Dallas is one of the largest cities in America, combining urban sophistication with an incomparable Texan personality. Dallas is an altogether unique blend of cultures, styles, and flavors, with more than one million people calling the city proper home.
Living in Dallas puts you right in the thick of it all, with endless options to customize your experience. Corporate professionals seeking to avoid long commutes may want to look for apartments in Downtown or Uptown, which are both home to major business centers as well as residential communities, affording many residents walkable access to work. Culture enthusiasts should consider apartments near the Dallas Arts District, which is home to the Nasher Sculpture Center, the Dallas Museum of Art, the Winspear Opera House, and more. Creatives may enjoy places like Old East Dallas and North Oak Cliff, where artistic pursuits abound.
Dallas offers some of the most diverse nightlife in Texas, from laid-back lounges to thumping night clubs.

Property Ratings at Neo At Midtown
worst place in Dallas, trash sits by our place for days before they decide to pick it up. horrible experience

-1000 star! They boot residents cars for parking in visitor’s spots, they don’t even have enough parking spots for their residents. The apartment is owned by the towing company, they have no say so whatsoever. This apartment complex changed more regulations in a year span than the White House in the whole of American history lifetime. We called a bajillion, and one time about mold in the apartment but no maintenance showed up until we fixed it ourselves. Good luck getting your deposit back after moving out.

I've been living here since January 2022 and would not recommend this complex. I was welcomed on move in day with roaches crawling up the walls. The apartments are old and falling apart. I've had several instances where the doorknobs fell off the door and I have to screw them back in myself. I was promised a renovated apartment but the renovations were done very cheaply and do not look like the images online. For example, the baseboards in the kitchen and bathroom have chipped and peeling paint which I requested to be re-painted prior to move in but was never done. It takes on average 1-2 months for maintenance requests to be acknowledged and that is with constantly emailing the property staff to remind them of my requests. My washing machine is old and not draining properly and I have requested this be fixed or replaced but my maintenance work orders are closed without the washing machine being fixed. The top floor of the parking garage is dark and not safe at night. Many of the lights there have stopped working and were never replaced. Believe the majority negative reviews and live elsewhere. I wish I did. There are plenty of other nicer and better complexes in the area.
we moved in 8/2020 during covid, so we couldn't get a tour, I love the property that we basically walked ourselves. So we moved in, when we did they had JUST resurface the counter tops & the whole apartment smelled horrible. It wasn't cleaned properly so TWO WEEKS after we moved in they came again to clean. No one picks up after their dogs, this no smoking property has cigarette butts everywhere, & you can get a great 2nd hand contact of weed. I am not going in to the ordeal from the winter storm but let's say they weren't in a rush to help anyone. Now they just got bought out by a new management company & instead of explaining we had a final untilies bill with the old company, they just said the city of Dallas charged you 2-3 mths past due & if you don't pay you will incur late charges. We are due to renew in August & I was just going to stay but the are not only increasing out rent by 109.00 they are now charging 10 for packages (1/2 the time the packages are all over the floor) 10 for thier own rental insurance (we do not get an option) going up on the trash pick up, up on the pest fee (put in a work order because with all the renovations we have seen ROACHES) & they still haven't come, in total its about 50.00 in new fees. So needless to say WE ARE MOVING!! DO NOT LIVE HERE!! Hopefully this amazing property gets the management & love it needs. I really do love the property.
I have lived here since August of last year. The ownership changed in April 2021 to S2 Residential. New ownership is very unorganized. My apartment was completely damaged during the winter storms in mid February. Pipes froze and burst and completely damaged my entire apartment because I live on the ground floor. It is now May 5 and my apartment is still damaged. New ownership had the business phone lines and email accounts shut off for the first couple of weeks. It is extremely difficult to reach anyone in the office. I have called and emailed everyday for the past 2 weeks requesting to speak with the property manager but she is always busy and unable to speak with me. I was finally able to speak with an assistant manager today who basically politely told me this is why you have renters insurance and that I still owe them money. They rarely reply to emails and when they do they do not sign their names at the end so you don't know who you are speaking with. I can't get detailed updates on when my apartment will be finished and ready for me to move back into. It has been almost 3 months and they are still requesting full months rent for an apartment that I can't even live in. I would not recommend any complex under S2 residential management to anyone.

I’ve lived in many apartments, and I’ve never had a worse experience than this. My water has been off for 6 days. Three units in my building have flooded. There is mildew smell coming from my vents. My apartment is completely unsafe and unsanitary. So, I went to the leasing office today to try to come to an agreement to move out. They informed me I would have to pay a penalty if I moved out of my uninhabitable apartment. They gave me no assurance that my water would be fixed within an reasonable time. Even if the water is fixed I will be forced to live in a building covered in mold and mildew, unless I fork over extra money to them for the privilege of living someplace with running water. These people are utterly immoral and have no concern whatsoever for the health and welfare of their residents. For your own sake, I’m begging you to move somewhere else. Anywhere else.
Called them prior to driving out to look at a floor plan. The woman on the phone says as long as I’m able to make before 430 she would be able to show me. I drop what I’m doing and rush there to make it a few minutes before 430. I walk in with the woman very rudely acting like I just ruined her day even though she told me to come. I tell her the two floors plans I’m interested in looking at as I did on the phone. She says she won’t have time to show the amenities but will show the apartments. Then we go my 2nd choice apartment first and as were walking out she says she won’t have time to show the other one???! Mind you I’ve been here for maybe 4 minutes at this point. It’s 432 and they close at 5. I cannot believe this woman told me to drive all the way out here to tell me to come back another day to view the rest. Are you kidding me?!! The assistant manager had nothing else to input. Just that they could schedule me another day. Absolutely not. If this is how your office is run, how the hell would you expect anyone to want to live here?! I was already less than impressed with the quick 2 minute showing of one of the apartments. Looks very dated and not kept up with- shower looked gross. But the two women in the office just sealed the deal and I will never be back. Good riddance and good luck to anyone looking to live here!
Before even thinking about this apartment, please go through all the NEGATIVE reviews, ALL ARE TRUE. I wish I would have trusted those reviews before moving in. THESE PEOPLE ARE MONEY MAKER and A BIG TIME LIER 1. If you are visiting this apartment, record all the information which is provided as a proof, because they will lure you will all the sweet talks and once you will sign on the lease they will deny everything and will for the proof. we have fallen for this trap. 2. Me and my husband recently moved in to this apartment, We were informed that I could be added as occupant at any time with normal application fees of $25. So, once we moved in and when we went to the leasing office to add me as an occupant they asked for $225 ($200(admin)+ $25(application fees)). When I confronted to the property manager that this was not the information conveyed to us, She imply denied and started asking DO YOU HAVE THIS IN WRITTEN? Question 1. Who will choose to pay $225 over $25? Question 2. Who will have email conversation while visiting the property? GARBAGE will never get collected even if you pay for valet trash.
I am current resident of almost 2 years waiting for my lease to end so that I can leave. My issues since living here: #1: Within the first few months, cockroaches randomly pop up near my front entrance/ laundry door or in my bathroom. "pest control" did not work. I stopped requesting them, which I like every other tenant to pay for, and bought HomeDefense, which worked for almost a year (cockroaches reappeared) and then I had to reapply it throughout the entire perimeter of my apartment. #2: When I renewed my lease, the manager gave me a hard time for an issue that was not my fault and I went above her to the management company, who refunded my money swiftly, apologized and gave me a $100 gift card for the inconvenience. #3: When I first moved here, there was a security guy who patrolled the complex at night. I would see him coming home from work late at night or going to the gym in the early morning, which was great. He had been really helpful on more to me as well as other tenants (e.g., let a tenant know that her car door was left wide open). Since he left, my car among many has been broken into within less than a year (check sites that show history of criminal reports related to this location to verify what I am saying). Thankfully, it was not stolen but just ran-shacked inside (still horrible but I don't have to buy another car). The gate gives a false sense of security since cars can just come in right behind you or block you from entering until someone opens it. There is also limited parking space. Although visitors are suppose to park on the top floor, they do not and this is not enforced at all. Issue #4: Most recent issue, which prompted me to write this, is the outcome of a maintenance request. I submitted a request to check a leak coming from my ceiling which I mentioned that I thought was related to constant use of my AC (the heating/cooling system is in the ceiling in the bathroom) but I came home to the unexpected --water in my bathroom drawer, water on the base of the cabinets under the sink and, as a result, several of my belongings damaged in these areas. I had to throw things out, let other things that could be salvaged air dry, get a fan and run it constantly to prevent mold to the cabinet as well as my things. Things were mishandled and gunk from the pipes were splattered on my stuff. I checked my email to see that they completed a request to unclog my bathroom sink. I don't know if they even looked at the AC unit!
I will agree these apartments are decent, but they are managed horribly and they over charge for everything!!!! I wish i would have done more research when moving to dallas. There are way better apartments for cheaper! They charged for trash pickup from your front door, but I always had to go dump it myself because it was never picked up. The second month of living here my car got towed out of the parking garage because the girl at the front desk forgot to give us parking stickers. Yes, they paid for my car to get out but wouldn’t take me to go get it or pay for a uber. I had to wait til 9pm for my boyfriend to get off work to take me to go get my car. It was super frustrating that I had to miss a day of work.
First off the parking garages are constantly having cars robbed and vandalized. They have switched management from mediocre to terrible. Service requests are hardly ever addressed. The maintenence crew has no experience and shouldn't be allowed near a toolbox. The front office only wants to speak with potential new lease signers. They could not care less about current residents. Time Warner has a monopoly at this complex and is far from reliable for cable as well as wi-fi. No one answers the phone half the time. They will sign for your packages without consent, neglect to inform you, and then lose said package. If your rent or utilities go up without any reasonable explaination they will use their favorite phrase, "I don't have acess to that. There's nothing I can do" The rent is entirely too high to deal with such poor service and management.

Location is very awesome, minutes from635/75/and the Dallas North Tollway. Great landscaping, spacious rooms, open kitchen. Minutes away from the bustling night life of Addison minus the loud atmosphere. Been here three years, would stay, but needing to get into a home.
I love these apartments, I truly do. I'd hate to leave but my job transferred me out of state. These apartments are a 10-15 minute drive from Downtown Dallas and around the corner from a booming upscale shopping district with a movie theater and a sushi restaurant that has happy hour. The Galleria Mall is one of the largest in the country and it is within walking distance. Also within walking distance is the Blue Mesa Cafe that has a fantastic brunch and awesome happy hour deals ($4 margaritas, anyone?) and all you can eat quesadillas. There is a Whole Foods, Barnes & Noble, and an elementary school also within walking distance. What more can you ask for? There are bus stops close by (the 183 will take you to Downtown) and don't forget the 4th of July celebration where Addison (the town the apartments are located in) has its annual fireworks extravaganza "Boom Town"! I like that the apartments are nice and quiet and that management has cut down on partying after 10 pm. My friends look at my apartment and agree that I truly found a gem in the city. Close enough to the action but far enough away to have a view and enjoy some of that quiet TX country time. The only reason that these apartments get 4 stars and not 5 is because of management. They seem very aloof when it comes to your questions after you move in. They are under new management now so I hope that will improve but the on-sight maintenance is FANTASTIC! I called them at 12 midnight when I came home and found that my power wasn't on, they were there within 3 minutes. I had a water heater that started leaking (Boom!) They gave me a brand new one the next day. They are even so kind as to accept some packages while I'm out. The apartment allows pets yet I've never had a problem with dogs howling through the night nor pooping everywhere as they have a designated dog area for that by the parking lot. Owners are encouraged to clean up after their animals. The apartment complex is extremely clean and don't forget to use the clubhouse amenities? WiFi, a weight room, bathrooms, conference room and a cardio room (the bikes that are hooked up to the internet are my favorite). I was sold when they told me that washers and dryers are standard in every apartment. If I could, I would pick up this apartment complex and take it with me to my new location. These apartments are a fantastic place and as soon as you see them, you will know you are home.
