Webster is an idyllic Upstate New York town situated nearly 15 miles northeast of Rochester. A laidback small town with a charming Main Street district, Webster delights families and those in search of peace and quiet near the Great Lakes. Parking situation is bad, because folks not using garages for vehicles as they should so visitor parking especially on Timber Cove is non existent. Garbage bins left out in front of garages. Rules not enforced especially in apartment areas.

The one thing that I can say is that maintenance is good at their jobs the 3+ years that I have lived here. That is about it for this property. Management only responds when they like the email, otherwise it takes multiple attempts to reach the office. They don't vet their landscapers or vendors that they bring on to the property to take care of their grounds. Management only cares about the units that are closest to the Office, which only accounts for 20% of the property overall. All amenities are surrounding the main office and it is not spread out for the entire property to use unless you drive over to the office. Parking is horrendous and the office does not enforce unless you are closest to the office. Water pressure is horrible if you are not directly on 250 and they do not seem interested in fixing the issue. The value is not equivalent to the price that they are asking for any unit in the complex. We have asked for speed bumps to be placed on all complex roads and not only have they not obliged, they have actually removed already existing ones. If it weren't for the HOA that is adjacent, we would have no speed bumps at all, well except for the one close to the office, of course. But that is more for curb appeal for prospective residents. The only thing that is included in the rent is basic cable(no receiver), contrary to North Ponds responses to other reviews stating "We include cable, water, trash, and all the appliances." The first and second are true but not water or trash. Overall, for the price they are asking, I would think twice before applying to live here.

The actual apartment is beautiful and the maintenence is great however the walls are way too thin. If you live on the lower units be ready to hear EVERYTHING above you. Management seems to only care about getting new people in and not the long term tenants. You are accused instead of questions...pay way too much to live where you're not comfortable...have to walk on eggshells. Can't wait to leave this place!
I have lived at North Ponds for six months, I absolutely love it. The neighbors are great and the property is well kept. The office staff and maintenance crew are the best!!! I highly suggest North Ponds Apts.

My fiancée and and I moved in here just about a month ago, and we already cannot wait to move out. The noise in the is awful, its an every day occurrence. We normally welcome the noise of children playing and laughter but this is to the extreme. This is noise that belongs in a playground area, not in common areas. The kids are screaming and bouncing balls off of the garage, and in the street and hitting multiple cars. My fiancee and I have spoke with the children on numerous occasions, and they have either completely ignored our request or escalated the noise purposefully. This isn't just a few kids, there are between 7-12 kids at a time, the loud play continues for hours. They play in our side yard, back yard and front yard/street. (Mind you these kids don't even live in our building.) My fiancee and I are also continually picking up garbage which the children are constantly leaving. We have spoke with some neighbors who expressed the same issues. We spoke with the management, but nothing has changed. This "luxury" apartment is super cheap! There is no insulation--no exaggeration. We can hear our neighbor snoring! It also sounds like a herd of elephants lives above us--it's absolutely ridiculous. The noise makes this place unbearable. The things that I am not as impressed with, but could deal with if we didn't have to deals with all the noise include: -Cheap appliances and fixtures. For a "luxury apartment" you would think the fixtures would match, but they don't. We have gold, white and silver mix matched fixtures. -People parking in the street. They don't enforce parking in designated areas here. People park on both sides of the street, which makes it a pain to drive though. (Hate to see what it is going to be like in the winter.) -Looks trashy... literally. People keep their garbage bins in the front of their house. A designated garbage area would have been a better bet. Instead everyone has thir trash bin, in front of the garage. What makes it 2 stars instead of 1? -Its nice having an exercise facility. It's not top of the line, but you can get a quick workout in if you don't have time to go to the gym. (As long as you don't need to lift more than 20lbs in free weights.) -Its by North Ponds Park. I do absolutely love having it so close to walk on. Overall the cons pit weigh the pros, I would not move in here.
My house is very nice. Minus the carpets are ripped on my stairs and coming up on edges. It was like this as I moved in! My property managers are nice out going people. Sarah C. 6/26/16
We've lived here for going on 4 years...each year has gotten worse. They DO NOT care about current tenants, only worry about getting new people to sign up at discounted rates and continue to raise the rent for loyal existing tenants. The rent is astronomical for what??? They can't even hire decent life guards to man the pool on a regular basis during the summer. That should be important to management and it's not. I'm so disappointed in this place because it just seems like it's continuing to go down hill. I'm starting to look elsewhere even with my lease ending next month!

At North Ponds we care about ALL of our residents. Our pricing just like most other rentals all over change with the market. Most anyone that lives here moved in with a special or free and or reduced rent. Our rent is based on the competitive market. We include cable, water, trash, and all the appliances. You would have to pay for those amenities at some of our competitors. We have many residents here that have been here 7-8 years. As for lifeguards it can be frustrating. All the seasonal lifeguards are in school so near the end of the season is when a day here or there we have limited hours just like most other apartment communities.
Currently live here and can not wait to leave, never can get down the roads because they are to lazy to plow, everything breaks, the walls are thin, no one is available to answer, I will continue to tell everyone that this place is over priced, over rated, and the homes themselves are cheap.

The maintenance team work very hard to remove all snow in a timely manner. Starting 3am-4am when we have had bad storms and when it keeps coming down they work at it for 15 hours. Sometimes it can be hard to keep up with the snow when there is a major storm. In all my years here we always answer every call and email the same day.
I haved lived here for 5 years and love it. The maintenance is great! Any issues they are right there 24/7. The office staff is friendly. I love that I am in walking distance to the park and bike trail. It is great to have the pool, clubhouse and fitness center also! The best part is having my own private entrance and a garage. I plan on living here for years to come.
Biggest mistake to date. Management has no control over tenants. They speed, smoke, cuss whenever wherever. You can hear neighbors snoring and talking through walls as well as any other noise..ANY. Awful awful awful. Had so much potential but has been a huge let down.

Our buildings were built starting in 2006-2011. Even with new construction anywhere you will hear some noises as this is apartment living. When we receive complaints we are diligent about addressing them immediately. If we don't receive the complaints we don't know to get it corrected or addressed.
