We have lived here a few months and it has went down hill so quickly.. everything is falling apart, the pools are just now getting chairs after months and they are cheap. The nice seating with the sofas and chairs are blocked off with caution tape, real luxurious. Office managers smoke at the pool, so disgusting. Trash is everywhere! Trash valet rarely comes and when they do they throw trash everywhere! Dog park is disgusting and dangerous! Falling apart and rusty, fire ants everywhere! Children’s park is also shameful. Volleyball court has no net, tennis courts not taken care of. Main pool is chipping. The fences are always being kicked in doesn't feel safe. Buildings have leaking and mold, my building had water leaking into the fire system causing it to short and set off. Serious safety hazard. My unit has been falling apart since day one, first night my toilet burst and was spilling water out the back, dishwasher didn’t work properly, kitchen sink was leaking. Carpet coming up around the edges. Paint on all the doors is completely bubbled. All corners are chipping, chunks of dry wall just fall off from opening and closing the sliding door. Mold in the kitchen and was told oh yeah the building has a leak. And leaking in our bedroom closet, huge bubble and paint is just falling off the ceiling. Closet doors barley open and close, A/C smells like mold all the time. And let’s not forget about the roaches!! THE HUGE HUGE ROACHES. They offer pest control but what good is it when it does NOTHING. I watched them spray and it was the most sad service I’d ever seen. We are clean people, even more clean living here because bugs gross me out, but nothing seems to matter, they are just everywhere. Everything is done so half effort here and it shows. Complaints aren’t taken seriously, they just say okay, we will have a look and nothing happens ever. I cannot wait to leave this place. We will be running as fast as we can.

Pictures online do not represent true status of property. Lot of damage all around, chipped paint all over, poor landscape, volleyball court without net, tennis court broken, gates broken, creepy people at night around, smelly area by entrance gate due to animals at the school nearby (sheep, etc) and dampster. Office upgraded their furniture which was new and replaced chairs in pool with cheap stuff (everybody hates it and no wonder the pool is always empty). No real amenities, a bunch of fees that are mandatory. Inefficient and patronizing office management, some of the maintenance people do not even know what they are doing. No security at all, one lady got her car shot at with a bb gun during the day and had all windows broken, fences are broken in, stuff gets stolen around. Not safe, and dont dare complaining, around here they act like they are surprised if you complain and will pretend they care. Shame on this place, luxury is a complete LIE.

The property itself is very beautiful— it has lush landscaping, great nature and water views with ducklings is almost every pond. There’s 4 pools and a dog park that are all very nice, well kept and quiet. However, I HIGHLY suggest that you specifically request to view the actual unit you’ll be residing in (prior to paying any commitment fees or deposits), otherwise you’ll just be shown a brand new model unit but then possibly placed in a “similar” unit with the same floor plan, but older and/or missing certain features and amenities. In our case, when we moved in 3 years ago, we were shown this beautiful new upstairs unit that was supposed to be move in ready but shortly after we paid the Admin fee, they called & said it wasn’t going to be ready in time but that they had a similar unit that was. However, on move in day we discovered the only thing that was similar was the number of bed&bathrooms.. It wasn’t even the same floor plan &was downstairs. It was noticeably older, had carpet & linoleum flooring instead of wood, had a rusted water heater, old washed&dryer, it was unpainted, had popcorn textured walls & we soon realized that we could literally hear every single step our upstairs neighbors took. What’s worse, is that It wasn’t bc they were inconsiderate or stomping around—it was simply bc of the building & out of their control. They felt bad for us knowing that we could hear them & we felt bad knowing that they felt they needed to tip toe around their own home. We’ve also had several leaks from upstairs & our neighbors said they too have had brown spots/leaking coming from their ceiling, despite being told that the roofs were recently redone—& the only thing maintenance has done was spray it over w white spray paint! Our biggest disappointment was the cabinets, countertops, drawers and baseboards, which are made w/ resurfaced composite wood & chip/peel, crack/break CONSTANTLY. It’s frustrating to hear that these are luxury apartments but don’t even have decent quality cabinets & drawers. The drywall is so old and brittle that it makes it very difficult to drill holes into when trying to hang curtains or artwork securely...&trying to keep clean & dust-free is a never ending nightmare! As nice as the maintenance staff is, their repairs are like bandaids—they’re only temporarily fixes. They’re pretty good at getting someone out quickly for “emergency” repairs but also tend to be careless/sloppy when it comes to paying attention to minor details.

Let me spare you 4 years of stress, broken appliances, water damaged flooring and A/C issues. Do NOT move here. I had lived at Northgreen for 4 years and had a multitude of issues while living there such as flooding, roaches, terrible water damage smells, multiple A/C issues, broken drawers that were never fixed, etc. I was a good tenant, quiet, paid rent on time, was patient on my many work order requests. Because of the multitude of issues over the 4 years, I sent a letter and asked if I could terminate my lease a month early (which would have been 12 months for that year instead of 13). They quickly refused and offered me the option of paying nearly double my rent for leaving one month early, even though I stated all of my concerns regarding the apartment (it was very unfit to live). I wrote a letter to the BBB and lo and behold they decided to let me out of my lease early. I had a feeling they would try to get more money out of me after I left for cleaning fees and what not, even thought I was spotless, and cleaned everything before leaving. Especially since when I moved in, I did not have to pay a deposit. A month or two after after leaving they mailed me a bill for odor elimination stating it was from pet odor. My apartment stunk of old water damage and mold, one of the many reasons I had left this place. When I asked to see the invoice, it stated odor elimination and nothing about pet odor. I told them I would not pay, as this does not say anything about pet odors. They then sent the 150 bill to collections. All in all, I would never recommend this apartment complex, stress since day 1, don’t do it.

I have lived here for close to four years and I can't wait to leave. We pay on time, stay to ourselves, keep our inside and outside of the apartment clean and well kept and try to be a good neighbor. We need to get out of our lease early. I was hoping since we have been good tenants, management would help us in some way. But, absolutely not. Our apartment has had roaches on and off since 2015. And, I'm extremely clean. All of our drawers are messed up, crooked, and falling off the hinges. The dishwasher barely works, and floods often. They keep raising the rent way high, making cable mandatory, when we don't even have cable. If you want to pay rent by auto pay, you are charged a ridiculously high fee to do so, something like 30 each time. Our mailbox has been broken for four years. Always open when I go to get the mail. Barely opens or locks. You are only a monthly payment to be collected. They are not kind enough to listen to your concerns and help their tenants out. I would not recommend renting from this apartment complex.

I have lived at this community over 5 years and several months ago and over 30 videos I have had a dog bark consistently for several hours many days in a week since it started. I have called, emailed and even gone into the office with videoes on the barking. It is still happening and I have to leave when it starts even though I pay rent. The first week I figure something was different with the dog which caused it to bark for hours at a time. The office has sided with my neighbor and the whole situation has worn me down. I have contacted corporate at least 5 times in the last 2 weeks but have had no reyurn call. I even gave my written notice last month and yet I am still stuck here. Do not move here!

About a year ago the property went through a huge change. I can’t tell you enough how beautiful the apartments are and the grounds. The office staff is kind and very knowledgeable. Even the maintenance staff greet you with a smile.
I'm actually leaving this place now but I wanna shed some light on what really happens here. Ok, first let's start with the front office staff. the most rude and disrespectful people you could ever imagine. They don't understand protection of property, they don't understand privacy and the customer service is at an all time low. My dog was chilling on the patio and they allowed for some random person to come up to the screen and look into the patio. Mind you, its covered with shrubbery. Then they decided to call and complain that my dog was outside sitting. First and foremost, the patio door was open, he had water and my husband was home. The peeping tom stated my dog was hot, tired and with out water. The peeping tom also said no one was home. For any property to allow people to peek into others homes without a concern for privacy is not acceptable. Then, the complex decides to do renovations. Instead of giving prior notice, they instead have outside workers to vandalize our vehicles that are parked under the carports. Nice! They mandate that you pay for valet trash AND the compacter. However if you are working all day or take classes and aren't able to sit your trash out at a "designated time" then you will be fined $25. Oh, and particularly, an office worker who goes by "Anna" yeah, don't try to talk to her. She hangs up the phone in your face. Honestly, the front office needs a full flush and are the main reason of why I'm leaving. Read these little cutesy stories if you like, but take it from someone who actually experienced these horrible people. RUN IN THE OPPOSITE DIRECTION FROM THIS PLACE!! Not to mention, the critters are EVERYWHERE and the walls are paper thin.
Ever since I started my new job at USF i can honestly say i have fell in love with my apartment and look forward to coming home to relaxation. Neighbors are quiet and the front office is nice and very attentive to my needs.
As a mother of two (one four legged baby) what better place could i ask for my apartments Landmark of Grand Palms not only has a beautiful play area for my son that includes a park, volley ball area, and 4 choices of pool areas its also very dog friendly perfect for my other baby. With a dog park named Bark Park how could you go wrong. It doesn't hurt that it a beauty to look at with 9 ponds to walk around for some exercise or you can always go to the fitness center that the apartments also offer. This apartment is perfect for a family its a gated community with friendly neighbors and friendly fur babies.
I've been living in Landmark of Grand Palms for a year so far, and I absolutely appreciate the way the office staff interacts with the community around us! If its not Family Friday Movie Night, we're celebrating in a sort of way that makes everyone feel welcomed! I'm planning on moving into a two bed/two bath sometime in October when my year lease is up and I swear I'm more excited than my roommate. If you conserve your water when washing dishes to washing clothes, the water bill is never ridiculous. Even though I prefer to take out my own trash, Its very pleasant having Valet Waste come 5 nights a week to help me out. I don't know what I love more, having a personal pool 20 feet in front of me or the awesome gym card that allows you to workout on your schedule! For a busy, struggling, college student, Landmark of Grand Palms make it feel like home even though I'm just around the corner from my mother's...
I've been living here for a little over two months and I must say! I very happy. I'm new to the city and I'm glad I picked the perfect place. It very peaceful quite and clean. I love the trash service they provide. I love how the grounds are very clean. I knew once I drove up I wanted to stay here. The staff is very helpful. If have any issues they get them taken care of right away! I had a wasp nest in from my house. They removed it right away. The neighbors are nice and they pick up after there pets.
Complex is pretty quiet, apartment is old and in need of upgrades, rent is getting too expensive.
I've lived at Landmark for two years now, it's a large property that's easy to pass by. The Maintenance Team rocks and the Landscaping Team is Top Notch! The apartments include Washers and Dryers and ample storage. I have enjoyed my stay.
