Property Ratings at Northland at the Arboretum
I lived here since 2018 and at first I really enjoyed it but this place has gone down hill. To start, I was living in a second floor apartment in building 18 which was nice and clean, newly renovated and never had any issues. However when I was planning on transferring to a single bedroom without a roommate, they moved me to a different unit but in and much older building, towards the front #8 that was not taken care of nearly as much as I had expected it to be like the other one. The patio was in awful condition, the restroom tiles were smothered with mold, and there were cracks all inside the unit from structural damage. You couldn’t beat the price and it was during covid, so it was doable at that time. However they continued to hike up the price by a whopping 50% by the 3rd year which was insane considering the damages already existing in the unit based on the structure in the building, mold in the cracks in the restroom, crappy insulation that could make you hear your surrounding neighbors, and worse, disgusting roaches that live in the trees were consistently trying to get through in the summertime. When I brought up these issues to them, nothing was done to address the cosmetic concerns for their newly hefty price. They tried to PAINT over the mold instead of trying to actually remove it and the big cracks in the unit were simply painted over with an off white which made them look worse than before. I am glad I left and this place is 100% not worth the money unless you are in one of the nicer buildings towards the back of the complex but it seems like it could be hit or miss.

New complex manager, Jamie, started a little while ago and the service took a huge dip in care of tenants. The old manager Carlos worked to keep the community happy. I have lived in this complex for over 5 years and I have never experienced such lackadaisical tenant care and no interest in customer service. Maintenance is great for my needs. The office just wants to make it easier for themselves. Two staffers are just gone. It is just sad that my home is in the hands of someone who would rather get convenience for themselves rather than making sure tenants are taken care of. The gate of the gated community has been broken for over 3 years and they are not fixing it. I am forced into having “trash valet” and Spectrum cable and internet instead of being anole to upgrade my internet. The apartment complex still raised the rent to be competitive with local apartment complexes, the rent isn’t worth it to me now. It’s the lack of customer care and the new manager’s disregard to tenants service. The last straw now is that the office manager has decided to stop accepting mail packages and holding them for tenants. Instead of figuring out an alternative they are implementing this rule even though the USPS carrier and office are returning all the refused deliveries. The mail carrier, Mr. Tracey, told them that refused mail and packages are automatically returned to the sender. The staff at the post office had my held mail and not my packages because of this. The staff even knew the manager Jamie because she took time out of a work day to go to the post office and curse them all out over this. Poor professional behavior! I lost 3 important work packages and 2 personal packages that were returned. Now I have to pay extra for a PO Box in order to get my mail delivered to me. I now hate this place, don’t move in because you will leave sooner than you thought.

If you are looking for a welcoming place I could not recommend Northland at the Arboretum any higher. The staff are great, helpful and very attentive. The property and units are clean, well maintained and have a decorative interior and exterior appeal. Families of all kinds would be happy here. They are many places that have star appeal in Austin these days but Northland at the Arboretum still keeps their tenants at the top.

Unfortunately, the people who run this complex do not treat people with respect or fairness. I have lived here for years. They have threatened to tow my car twice because my car registration was expiring the following month. There's one woman in the office who behaves like a junior high school mean girl. She has sent me three inappropriate e-mails which clearly display her lack of professionalism or kindness. This month my "water bill" was $72 for a two bedroom apartment. Most people who live in HOUSES in Austin don't pay that much for water, so it's literally impossible that I owe that much. The water bill should really be called "extra rent" because you're not billed by the City of Austin, but the Northland Corporation - and the amount rises every month, whether or not units in your building or empty or full.

First and foremost, love the location of my apartment. I am very close to anything I could ever need. I've lived here for a few years now and am very happy. The apartments are not new, but are well kept and were updated with more modern cabinetry and flooring some time ago. All of my neighbors are friendly and I have yet to meet anyone unpleasant since moving here. The office is great. They are always genuinely happy to help and always have treats for my dogs in the office. Maintenance is good, they get the job done quickly. There is now a dog park on the grounds which my dog absolutely loves. It has also been great for getting to know my neighbors. The pool is nice, but often very busy on the weekends. I really have no complaints and plan to renew my lease. Good overall value.

Pros, neighbors for the most part are nice and quiet and the grounds are kept clean and nice. Locations is near perfect as far as entertainment, family friendly, and close by shopping. Cons, Parking is rough and the spaces are painted too thin. Management isn't helpful, and have an odd sense of entitlement. Will tack on random charges so always ask what the charges are for, reasons are not listed or are not very clear on the charges. Also overpriced, I am not going to renew my lease once it is up.

Me and my partner have lived here for about a year and a half, and we have loved every minute of it! The residents are all extremely nice and personable, and the staff is top-notch!! The rent is also very reasonable for the area. We plan on living here for years to come!

With space for me, my lifelong collected belongings and my co-inhabitants (furry ones) - I can retreat in my just-right-sized apartment from all the pressures of day. Plenty of space for everything and my balcony overlooking a green space...nice to start or end the day! Whether relaxing inside or strolling down the path with my pup - or taking laps (or sun) at the pool - all right here - as if just for me. Friendly staff and friendly neighbors - making this my home.

I have lived at my current apartment for just over five years. I love the spacious floor plans and the location. I occasionally have some of the problems you expect to experience from time to time at any apartment; noisy neighbors, slamming doors, and parking problems. There is ample parking for residents however on the weekends when guests are visiting parking can be an issue. The office staff is friendly and responsive if you're having any problems and maintenance normally responds within a few days. The one thing I wish they would do is update the appliances with newer more energy efficient ones. My dishwasher and refrigerator are pretty old. Also, washer and dryers are not included in the units. They are animal friendly and have a dog park, but recently added an additional monthly pet rent. Amenities include a resistance pool, spa, main swimming pool, and a fitness center. The fitness center has free weights, treadmills, ellipticals, and resistance training. The complex is a gated community. Overall, I have enjoyed living here and plan to continue as long as I can afford the rent.

Me and a friend moved here and were thoroughly impressed with the staff and the facilities. Everything has been great, and the few things we needed fixed were done withing 24 hours. Beautiful area, and great apartments!

There are a lot of great things about Northland at the Arboretum: 1. Gated community - one of the few in this area - and the neighborhood in general is very safe 2. Three bedroom units (1160 sq. ft.) - not a lot of those in this area; big, walk-in closets in all bedrooms; connections for full-size washer and dryer 3. Incredible convenience factor - easy access to major roads with huge variety of restaurants and and shopping areas, and multiple ways in/out to avoid heavy traffic times/routes 4. Great maintenance/service team - quick response to maintenance requests and staff is always courteous. At least one has been here as long as I have (almost six years). 5. Nice green areas - it isn't all buildings surrounded by concrete jungle parking lots On the down side, the units feel dated (and I've lived in two here - a 2-bedroom for 3 years and currently a three-bedroom) - yellowish beige paint with cheap carpeting, plywood bathroom cabinets with sloppy spray painting, refrigerators from the 1980s and limited kitchen cabinet space with no real pantry, sloppy carpentry work around window and door frames. The doors don't hang plumb (if I can see daylight underneath my front door, then the bugs and dust bunnies can, too) and don't rent a downstairs unit - between the water in the pipes that sounds like Niagara Falls and the upstairs neighbors' stomping, it isn't always a quiet existence. The master bedroom is a nicely-large size, but the two other bedrooms are small-to-very-small. The 2-bedroom unit isn't any larger than the 3-bedroom except for the third bedroom, in other words, no additional living space anywhere else. I actually really like the floor plan for the 1-bedroom unit, especially because it has a sliding door with a screen door to the patio rather than a single regular door - in the larger units, there is no option to leave the patio door open to get some fresh air without inviting in the mosquitos and other bugs. Overall, I think Northland provides a great value in a terrific neighborhood, but there are some challenges in the units.
