Valley is a quiet residential neighborhood about four miles south of Downtown Syracuse and Syracuse University. Property Ratings at Nob Hill Apartments
Bugs dirt grime squatters mold water damage urine smell smoke squatters and all. Thieves stole from me numerous times, management doesn’t care even when they have cameras. No follow ups with issues. Management attempts but does not care. Still having a problem with security deposit. No communication between staff or management, no accountability for any issues. Constant issues left and right with no sight of any hope for this place. Going down hill FAST. Do not move EVER.
DO NOT MOVE HERE The first year of living at this apartment complex was okay. It has gotten so much worse over the year. Management is horrible! The building’s barely get cleaned. Washing machines are out of order for months. Residents are getting charged for the smallest things. Cameras that overlook the parking lot are not in service They’re raising the price of the lease every year to an extreme amount, and now are adding $60 for cable to the rent, that’s not optional. Maintenance people complete your request order without solving the problem. One of the worst experiences of my life. You can pay your rent but they will never have a record of it so keep your receipts. They lie on the application about fees that are apparently not included in your total rent. The office people are rude and don’t know what they are talking about most of the time. Staff is inconsistent aside from a few faces. The facade of renovated apartments with available apartments is great! If you don't mind ROACHES crawling all over those new appliances. Buildings have a serious roach problem that can never fully be resolved. The people who live here are not your friends, people smoke in the stairways leaving behind cigar butts, ash and wrappers. A strange amount of urine is easy to find almost anywhere! This place is so pathetic. Do not move here!!!!!!
Cockroaches, other insects, dirty hallways, stairwells, EXTREMELY rude and incompetent staff that doesn't cash checks and then charge late fees, etc. (then you can't get a hold of anyone to fix the ledgers!), things aren't fixed that could pose a danger to tenants, nobody to police the buildings due to loud parties, fireworks being set off. Lots of other things as well.
Save yourself the headache and pass on Nob Hill. The property has been sold numerous times over the last several years and in the process much has fallen through the cracks. In the three years we lived at Nob Hill we spent countless money treating the rampant roach problem despite being charged a pest control fee monthly. The buildings are not secure and an aggressive squatter physically assaulted a guest of mine. The property is not well maintained, garbage is everywhere, and common areas smell of garbage. Two months after we have moved out we are still fighting to get our security deposit back and will be contacting the attorney general for assistance. All of this can be yours, plus a 10% increase in rent each year you’re there. Save your money.
I had a tour of this complex to be exact building 241. The place was so disgusting, soon as we walked in the door of the lobby, the building smelled very moldy. The elevators was down and I heard they smelled of URINE. Soon as we opened the door to the stairs, it reeked of Human Pee and Dogs. Upon going to the 2nd floor the whole hallway was very dirty and smelled like garbage. Upon entering the apt it smell of dogs and feet. There were no 2bdrm 2baths and no balcony as advertised totally disgusting. All the amenities they talk about is false. We rode around the complex even went to some of the lobbies totally nothing was addressed and everything was so bad. This place need to be reported to the health department for evaluation. Not fit for living. DO NOT RENT HERE
I was slightly skeptical about moving here based on previous reviews, but I live in building 3 and absolutely love it here. It’s quiet and clean. The staff is awesome and friendly. I would recommend living here to anyone. Super affordable for what you get in a great location. Only negative is the gym is gross and not really usable.
This place is absolutely disgusting. The laundry room is never clean there’s trash everywhere outside if you report something broken to maintenance, they will come in and act like they fixed it and won’t when I did move out. They are now currently trying to charge me for damages that the resident before me did that even though I asked multiple times for it to be fixed they never did so now they’re trying to charge me $125 for damages that I have proof of from the move-in check-in list that were there, the one was heat damage to the countertop that maintenance did come in and literally all they did was glue it down so it still looked horrible. The whole time I lived there I asked for my dishwasher to be fixed because it had MOLD in it, and all they did was come in twice and put bleach in it so I never even got to use my dishwasher once I have called three different times about this issue and emailed too multiple times and still haven’t heard back to the point I’m now involving a legal team. Please do yourself a favor and do not waste your money and move here!!! DISGUSTING AND DISRESPECTFUL!!!!
I recently moved in less than a month ago. So far I have had 2 packages stolen with the office refusing to do anything about it. The elevators also constantly have human pee in them, and they only clean them once a week. Pee sits in there for a week at a time before they clean it. They don’t take action against people peeing in the elevators either.
The worst 5 months of my life. I am so glad to be moving out. Read the other negative reviews. There are cockroaches everywhere. EVERYWHERE. Where you store your food, in the living room, bathroom, even the bedroom. When you make a complaint, you are just told to empty everything so pest control can “treat” the unit. It is a long process to remove all your belongings and to place them back…yet the cockroaches are still present after the treatment. You are told “it’s normal to see increased activity following the treatment,” but believe me, there is no decrease in activity. Days, weeks later, it is the same. It is futile, these buildings are infested with bugs/roaches. I have had pest control make their rounds 3x throughout my 5 months here and I have learned that it is a wasted effort. You do not want to be in the position I was where I come home from work to see bugs/roaches all over my silverware, in the dishwasher, or in the fridge. It came to the point where I did not even want to cook or eat in my apartment. Despite this, you will still be forced to pay 2 months’ worth of rent to cancel your lease which comes out to around $2,000. You are literally being driven out of the apartment by bugs and are forced to pay. Not to mention the filthy common areas, there is trash everywhere. Avoid at all costs, there are reasons why they always have availability.
The apartment floors are never vacuumed or steam cleaned, the stairways are dirty with garbage, stench of garbage on first floor, cockroaches and rodents galore, lots are not plowed, exorbitant rent prices for shabby & old appliances/non-working toilets, nobody policing the grounds, loud tenants go unpunished, nobody to contact office/management-wise. Need I say more? STAY AWAY FROM THIS DUMP!
Can't wait to get out. Bugs, garbage, obnoxious neighbors. I haven't had a functioning dishwasher since I moved in last November. "Yeah I'll fix it." "You need a new one." Not my responsibility. I thought stealing other people's mail was a crime but tenants here love ripping open other people's Amazon packages when the Amazon drivers don't put them in the parcel pending machine even though they're supposed to. I've complained about obnoxious music and door slamming three times. Nothing. I don't know whose apartment is shown in those photos. Sketchy people. Broken glass. Stolen mail. Disgusting laundry rooms. I'm so done. Listen to the reviews. Not worth it. I tried to break my lease (which hasn't been hard in others places I've lived in) and they asked for $2000 which is insane. This is not a college dorm. Stop treating it as such.
This place is so over priced and disappointing nonetheless. The lighting is awful (not accurately depicted in photos). We were told we had a balcony and the apartment we had was only different from the one we saw in that there was a wall in the kitchen. The roach problem is ridiculous, I find one at least once a day (we have traps out and it has helped). It is dirty and smelly, not to mention to loosely enforced "no smoking rule." Our apartment reeks of weed, even through the draft stopper. Management has walked into our apartment unannounced 3 times and the elevators stop working on a consistent basis. They also said they won't open the pool because of lack of lifeguards (understandable) but given the price (not including utilities), the price is just way too high for lack of cleanliness and upkeep.
Strongly do not recommend the Nob Hill! extremely greedy administration! I am a VA nurse. Unfortunately, I get transferred to other state. Administration of Nob Hill penalized me for $ 2000. It’s pure greed! And It’s not a cleanest place in the world!
We've lived in one of the newly refurbished apartments for about six months. We haven't really been able to use the gym, pool, or other common areas due to covid, but here are my takeaways on the apartment itself: The good: Management was friendly and responsive throughout our application and move-in process, and quickly followed up the few times I've needed to be in touch with them since. Ample parking with prompt snow removal. Brand new, energy efficient appliances. (Our bill is about 2/3 what it was at our precious apartment.) New flooring and carpet. More affordable than similarly sized apartments in the area. Holes left from hanging TVs, pictures, etc. is considered normal wear and tear. Lots of storage, strong water pressure. Laundry is paid for via app, so you don't need to hoard quarters, and there's laundry on each floor. The meh: location - not a particularly pretty neighborhood and roughly 15 minutes from everything, but safe enough. Renovations were clearly done for a price - for example, our cabinets are definitely used and some outlets were painted over - but everything is perfectly serviceable. Not much sense of community - lots of young professionals and grad students who all stay in their own lane. Laundry rooms could be cleaner. The bad: it's still apartment living. There are going to be slamming doors, sometimes noisy neighbors, dogs barking in the dog park, someone isn't going to dispose of their trash properly etc. I don't think Nob Hill is better or worse than other places I've lived on that front.
I contacted them through apartments.com to request more information regarding their available rooms. I was contacted the next day and I replied to the email. After a week, I hadn't gotten an email back. I sent another email after the week but again, did not receive a reply. I called the office after not receiving a reply. No one answered the call so left a voicemail. I waited a few day and did not get a call back. So I again called and left a voicemail with yet again, no reply I called a third time and they finally answered. I asked the woman on the phone a few questions in which I received very, very vague answers. I was left with more questions than when I started. I asked if I could come in and view available rooms; I was told that she needed to talk to "her team" about letting me come in and would call me back by the end of the day or by the next day.......That was 2 months ago and I never received a phone call back
Nob Hill Apartments was recently purchased by Sinatra and Company. The new owners are doing tons of work. The newly renovated apartments are absolutely beautiful! Call them today to set up an appointment I promise you will not be disappointed.
The maintenance is awful! Appliances are old, some don't work well and they REFUSE OPENLY to replace them. The mouse infestation is uncontrolled. Bathrooms are mostly original, and work like they are 50 years old! The walls are patched and have not been re-painted in at least two years. The carpeted hallways are ALMOST NEVER vacuumed. Management is JUST AS BAD! Complaints about the smells or marijuana in the hallways are ignored. They are in the process of removing all the garbage disposals. The fitness center has broken treadmills, the wifi is there, but they refuse to give the password. If they don't agree with your maintenance request, it is ignored. Do yourself a favor...STAY AWAY!
Despite some of the comments from the past Nob Hill has for sure stepped up in how quickly maintenance responds to work orders , office employees are always pleasant and always willing to help anyway they can ! Great experience over all! After reading some comments about the bug issues I can for sure say that those issues have been for sure taken care of ! Management is absolutely wonderful it’s a wonderful place to live no where is going to be 100% perfect but from the bus lines always coming around & how secure the buildings are I would always recommend this place !
Terrible place. We found mice in the apartment and we reported it many times. Every time we got the same response that the pest control would come "next Wednesday" but normally nobody shows up. Thank god one time there came a guy asking about the situation, and then said he would leave to grab some tool and would be back in minutes but actually never showed up again. What's more terrible, we cannot move out unless we pay the rent until the lease expires even the only reason we want to move out is their not doing anything about the mice.
When I arrived I thought the place was kind of cute I needed to move in quickly and signed my lease rapidly. Only to find out I made a terrible mistake. Be careful you have a 30 day window to tell them you're not resigning. If you miss that by even a few days they have already resigned you and lock you into this death trap reaking of garbage, full of rodents, dusty air vents and black mold in the washer. You'll be ignored for every maintenance request and recieve sas with every phone call. If you suffer from allergies you'll experience the worst allergy attacks of your life. Unless you have sinuses of steal and some inhumane immunity to black mold do not sign a lease here. There are tons of better options. The meadows for example was a wonderful experience. Good luck on your hunt. Dont say I didn't warning ya.
Washers filled with black mold, which is TOXIC and most people are hiugly allergic to on top of that. Called them begging them to clean them and nothing ever happened. was on vacation in the month of August came back to find that they had automatically resigned my lease which ended in November. the only way they tried to contact me was by leaving a letter in my door, when they have a phone number, email address and permanent bulling address to contact people by. Told me I would have to pay $500 to leave when my lease is up because in the one month I was on vacation I didn't let them know I wanted to leave. Although I called to tell them how awful it was on a regular basis. Mice, cockroaches...exterminator came three times in two years. They don't let you sign out of lease until two months before so you literally have one month window to exit. Seriously they are slum lords. If I wasn't a very busy hardworking young adult I would fight them with a lawyer. On top of all this...I should have known from day one because when I went to move in...moving truck full of my belongings they said whoops! We forgot to clean! So I had to clean my whole place or pay for an extra day of renting this truck. Never compensated. The women in the office must hate their lives because they are cold and grumpy all the time...probably because everyone experiences problems. WAYYYY over priced for what it is. Definitely think twice about this one.
I lived in Nob Hill for 1 year and a half. As an international student, they required me to deposit 750 $. After my contract has finished, they were supposed to give back my deposit but deduct any possible damages that I might have caused to the apartment during my stay. Guess what, they deducted 745 $ and sent me a 5 $ refund check. I called them to inquire about the damages and they were so rude and hanged up. They send an email afterwards with pictures of what I have CAUSED to the apartment. Besides 2 legitimate concerns (a broken window blind costing 50$ and another one), I think all the pictures were SERIOUSLY hilarious!!! Splashed water on the sink is considered a DAMAGE and cost a 40$! a small bread crumb left on the ground is also considered a DAMAGE and cost a 40$. In Summary, NOB HILL management stole at least 600$ of my deposit!
I lived here for almost three years. For the first year and a half I had no problems, then the building and apartment started to fall apart. Within a month, the AC broke (in the middle of the summer), the shower stopped draining, the shower and bath shot out water at the same time, the bathroom vanity started deteriorating, and the towel rack fell off the wall while pulling out poorly fixed tile. The maintenance took more than a month to start fixing the problem and left some of it half finished for another few months. When the complex decided to renovate my apartment it took more than two months and they left the apartment unfinished. There were multiple fires during my stay here but the fire alarm is not attached to the fire-station. Thus, the fire department would not arrive for at least 30 minutes. The parking lot is not safe. Management claimed to have a security company patrolling the parking lot. In reality, they instituted a single guard for a four building complex only after multiple break ins were reported. In addition, the complex does not have functioning cameras in the parking lot. On a daily basis, the building I lived in smelled like wet garbage and intoxicating cleaners. For the last year I was at the building the common area housed roaches. Within the last month my apartment was bombed for roaches 4 times; I suspect the roaches were living in drains because they kept appearing after the apartment was bombed. Additionally, apartments near me had bed bug infestations, which necessitated my apartment being bug bombed. Finally, I received little of my security deposit upon leaving. Despite the intense cleaning I did, and ensuring the three page list of possible charges were taken care of, the complex charged me. Although I informed management that the stains on the carpet were the same as those when I moved in, they charged me for carpet repair. In addition, I was over charged for an oven bulb that was not blown when I lived there and the replacement would have been free had it been out and I called maintenance while living in the apartment. Over all, the apartment costs more than its value.
If you are deaf and dont mind the smell of trash, welcome home! Vintage style hallways, doors that will slam shut behind you so you'll know when your neighbors are home, guaranteeing you'll never feel alone! Dont think this lovely complex is without perks, its been proven that if your neighbor sets their apartment on fire, concrete walls will keep your apartment more or less safe, however these same walls are only fireproof, not soundproof... May the odds be ever in your favor.

Vintage style hallways, doors that will slam shut behind you so you'll know when your neighbors are home, guaranteeing you'll never feel alone!
