Property Ratings at New England Village
My time at New England Village Apartment Complex was a living nightmare that still haunts me. They demanded $2000 in unjust fees after I moved out, all because I didn't give written notice, despite fulfilling my entire lease and being the perfect tenant. The horrors I endured during my stay were beyond comprehension. From the moment I moved in, it felt like the apartment was cursed. Persistent leaks dripped like a slow, torturous water torture, never properly fixed, creating an incessant, maddening rhythm. The air conditioning barely functioned, turning my apartment into a sweltering oven, the oppressive heat suffocating me and driving my energy bills sky-high. No matter how much I begged management for help, my pleas fell on deaf ears. Water supply disruptions were frequent, occurring almost every other week. One particularly harrowing week, the hot water was off entirely while my mother visited. We were trapped in a hellish routine of cold showers, the air thick with the stench of mold and decay. Cockroaches scurried through the shadows, their numbers growing each day, a creeping infestation that invaded every corner of my existence. The laundry room was a forsaken place, a graveyard of broken washers and dryers that were never repaired. It was as if the complex thrived on our suffering, each malfunctioning machine a testament to our despair. Despite my verbal notice to vacate due to my lease ending, the management coldly insisted on a written notice, ignoring my plight and the horrors I had endured. The unjust charges they imposed were the final twist of the knife. Living there felt like being trapped in a haunted house, every creak and drip a reminder of the malevolent force that seemed to possess the building. I strongly advise against renting here if you value your sanity.

If it’s during the summer, your AC has a good chance of going out and they don’t spend the $$$$$ they make on maintenance. All year long you’ll see roaches. There is a large feral cat colony nearby but despite that there are rats and you’ll probably hear them in your vents. The unit is decades old, and looks its age. Every so often they will paint over the cracks in the walls and do their best to hide the shoddy infrastructure of the HVAC Systems.

I told them my AC was failing two months ago and it’s the dead of summer and it’s the same temperature outside as it is inside (90 degrees).

The apartments are beautiful if you like a vintage feel. However, watch out if you plan to rent in an enclosed building. The cigarette smell will not go away because it comes through the vents from the other apartments. My clothes reeked all the time and it was so annoying. Maintenance is a drag. It took months for them to fix our toilet and running faucet meanwhile racking up a high water bill for everyone in the building. Woman in the office catches an attitude with you when you try to ask simple questions or check the status of your requests that they never seem to get to. It is a great area for cheap price, but the little things start to add up the longer you are there. Honestly, spend a little more for a place that can give better service.
This past year I lived in apartment 2V, a three bedroom two bathroom layout with two other girls. We attended the nearby university, so New England Village was a great location since it was so close by. Our apartment layout was decent – a good deal for college students on a budget. However, proximity to school and cheap rent are the extent of the positive things I have to say about New England Village. While my roommates and I were gone over winter break, rats moved in to our apartment. We came back to an apartment that had been ransacked. Chewed up carpet, destruction of personal belongings, and rat droppings everywhere. The rats were living in the attic space above our apartment and coming in during the night hours. We continued to deal with this problem for the rest of our time living in the apartment. Management was extremely unhelpful. They initially responded by cleaning and patching the carpet and setting some traps. Over the next few months we killed 21 rats with these traps. It was clearly a problem that needed more attention than a few traps, but management refused to do more. At several points when we demanded they either have a professional come out or relocate us to a different apartment, they pretended to be unaware that we had a rat infestation in the first place. Besides the rat infestation, we had other smaller issues with management. They kept changing their email address, making it difficult for us to ensure they were getting our maintenance requests. If we wanted anything to get fixed, we had to call and email them multiple times. We also had problems with our air conditioning, as it broke down at the very least five times during the hotter months. Overall, living in this apartment was a traumatic experience. One night I woke up to the sound of a rat gnawing at my bedroom door trying to get in, and all of us came across bodies of dead rats in the apartment at some time or another. We felt uncomfortable in our own apartment. Living at New England Village might be worth it if nothing goes wrong during your stay there. However, I wouldn't recommend taking that risk.
The Apartments here are very nice! The complex is beautiful, well taken care of, and the people here are very quite, I've never had a noise complaint. Parking is wonderful and the area is growing left and right. This is a very convenient location considering HEB is less than a minute away. The only issues I had with New England Village is the maintenance team. I never see any of them and have had a work order to fix my oven for 4 months and they don't return any of my calls, I personally recommend the place but like I said getting work done in your apartment is next to impossible..
the new manager is not a good manager been with out A/C for over 2weeks with out side temps over 100o I've had water on the floor for over 3 weeks not sure where it's coming from. she doesn't car for this place don't move here
after living here for 9 years the new manager has run this place in to the ground its nasty, and nothing gets fixed ever! my A/C has been out for over a month and it has been in the hundreds .. too HOT
My apartment complex, while built decades ago, seems to age like fine wine, gaining character in the originality of its little nicks and imperfect beauty. I would certainly recommend it to anyone interested in a great deal and some old time classic apartment feel!
