Everything about this place sucks. The management, the company itself, the parking, the homeless shelter, the homeless people in the building, the cars getting broken into, literally EVERYTHING! I've only lived here a year and they went through 4 property managers, my car got broken into INSIDE the gated parking lot. Our locked up bike got stolen that was chained to the bike rack inside the garage within 2 weeks on moving in. This place absolutely blows

I've lived here for 4 years and I'll do my best to outline the pros and cons I've come across during that time. Pros: - Property looks good and is quite modern. - Priced pretty well for what you get. - Friendly maintenance staff. Cons: - The price is partially due to the location, being across from the homeless shelter, you'll have to deal with occasional homeless people shenanigans (following you in, yelling/fighting/loitering outside). - The major and only true complaint; Lund Management. It's been bad since I moved in 4 years ago but it has only gotten worse. You better hope that you don't need anything from them because you will need to call every day for a week and bombard them with emails in order to get a response. Even if you do get a hold of them, the chances of a follow-up on your issue is extremely low. It doesn't matter how important the inquiry it is; getting your mail/apartment key, acquiring garage access, sending you lease renewals, etc. From what I can tell, they have managers handling too many properties at once and they are unable to keep up. We typically only keep managers for 1 week to 2 months before they're gone. It really makes you feel like you're living on an island.

I moved out of here recently and wanted to give my two cents so renters know what to expect when looking for a place to live. Overall, the experience was good, but there are some important things to take into account... PROS: -The actual apartment units are super updated, clean, and very spacious. The den area was perfect for having somewhere separate to study. Rent went up by quite a bit the past year, but still one of the largest/nicest apartments for the cost - The maintenance guy, John, is incredible. He went above and beyond in terms of timeliness to maintenance requests and making sure everything was fixed properly. I had an issue with my shower pump not working correctly, and he vouched to management to bring a plumber in to get it fixed after realizing the issue was complex and not something he could fix on his own. - overall, all of my neighbors on my floor were super friendly and respectful of one another - good location close to downtown and some restaurants within walking distance CONS: - not a safe place to live... it is located right next to the homeless shelter, so there are always individuals on drugs walking around and harassing people. Many of them shout and yell nonsense during the night which can be bothersome. Several cars parked on the street were broken into when I lived here. I also never felt safe enough to go for a walk by myself (even during the day) because of the location and occupants close by. Several people posted on the Facebook page about people being inside the garage and asking them for money or harassing them in some way. Also, there is a huge issue with non-residents getting into the building somehow even though the entrances are locked. Someone on drugs tried to kick my door down and break into my apartment (why I moved out), and a lot of times people were sleeping in the building in the hallways or trash chute. Sad situations but not the safest place to live. - if you do not live in a unit facing the hotel, there is a truck route that passes right by the apartment which means you are hearing huge semis pass by constantly. It was incredibly loud, I had to sleep with ear plugs in even though I lived on the top floor. - management was not responsive to emails or calls

My car window was smashed along with 2 other cars. And that's not new here. When we moved in they didn't even try to paint over the noticeably old paint. Our unit smelled of smoke for a long time. When we moved here the carpet was so worn and old it had folds in it and it's a puking brown color. The closet is in the bathroom. The internet modem is in the closet which is in the bathroom. Do, our internet cord goes through the bathroom to the living room. Can you imagine using the bathroom with the clothes adjacent? Washing machine old. Otherwise everything else is great.

Pros: Beautiful building, and very quiet. I rarely hear or see anybody. Maintenance is very quick to respond to any requests. Cons: The building is located close to the homeless shelter, so there are often people wandering around on our street, and there have been a couple incidences with people trying to get into the building. Someone tried to break into my car once while I was parked on the street. There is a security company that patrols, but our building has no security cameras. Also, the carpeted hallways are gross, there are dog pee stains everywhere. When I moved in, the property manager said the carpets would be cleaned, but that has never happened.
I've lived here for 6 months and am in love with my space. I'm just a block away from bars, venues, coffee shops and within walking distance to Creighton and TD Ameritrade! My apartment itself is amazing, I never hear my neighbors and have great views of downtown. The space itself is modern, updated and chic-- and I love the den space that I turned into my home office! Overall, I would definitely recommend Nichol Flats to anyone looking to move to an affordable spot downtown!
I am a student at Creighton and I've lived here for about a year now. I am not sure why the previous reviewer thought that the apartment was poorly built because in my experience, it is not. I am able to fit my ikea dishware just fine in the cupboards and my apartment is in great shape even though I am not the first person to live there. The only problem I've had is the light going out in my bathroom, but Jeff the maintenance worker was able to fix it within 15 minutes. Compared to other apartments in the area, Nichol Flats definitely has the most spacious and affordable apartments without compromising on quality or style. I'll admit that it can be noisy sometimes due to the truck route on Nichol St/Cuming St but when you live in a big city, noise is to be expected. Overall, I would definitely recommend this space if you're looking for an affordable but stylish apartment.
My experience at this property has been amazing thus far and I do not see it changing any time soon! I love the amazing views of the riverfront, pedestrian bridge, Creighton’s campus, and the buildings of beautiful downtown Omaha. The maintenance guy is very friendly and gets the work orders done in a very timely manner. The leasing staff goes above and beyond and is constantly available to answer any questions i have. Erica made sure that I had everything I needed by following up with me shortly after I moved in! I was given a move-in gift and had everything in order for my stay there to be extremely comfortable! My dogs also love it here because all of the residents and other pets are very friendly! I also love the little things that residents get to participate in like door decorating contests for prizes! I’m very pleased with how clean and maintained the property remains as well. My stay here has been AWESOME!
This place is one of the worst places I have ever lived. Originally saw it, and thought wow this place is new, modern and affordable. However shortly after moving in I could how POORLY this place is built. The floor boards are placed with corners not placed all the way down so if I'm walking barefoot I scratch my foot, cupboards don't fit NORMAL sized plates, you have to place them in the cupboard at an angle, cupboards are POORLY built with flimsy shelves placed inside the cupboards to hold dishware and pots which can't even handle the weight so the shelves keep falling. Luckily I was able to avoid a huge mess of my dishes breaking everywhere because the shelf just decided to give out. The door frames are fell of just from simple opening and closing of the bathroom door and the closet door. I can hear everything my neighbors are doing which is insane..how thin are these walls? All in all this place was not built to sustain long time renters. I am the first person to move into my brand new apartment there were scratches all over the walls, poorly painted random spots on the wall, kitchen drawers that don't close all the way and so much more. I wish I could speak to the owners--the Lunds because I feel like my scathing review isn't enough to make my point of HOW AWFUL this place is and it will continue to go down hill. Avoid this place at all costs. Counting down my days of leaving this soon to be condemned building.

I originally made a pretty scathing review of this place. However with the new management person he has done a fantastic job to fix the ongoing issues. He has gone through a lot of effort to communicate with me and resolve my maintenance issues and other issues I had as well. They have finally gotten a security company that patrols the area at night and I am happy with that. While there is a homeless shelter across the road I believe this will put a stop to any issues we have had in the past. Its still a but noisy around here with trucks constantly passing through but I can live with it. Noise from other tenants is pretty prevalent when walking down the hallway to your apartment since the front door does not do well for hiding noise and since I dont have a person living next to me or above me yet I am not sure how that will be...hopefully it will be fine. All in all its a new place its pretty nice and the gym downstairs is one of the nicest stocked up gyms I have ever used in an apartment complex. I am happy with the place now and can in good conscience recommend it to to others now.
