Very nice in terms of location, security along with cost
Mold issues in my apartment .water leaks all the time roaches everywhere appliances are old maintenance doesn’t come on time when requested . Nobody at the office answers their phone and when they do one of the ladies sounds like she don’t want to be there . The new property manager is making this place go downhill the property manager before dina everything was at least a lil better . Pool doesn’t get clean the gate always get broken . 4 cars can drive in at the same time once the gate is open which is dangerous no security on duty . My package got stolen don’t come here price is decent that’s it . And it’s close to both I 85 and I 285 the only two good things this community have . Other than that go somewhere else it’s not a nice place to enjoy the comfort of your home.

My husband and I really wanted to love this place. We lived in the 2 bedroom 2 bath layout with the den. The floor plan itself was great. It had a nice fireplace and felt very homey. We also really loved our neighbors. Everything else was horrible. If you are considering moving here please read this: Within the first 10 days of moving in our entire kitchen flooded. Rather than taking out our carpet and replacing it they simply dried out our carpet and replaced the padding underneath. A few days later a tree fell on our patio and our neighbor's patio above us. Ours wasn't very damaged but our neighbors was basically destroyed. They fixed the outside patio but our neighbors told us that weeks later they were still living with massive holes in their ceiling. Lastly, about 40 days into our lease our apartment flooded again due to our upstairs neighbor's water heater breaking. Our neighbors immediately went to the office to get help that didn't come for 24 hours. About 75% of our apartment flooded. I have really bad asthma and am allergic to mold. Water was coming through our walls, ceiling, and floor. Again, they dried out the carpet and called it a day. They did nothing to make sure there wasn't any mold in the walls. We lived with friends for 2 weeks hoping they would fix everything in the apartment. When it became clear to us they weren't going to do anything we decided to break lease. My doctor wrote a letter explaining why we needed to leave. Not only did they not reimburse us for the time we were unable to live in the apartment, they also made us pay an insane fee for breaking lease when we literally could not live in the apartment any longer. Oh, and our dishwasher never worked. Please DO NOT move here. On top of the horrible and rude management, the apartments are full of bugs and mold. Don't expect them to care about you or your needs at all.

The fallen tree incident was responded to immediately and we scheduled vendors to remove the tree and start the repair process immediately after being made aware. This was a multi-step repair process, and we did our best to make sure this resident was comfortable throughout. We also responded to your leak immediately by completing the appropriate repairs and replacing the water line to the water heater. i have been living here since 2013 and i was living here when the old management staff before Shanika and Dina were here. These two ladies have helped me in so many ways they know exactly what i need when i come through the door and they always help me when i need them Fredie and Troy are amazing as well they are very responsive to my work orders. I have lived in my apartment here at Sterling Oaks for almost a year and I've had a very positive experience. The maintenance team works very hard to make sure things are working properly and that if something is broken, they will get it fixed. Also the front office staff, Shanika and Deena are very nice and helpful. One reason I chose this apartment community is because Shanika provide me with some of the BEST customer service and made my move easy breezy. Happy Tenant

I have lived here for almost 2 years! From the time I moved in I have had absolutely no problems getting anything fixed in my apartment. I don't have any problems with my neighbors. We are located a short drive from almost anywhere. Easy access to two major highways! I live in a renovated unit and I honestly have no complaints which is why I resigned my lease for another year. Management handles everything in a timely manner. They will notify you well in advance of any inspections! I must say that I have enjoy my stay here thus far! Thanks Sterling Oaks! Job Well Done!

Hi, I'm a college student that goes to Mercer; these apartments are down the street to it. That is the main reason why I live here and it's right beside I-285 which my friends find convenient. Ms. Dina was the one that helped me get situated in this new area, she was very helpful and I felt that she really cared that I moved into the property. One issue that I do have is that sometimes the front gate does not work, but stuff like that happens everywhere. Hope my review helped you guys think about moving here.

I have been living here for 5 months now and lived at this same apartment complex a few years ago when it was under the name aviara oaks. They say the apartments are renovated, but the carpets are cheap, the dishwasher is old and keeps breaking, the air conditioning unit needs replacing it has been here since the early 80s and just can't keep up with the hot weather(thermostat is set on 78 and still struggles), the patio looks old and not taken care of, and the door to the apartment looks rough, even my door knob looks like the hulk squeezed it. The apartment is livable (which is why I am here for a second time)and we have had little to no issues with our neighbors, but I'm not sure the apartments are worth the rent.

You're close to a lot but is it really worth it? Management has changed within the last year and during the inspections for repairs we told them of some issues we were having but nothing was ever fixed. I called the new management to schedule a carpet cleaning & was told they no longer provide that service since they took over. So the only way to have a clean house/carpet is to pay for it yourself. I get it if rent increases each year you stay but come on, follow through with some of your "provided" services. I like the area but I'm changing apartments after this lease is up next year.

During the lease term, we do ask our residents to pay for their carpet shampoo.
