Hidden utilization and admin fees that aren’t explained in the leasing agreement. These apartments are horrifically overpriced for the area and quality you are paying for. They are situated directly next to a train track, and a busy main road that connects to Boulder, and so you will regularly hear traffic or the train blow by. There is no way to accessibly enter the community coming from the West, and so the only way to enter is by flipping a U and driving West. There are no cameras in the complex and so there are frequent break ins to the community pool and are often loud noise disturbances in the apartment community. Not worth the cost of living to stay here.

Do you want to get your car broken into and personal belongings stolen? Move here. Do you want to get your bike cut off from the bike rack with an angle grinder? Move here. Do you want to have your motorcycle tipped over and smashed? Move here. Then after the break-ins, theft, and malicious destruction of property do you want to be told its the management's policy to not have cameras in the parking garage? Move here. Cameras in the managers personal office to protect them and their stuff? Of course. Cameras that protect you? Of course not. Enjoy your stay!
Vague language in contract free for interpretation leasing agent assured me a admin fee was refundable then a day later management refused refund stating that the application fee and admin are the same thing I think they need to explain there contract to the illiterate leasing agent

Should you be whisked away by the amenities, be certain to view the underbelly. We had human waste explode up through master bath shower drain that took three phone calls to have it addressed. The prop. mgrs. dog in the clubhouse aggressively nips at small children. No enforcement of property regulations i.e. smoking in stairwells, guests parking in resident's reserved spaces. We were charged $100 for losing our pool bracelets which are the $1 Lance Armstrong "Livestrong" like bracelets which is disproportionate at best. The property mgrs. seemingly can never be bothered to assist on any level. It always took a number of calls for them to lift a finger and many times issues went completely unaddressed. Horrendous and dismal experience definitely no conducive to clean and safe family living. Do yourself a favor and look for better options. A space half the size with outdoor plumbing, and remote parking above tree line would be a better option.
I was so excited to move in here, but it ended up being the worst place I ever lived, especially considering the price. It was an equal mix of poor complex conditions and inconsiderate neighbors. They apartments are only superficially nice on the surface and were actually poorly constructed with paper thin walls and obviously hasty installation of flooring, counters, etc. I lived in 2 apartments during my time there. In my first week I had to call maintenance about sewer gas smell (which is common), ants, and other fixture issues. I was treated every morning to my neighbor's coughing on the other side of the bedroom wall and daily banging of the other neighbor's cupboards, microwave, and smoking meat in his oven. The upstairs neighbor's drunken partying and domestic violence interrupted my sleep often. After having to call the police I was only granted a fee-free transfer by signing on an additional 15 months to my lease. While better in the new apartment (despite the fact that it was NOT CLEANED AT ALL before I moved in, despite their insistence that it was), I was still woken by a crying baby sharing my bedroom wall each morning, barking dogs whenever I used my kitchen and the other neighbor wasn't home, and I could even hear another neighbor's refrigerator running. The construction in back started after I moved in and also was a nice 7am alarm each day except Sunday. I didn't believe the thin wall reviews stating you could hear the neighbor's microwave being used...but it's completely true. Hallways are always filthy due to valet trash and are never cleaned. I was thrilled to break my lease and get out as soon as I found a house. Two stars because it's a good location in town - very walkable - and the exercise room in the clubhouse was great. Management is a bit better than a couple years ago when it was absolutely incompetent, but I needed to closely monitor all charges and keep record of all communication because there were too many misunderstandings.
They call themselves a Luxury property. It's been a disappointment here. Sure they may look well appointed inside but the walls are paper thin and they tend not to clean up anything besides the clubhouse. Don't waste your money go somewhere else.
We've been here a year. There are great neighbors and fun shenanigans. Management could use an overhaul but overall, is a great place to live.
