“Great location” doesn’t do this lively neighborhood justice. South Lake Union resides in a pristine location on the shore of Lake Union to the north and off the coast of Elliot Bay to the west. Situated just two miles from downtown Seattle, South Lake Union offers beautiful bayside and lakeside views, a scenic cityscape, and access to everything Seattle has to offer.

On the first day we moved in, we ran into someone else moving out. They said their reason was because Neptune was raising their rent way too much that they had to move. We hoped that wouldn't be the case for us, but now we're being met with that same problem where Neptune is raising our rent so much just in 2 years that we have to start looking elsewhere. It's disappointing to see that Neptune is another corporation that doesn't care about their tenants like many others when it comes to rent control. It's really too bad Seattle hasn't passed any laws yet to prevent rent hikes. Neptune also makes you pay for a mandatory $30 valet trash. We wish it was optional because we would rather take down our trash than pay $30 for valet trash.

Best maintenance service experience in 5 years of living in Seattle area
I am only concerned about the proposed building behind the apartment which would block my view from unit L501. A major issue that may cause us to move.
The apartment is cozy and located in a good area! Value for money is definitely true here given the amount of space the apartment has.
Amenities are well maintained. The location is close enough to the city, but far enough away from the noise and the bustle.
Over the past few months, the fire alarm has gone off multiple times per week, causing the entire building to evacuate. It happens in the middle of the day when I am working and also at 4am so my entire family has to wake up and evacuate the kids. There has been no action to fix this faulty system so I anticipate it will continue for awhile… stay away

Nice apartment, office manager and maintenance people always response our query very promptly.
Maintenance issues are handled very quickly and seamlessly. Head maintenance was easily reachable even after working hours.

The apartment size, layout and quality is very good. Like the location and proximity to the freeway as well. But the noise outside our window with garbage trucks and the construction is bothersome.
Since new management has come in, things have improved. Small maintenance projects have begun such as fixing the sloped flagstones on the rooftop. Additionally, the carpets are being replaced on L1, which is something I was told would be happening on all levels when I signed my lease (in Feb 2019). he apartments are starting to show their age. Simply painting over cracked and chipped paint in the bathroom is not going to work for long. Significant upgrades need to be made to bring Neptune up to par with neighboring communities (new kitchens, hardwood in main rooms, tile and real fixtures in bathrooms). Things are on the right track, but it will take property management to make good decisions on how to spend improvement budgets.
The amenities, location, unit size, and attentive service made this community extremely valuable for the rent! If I moved back to Seattle, I would absolutely return to Neptune.
The walls in this apartment are very thin and I can hear people as they walk by through the hallways as well as my next-door neighbors when they're doing things that arent even loud.
I would recommend this place to others especially if they worked in the area but I don't know if all my family and friends could afford it.

Good management in community apartments like Neptune is very hard to achieve and they have done it. I appreciate the level of detail and attention.
Although overall is a good apartment issues like the broken elevator and the package refusal are quite inconvenient.
At this point there have been to many water issues. We'll see how those settle out before recomending to other Renters.
I would definitely recommend this apartment community because it is both affordable and impeccably managed.
There appear to be several people living in apartments who are not fob-carrying residents. During our first few days here, we have encountered several people hanging out at the entrance and when someone with a fob enters, they just follow behind. Makes one wonder if the water problems may be associated with overuse? Is anyone aware of this phenomena? It's hard to recommend an apartment that charges residents for common area utilities but doesn't monitor who actually lives in the building.
I wouldn't base my decisions to recommendation a place to live solely on maintenance interactions. I would more base that decision on apartment building management.
The staff is very responsive. Sarah at the leasing office is outstanding and my family feels good and safe having her around.
Sarah, the leasing professional, was exceptionally good. We have visited many other properties and Sarah is absolutely outstanding and made the difference in our decision.

Is overall a good place and is in a highly convenient location. The building is a bit older but that doesn't matter too much to me.
While I liked the local staff at the Neptune, I do not trust Simpson Properties. The corporation is driven by bottom line profits, without regard for the non-upper management employees or the residents of their properties. There was a 100% turnover in the local property mgmt staff in the 1 year I lived there. I think that says a lot about Simpson's lack of concern for the local management and community. AUM and Valet Waste are not organizations that I want to pay my money to. AUM consistently created confusing and misleading statements. Valet Waste had zero interest in responsible disposal, recycling, and compost. Their name is appropriate; they are a waste. I liked the property, just not Simpson, AUM, or Valet Waste. I would not recommend any of these organizations to other renters.
Water / plumbing issues are obvious throughout the common areas and hallways, tenants seem to be of lower quality, leaving trash out and piling trash in trash rooms as opposed to ensuring it is deposited appropriately, office personnel turnover takes some getting used to.
(1) Mgmt is shady, if not fraudulent. When my wife and I moved out we received very sparsely worded "estimates" of the cleaning and repair bills we would be responsible for, despite the fact that my wife and I scrubbed the entire apartment from top-to-botttom before moving out. All that was listed on the general cleaning bill was $130. That's it. No further explanation of charges. When I tried to contact the "business" who allegedly drafted the "estimate," no one answered. When I looked up the "business" online, it showed the address belongs either to an apartment or an unnamed spot in a strip mall in Everett. Which one is not entirely clear. The carpet cleaning "estimate" of $245 is also egregious. They told us when we moved in that they had just installed brand new carpeting. Yet after one year it requires $245 in cleaning?? I can personally attest to their not being a single stain anywhere. It's also telling that out of our $750 deposit, they conveniently tabulated charges (again, unsubstantiated) that amounted to all but $37 of that. Just enough to almost make you appreciate them when you get a check in the mail, until you actually think about it a bit more. (2) Management is also severely incompetent. On multiple occasions, multiple residents contacted mgmt about unaddressed issues with property cleanliness (see below). Never once did they address it by any means other than meaningless emails. No active measures were ever attempted to address the filth of the property. No doggie DNA. No attempts to hold people accountable. Just empty listserve threats. (3) The cleanliness of the place is horrendous. Cardboard boxes and recycling bags pile up in the trash rooms because tenants are too lazy to carry their own waste downstairs where it belongs. Dog poop is everywhere on the rooftop. Dog poop is all around the sidewalks by the entrances to the building. And dog poop is even in the carpeted hallways. Yes, on more than one occasion, I had to dodge piles of dog poop in the hallway.. (4) Price. Just ask them. Bottom line, this was a terrible place to live even for a year. Before moving to Seattle from the other coast I called around to learn more about different properties in the city before we moved here, and I recall distinctly speaking to a ___ firm who told me to stay far away from this property and real estate agency I wish I would have listened to them!

rent is great and features are nice, but the elvators are a real problem and having the air out in the gym for a week then never hearing it was fixed is annoying.
Based upon our knowledge of living at the Neptune in the last month-and-a-half we find that the community is clean, management is easy-going and willing to please period it is very quiet with very little distractions. Probably need to clean up the garage area a little bit more. I've noticed that a lot of drop offs happen individually which leaves the garage area a little bit of a mess.
My wife and I lived at Neptune for about 2 years and enjoyed the experience of living there. We found the staff to be helpful and friendly, and the amenities offered what we thought was the best value for the price. We decided to move before we received our lease renewal letter, so I don't remember what the increase was, but I do remember thinking it seemed high. Unfortunately, the move-out experience was at best poorly-managed and at worst underhanded. We did encounter a few instances in which our time at Neptune was negatively impacted by "policies" that cropped up whenever it was appropriate to justify something that affected us our required us to pay. This was especially true in the case of our move-out. We followed the move-out cleaning checklist to the letter - my wife spent an entire day scrubbing, bleaching, cleaning, etc. - and were still met with a $150 cleaning fee. The staff was unwilling and unable to provide detail for this cleaning fee. When we challenged this charge, building management indicated that they had been billed $150 for 6 hours of work (at $25/hr) but could not describe what work was done, or why 6 hours were required; our confusion was compounded by comments site management made during our move-out inspection about the cleanliness of the unit, and how little would need to be done to prepare it for new tenants. We requested an itemized bill and received a hastily-compiled "invoice", which was a piece of scratch paper that contained the vendor's name, our apartment number, and "150." Despite repeated requests for clarification of the charge, management was unable to provide more information, indicating that the information in the vendor's bill was sufficient for their purposes. Neptune currently owes us $30 ($250 referral incentive, less prorated charges for the last few days of our lease). We have been unsuccessful in collecting this charge, and have now been sent to a collections agency for the $120 we do not owe. While I feel fortunate that the amount isn't higher, I do believe this is indicative of an underlying deceptiveness - or, at best, incompetence - that will ultimately result in a hit to our credit score. In good conscience, I can't recommend that you avoid Neptune. However, prior to entering any transaction where you feel like you are relying on the management company to act in good faith, be sure to have a thorough legal understanding of your options when they inevitably fail to do so.
Good location with lake view, and transportation is good
This building is one of the oldest in the areas, but the price is one of the lower ones around. It is in a nice, quiet neighborhood in the city and is extremely convenient for public transportation. Seattle is becoming almost too expensive to live, however this area is extremely desirable and we would love to stay here.
