Property Ratings at Niche
Lived here just 6 weeks before I found mold in my unit. They were quick to let me out of my lease and asked that I leave within 48 hrs. They did not notify me that 3 of my neighbors in same bldg had already reported mold in their units, I found out when we all were moving out on the same day, loading our Uhauls in the parking lot. No idea how long they would've let me continue living there completely unaware had I not noticed the mold. See reviews on other sites before signing a lease here - every issue mentioned in other reviews I experienced as well Jan - Mar 2023. Mold, water leaks, no hot water in shower for 6 weeks, loud neighbors, no free parking, overflowing dumpsters, and AC unit on its last legs. The marketing pictures they are use on all the leasing sites are not current, prob 4 or more years old! Absolutely do not lease here sight unseen! Was waiting to post my negative review until they refunded me my March rent, deposit, and the $143 credit I have on my acct, but its been over 30 days since I moved out & now they wont return my calls or emails when I ask about it!
1. NO PARKING. New management is BAD. They promise free parking is available but it is not. Now, you must pay to park, because there is an extremely limited amount of “visitor” spaces. THEY TOW WITHOUT NOTIFYING YOU. The old management would text before they towed you, as well as place clear signs above the spaces that were bought. No way to tell now. 2. GIANT DOG POOP PATIO NEXT DOOR ALL SUMMER. I notified the office manager about this immediately multiple times, and also called the police and had a wellness check done for my neighbor. The manger did nothing for weeks, until I threatened to call the health inspectors. 3. LEAKING ROOFS. This building is held together by straw and glue I’m not even kidding. It started raining, next thing I know my $5k paining was soaked from a leak in our ceiling. Our neighbors had their toilet run in the middle of the night, until the people below woke up from leaks in the ceiling. That was a fun night for them and everyone around. 4. NO HOT WATER for AT LEAST 2 months. I could actually cry thinking about it. I called maintenance and told them the breaker keeps switching off. They came when I was gone, and left a note telling me to turn the faucet on higher ?!!! Like I don’t know how to use the faucet (I had just switched the breaker when I left so I could shower when I returned home.) I called them again, and they would not come back out. So I had to submit another request online, wait another week for them to come BACK and officially have a look at it. Finally, they order new thermostat, waited, put it in, still didn’t work. Then they thought it was something else, didn’t work. Finally, over a month of cold water, they ordered a new water heater. I waited, it arrives, then he tells me he didn’t realize there were two thermostats, and needs to try changing the other one before they replace it. They changed it, and guess what.. IT WORKED. The office did NOTHING for us during this time. My husband works as a army nurse at a hospital, HE NEEDS HOT SHOWERS. Along with new management came new maintenance, they are so cheap and mismanaged, THERE IS ONLY ONE MAINTENANCE WORKER. 5. POOL IS A SWAMP, no joke. It’s clean one day, then next 2 weeks a disgusting pond. All summer long, no one has been able to enjoy the pool. 6. THE GYM HAS NO A/C. 7. DON’T TRUST NEW MANAGEMENT. They do not care about their residents. Trust me, DO NOT LIVE HERE
This apartment is not ok but I felt 2 stars is fair. I moved in just a couple of months ago and we already have new management. In fact the property was sold and a new management team came in. There were issues with the original management team as far as things promised in the apartment that are not there. I was promised an updated and spacious apartment. It is not updated at all and reminds me of when I was in student housing. I expected those things in student housing and paid much less. Here I pay a lot, more than I have ever paid. I have been moved all over the US and have rented houses and apartments. I would expect an actual luxury apartment like they state in the advertisement instead of what I got which is an apartment that is not insulated well at all. I am on the third floor and hear every sound that my neighbors make. When they shut doors, my apartment shakes. When it is windy air comes through the sliding glass door and my blinds move quite a bit. The bathtubs look like they have weird sparkling on them instead of nice tubs like I am used to. They say the pool is ready to swim in but there are many leaves in it. I do not see many people in the pool area at all and if so they skim the leaves out themselves. The pool has never been ready to swim in and I do not have confidence that it would be good if tested to swim in. My kitchen is not updated at all. There are old white appliances that had greasy stains on them when I moved in. The dryer was full of lent when I moved in. The so called dog park is very small and not nice for dogs. It is not really gated because there is a small brick short wall that people step over all of the time to get in. There is trash all over the place and the grounds look terrible. I do not see people using the "amenities". I think that the location is great for people in the military or medical profession that work close but there are 4 other apartments right here to choose from. Unfortunately I had to sign a lease before coming here and thought I picked a good place. I regret signing the lease. I have done this in other states and found good places.I never would have picked this place if I had seen it before signing. Also, I was promised an updated apartment. I'm sure I will not be moved now and now I just want to leave. A place should be ready before you move in and you should get what is promised.
5 stars for the 2018 Management team!!! (24 hour Emergency # needs work though) I lived here in 2009 so when I was returning last year for 18 months of training this is the first place I went! Sadly, the management in April 2017 were not responsive (in multiple ways) so I rented elsewhere. When it came time for me to renew my lease I checked back to the Niche to find out if the new management was any better. I am happy I did because DeDe, Giselle, Jose’ and the maintenance crew are amazing!!! Responsive to my needs (moving, military training schedule, absolute need for parking near my rental) they went above and beyond to help. This is not to say they could provide all my wishes, right when I wanted them or even at the time I moved in, but they worked with me and when able they ensured that my needs were met. Specifically, Giselle was able to find close covered parking AND looked into upcoming availability so that I will be able to rent the spot nearest my apartment when the current owner moves out. DeDe also ensured that I got a washer and dryer and had immediately maintenance address concerns noted in my move in inspection worksheet when I turned it in. Looking at the history and turmoil of the multiple management turnovers in the recent past, it is easy to appreciate why some items in my apartment where sub-par, i.e. the laminate floor issues, bifold closet to washer “jerry-rigged” with a screw instead of a proper tract... However, maintenance has always been responsive to fixing and making right. Since I moved here in March, I had a leaking refrigerator and hot water tank. These are not brand new apartments, even if they were they would have issues, but is nice to see responsive action once maintenance personnel are made aware. They just need to get the 24 hr Emergency line to actually work. I am happy to be home!
The management is refreshing to have. We had some serious issues with the previous management. When we got a third one in less than a year I was worried but Dee Dee and Gizelle are responsive, extremely open and want to solve the problems of the past. The area is nice and super convenient.
So happy to finally see some smiling faces in the office. New staff is always ready to greet you. I let them know about a leak in my lavatory sink within 2 hours it was repaired. Thank you Dee Dee & Gizelle.
Moved in Nov 2017, absolutely love it. New management team as of this month and they are both amazing, easy too work with, very caring about my experience. The Niche is in a quiet neighborhood. It is a beautiful, well-maintained, gated apartment complex. The maintenance team genuinely cares about the residents and is quick to respond with repairs. I also really enjoy the online portal system where I can pay, update info, and place in any workorders if needed, rather than having to call or come in to do all of that. Thanks for everything so far and I look forward to living here! Highly recommend!!!

I have lived at this location for two years and in that time there have been 3 different management companies and the most recent is by far the worst. We have been plagued with too little parking, had twisted sheet metal stored directly outside our apartment for weeks, and recently had our car towed when we parked as best we could due to construction vehicles and materials taking up over a dozen parking places. Their solution was to park on our road (which they told me was an option after the fact) or pay extra for a reserved parking space. Now, I understand paying extra for a covered or garage spot but to have to pay extra on top my rent just to assure that I have a regular parking space seems ridiculous. We have been asking about a reserved spot in desperation for months now and never hear anything back. Our ceiling has also never been repainted despite requests to cover up the bare spot that was unpainted when we moved in and the lovely wooden cabinets look like they have been spray painted with a brown stain with over spray in all of the drawers and cabinets. Our unit was broken into 2 weeks after we moved in and many items were taken an our apartment wrecked. The office is terrible at communicating anything that goes on in the complex and resorts to haphazardly shoving notes in your door, but somehow never misses an email to me concerning when my rent is due. The only bright spot is the great maintenance supervisor that lives on site. He has always been extremely nice and even went out of his way to let me know I left my car door open in the parking lot one day. I wish I could recommend this location, but for the prices you do not get what you pay for and I have found the people working in the office to be unhelpful and uncommunicative at best.
From my family to yours, I recommend the Niche! Super family oriented, pet friendly, well kept and most of all professionally managed by a wonderful staff. I am happy to call this place home and I plan to stay here until they don't let me anymore.. Living at a community ran by the best manager and maintenance manager has been a wonderful change for my family. Jennifer and Ralph deserve 10 stars in every department for the hard work and dedication they bring to this place.. I love my home and it is most definitely thanks to those 2.
Beautiful grounds & very unique features. This community offers an exceptional living environment and we feel so at home in our apartment. The neighbors are very friendly, the grounds are well kept and management is extremely professional. I am more than happy to call the Niche home.
