I’ve been living here for two months and I’m ready to leave already. For starters my rent changed multiple times that should’ve been sign number one for me to not move here . On top of that I was told utilities were included but it’s not they hit you with the fees that wasn’t prepared to pay because I was told utilities were included. You have roaches and mice which is normal. The maintenance is no good. They don’t fix nothing my garbage disposal has been broken since I moved in. My back door broke and it took. Two weeks to be fixed , my dish washer is broken every closet door is falling out now and my outlets are loose as well. My ac runs nonstop and it’s ran up my electric bill even if I have it turned off. There’s no luck at all getting in contact with the leasing office. If you move here make it very temporary.
This place is horrible and the management is unprofessional. They have a lot of mice and roaches and no maintenance to help you get rid of them! Parking is terrible and they can’t help you if your car gets towed. The management team is never in the leasing office to help anyone! I wouldn’t recommend going to live here. It’s very ghetto if you ask me!
I recently moved here and so far I have had no issues with my apartment. Lajuan made my move a seamless one. Her high-level professionalism and her mannerism played a pivotal part in my decision-making process. She was very helpful and responsive to my emails whenever I had any questions. Also, the apartment was ready for move-in and was also in a very good condition as well. I would definitely recommend her as the go to person if you are interested in leasing a unit at the property.
Please read before making your decision. this isn’t a review from a mad tenant who don’t want to pay rent. I REFUSE to until I find something else. I am clean! Raised in the south, clean behind toilets, wipe down cabinets clean! So to be here, messing up my credit & living this . Makes me cringe! They looked renovated and nice, people sweet as pie in the rental office IN PERSON. But Looks is deceiving! They approve any and everybody for one and I know why. When I say I caught 6 mice already and I seen another the other day. I wish I could upload pictures. But the amount of droppings throughout the apartment, in the stove and behind it will tell it all. Painted over mold and all. I haven’t called nobody because they not going to do nothing. Maintenance take weeks to come & pest control put down one trap and never came back. That man went on the news about his situation with mold and mice with this complex and Faria management and the rental office cut off there phone lines and deactivated all social media platforms and just said forget the other tenants for a whole month! I had a backed up garbage disposal and leak for a week and a half before anyone came, I had to call 4 times! Mold developed from that too ! I can not believe that leasing agent sold me this apartment. I can’t wait to move, I’m barely there anymore! They worried about locking the buildings, paying money for security cameras when they need hire maintenance, pest control and cleaners etc . Or maybe just to knock them down and try again!
This properties failure to communicate for anything besides monies owed, is unacceptable and shows a lack of commitment to its residence. Letting people know that the pandemic rental assistance program was denied for the entire property, just a month before the eviction memorandum would be lifted by posting notices on buildings, is unacceptable. This should have been done in a much more professional manner. Then to tell its residences not to contact the property regarding this matter, is despicable. This is people's lives, during a stressful time for everyone and to be toyed with in such a manner is highly frowned upon. We were asked to vacate our unit within a specific date/time (5/29/2021 @ 4p). And the only reason we found out that time frame was being allotted, was because my husband happened to stop by the rental office to request a receipt for a payment that was made. Thus literally leaving us a little over a week to find another place and relocate. Then upon returning the keys to management, no one was originally in the office, where we came across quite a few other residents whom stated they'd been waiting for someone for over an hour. And when someone finally arrived, we were informed that the manager that specifically said he would be there to retrieve the keys, doesn't even work on Saturdays. Aside from that, the roach infestation is ridiculous. I requested a new refrigerator when we first moved in, because there were roaches crawling out of it. I also wanted it pulled because it seemed as though they were coming from behind the refrigerator. Putting in service requests was worst than pulling teeth. The requests are ignored thus never being fulfilled. The parking circumstances are atrocious. In front of my building, there were a row of bikes taking an entire parking space. The tow truck company contracted with the property picked/chose when it wanted to observe the property. As well as having associates on the property and not towing their vehicles if violating the parking policy. The various men in front of my building, smoking marijuana, soliciting in front of as well as inside the building. Shooting dice/gambling, drinking etc, as I walk towards my building and into my home with my children, is a highly unsafe environment. I would NOT under any circumstances recommend this property to anyone
I loved the amount of space in my apartment, but the cleanliness was not up to par. The apartments are filled with bugs (insects, roaches, ants, etc.)and mice. They offer pest control, but these services only make the problem worse. The price for the apartments are fair, but it is not worth it. The living conditions are absolutely terrible.
Hey Guys ! Let's start here... Pros: I love the layouts of the apartment, they're big, they're spacious and they actually look amazing. (Looks can be deceiving). 2. In my building, nobody bothered or stole my packages.. which I kind of expected because of the area. 3. My neighbors were pretty good about minding their business. Cons:RODENTS!!!!!!!!! I swear mice were coming up through my drain in the tub!!!! I kid you freaking not, I've never seen this before and management didn't believe me, until they witnessed it themselves. No matter how many times maintenance comes, they never are able to stop the mice. 2. They take 6 months to come fix anythinggggg!! You can put in 4 request... once a week and it's like they ignore you. They literally will see 8 request (for example) and only fix 3 of your issues. 3. Parking is annoying, depending on the day and time... you probably won't get any parking and you'll have to park far away from your building. 4. Gates at the front NEVER close... they're open 24/7 !! 5. Trash all over the parking lot, trash cans literally in the middle of the street.. that's sicks. 6. Walls are super thin. 7. Door's are not secure..when I say this, I mean anything can crawl under your front door and live rent free (RODENTS). 8. Neighbor's literally come together and discuss how many rodents come in and stay in their apartment and they mention how NOTHING is ever done!!! It's like it's a joke to management or something. I mean... I can go on and on... they should knock the entire "AVANTI" down and rebuild and do better. I can really go on and on but I am tired and I think I've said enough.
I've lived here for 1 month. Admittedly, I understand it's not a long time, but I'm not exactly a young person.The amount of space for the price and location is absolutely astounding. I rent a 1br w/ den which is ample space, every time someone comes over they comment on the amount of space there is. My start was rocky and the situation was pretty serious, but looking past that temporary hiccup, I've had a pleasant time. Any issues I've had was address immediately, I have not experience the rodent problems others are having, but again, I just moved in. I'm also on the bottom floor, so I did see a cricket, but those aren't invasive to homes so it probably hopped in when the door was open. Less than a mile from the mall, tons of food options, and other shopping. Close to the metro and the bus is directly in front of the complex. I've never had a problem with finding a parking space, only disappointed when I can't get directly in front of the door. I believe they receive more hate than necessary and some tenants need to pay attention to their own cleanliness and be proactive in handling a situation instead of overwhelming maintenance. The pet policy is unbelievable...there is no weight limit on the pet and the breed restrictions is a small list compared to other apartments. You actually get a list of the restricted breeds instead of a generic statement, this helped me with adopting a puppy. I'm currently waiting on the application to be processed but I read that pet policy list to ensure I was able to get the breed that was available and I liked. I've already recommended a family member.
I have been living at the Avanti for the past four months. I have had very good experience with the staff as well as Mr. Sheldon. The issues that I had in my apartment were attending two and fix within the allotted time. I can’t speak for other tenants who have maybe had a different experience but my experience has been pleasant. I would like to say thank you to the staff and good luck in the near future keep up the good work!!!
If anyone is thinking of moving to The Avanti I strongly and highly advised against this property is ran by the most incompetent group of people and the property manager Mr. Shelton is beyond unprofessional and extremely rude he has no idea how to manage and how he talks to residents and tenants who live at The Avanti it’s unbelievable the office is full of employees who know nothing about how to read a rent ledger or know anything about this property also no one never answers the phone the phone rings all day if you ever go inside the rental office you can see for yourself that no one answers the phone you can have a direct extension and no one answers I have tried to contact the corporate office that has proven to be unsuccessful the maintenance here on the property is horrible you can put in a maintenance ticket going to the office and speak to someone about having someone come fix something in your unit and you get told nothing but lies it’s extreme Unbelievable that this property is the way it is again I strongly advise no one to come to this property
I have spoken to everyone in management and nothing has been done other than pest control entering your unit without notice, typically the day after the letter. The units look good on the surface, but it pictures could smell...you'd run the other way. The halls always smell like chitterlings or someone dog took a dump at the front door, my build is not the only one with the smell. The smell will be in your unit. Management knows about the smell and they do nothing. No new carpet, the security door does not wirk although, most of us have had fobs since December...etc. I have experienced nothing but stress living here and I moved here in October. Most people in my building have moved. If you decide to move here expect to get a bill saying you owe, and a sheriff's notice on your door telling you -you have a court date within 3 weeks of moving in. They have done it to me and all of my neighbors when first moving in. Also, expect a notice on your door twice a month from management telling you to pay your rent on the first, whether you do it or not...do not do it. I regret moving here period.
I have lived in these Apartments since 2015 and although it has gotten a lot better there is still room for improvement. I've had multiple issues with my apartment and the maintenance staff seems to not care. I've waited for weeks for these things to get fixed. But just recently I've started seeing improvement in the maintenance Dept. I put in a work order and I guy named Kevin knocked at my door. He must be new because I've never seen him before, but nevertheless I was very pleased with his work and professionalism. He fixed all the issues in my apartment and left a positive impression. If I have anymore issues I'll be sure to ask for "The New Guy!"
there is no gym here..so imagine what else there not telling you about..two stars for effort
Your right at home in the Avanti Apartments, with graceful landscaping. Close to schools and shopping center. Near the 495 Beltway. Euro kitchen upgrades, spacious closets and huge bedrooms. Living here for the past five years, has truly been a blessing. I couldn't see my self or my family anywhere else. The common areas are well maintained and staff incredibly helpful. Unlike other apartments in this area, it has a large courtyard with a pool. It’s like having a touch of class right in the middle of the suburbs.
I like the location of this apartment because I have two(2) entrances. It is very quiet and the Building is always clean.

Wow thats what i have to say. I am currently living in a newly remodeled apartment new everything. Large rooms private bath in my master awsome. Secure gated community. I love the gym onsite and large pool. I can not be more happier. Moving from a house and downsizing while going through divorce. Is a change but i have everything here down to friendly neighborhood and shopping nearby
I moved to the Avanti despite the previous reputation it held. This new management has cleaned up and made it a very nice place to live. Clean, Inviting, Large and Spacious units, priced great, and friendly tenants. I do not have a problem with people or pest. The only downside is parking. I come home at 4:00pm and have to park 5 building down :-(
The apartment itself is great big room great lay out if someone is on the balcony with loud music if all the doors and window to the outside is close you will hear absolutely nothing,but the Maintenance and Management is horrible if you call for a service request it might take a month before you see anyone if you have a compliant the Community manager wants to fight and then you never get the right amount on any of your rent statement you pay the community rent and gas but for that to be included you would think it will reasonable i pay more living in this apartment complex then i did at the house i just moved from but your neighbors are great lots of kids but most of the parents and kids are nice warm and respectful so all in all i give the community an average rating it would be better if those issues did not exist

This is apartment neighborhood is going down hill. Summer time many people park on streets so their is no sight when pulling out of parking lot. I have seen 3 accidents since living here. Management is bad. They do not accurately bill you for things you use. Sometimes your bill will be modified to apply a previous bill from months ago. Laundry cost $1.80 but you are being charged for electric use and gas use in the laundry room on your apartment bill. Maintenance is the worst. Water heater breaks in laundry room closet. Mold covers my mastered bedroom closet walls and carpet. It took them 1 week, to send a technician to replace the carpet. The drywall took an additional 4 days before technician arrived. the wall was covered in black and green mold with spores. They did not even take the molded section of the wall out. They cleaned it with a mold solution, did not test if mold was still there, and did not even determine if it was safe to walk in my closet room. Pest is a problem, I had to buy a custom door guard to prevent pest. Also this apartments have mouse. My daughter was playing and a mouse ran buy her. I told Avanti this is there fault because I have a clean apartment, none of my previous tickets were address, and that management was not listening to my comments. I have put request to have a better door guard, I put request to close basement closet doors. My wife and I sprayed one morning and almost 20 different bugs were dead in front of our apartment door. I rate this a 1 but if negative was available that would be the rating. I cant move out yet because I have to pay 2 months rent to cancel Contract. Caution when your neighbors move, your utilities goes up from my experience.
This is one of the best layouts in the price range. The unit has great amenities and it's clean. I've never had a problem with roaches or mice. My problem is with the people who live here. My neighbors are loud. There is always the scent of marijuana in the hallways. Children are disrespectful hanging out cussing and banging in the hallways instead of their homes. There are always children playing in the street/parking lot instead of one of the many playgrounds. I love to walk but this is not the type of neighborhood that you would want to walk around in. There are no sidewalks.
Pretty decent neighborhood just wish fitness center was 24 hours
For The Avanti to be my first apartment home it is very spacious and , very convenient for people who use public transportation as myself sometimes. Despite what negative feedback that others had to say about The Old Forest Creek I still moved into the new and improved Avanti. The Avanti is an newly renovated apartment community and a safe neighborhood with 24/7 security throughout the entire community. The Avanti is a great place to live for residence who own pets because , they have huge amazing dog park to walk your dog.
These apartments are okay if you need a place to live to start off. I recommend living here, the staff are very friendly and the property manager is compliant as well.
The Avanti has been the perfect apartment complex to meet my lifestyle. I am about 10 minutes outside of Washington DC, however I have access to the quiet suburban like environment. My building has been renovated and has been well maintained. The management is friendly and willingly to help with a smile. Unlike other apartments complexes in the DC area we have ample resident parking and picnic areas for entertainment.
