Although it is the state capital and located deep in the heart of Texas, Austin generally has more in common with places like Portland, Oregon rather than other large Lone Star State cities like Dallas or Houston. Consistently named one of the best places to live in America, Austin combines passions for food, live music, entrepreneurship, iconoclastic attitudes, and Texas traditions into a wholly unique cocktail that people just can’t get enough of.
The expansion of the tech industry and the wild popularity of music festivals like Austin City Limits and South by Southwest have boosted Austin’s profile as one of America’s most in-demand communities of the 21st century so far, attracting people from all walks of life and every corner of the world.
Regardless of their atypical culture, Texas pride runs deep in Austinites. Many of the city’s hip, young entrepreneurs are more than happy to deal in classic regional staples like Tex-Mex food, cowboy boots, and country music.

Property Ratings at Nichols Park
Roaches, Spiders, Scorpions, and even snakes coming out of the wall. Leak in wall so bad that black mold resulted. Once the mold was covered up the wall leaked again, puddles of water. Run! Don't rent from this place!

Management and staff are friendly and the property is always clean. I recently moved here to Texas from overseas and found a home. Unfortunately the information on the website about bike rentals is false

So far it’s been lovely! I would recommend adding some things to the dog park area and some serious flea medication in there as well! Other than that it’s been great

This place is a total nightmare. Mold is everywhere. The a/c units are absolutely disgusting. The appliances are easily 20 years old, but more likely 30 years old. Perhaps even original to when the apartment was built. The staff is rude and unprofessional. They'll delete your maintenance requests rather than fixing an a/c that can't cool past 85. The walls and floors are so thin you'll literally hear everything, even from multiple units away. Don't be fooled by the location. This place is a disaster and the last place you should want to call home.

I just came to say that they are very bad about fixing maintenance requests in a timely manner, if at all. You may be waiting weeks before they even go to your building. My AC was out for over 3 months because they were "waiting for parts". Fortunately, it was fixed right before the summer hit, so at least there's that. Wanna know what the problem was? A loose wire which was fixed in under an hour by maintenance (not the staffed maintenance, but a contracted guy they hired.) Ridiculous. I basically boiled like an egg in my apartment for 3 months because they were cheap ??
I have lived in this complex for 3 years, and while I love the community and the location, I have had nothing but problems in my 2 bedroom apartment since the day I moved in. The worst problem being that previous management NEVER took my maintenance requests seriously and hardly had any maintenance staff to come in and physically view or fix the issues. About a year ago my living room ceiling bubbled up with water pockets and I alerted the office staff immediately only to be told that if they burst, to call them back and never had a maintenance worker come and look at the ceiling. Now I am dealing with water leaks, holes in the ceiling, black mold, dirty/moldy vents, an A/C unit that never stops running, a water heater with a random piece of dusty insulation over it, an old dirty stove from 1985 and no pest control that has ever come to spray my apartment even though we pay for it monthly with our rent. I have several documented maintenance requests on each issue, as well as several emails directly to the apartment manager and nothing has been resolved so far. At this point, I just feel beyond uncomfortable and frustrated with this apartment complex and the way things are handled. Over the past month, I have been to the walk in clinic for a chronic cough and major headaches from what I thought was “allergies” but now that I found mold and water leaks in my apartment, I feel like it could be related to the quality of air we are breathing. I have a one year old daughter who is also experiencing allergy like symptoms frequently and i genuinely don’t feel like this apartment is a safe or healthy environment for us until these problems are professionally handled and fixed. While the new management staff seems to care and is willing help us fix these issues quickly, none of this would have escalated this far had previous management actually taken my maintenance requests seriously for the past 2 years.
You couldn't ask for a better place to live in Austin. I love it here. No it doesn't have all the fancy fitness centers and stuff but there is a very nice pool, hiking trail that my dog and I love, a park for the dogs, a business center, good friends /neighbors, good maintenance guys and the girls in the office are great. The manager (Tammy) even keeps suckers and dog treats on the golf cart for the kids and the dogs. And I have lived here almost 10 years. It is a quiet and friendly place that we like to keep that way.

I am in the apartment industry/ work for another company, and just moved on property. Great experience with rental process, professional and caring staff Tammy and the team go above and beyond, the apartment is fantastic, very glad I made the decision to move here.

Thank you Tracy for the 5 stars. We are also very happy you decided to make Nichols Park your new home. -Nichols Park Management
This apartment complex has zero amenities and yet they just keep raising the rent every time the lease is up. The only nice thing is the location as it is convenient to most anywhere.
I visited this apartment community and was impressed. I love the area, atmosphere and friendliness of staff. Great place to live !
Been without a microwave for over 2 months and management will not even bring a loaner until they can get the overhead microwave fixed. Now my refrigerator doesn't work. I wonder how long I will be without that too. Was I offered any reduction in rent during this time...NO! Nice neighborhood, quiet apartment complex, Poor management assistance.
This is a quiet small community close to everything.
