Property Ratings at New Fountains
Been living at this property for a year and a half now and have nothing but good things to say! From the welcoming staff in the office to the helpful and efficient maintenance crew, living here has been a pleasant experience all around. Management, along with everyone in the office, are always more than happy to assist with any issue and provide adequate information/resources. Overall I have felt valued and part of a welcoming community.

We have lived here for 3 years and find the apartment complex generally quiet with beautiful grounds. The maintenance team is quick to respond and repaired everything to our satisfaction. The management has also answered our questions in a timely way and is trying to help develop a sense of community with monthly prizes, a nice small dog park, and two well-maintained pools.

We got caught in a bait and switch. We went in for a showing and got shown a really good looking apartment and were told the one that was available is the exact same layout. We filled out the paperwork and suddenly, oh the apartment isn't available anymore, Ha Ha, you have to pick from these other 2 now. Because we needed to move quickly we just said whatever and moved into the other apartment that was available. Biggest mistake of my life. The first night i knew i messed up. None of the windows are well insulated so the apartment was ice cold. Turn up the thermostat you say? What thermostat, the apartment manager gets to decide when they get turned on, we dont even get a thermostat in our apartment. The longer we stayed the more we found wrong with the apartment. The shower water will go from warm to burning hot randomly, our front door knob likes to fall out from time to time, and our toilet needs to be "reset" 2-3 times a day. And maintenance? I don't know if its just the apartment's policy to be cheap so the maintenance people just follow but their motto is never replace anything. Our doorknob was falling out and all they did, was put it back in, and then a few days later it started falling back off. Key doesn't work? "Oh just jiggle it a few times" they say. Avoid this place. Its not worth the headache.

My husband and I have pretty high standards and were staying here for 6-8 months while we searched for a home to buy...we're excited to get out of here. Pros: Safe: it's definitely a low income area and some of our neighbors creeped me out but we generally felt safe. Great storage: the closets and pantry are pretty huge which was really nice for a two bedroom apartment. Nice staff: the staff are relatively helpful. We needed our tub unclogged the day we moved in, which they were fast to fix. Laundry downstairs: the machines were generally functional and no one stole my clothes. Pet friendly: we required a place that was cat friendly. Rental price point was appropriate considering the amount of space in the apartment but building being exceedingly dated. Cons: Generally grimy: Although I do consider this place 'clean' it just has a gross feeling. The cabinets in the kitchen have sticky areas where something was spilled sometime in the past and the wood just looks like...it's been through years of being coated with filth. The bathroom was pretty gross when we moved in..like the staff kind of spot-cleaned it. The indoor hallways have ancient carpet which is rarely vacuumed and the walls have similar layers of grime that occasionally get painted over. There were also frequent cockroaches in the kitchen despite us leaving no food out. Heat: You can't turn it off - it automatically comes on if the sensor believes that the apartment is too cold. The smell of pot all the time: Our downstairs neighbors and neighbors down the hall were terrible potheads. We live a clean and healthy life and are not fans. The smell is disgusting and comes up through the floors and under the door. The staff won't do anything about it despite clear rules in the rental contract about smoking anything indoors. If you're similarly a huge waste of space in this life and want to smoke pot all day, you'll get away with it here. Thin walls: You can hear your neighbors arguing, coughing, throwing open the metal closet doors, holding a party for 15 screaming children...anything really. Tiny kitchen: The kitchen is truly a tiny little hallway with old cabinets, old counters, and almost no counter space. Carpet in the bathroom? Yep...the carpet extends into the bathroom which is just weird and disgusting. The small area of tile in the bathroom by the tub is uneven with grout across the surface in odd areas. Obviously done by someone without access to basic youtube videos on laying tile.

We appreciate your honesty as to what has been your experience and we are grateful for the short time you did spend here. We hope you are enjoying being new homeowners and wish you the best of luck in the future.
Place is awful. Will not respond to maintenance requests - maintenance staff lies about problems, and even about what they do. Office does nothing even when they discover it themselves. Hallways are always dirty and often smell of urine. Will not control unruly or criminal tenants - neighbors have accosted me in the hallway asking me if my husband is home and trying to force me into their apartment or come into mine. Landlords lie about apartment availability to try and panic tenants into extending leases.

Thank you for your feedback. We'd love to discuss your concerns in more detail, but unfortunately, we don't know who you are. Please message me privately at residentservicesWI@monarchinvestment.com so we can discuss. Again, thank you for your feedback.
Management is extremely rude and difficult to work with. If you stop by to look at the apartments you will notice the floor/building that the leasing office is in is really nice-that's a lie-go walk around to other buildings and you will see the rest of them smell and are not well taken care of. Downstairs where laundry is, is scary, I've gone down to do laundry and there is dog poop on the carpet. I called the office and they said they would send someone to clean it. I went the next morning and it was still there. It's disgusting. I talked to management and they said they can't control their tenants, but that's them being lazy because even if they can't control someone letting their dog poop on our carpet they can control how quickly maintenance picks it up. I am moving out. Please do not waste your money.
Wish to give 0 star, not a safe neighbourhood , horrible apartments, sticky smelly old carpet hallway ,appliance are old ,washroom are old with mould, laundry facility is a joke, during summer pool area are always occupied and the surrounding are not clean to never wish to get in to the pool no one follows the rule near the pool area ,the place is unsafe to live as many theft and all sorts of crime happens. From our car some of the things were stolen from the apartment parking lot , the apartment office doesn't care about , no safety measures are taken. The most worst part is the MANAGEMENT ( MANAGER) and the OFFICE STAFF . The office staff and the manager must improve communication between them-self. Manger behaves like a-multinational bank or office manager, doest have time to talk with residents (tenant) and coordinate with their office staff, lot of miscommunication between manager and the office staff. Not worth the rent to stay @ new fountains, you will definitely find some good apartment in that same prise. Will surely not recommend this place to anyone. happy to leave new fountains finally.
I needed a cheap 1 bedroom apartment and this place had everything I was looking for. Staff was nice and pics were accurate. I signed a 10-month lease and as it's nearing the end, I can't wait til I'm out of here. The biggest problem with these are the neighbors. So incredibly inconsiderate and rude. No common sense whatsoever. I work a 2nd shift job that puts me home after 1am, leaving me going to bed around 2am. I'd say 4/7 days of the week, someone always pulls into the parking lot blasting their music. I don't get it. People always yelling. I also went on a week vacation and had to leave my car here in the parking lot. The day I got back, I notice my car had been hit, taking off the side mirror and leaving a dent in my door. Not a single note was there. And there's no cameras so the staff couldn't do anything. Over $1,000 down the drain and no one held accountable. Again, these neighbors are inconsiderate and I can't handle it. Aside from the neighbors, there's a few other annoying, headache-worthy things. The plumbing/water system. The bathtub drain doesn't drain fast enough so as you take a shower, the water is already up over your ankles. The toilet is worthless when it comes to flushing. Takes almost two flushes no matter what. The walls are paper thin. Every night while I try going to bed, I can hear the person on the other side watching TV, or even snoring. Or around 6am every morning, as I'm still sleeping, I wake up to the person still watching TV, sneezing, coughing, or having their phone ring. Sleep is sometimes hard to come by. I don't know. Some really love this place. I personally can't handle it and I'm very easy-going. These units would be so much better if there were decent people living in them. Can't wait to move out within the next couple weeks.

I am sorry that you are unhappy with your residency here. We apologize for any inconveniences or difficulties you've experienced. Please contact us, and we will work to resolve your situation.
I lived there for a year and couldn't wait to get out. There was so much crime in the area I was scared. There were three armed robberies in the parking lot while I was there. Some even in the middle of the day. It's just a sketchy place in general. And to make matters worse management is very difficult to deal with. They were super nice when I went to sign my lease, and then after that having any conversation with them felt like a pain. What really angered me was how much they wanted to increase the rent after a year. With a declining neighborhood, how dare they want more from people? And then I tried to work something out with them so I could move out a little later and they stonewalled me. What sucked was watching my friends live in better neighborhoods, in better apartments with better landlords and here I was stuck with this place. If I were you I would move along. This place is not worth it!
I actually will be moving into my apartment this coming Thursday 10/15/15. All of the pictures posted are very accurate in depicting a great place to live with well landscaped property. There's lots of closet space, two swimming pools, and its conveniently located. Definitely cant wait to move in. Thanks Apartments.com

New fountains apartment has been my place of residence for that last two years, and probably many years to come. The mix of people and families makes it a great place to live. All kinds of people, from young and old to single or married with children, everyone is friendly. Facing the courtyard and pool I get to see all of my neighbors enjoying living at New Fountians. He grounds are well kept, the maintain crew is only a phone call away and have always been there the few times I had an issue, like a broken window due to a stray soccer ball! New Fountains is in beautiful Fitchburg, but just minutes from downtown Madison, so I get the best of both. New fountains is a great place to live!
