Property Ratings at 98 Apartments
These apartments have gone downhill majorly, they have mold in the water system so it’s everywhere and when we asked them about it they said it’s normal and everyone has it so they wouldn’t do anything. They aren’t as nice as they seem in pictures the boards are all off and the cabinets are all on broken hinges and have massive scrapes in the floors from them moving stuff In and all the drains clog all the time. For the price they should be way better and should definitely have better management that help you, also just got new management and it’s gotten worse

This is the best place to live here in Owasso! I have lived in 2 other complexes here in Owasso and the customer service is incomparable to the service that 98 provides. Work orders have always been completed promptly, there are lots of amenities, and everyone in the office is so nice. Plus the events they throw for us and giveaways that they do are awesome! Nothing is ever perfect but these apartments are superlative.
Everything not that bad so far. Make sure to take pictures and fill out the checklist they give out when you move in. You have to understand it's an apartment and apartment neighbors are hit and miss. They close the pool very often bc ppl pee in it so much. The pros: large enough for 2 ppl, the gym, walking track, dog park, lucky enough to have garage, easy access to Hwy 169 and Hwy 75 for work commute Cons: super thin walls, inconsiderate neighbors (mufflers, pet waste, hanging out in breezeways, abusing amenities), ATT internet and cable, parking on weekends, packages go missing.
No, I would not recommend these apartments at all. I RARELY EVER write a bad review about anything, but this situation was one I had to review, as a forewarning to all the hard working folks.I moved in with a dirty apartment, I complained and took pictures on the day of move in and followed up with phone calls and came into the office and complained again and still nothing was done. I ended up cleaning the refrigerator and entire apartment from dirty toilets to large cob webs. It was a short term there for me and they wanted to charge me for not cleaning when I left. I paid a large deposit plus pet deposit, plus extra rent for staying month-to-month. I was told and warned before move-in that they are notorious for not paying back deposits. They may as well say, this is the extra fee for move out charges. They invoiced me for $167.01 after paying $445.00 in deposits. They are thieves and should be ashamed of their actions. They are trained for what they do and it sickens me.
First of all I hate to do this, but just want you to be ready when thinking about apartment 98 my experience with 98 apartments was one of my worst living in apartments. Moving in I had some reservations mainly with the 3 month cancelation fee (they'll say most apartments do that, in my experience its 2 months) then they automatically charge you got carpet cleaning and cleaning of apartment in the lease coming out of your deposit something else I've only seen from this management. However i don't trust my gut and move in since they look nice. That was my first mistake. I ask them how thorough i should be on the conditions form they tell me just jot down major scratches which I did since they let me move into an apartment with a scratched up fridge and cabinets with scratched so i thought they can't be too serious about that. Then theres the noise! I don't know if it was just my apartment that was cheaply made or all of them but I could hear every step my neighbors took upstairs. I brought this to the attention of management many times and got "we'll call them", which I got that answer every time I brought it up. It wasn't till i was fed up and ready to pay that huge cancel fee that they offered to move me, in my mind thats still penalizing me I have to take my time to move to another apartment without the guarantee it won't happen there. I've lived in many apartments and never heard people like that above me. So now we are moved out and get my invoice. cleaning, carpets cool thats in the lease i was expecting that. Partial paint $250 to fill and touch up a few holes ridiculous, especially since i asked multiple times if i should fix it and was told every time not to that their maintenance would rather do it so they don't have to fix someone else work if they don't like it. Not cool. I bring it up to management thinking they'll work with me but what was i thinking they didn't help us out the entire time we were there! Do yourself a favor and don't move in here save yourself some money look for a greystar management property or case and associates STAY AWAY FROM SIMMONS. They are cheap like the homes they build. On a brighter note the leasing girls where great sucks the terrible management took away from them.
