Property Ratings at Normandy Green Apartments & Townhomes
Wonderful Community I loved living in my townhouse at Normandy Green in Florence ky. The staff were so helpful through the whole process. Made a big difference to the transition by their positive and caring attitudes. Friendly residents and family culture abound. The proximity to shopping and restaurants and entertainment is phenomenal. The townhome was spacious , and very well maintained. It was quiet and I could not hear neighbors sounds. I loved having my own washer/ dryer and 2 bathrooms. I woulr recommend this complex highly. Also, the pricing was budget friendly. A BIG plus.

When looking for apartments Robin and Amanda was an amazing help. They worked with us when moving with helping us do tours and is very personable (came from Southern KY) and communicates very good. She genuinely wants to do what is best for both parties if it is within her control. Great place to live so far.

The buildings are very poorly insulated. As soon as the temperature outside drops below 50-60F expect it to take your heat and raise your electric bill significantly in the winter. There’s always a draft in the place because the windows and front door aren’t sealed/cut properly. They will try to tow your guests cars even if they are adhering to the parking guidelines (one of which is you can’t back in your given spot or any other available spots—they will leave you notes and try to fine you). The renting price is also higher than it should be for the quality of the units (and like everywhere else there are no improvements to the units despite the price increases every year). You’ll be fined for the condition of the dumpster nearest your building (even though unhoused people consistently rummage through them at night—you’ll be liable for whatever state they or your neighbors leave it in). Rarely fulfill work orders in a timely manner. Poor lighting at night, so have fun checking your surroundings in the shadows. Oh and there are bats in the area, maybe they’ll leave you alone maybe they won’t. When you need to reach the property manager you have to go through too many hoops. Unless you’re desperate for a place to live and don’t mind being overcharged I’d suggest looking elsewhere.
Lindsay & Robin were so helpful & work well as a team. We were moving to Kentucky from the Gulf Coast and they were efficient & professional about working with us through email & online. Follow-up was excellent. There were a couple of things that needed attention in the townhouse but maintenance was there right away to handle.
Let's see... Where to begin? Well, for starters, when we moved in there were: - Hand prints all over the walls - Broken glass in both bathrooms - Dishwasher was full of rust, and they didn't want to replace it - Every kitchen drawer was filled with used light switches? - Tub in the master bath was disgusting The one and only decent employee they have had to call in sick the next day for the amount of fumes she inhaled *helping us* clean out the place... Which shouldn't have been any of our jobs. All but the 1 employee who went home sick are condescending and down right rude. Kids were running around the parking lot all night. There was *always* broken glass on the playground. 9 months into our lease, and we had had enough. We found another place to live and informed management. We expressed that we knew we were responsible for the remainder of our lease, and that we would continue to pay until our lease expired, or they leased the townhome to someone else. During the walk-through (which I have recorded), we were told "You guys are giving this back in better condition than we gave it to you". We made regular checkups on the place until one day the key had been changed. We asked management what had happened, and expressed we would not be paying for a unit we did not have access to. They explained there was a leak (which was an on-again-off-again issue since before we moved in), and that a handy-man was sent for an emergency repair. For some reason, when he left the unit after doing the repairs, he presumed he should change the locks (for whatever reason). Not only did they refuse to provide us with the new keys, but they also insisted *we* were responsible for the water that now included *who knows* how much water usage over this leak. In the end, we paid every month of that lease, even though they *did* rent it out for the last two months and were essentially getting double paid. Then they sent us to collections for two months rent (which again, we already paid), water bill over those months, and claimed we damaged the property and didn't want to give us back *any* of our deposit. Unless you want to have a thoroughly bad time... one that will last with you on your credit report for years to come... Then dodge this place. The whole organization is as shady as it gets.
I never understood why Robin had the rules she had in place at the time I was living there. Until I moved to a community where the management doesn't care what happens there. Now I fully understand the rules she has in place. It gives me a sense of piece to come home and not being uncomfortable where I live. My youngest son loves it here at Normandy Green as does my family.
This place is not what you think. My apartment smells awful and I can't get the smell to go away. The walls aren't patched correctly. There is paint on everything. Any time maintinence fixes anything it looks like crap. Full size washer and dryers don't fit like it says they do. The walls are thin and I can hear my neighbor walk up and down his steps all day. Danielle harasses you for everything. Your not even allowed to back in your car. Had to basically sign your life away for a pull pass. I can't wait til my lease is up.
My partner and I were looking to move into something in Florence with affordable rent. We looked at a few places that were cheap and in Florence but we also wanted a place that looked appealing and beautiful. Thankfully, we stumbled onto Normandy Greens randomly while driving down Turfway. Long story short, we met the leasing manager, Robin, and she actually helped move us in the day we needed to have something. Robin and Amy were both very helpful and got all of our paperwork done in a jiffy. Before we knew it we were moved in and calling it home. I love that this place is always quiet and all the neighbors are sweet and friendly. Normandy Greens is also gorgeous, especially since spring. It's like it's own little world inside and you'd never think it was located in the middle of Florence. The upkeep for the landscaping is also fantastic and keeps things looking beautiful. The pool is also very nice and peaceful. We have only had one or two minor issues with our place and each time we notified Robin or Amy, the problem was solved almost immediately. The maintenance man is awesome too and he knows exactly what he's doing. I actually looked at some of the reviews for Normandy Greens right before moving here and was a bit hesitant by reading some of them. However, after seeing the place, getting all the details, and speaking with Robin and Amy, we went on gut instinct and decided we would probably like it. Well thank goodness we paid no attention to the few bad reviews obviously written by disgruntled renters or renter. We would highly suggest Normandy Greens to our family and friends. We love everything about this place and the excellent staff that keeps it so amazing!
We had been searching for a new apartment in the Florence area before we stumbled upon Normandy Greens. Management gave us a nice tour of an apartment and asked us if we wanted to tour one of the townhouse, which we did. We fell in love with the townhouse and for only less than $100 from leasing the apartment we thought it was a great deal. Management was another reason we decided on Normandy Greens. Robin and Amy are fantastic. They were prompt, very professional and above all kind. They had all the paperwork and steps we had to take right away and made our stressful move so much more simple for us. We have lived here for a month now. The area is very quiet, the neighbors are friendly and nice. Management is always taking care of things and they genuinely care about the residents here. We feel blessed to have found Normandy Greens and all it offers.
Do not move there they are horrible when i first saw online it looked nice but when i actually took a tour it was horrible and it didnt look like the picture... first time being in there doors were falling off closets there were holes in the wall that they didnt patch up really well the ceiling was leaking and they are just trying to get your money every time i look up it's more and more and oh better get cable because they charge you for that even if you dont want it... this is just not the place to be
The staff here is very nice and try to fix your problems as soon as the can. A nice walk to restaurants and stores. Post office nearby. We do have a pool and children's play area. Washer and dryers hookups a must in every apartment and townhouse.
