappers all over the place. Our place. was. a. mess. Then after they came to "clean" it we realized that one of our closets reeked of cat urine from the resident who lived in it before us and we can't get rid of the smell. Also our toilet broke and it took them 5 DAYS to come fix it.. and we only have one bathroom .. that's 5 days of not being able to go to the bathroom in our own place which is absurd. Then a tree on the property fell during a storm on my roommates car as well as two other residents in which they were totaled... the tree that fell had been marked to be cut down and after doing research we found out that the tree was supposed to be cut down 2 YEARS AGO. WATERGATE HASNT HELPED WITH THIS AT ALL. Then to top it all off, we discovered black mold in our apartment AND IT TOOK THEM 30 DAYS TO FIX IT. THAT IS ILLEGAL. We were constantly sick and had to sleep on a blow up mattress in the den for 30 days. We went in multiple times to the front office as well as made numerous phone calls to get it fixed and we were being constantly ignored. Great location but overall poor management.
This property is in an amazing location right on the water. Some of the units that are non renovated need some work but the new renovation units are amazing. The leasing team is very attentive and helpful. My family had great interaction with Ashton and Josh. Sometimes getting through on the phones can be difficult when they are busy but are so helpful in person and once they respond to your requests.
Very unfortunate! When we walked through to inspect the apartment before we moved in we identified several issues; heavily soiled carpets, filthy floor, transitions in doorways that were not attached and more. We were promised that all would be perfect when we moved in. So we arrived with our furniture and NOTHING was done! We created another list and provided that to the office, annotating several items that were identified during our initial walkthrough. A few weeks later I received some nice emails stating all the maintenance requests were taken care of. NOTHING was done! We loved the view so renewed our lease a few months ago, talked to the office manager and provided the maintenance list (3rd time). You guessed it ... NOTHING was done! We are now facing a winter storm, we've been without heat for 3 days and they can't even provide a space heater or other options. Their recommendation was to go buy a space heater. Oh, they are always very polite and apologetic. I'm told that maintenance team was fired, etc., etc., etc. In the end, I'm looking at another cold night, forecast for 6-8 inches of snow and an apartment that was 52 degrees this morning and dropping. The worse part ... they don't care. Caveat Emptor!
My husband and I have lived at Watergate for 10 years. We originally rented when it was owned and managed by Bernstein. The property and buildings were kept up to par and complaints were handled quickly and professionally. A few years ago the property was bought by Castle Lanterra and we have since been managed by two different inept companies. Rents and add on charges have steadily increased and services have more than steadily decreased. We have had a light out in the stairwell for about nine months now. Despite numerous requests the light remains out. New carpet was laid in the common areas. Great! A significant stain from the staff unloading the trash room that leads down the entire hall remains months after requesting a cleaning. We were told that despite laying new carpets in the buildings they did not purchase a carpet cleaner. They were waiting to make arrangements with the cleaning company to clean the stains. Months later... Our gas bill doubled from Dec to Jan then tripled from Jan to Feb. We are told that the increase is due to residents paying for the numerous vacant apartments in the complex. Those apartments being renovated often have doors and windows open day and night where the heat just runs and runs. Small outdoor garden renovations continue to take place but no maintenance on the inadequate existing grounds takes place. General reported maintenance in apartments that used to be repaired in a day or so now takes repeated requests. The management office phone is rarely answered so requests take numerous trips to the office, during office hours, which can be a mystery. The office staff are nice and accommodating but know absolutely nothing about what is going on. There is absolutely no communication from the front office and the residents. When many residents got frustrated about the parking issues here, we began placing hand written notes on windshields--if you don't have a parking sticker please don't park in our lots, please park between the lines, parking is at a premium, etc--we received a notice from mgt telling us to stop placing notices on the illegally parked cars, even though they refuse to do anything about it. Maybe the new folks moving in here don't understand premium management. Maybe they are still being enrolled in the program that a positive review puts them in the running for a month of free rent. Ask to talk to current long time residents before signing a lease!
I lived here for over 7 years and loved the location! However the units are very outdated and it was fine until management started to raise rent and add other fees that they can't account for for example water and trash. They started to charge me a different amount in the middle of my lease and couldn't justify when asked. Again it is a great location with great amenities (when they are available or kept up) but I am relived to have moved.
This used to be a complex where there was a waiting list to get in. Unfortunately the original owner/builder/management decided to get out from under an aging infrastructure and sold to an out of state company with no local presence. The first management company was just plain toxic. The new management company has proven either incompetent or unwilling to actually take charge. Windows are single pane and leak in strong rain storms and plumbing can be dicey. Their focus is more in collecting rent and finding new fees to add on than taking care of the property. Trash is has been allowed to pile up while they cook up "valet trash removal" schemes where trash gets left overnight in the hallways. Plumbing issues are addressed with as little effort as possible, and complaints are met with "I don't understand". Washers frequently break down (some repeatedly from the same problem) and take a long time to get fixed. One resident had a broken window that 6 weeks later they ended up replacing themselves. Maintenance requests - even for clogged drains with standing water - frequently take a week or more to be addressed because they can't/won't hire sufficient staff to take care of the property. Some of the staff are fine, but others are just plain unprofessional ("so are you renewing your lease or what?"). Whether this is the fault of the management company or the owner's unwillingness to allow any money to be spent maintaining the property is up for debate. The upside is location. It's a 15 minute walk into downtown Annapolis, Eastport Shopping Center is as you come in, farm stand on the corner and USPS a block away. Giant is 5 minutes away and there is public transportation at ESC.
Watergate Village is a great complex for those looking to live close to downtown Annapolis, yet remain in a quiet neighborhood setting. It's closes enough to walk to restaurants and some shopping. As far as the apartments, they are old and have had some renovations, but are lacking some major improvements. Originals doors and window (single pane) need to be replaced and furnaces need to be moved indoors. Not an energy efficient complex. The new management could also use some training and professionalism when dealing with current and future residents, but I have hope for the future.
This is a very beautiful location. It is about 5 blocks to downtown Annapolis. The one bedrooms and one bedroom/dens are the only affordable units in my opinion. However, It has been tougher than expected living without a washer and drying in the unit. It's just downstairs slightly. Overall the unit is good, with very responsive maintenance personnel. There is a big storage problem in the kitchen..otherwise storage is above average. Also, the "updates" and "renovations" are only ok... the material selected is of poor quality. If your lifestyle involves sailing, or spending a good deal of time outdoors or downtown, this is the place for you. However, if you enjoy staying home and feeling the comfort and convenience of livability and design.. you might consider another.

I generally like living here. They are nice apartments for the price especially for Annapolis. I've never had a problem with bugs or mice. The only problem that I have is parking is limited and that there seem to be some apartments that have A LOT of people living in them. I really wish that management would enforce the outside appearance rules that they have on the apartments. People leave things on balconies, the people that live in the service apartments leave trash outside etc. overall it is quite nice and no real deal breakers here.
Watergate village is geographically is an amazing location. Walking distance to historic downtown Annapolis and located in the beautiful and quiet Eastport area. Many apartments have beautiful waterfront views of back creek filled with sail boats and kayaks. I love living here, however the only issues I find are with the older building and poor management company. Pros Yacht club (30$/year) with unlimited use of kayaks and functions. Waterfront views Close to downtown Flat rate on heat/gas Beautiful pool Fitness center Cons. Older apartments Not recently renovated Old building Poor management Old fitness center. Machines are broken or regularly not working.
