Northeast Philadelphia is a large, mostly residential section of the city positioned a few miles outside of Downtown. With its abundance of affordable apartments and rental houses, the “Great Northeast” is a popular area for budget-conscious Philadelphians. The community’s most famous attraction is the Philadelphia Mills, a large outlet shopping center that also houses a major multiplex movie theater.
Dozens of public parks of every size give the locals ample opportunities to get outside and enjoy the fresh air, particularly the huge nature preserve surrounding Pennypack Creek. Convenient access to SEPTA service, Interstate 95, and Northeast Philadelphia Airport make it easy for folks to travel across town or across the country.

Property Ratings at Northbrook Apartments
I’ve had such a bad experience with this place and I wish I read the reviews first before giving them my $300 that don’t want to give back to me !! I’ve been going back and forth with them for months !!
Property Manager at Northbrook Apartments, Responded To This Review
We are very sorry to see this review of Northbrook Apartments. Please reach out to leasing office directly, so we can clarify this issue. Thank you.
This place has given me so many problems, have been here for over a year and have been waiting for them to fix issues that have been here since day one. Mice, bugs, ants, I even had wasps in my apartment last summer. The leasing office is rude and rarely answers you or just gives you vague answers. Maintenance only comes out to fix things halfway just for them to need to come back a week later. save your money and find another apartment.

Management is extremely UNPROFESSIONAL!! Will let people enter your apartment without any notice at any time of day !! Maintenance is horrible!!! The emergency maintenance is a LIE! Will tell you they are coming for months straight and NEVER SHOW UP !! RAT INFESTED!! Trash all around property!! Air dont work heat dont work . They took a year to fix my washer and dryer , 3 months to come LOOK at my stove ! 2 months to fix a leak from an upstairs apartment!! I still have damage from this leak TODAY !!

We take your concerns very seriously and would like to properly address them as soon as possible. Please reach out to the leasing office directly so we can address these issues. Thank you.
I met all the qualifications to get the 1bedroom apt. To get there to be told they gave it away. The next thing i bid on another one put down 300 then get another phone call that the person is staying. When then reinsurer me they were moving. I ask for my money back since they can not honor the agreement. Now they want to keep my deposit money. He we go small claim court . Do not give them any money unless apartment is empty. They will lie and want answers your phone calls Date 1-14-2023
Maintenance sucks ! Rents waaayyy too high for what you actually get! Ants, roaches, dirty hallways never cleaned, outside door locks that never work. That’s just the main stuff! Not worth it!
Let me start by saying this place is horrible! The head of maintenance has known since they day my friend moved in that none of their windows lock and they have complained to the office about it many times and still nothing has been fixed. They live on the first floor. It specifically states in the lease that a resident is not allowed to have guns on the premises or in their apartment and I had a gun pulled on me over a parking spot. I made a police report and reported it to the manager of the complex and still nothing has been done. This happened the end of 2021, its now almost 3 months later! There is never any parking and God forbid you try to save a spot you get told your not aloud to. But yet a maintenance man who acts like a security gard (which he is not at all) has a reserved spot. If you are not a favorite of maintenance or the office you can forget about getting anything done. They are listed as a gated community with surveillance and neither is true. The only cameras are at the office and i guess because there are gates around the property thats gated to them, which does not make it a gated community. There is a serious mouse issue and they have complained many times and nothing has been done. Their cat has done more. It took over a month for their hot water heater to get replaced when it was going bad. If you want a complex who actually values the safety of its residents then DO NOT move here!!!
Save yourself the hassle and put your energy into finding somewhere nicer to live. This complex is a complete joke. Management is unresponsive and argumentative to requests and the leasing staff is no better. Their maintenance is pretty much nonexistent, and when they do show up they rush around and place repairs on contractors or other maintenance team members (who never show.) After a month of living under horrible conditions, my husband and I moved out.
Maintenance mostly does no work and when they do it’s always at least 3 months later. Talking to leasing is like talking to a wall. The photos are lies. There are no renovations it’s the same apartments with paint on top of old paint. It’s dirty here! Finding low in come housing somewhere else because this is not worth it!
Management is horrible & Maintenance is even worse.
I moved out in 2016, had a bat in my apartment that didn’t come in through the door. Maintenance always came out on time and fixed my issues.
I’ve been living here for 3 years. Living in the projects is better than this place. The mice are horrible and roach infested. The city needs to shut this place down. I had to pay for my own exterminator and the roaches are still here. Office staff and maintenance are horrible. All they care about is getting you monthly payment. Refrigerator can need repair and they take over a year to fix it. Wow.
This place is a joke. Mice infestation. Management does not respond to anything including Maintenance. Office Staff does not answer the phone and there is no way to leave a message you get a busy signal. What if there was a major emergency. Also Trash everywhere it is disgusting. The building I live in has mice in almost every unit . Save your money move elsewhere!
All the negative reviews are true...MICE INVESTED, staff doesn’t do their jobs, doesn’t respond to maintenance requests and marks them as complete on the online portal. You have to stop paying rent to get anything done. This place should be shut down.
Do not stay here. The maintenance suck and the leasing office are just as useless. Talk to people at the leasing office, and they never get back to you. Reach out to the "maintenance" department, and they either take forever to come out or they do not fix anything efficiently. We went three weeks without heat and the vents were obviously blowing cold air, and it took them 3 weeks to actually fix it. They would come in, touch some stuff, and never check back up on it. They never fixed anything they said they would. This is downright the worst place to ever stay.
If I could negative stars I would. Unfortunately I've lived here for 3 years. This place is infested with mice and roaches. Even had a garden snake get into my apt. Floors not properly sealed. my bedroom door fell off 6 months after moving in. it was never replaced. Maintenance doesnt fix anything. They dont maintain "central air" system so the electric bill is sky high in the winter( for a few months it was over $900 in the dead of winter). No A/C in the summer for 3 years I bought fans to stick it out and save a little bit of money. Peco said they have an old system that would cost alot to replace so they wont fix it. Minor repairs to the apt were NEVER fixed. Only reason I stayed was because I was saving and it was cheap. You get what you pay for. Neighbors were nice which made it bearable. DO NOT MOVE HERE. You've been warned.
This place is horrible! I lived here for only a year and regretted signing my lease from week 1. Maintenance is no existent. They never come to fix your problems. My air was broken for 6 weeks in the dead of summer. I had to threaten to get a lawyer before they fixed it. My bathtub is painted..I’ve never seen it in my life! Paint chips come off every time I try to scrub it. All of my windows are broken and won’t stay open. My stove is broken and they won’t replace it. There is trash everywhere! People throw it outside the main doors and no one ever picks it up. Do not move here! It’s horrible!
Lived here for 3 years. The roach and mice infestation is beyond disgusting. Maintenance is the absolute worst! Never respond in a timely manner, spent one summer without central air waiting on them. Rent is not worth it when the grounds are trashy and they barely maintain the property. The only plus is that they accept large dogs and the location. This place has potential if they would fix it up some and be stricter on who they rent to. Too many scary characters around there.
I’ve been living here for about a year now and it’s the worse! You can never get maintenance to fix issues on time. And whenever you call the leasing office they barely ever answer the phone. I’ve been out of central air since last Friday. I contacted the office Monday and they lied saying they would get me ac units until my central air got fixed and that didn’t happen until two days later. They left a ac unit in my room for me to install myself. Once I got it installed it didn’t even fit my window! This place is a joke. But let you be late on rent it’s a $75 late fee and $20 for lawyer fees.
I am a new tenant about to move in very pleased with how above and beyond the staff (Nicole) went for me and my family they're going to put in new counters in the kitchen ... just awesome ??!!!
resident that lives on the cul-de-sac were told when we signed our lease that we would get one parking spot. Then they painted over the parking spots numbers. Now we have a total mess. Folks holding spots with chairs etc... folks having cars towed, leaving nasty notes on cars. Big problem there was no warning no conversation with any of the residents.
This place is absolutely disgusting. Please take a tour before wasting money on an application fee. The projects look better. Those pictures are a lie. I'm just so shocked. Close this crap shoot down and remodel it. I cannot believe it.
Had a fabulous apartment here for a year as I was looking to save money for a down payment on a house for one year. As usual, if it's too cheap or too good to be true, it probably is. Shortly after moving in, we realized the walls were as thin as paper and could not sleep. Many of the neighbors were on the dope or worse (not safe). Then the all time kicker... we had roaches and called the exterminator. All of my jewelry was hidden so well it would have taken someone hours to find it yet it was all stolen -- chains, necklaces, watches, etc. Called the police and they said they could do "nothing" about it other than a report for insurance... then the management said the exterminator, who was the only one in the apartment, would agree to "take a lie detector test" and I actually laughed in their faces. Anyway, it was so bad I would up leaving two months early and buying the house sooner. Please don't do it -- you'd be better off under a bridge or in Kensington under the El than this... it's only one step above!
Almost two weeks ago I sent in a request about the stove in 204. That Monday I came in and asked that the stove is replaced because it was having trouble heating up then it flashed over while I was cooking. The oven gives off a strange smell now and still is Not heating up . My bigger concern is a possible fire. I have sent an email and letters about having it replaced. Before I buy a new stove and take it from the rent I am asking again that the stove is replaced!!!
Spend the extra money and live some place better! I wish I could give negative stars. The only good thing I have to say about Northbrook is that the apartments are a nice size. I was miserable living here and dreaded coming home. I lived there for 3 years and during that time there were 3 or 4 property managers which is not a good sign. I had to live next to a smoker for 2 years because they do not have a no smoking policy. I constantly had problems with roaches in my apartment, the people that live there are slobs and leave their garbage all over the place and do not pick up after their dogs. There are kids running around until 9 or 10 o'clock at night with no parents in sight whatsoever. When it snows you have to shovel your own car and the plow leaves a nice big pile behind the car for you to shovel. The maintenance is TERRIBLE! They left my heat on 72 all day once, left lights on in the apartment, used my kitchen chairs for stools leaving behind lovely boot prints for me to clean, and left my bathroom soaking freaking wet just from changing a faucet. Those are just a few examples and the thing is that no matter what you ask them to fix be prepared to clean up after them. The one maintenance guy is rudge and talks down to you if you are a woman living on your own. At the end they did not give me all of my security deposit back because they do not keep accurate records. You can have all the documentation and proof in the world, but they just tell you too bad. I strongly recommend that you do not rent here because you will regret it if you do.
This apartment building is a rip off. If you don't live next to the leasing office (which is the only building they keep clean) they won't come fix anything until you have to call L&I. They advertise "Central Air" but I haven't had a working air conditioner since May. Living on the third floor my apartment can get up to 110 degrees on a hot day. I explained to them I have a dog and asthma and would need something to compensate until they fix the issue. After two weeks of me stalking them because I found my dog passed out when I came home they finally gave me a window unit for ONLY my living room. The window unit brings in bugs from outside so I have to keep the lights off at night to not attract bugs. I still don't have a working central air, they don't return your phone calls at the leasing office and make false promises. For the past 2 months I've called every week about the air, there reply " Next week someone will come and fix" it's been that next week so many times. DON'T move here they don't care about your animals safety. They falsely advertise and they're VERY unprofessional!
The apartment itself is pretty nice. Hard wood floors, decent bathroom and OK kitchen area (but there's no drawer space). I moved in here 2 months ago and put a request in to maintenance the minute I walked in my door. There's no screens in my living room windows, so I can't even open it to let a breeze in. My air conditioning was broken for the first week I lived there and I moved in the beginning of June. My shower has been leaking and I've put in several requests. Worst of all, there is a constant beeping error on the security system as soon as you walk into the building which seems as thought it would be a very quick fix but maintenance NEVER comes to fix it. It literally keeps me up at night. Maintenance hours are 8-5 Monday to Friday, anytime after 5 you will get transferred to the RUDEST associates who doubtfully put your requests through to maintenance (maybe that's why nothing ever gets fixed?) There's much better complexes in this area for the money. Definitely will NOT be renewing my lease.
I have lived in this complex for almost 15 years, saw it change management, saw it change staff. I stuck with them through it all. But enough is enough. This complex is no longer safe. There are domestic violence situations. The cops come through on a regular bases. The fitness center is only accessible when the office is open. The office hours are not conducive to individuals who work a 9 to 5 job. The staff know that its residents work, so when they have to call for issues and maintenance requests, they are rude. The staff also outright lie and purposefully tell its resident's false and misleading informations. Also the renovations that were done to the apartments were cheap and are not meant to hold up living in any residence pass a year. Plus from talking to other residents they have pestilence, rodent, and bird problems. Mice, bedbugs, bats, and birds are just a few of the horror stories that are shared with neighbors. Please do not come to this horrible complex to live. You will regret it!
Cockroaches and mice!! Do not be fooled by the pretty flowers outside and updated apartments... they look nice but they are done cheaply. I've complained numerous times about my air not working and it still doesn't work! I've had mice in my apartment now for 4 months and nothing has been done. This place is disgusting.
I had an appointment to view an apartment and upon arriving I was greeted by several people in the office, I can only assume they were all workers who worked there, there was giggling and it took a good minute before I was even greeted. There was a lot of clowning around and I felt extremely out of place. After being shown an apartment I was basically brushed off. I immediately changed my mind on proceeding with renting an apartment there, they were all very unprofessional and ignorant. Make me wonder if they are actually hiring because I would love a job like that, is there any manager on-site I have no clue and if so he/she should straighten out her staff but judging that is the way they must run things, terrible and would not even consider going back there! Save your money and try elsewhere I already found another more suitable place good luck to those there, what a waste of my time!!!!

This place is horrific. Lived here over two years mainly because I didn't have time to find a place. Maintenance left fire and smoke alarms on. My pipe burst and they let it keep seeping into the apartment below. My neighbor had a worker sleeping on her floor for half a hour. Thank god she bought a security camera. Other workers just walked in while I was showering. Didn't knock or ring. The office doesn't care. They even got mad at me when I said I was talking to my lawyer friend and therefore wanted something in writing. Lana has lied to me several times about things that were wrong. I documented it all. It's horrific here. Escape.
I gave on star because it would not let me leave zero. Save your time and money and do not move here. When you see the model apartment and the building that the model is in, it appears nice. Wrong. I was there a few years. Had I saw my actual apartment before the day I moved in I wouldn't have moved here. Many thing broken and issues with appliances. The hallways are dirty and stink. Maintence takes forever to respond to issues. The office staff is rude. They really do not care about any of the tenants. Their electrical system is way outdated and not energy efficient. Which makes it worse because everything is electric. You can expect PECO bills for 3-600 every month. The central air is always broken and it is very outdated. Now they have recently started to renovate some of the apartments. They call these "upgraded units" and they are charging a fortune for them, the upgrade consists of replacing carpet with hardwood floor, painting yellow instead of white, and putting in new kitchen cabinets. No repairs for the close to 50 year old ac unit and electrical system. There are bugs. A few outdoor bugs but cock roaches as well. They should be exterminating the apartments regularly but they do not. It is not unusual to wait a week or two to have a repair made. I also do not think they look into a persons background before they rent to them, and if they do they do not do a very good job. The complex is full of crime and a lot of shady things go on there and some shady people. Had I known these thing prior to moving in, I would never have moved here. Do yourself and skip this place.
This place painted a great picture when I first moved in here. But it was a total lie, a scam, every time you need maintenance to come fix something they never come. They lie and tell you that they are on their way but never show up. I haven't had a doorbell since I moved in and keep going each week to ask them and they just keep saying "it's on it's way" it's been like 9 months ... Also people don't respect the parking spots, they take 2 parkings for one car. So if you thinking of coming here DONT!!! Save your money and go somewhere else. You would be really disappointed
I'm about to end my first year here at Northbrook--I'm moving to be closer to my job in Center City. For anyone looking to move here: Pros: - Quiet area, close to many restaurants and shopping areas - Friendly, understanding leasing agents - Relatively nice neighbors - Affordable living - Spacious apartments (I'm in a renovated 1 BD 1 BTH) - Great new kitchen and bathroom Cons: - Maintenance never comes when they say they will, and they take weeks to fix a small issue - The hot water always runs out in the mornings. If I wanted to take a hot shower, it had to be in the daytime or evening - The insulation is sub-par so I had to put plastic over my windows to keep in the heat (so I only ran my furnace a handful of times and saved a ton of money) I'm rating this a 4 because the good outweighed the bad. Sure, the maintenance issue was irritating but that didn't make or break my experience at Northbrook. I never saw bedbugs or got any kind of pamphlet when I moved in (to respond to another reviewer). This was my very first apartment ever, and I was very cozy here during my year. I hope this review helps you make your decision on your next space.
theses units are great all new the nest you will find for your buck in the north east
Lana & Katie are the best leasing agents ever. They are very friendly and courteous. If you are looking for a great place to live, I recommend Northbrook! I love my town home and it's very spacious. They are making great improvements in our complex.
This apartment is nice, the only bad thing is management. They dont care about any issues. They take forever to fix issues everytime you have one. The apartment itself is nice but dealing with this management will make you so angry. They need to hire a brand new staff.
where I live is a civilize and homelike location, all fence in safty first and my building is surrounded by a quit and clean stream, very nice trees with shades during the summer and a lot of air space for artificial breeze, the staffs are very concern and responsive to all reported repair/request,always putting the tenants first.
Lana, Katie, Theresa, and Shelia are the best at what they do. They take care of their tenants very well. I'm truly grateful to all of them for looking for me and my household. Northbrook is the place to be!
There are so many changes since I moved in 6 years ago. The new management is taking care of the complex very well. Now we have new playground and dog park. We know that they can't renovate everything at once but we see their team working on the weekends and trying to make this place better. We live in old apartment and we just got new carpet installed and they replaced some kitchen appliances. We appreciate everything that we've got. And we will stay here for long long time. Thank you!
The complex is nice. Before we moved in they renovated our apartment and added new appliances and carpeting. Our four bedroom townhouse is extremely affordable, but two of the bedrooms are fairly small, perfect for a child's room or office. The other two bedrooms are both master bedrooms. Large closets throughout, and the bathrooms are updated with calming grey tiles. The complex also has a sport court, swimming pool, jungle gym, on site laundry, gym, gazebo, and plenty of parking. Maintenance can take a while to get around to things, but when they come to fix something they get it done right. For the price, it can't be beat.
I lived at North brook apartment since 2009 and I can honestly say this place is just okay... That's all..not fancy not slummy. I have pros and a lot of cons about this place. Let's start with the cons.mthis place is way to pricey. The janitors are so rude and don't due there jobs well at all. They walk into your apartment and don't even knock. One time they walked into my apartment when I was in the shower..ugh!!! I have mold growing in my heating duct closet. And they don't keep the security locked. It's the worst.. The pros are that it is quite and clean here and I never had mice or roaches which is great. But other than that I will let you be the judge for yourself.
I was hesitant at first. But I love it! Plus o got a brand new washer and dryer which is amazing
North brook Apartment Homes is an excellent value for money. I live in a 4 bedroom townhouse and with rent being around $1300 that is way below any other price for the same square footage in the Philadelphia city limits. The area is less than to be desired, and the maintenance on site are not ideal and take a long time to respond to requests if they even do so at all. The girls in the office are sweet and are very accommodating when you do get in touch with them. The pool also has stupid hours, it is open from 1:30pm-7pm, which does not make a lot of sense to me but as I have said, for the price I am paying it is excellent. The kitchens are brand new which is very nice!
The apartment is great. Large closets and good parking. Maintenance takes forever to fix things though. Even small fixes take weeks to get done (if at all). The rent is inexpensive for what you get which is awesome.
My family of five moved into Northbrook Apartments last year. Coming from a three bedroom home with a large porch and yard, I was very hesitant about moving into an apartment because I thought it wouldn't be enough space. Well, I was pleasantly surprised. My husband did all the prep work (speaking with the leasing office, doing the walk-thru, etc.) and he was very pleased with the professionalism and communication from the complex. They gave us options and was very willing to work with us on the deposit. We chose the 4 bedroom unit because the rooms are a good size and the kitchen was newly renovated with all new stainless steel appliances. A little while after moving in, we did have a bit of trouble with the dishwasher and dryer, but after a few phone calls the mechanics came on time to fix them and were very polite and helpful. The local school is Aloysius Fitzpatrick and my children ride the school bus with all the other kids in the complex. They love it. Because the complex is gated, all the kids play outside together and most (not all) of the neighbors are cool. The pool is great, but sometimes crowded. My only issue here is the playground premises needs some renovation and sometimes the office is hard to reach. Other than that, I'm glad that we made the decision to move to Northbrook. Hope this helps!
I have lived here for about 8 months and everything keeps messing up they come to "fix" things but I have to call like 10 times and when they "fix" something. Something else starts going wrong besides that it's good
Well, first of all I must say your apartments are very nice but in a general opinion I think all apartments are way to expensive and should include a small washer and dryer in the apartments. we still have to pay to use them so why not have them in there and be included in the rent, it's high enough. People like me who are trying to make ends meat on a budget because places don't want to pay enough or give full time positions. Don't want to lower my standards to an apartment that I will not be happy in on top of which might not look neat and clean. Everyone wants a decent place to live and I fully understand that the upgrades are needed in lots of apartments. But the raising of rents is getting out of hand and shouldn't be allowed. It's ridiculous that they are allowed to let this happen. There are people still trying to find jobs and survive , and that alone is not an easy task!!
Lived here awhile. It's quiet, close to mall, and the kitchen is a nice size. My only issue is when they started to remodel they forgot about us tenants already living here. My refrigerator is rusted and I had to bleach it down because of Mold, the dishwasher doesn't work. I try not to complain but I pay they should listen and treat us with respect. Instead Im getting ignored
I have lived here for 3 months and it has been a nightmare. In my short time here, I've experienced major issues with the plumbing in our unit that required us to limit our use of running water for 2 weeks while maintenance got their act together and attempted to fix the issues. I am still dealing with a serious problem with raccoons living inside the walls of my unit. It took management more than 2 months to send a contractor to repair the holes in the roof and send an exterminator, but the raccoon problem is still here, so much that we no longer sleep in our master bedroom because of the noises, smells and flies that come from these animals. I am disgusted and frustrated and management is very slow to respond, if they respond at all. I understand that new management is making some changes, but in my experience, they have their priorities in the wrong place. They are bypassing taking care of the existing tenants and spending money to make the place look nice for future potential tenants.
