Property Ratings at Normandie Court
I have been living at Normandie Court for a bit more than a year now and my experience has been abhorrent. There is one thing you want for the place you live in, it's quietness and peace. You will get none of it in this property. Construction work with concrete demolition has been ongoing on this building for about a year now. It runs Monday to Friday, from 8am to 5pm. Read reviews, the noise is deafening and will make you go crazy! According to the progress plan they are giving us, the work won't be complete before 2 to 4 years. After what, they have to start again as it needs to be done every 5 years. Other points to note: 1) laundry room is always abused, people was dog stuff in machines leaving lots of dog hair in them; most of the time, half of them are 'out of order', the rest of the time, people leave their stuff in there for the whole day. 2) Metropolitan hospital is nearby and you will hear ambulances day and night, about every 10-20 minutes. I would not recommend living there.
For over 8 months now they have been doing mind-numbing construction on the facade. Management does the absolute bare minimum to minimize the impact on tenants. I've met people who have recently moved in and they were not informed of the noise. If you work from home, have small children, or just want to be able to reasonably use the apartment you pay for, do not move here.
This building in this neighborhood have both really gone downhill in the past couple of years. The rents have risen dramatically and yet the service has declined severely. The particular corner of 96th St. and 2nd Ave., is now a hotbed of crime and noise.The drugstore underneath the building is robbed daily, homeless people hang out by the subway station, and vagrants blast loud music well into the night in the same area
I’m not here to discuss the elevators (as annoying as they are). But this building has got to have the worst management team i’ve Ever encountered. I lived in a unit for 5 years and was moving to a larger renovated one. Not only did they make my life a living hell just to move in the same building, they also lied about the availability of units as to try and push as out. Also- the bathrooms are not marble, it is tile, I’m in the design industry and I know. Neither are the countertops as advertised.
It's a great building. 24 hour doorman and concierge. Laundry in building with a gym (that requires membership) but does have a pool. They have recently updated the elevators in all the towers so move-ins no longer extreme waits at the elevators. Was formerly mostly young people but seems to be leaning more towards those in their 30's and families. Not much of a community as people keep to themselves but overall friendly and well maintained. Service calls to your apartment are usually taken care of within 24 hours and the staff is pleasant. They will try to raise your rent every year but negotiating is possible. Great for those looking for shares or those that can afford 3K plus for their own place.
Great building, gym, pool, package room, newly renovated elevators. Won't have AC in living room if you flex. Same apt in midtown is $900 more. Only drawback is relying on the 4-5-6 trains.

Normandy Court checks a few boxes for young renters new to NYC. Its close to the subway, its relatively affordable (by NYC standards), and it's a doorman building with a full-size gym. With this being said, the building simply cannot get the basics rights. The elevators are constantly broken down. To make matters worse, in a building with over 400 apartments (35 floors with 12 apartments on each floor), there are only 3 elevators at best. During rush hour it is not uncommon to wait upwards of 15 minutes just get into an elevator up to your floor. Compounding this issue is the fact that the building attracts a lot of young family with small children in strollers. 1 stroller can take the elevator space of 3 people. The gym is admittedly well equipped for a building gym - squat rack, smith machine, 2 flat benches, 1 incline bench, 1 decline bench, dumbbell bench area, dumbbells up to 95lbs, treadmills, ellipticals, stationary bikes etc. This is all nice however gym membership is not included with rent and costs an additional $550 per year. On the bright there is a full laundromat and wash and fold/dry cleaner on the first floor. Also, the building has a package rooms and sends you emails when deliveries arrive. Those are nice features. Overall, the amenities are pretty good for what you pay for but when you are forced to wait 15 minutes for an elevator day-in and day-out it doesn't seem worth it.
There's been a lot of bad reviews about Normandie Court, which I find silly considering they're all about the elevators during one of the building's projects to update them. Well, they are fixed and working now. I've never waited longer than a minute or two for one. If you're looking to be 1 block away from the train and less than a block away from most things you need (Pharmacy, restaurants, bars, etc.) then this is the right place for you. The doormen are incredibly nice and helpful and so far everyone else I've interacted with are too! They amenities are great too. Swimming pool, sun deck, gym, laundry, package room, and more. The neighborhood is also quiet so you get the perks of a residential vibe when you're home and if you walk a couple of blocks down, you're surrounded by a ton of shopping, eating, and more.
