Over the years, Costa Mesa has attracted many new residents, thanks to the relatively affordable cost of living and relaxed environment; families are drawn to the quiet neighborhoods and quality schools. Just a few blocks inland from Newport Beach, visitors and locals relish a laid-back coastal atmosphere in Costa Mesa, and a day by the ocean is only a short drive away from anywhere in town.
The extensive trails of Talbert Regional Park and the links of Costa Mesa Golf Course provide more opportunities to soak up the Southern California sunshine. The performing arts are well-represented in venues as diverse as the modest Costa Mesa Playhouse, the open-air Pacific Amphitheatre, and the magnificent Segerstrom Concert Hall. Easy access to the 405 makes it simple to reach anywhere in the LA area for work or leisure.

Property Ratings at Newport Village Apartments
Do not move in here if you want your car broken into, it's a big issue here! And they will tow your guests cars right from your parking space! This is ridiculous, I've never lived in a place where you are not allowed to have friends or family park in your spot. They will tow them overnight! This place sucks! Not worth it for what you pay, everyone is correct about the out dates appliances and horrible plumbing!
We love the area, the pool, the quietness, and the size of the apt. Our major problem is in our 7 months here our car was broken into twice and one time they shattered the window to do it. Also our car got towed from inside the gates with a sticker. We are going to try to terminate our lease, but according to other reviews, this may pose as difficult. There is not enough parking spaces in the gates for how many stickers there are and residents cant park in the front guest parking so this is a problem. There is an occational roach/waterbug but only if the slider is left open and there is trash or dirty dishes inside. With all the break ins and towing, we have ended up paying for something ($100-$300) in losses each month. So 4 of the 7 months here the amount this apt has costed us, we could move to a nicer place with more parking, security, and cleaner. Wish me luck on breaking my lease!
This is the absolute worst place to live. The day after we moved in we saw cockroaches. They sprayed twice in one month, and they were still an issue. We also had termites coming out of the baseboards. When we reported this, they told us we were making it up, even though we sent them pictures. They then said that the spraying they did for roaches had disturbed the termites. After a few weeks of dealing with weird smells, roaches, and no normal temperature water (it's either freezing or boiling), we put in a request to terminate our lease. The front office ladies treated us like we were making everything up, they told us that every place has problems and that we wouldn't be able to break the lease. Even though the lease said we could if they found someone else to take it over. They refused to work with us, until about a month had passed, and they told us they'd put up the apartment for rent. We told them we wanted to move out at the beginning of Nov, they listed the place as being available in Dec, forcing us to live there yet another month. All the while, they were unresponsive when we had questions and would always deflect, saying that only the property manager could make decisions. The property manager was only one site 2 days of the week. We made repeated appointments, called, missed work to meet him, and he was never available when they said he would be. He was always at lunch or too busy to take our call. Living here and dealing with the management was an utter nightmare. They were rude and never once offered a solution. They also took $120 out of our deposit for cleaning the apartment after we left - we only lived there a total of 2.5 months AND we cleaned everything before we moved out (have pictures), so I don't know what was worth $120 of anyone's time. They also charge for carpet cleaning. Basically, don't expect to get your deposit back.
The community is in a good area. It’s close to everything. But I give them 1 star because the pool, outside, and gym situation is horrible. They say they clean the area. But they dont. Before renting, please MAKE SURE to check the BBQ area to see what I’m talking about. It’s full of ants and one different kind of insects, they are very small and in your kitchen.
We recently moved out and in the 3 years we were there, we never had cold water. The cold water faucets only brought at best, warm water, but often times it was hot almost to the point of burning our hands. Repeated requests were made for a fix but we were told that there was not fix for it. My wife was in the front office and heard another tenant filing a request for a fix on the same issue. They told him "we'll look into it". They kept telling us that they were going to bring in a professional to fix it, but it never happened. The worst part was the mold issue in our apartment. After 4 slab leaks in the first 2 years with the last one being the worst, mold was growing in the walls, at cabinet bases and under the carpet. we complained several times about the smell and they kept telling us that the problem had been take care of. After about a year of that, the smell just kept getting stronger (everything in the linen closet smelled strongly like mildew) and we insisted that they take another look. They cut the wall open and removed the bottom shelf in the linen closet and...there it was. Lots of mold. They brought in a very large, super high velocity carpet drying fan to dry it out for 24 hours. Within 2 hours, my wife and I were so sick, with severe headaches, vomiting and a list of other severe health issues. As a result of the negligent handling of the mold clean-up, my wife had sever migraines every single day up to and beyond the point of us moving out, that sent her to urgent care repeatedly for injections just to get her through the pain. Apparently, they were supposed to seal off that area with plastic sheeting to contain the spores before turning on the fan. They didn't do that. We feel that the new management is very negligent in taking care of problems. It looks like their concern is to spend as little as possible on repairs.
A major problem I have with this apartment is the cockroaches. I never leave the door open and I'm very clean, so I don't know where they're coming from. Also, some of the appliances are quite old and look like they're falling apart (i.e. the stove). It does get pretty hot at night, and the AC in the living room doesn't reach the bedroom, so I had to buy a small fan. On a more positive note: I never have trouble parking, the maintenance crew is quick and reliable, and my one bedroom is pretty spacious. There's also no noise at night, which is nice. Compared to other apartments I'd say I'm pretty satisfied.
