Property Ratings at Ninety Degrees
My initial encounter with the office staff left much to be desired. Unfriendly, rude, and seemingly incompetent, their lack of concern became apparent from the day I moved in. To exacerbate matters, my brother's truck was vandalized, incurring $10k in paint damage. Despite reporting the incident, the office staff's response was indifferent, claiming no surveillance cameras were in place. Within the first week, my garage malfunctioned twice, compounding the stress of dealing with the aftermath of the vandalized truck. As if that wasn't enough, a month later, a sink leak surfaced, followed by the breakdown of the subpar washer two weeks after that. Requesting a replacement, I faced the office manager's unpleasant attitude, making me feel inept for seeking a solution. Despite assurances of a prompt resolution, their promises fell flat, wasting my time and leaving me unattended. Labeling themselves as luxury is a stretch; the reality is akin to putting lipstick on a pig. The units are filled with substandard fixtures, and the common areas are consistently marred by litter and the remnants of irresponsible pet ownership. Amidst these negatives, the one redeeming quality is the excellent location.
I am an ex resident of this apartment. I left this apartment in March 2023. At first, staff looks really supportive but later when you start living there you realized the true picture! I missed my usps envelope (visa document) on 23rd march since I moved out of the apartment on 18th March. I called office and informed them about it and told them the importance of that visa document. They sweetly promised to inform me back but it’s been a long time they haven’t called me back. And also not picking up calls no matter what time of the day I am calling them. I will never recommend this apartment to anyone for such a unprofessional and disrespectful behavior. Thank You.
This apartment is falsely advertised and is not a nice place to live. They state that it is a luxury apartment, but all of the materials within the apartments are very cheap and the apartment grounds are very dirty including the pool, carpets in the hallways, sidewalks, and more. They also add unjustified extra fees upon moveout and threaten to send to collections if you try and fight them. Stay away at all costs.
If you are looking for a place to live in North Phoenix/Scottsdale, I would recommend ninety degrees apartments. I lived here for almost two years. It was bittersweet to move out this morning but my job is taking me to another state. The location is great, very close to the 101, excellent hiking and restaurants. The amenities were top notch. They have two pools with a hot tub which is perfect for year round fun. They also have a nice gym that is well equipped. The kitchen in the apartment had nice applicances that worked well for cooking. Best of all, the staff were very responsive. Any questions or concerns I had were quickly resolved. The maintenance team does great work and are quick to fix any issue. Bottom line: ninety degrees is a nice place to live.
Great location & nice updated apartments. I don’t have any bug issues so I can’t reallyyyyy complain. However, if your looking to get any sleep good luck. Everyone likes to party here at All. Hours. Of. The. Night. So for someone that wakes up early or works. Yeah it’s a joke. No security. Just loud music and full pools at 2 & 3 am. Kinda can’t wait to leave. Pretty though lol
My boyfriend and I just moved in the other day and are over the moon with how amazing the property, our unit, and staff have been. We started our process about a month or so ago and Kat was amazing. She answered all my texts and calls making sure we felt super comfortable and knew what was going on in our application process. Not only was she prompt to reply back but she is one of the most sweet and genuine people we have ever worked with when it comes to moving (we each have moved over 10 times) and she made this move perfectly seamless. Ninety Degrees was one of many options for me to rent but I decided that this was the perfect place for me to call home, and I have to say it was all because of my Leasing Agent, Enisa that I chose to rent at Ninety Degrees! From the initial phone call with her and how friendly, warm and helpful she was to meeting with her to get everything done during a stressful time for me, Enisa helped to make my move way less stressful, easy and a truly wonderful experience. Excellent living here and give the property and Management 5 stars !
The staff here is so welcoming and amazing!! So welcoming and real not like the fake nice with a fake voice! Real people actually enjoying their job for once!! The loft unit are so cool and it looks newly renovated! All wood floors besides the rooms and very high ceilings and white walls. Also there’s some units with a mirror and when you open the mirrror it’s a walk in closet Super cool!!!
Staff is amazing. Mark was quick to help with all of our needs and he was very attentive the entire time. Facilites are awesome, quiet, clean, and all staff is very nice. Great area for dogs. Nice pools. Very easy and smooth move in experience as well! I highly recommend this complex!

Moved here from southern California and I have to say the loft like apartment is one of the few in the valley I have found. My new bachelor pad overlooks the pool and I can see some mountains from almost every room.. Also my game room has a fireplace!! I am looking forward to seeing what the new gym looks like. Met the new manager, would have never known it was her first day, sharp and full of positive energy. Enisa and Anthony were my first contact and they were fantastic, so far excellent experience.
For the most part this is a good apartment. Location is excellent. I lived here about year and experienced Greystar management and the new owners Knight. Greystar did a great job of having monthly parties for the residents with food trucks and outings by the pool. Security and cleanliness was good. Towards the end of their ownership I did see more gates and doors left open. The management team in the front office was top-notch. Knight took over late spring early summer. The people in the front office are friendly and professional. But they may be playing catch-up. Lots of construction going on which can be a bit noisy with trucks blocking the entrances. Some disgruntled tenants or outsiders have vandalized the facilities with pulling out the pet waste bags and pulling them through the trees; the large flower basin near the entrance was hit by a truck and left out for several days; the security gates have gone weeks without working allowing anyone to come in to the property; door gates are still left unsecured during the evening. They are a little unfair with how they handle your security deposit. Although I paid extra for my pet in a deposit and additional monthly fee they still took all of my security deposit and indicated it was for a pet related issue for carpet or tile. That should have been the purpose for the up-front extra charge for the pet and monthly fee. Make sure you do a walk-through of your apartment with the inspectors so you can address any issues on the spot. .
new owners took over about 2 to 3 weeks ago. there are serious issues with this change of ownership. Carpets are no longer vacuumed on any kind of schedule. My building has not had the carpet internal carpet I mean vacuum since they took over. they are operating on a skeleton staff of Maintenance where external maintenance is the absolute minimum. one of the buildings had cigarette butts sitting for almost two weeks. the stones in the Landscaping have migrated onto the sidewaylks and have not been touched in 2 weeks. I have not seen any type of introductory email and whether or not we can expect the amenities to continue with the new owner. In other words no introduction at all.

I moved-in to Ninety Degrees a year ago but soon began counting days left for my lease expired. I was fooled by the pretty pictures on the marketing materials but in reality this place was a huge disappointment! Everything at this property is small, narrow and tight – driveways, sidewalks, parking spots, pools, rooms – everything! Even kitchen counters are so tiny that you can barely fit a dinner plate on it. It is counter-intuitive, considering the abundance of undeveloped land around but only until you observed that this place is not about comfort and service but about squeezing maximum profit from its tenants. Prepare yourself to see cigarette butts on stairs and dog poops everywhere you go – a few times I almost vomit. The nearby road is extremely noisy as it is frequently used for test drives for all those race cars from the fancy dealerships around. I wouldn’t bother to list those negative issues unless the final straw broke my piece of mind – the move out fees that they put on my account. Not only they were grossly unfair (like $130 ozone treatment and $70 carpet color restoration) but the management did not even take the responsibility for those fees – instead they reference me to unknown “vendors” who did the service and to the accounting office where the fees were due. As the property manager, Jamie, told me: “We do it all the time and I am not going to remove the fee just because you are asking me to”! What a great service to the supposed “valued” customers! For the same rent fee I easily found a much better option less than a mile away. My 1 year at Ninety Degrees has nothing to do with “luxury living” this place is claiming to provide.

Living at ninety degrees is like taking a step in the future. It is very functional yet simple. The people who work there are very helpful. Always have answers and are very sweet. Everything in the apartment just works. The design, functionality and the homey feel. The pools are always warm and always clean!!!
This place was the last on my list to check out and now i wish i would have come straight here. Hands down the most beautiful, at the best location, for the best price. The staff really drew me in with their willingness to do whatever it took to make sure i felt confident about my decision to make Ninety Degrees my new home. And it is. Home.
