With its old-growth shade trees and 100-year-old refurbished homes, the Midtown neighborhood of Omaha combines a sense of old-world charm with proximity to downtown and the University of Nebraska-Omaha, both of which are directly east of the neighborhood. Within Midtown Omaha, many renters opt for the smaller neighborhood of Midtown Crossing, a 16-acre development that mixes apartments, restaurants, and shops for a true live-work-play environment.
Many residents choose Midtown Omaha for its short commute time to the University of Nebraska Medical Center and other downtown destinations. After taking a stroll under the expansive trees of Midtown, head to Turner Park to enjoy Jazz on the Green concerts or stop at some of Omaha's finest restaurants for a bite. Residents head to the Grey Plume in Midtown Crossing for its innovative menu or the Crescent Moon Ale House to enjoy its friendly pub atmosphere.

Property Ratings at Nico
The Highline apartments are everything a young adult needs in Omaha! It’s a great location for all the local bars and restaurants and the management is very responsive!
Our apartment is super cozy and awesome location!!!
Quiet cozy and convenient. Love this apartment so so much
I love Nico!!!!!!!! Best place ever nd gated parking downtown is a must
Allie and Lauren have been really helpful. I love when I can call them all the time and they have all the answers. Natasha
I’ve been here since 2017 and love it! Manager addresses any issues that arise, Maintenace is great and building is quiet.
Love our huge apartment! Tons of sunlight, maintenance is on top of everything and great location.
Our two bed is spacious and has amazing views! Maintenace is quick to solve the very few problems that arise and management is great at keeping the property beautiful and fresh.
This place is great! The staff is great to handle everything and my neighbors are super nice!
Love my walk in closets and my neighbors are friendly. Allie the fire manager has been a pleasure to work with.
Parking is easily accessible, building is quiet and the apartment is very nice. If a problem occurs, maintenance is quick to come by and help you out. Also comes with a great view of the park in Midtown Crossing.
like my apartment but most importantly management is so fast at responding and getting stuff done.
Great views from the 6th floor and my unit has a huge closet! Maintenance is so quick and they do consistent maintenance control!
I've been in my studio since 2017 and Allie & her staff are so great!
I have lived in the NICO apartment building for almost 2 years. The NICO building was remodeled completely into apartments a year or so before I moved in so everything is new. The building maintained the NICO name as part of the building’s history. I like the staff and I like the security since you cannot get into the building without your FOB. I also like the security of the fenced parking lot requiring a garage door opener to get in. My favorite part of the apartment is a washer and dryer is included. The building is very quiet and I never hear my neighbors. The location is nice because it’s one block from Midtown Crossing with it’s beautiful park. It’s a great place to live and I plan on being here for many more years.
Nico is such a great place to call home. It’s quiet, modern, and clean, not to mention in a great location. Love it here!
I’m pretty picky when it comes to my home and there’s a reason I’ve renewed year after year at the NICO. This building has a prime location, a new, clean feel, great views and an awesome management team! Highly recommend!
I have lived here for two or three years and I love it. The location is prime. I can walk to coffee, movie, dinner and take the new ORBT bus system up Dodge or down to the Old Market. The building is quiet, clean and the maintenance staff is responsive. The building manager, Allie, is superb. She goes above and beyond to ensure her residents are safe and looked after. My apartment has a wall of windows and great view of Midtown. I truly love living here!
They're very easy to communicate with and very responsive. Allie and crew are always helpful and stay on top of keeping the building up to the standards of the tenants.
I moved into Nico apartments a couple months after the pandemic shutdown. With everything going on and the uncertainty of the times, finding an apartment added a lot of stress to my life. But Nico allowed me to tour the available units on my own and move-in day was also done distanced as well. Overall, I've really enjoyed the solace of having my own space, especially the view of Turner Park from my beautiful wall of windows!
I have lived here for about 3 years and it has been absolutely wonderful. The Midtown location is prime (so close to UNMC, Blackstone, downtown, and right off the highway). The apartments are beautiful & rather new. The property management team is very responsive and helpful. Overall, I would highly recommend!
Have been living in NICO for 3 years now and do not have any complaints. The apartments have stainless steel appliances, great countertops, and good views. The building is located in a very convenient location. It is close to many different Omaha neighborhoods, as well as the interstate if you need to go out West. If there is ever a problem, management and maintenance are always on top of things and are quick about fixes.
I moved to Omaha into NICO in 2018. The staff (Allie) is very approachable. My morning commute time is under 10 mins. The best part about the place is that it is super quiet and safe!
Great location for the price! The modern look and feel really have an urban-chic vibe!
This is the best place to live! It’s so close to old market, midtown crossings, and capitol district. The windows in the apartment are fantastic and the staff are great to work with. Highly recommend!
Clean and new appliances when I moved in 03/2018. Maintenance is fast to fix things.
I moved in here this summer, and have loved the experience. Everything is very new and modern, including appliances. It is a very nice apartment in a nice neighborhood where there is a lot of things to do.
Love my studio i have a view of downtown and the sliding doors offer privacy when i have guests over
Great place highly recommend for the price you get a lot of space
Love the style, price, and location of my Nico apartment! I was looking for a one bedroom with in-unit washer/dryer, modern style, and new appliances and I feel lucky to have found all of that with good pricing at Nico.
Have lived here since October 2017 When it opened and haven’t had one bad experience. The property manager makes sure everything gets done in a timely manor.
Our apartment has a ton of windows and its great! We can see concerts from our apartment at midtown and everything is within walking distance.
I moved in about 4 months ago and this is by-far the best apartment in the area. Quite, low-key, great price and staff is very responsive and timely. I highly recommend it!
I am going to miss Nico. My studio apartment was awesome, with a separate sleeping area and huge closet. Allie and Amanda were awesome, and only had maintenance come out twice for light bulbs. I would highly recommend Nico.
Moved in about a year ago and have had so many issues with the roof leaking, the air conditioner leaking, faulty fire equipment, broken appliances. the property manager seems so disconnected too. Also they advertise their suits as "1 bedroom" however Omaha building code requires there be a 'emergency egress' such as a second door or window besides the primary entrance exit... the "bedrooms" do not have that. so technically they bare bonus rooms. Save your money and move somewhere without so many issues.
I moved in a few months ago, so far things have been good; the building is quiet and feels safe, the appliances are really nice, the tall ceilings make the units feel spacious, and it's been easy to find parking on the street. The free wifi is pretty good, but you have to re-sign in on all your devices every few days which gets annoying. There's also a bit of stray paint in my unit (on window blinds, outlet covers, etc), and some of the floors are uneven (dips and mounds under the vinyl hardwood), probably from rushing to finish the renovation, but I'm not sure if this is consistent with other units. Overall, I'm very happy here and the NuStyle staff have been great, NICO is definitely worth checking out!
I moved in at the end of December and have loved every minute. The leasing office was so helpful with getting me information and went over and beyond during the whole process. The building itself is gorgeous they did a great job of marrying the historic building and more modern styles. It really is a great place to live.
