If you thinking about moving here, DONT DO IT, they have the worst and rude customer service I have ever seen. And what’s more frustrating they will charge you extra money for your rent each month the leasing consultant are terrible they won’t explain anything to you or make you understand why geir policy to avoid paying for something you didn’t till the money gone from your account and whenever you go in the office to ask them about they won’t give you an answer. If you don’t believe me you move your self any find out. And remind you I only been for two months and i regret every second of it and making a decision to move here.

Excellent place to live if you love spending time with brown recluses. They will make you wait months before they send someone to spray. Second year in a row we have had issues.

Only moved in recently, staff seems nice enough, but if you want to take a hot bath, I suggest somewhere else as the tubs are to big for the hot water heaters they have you run out of water. Cold baths ARE the new hot bath though, so maybe they're future proofing. Everything else works fine, dishes come out clean, carpet is nice, lots of space, so overall pretty good so long as you don't mind very quick showers.

We recently moved out of our apartment at Northland Passage in Kansas City, concluding a 13-month lease from 9/28/2021 to 10/27/2022. Very early in the lease period, we notified the office of problems at the kitchen sink regarding the cold tap putting out hot water, the garbage disposal holding water, the dishwasher holding water and producing rank odors. The biggest complaint was the exorbitant electricity bills of 300 dollars per month. These problems were addressed in very piece meal ways dragging out over months. We had contacted the office several times seeking definitive solutions. We called the electric company who were unable to help. Another issue that arose was the slowness of mailbox repairs due to vandalism. Residents of the complex had to go to the post office for months due to the apartment complexes inability or unwillingness to fix the mailboxes. We finally decided to purchase a post office box because it had taken months to be fixed. Finally in mid-June, the plumbers came in and corrected faulty plumbing, opening walls and ceilings in the kitchen. Suddenly, our electric bill went down by 65% to 75%. So our overpayment for electric lasted about 9 months, costing us more than $1800 due to the faulty plumbing in the apartment. I mentioned this to the property manager and it was ignored. Another issue that arose was the slowness of mailbox repairs due to vandalism. Residents of the complex had to go to the post office for months due to the apartment complexes inability or unwillingness to fix the mailboxes. We finally decided to purchase a post office box because it had taken months to be fixed. There were numerous other items not mentioned in this review, trash left strewn about, paper thin walls, etc. Suffice it to say, we were not happy with the apartment complex. I believe that the office was fine, it was the corporate office in Michigan (which I called numerous times), that did not want to address issues that would cost money to repair. We had no choice but to move and we did. So our electric bill was in excess of $300/monthly at Northland Passage for a ground floor 1050 sq ft, and it is now about $70 monthly at my new home of over 1200 sq ft. We would definitely advise against renting from Northland Passage despite the well kept grounds.

a couple reasons why this is the worst apt complex in kc - charged me a $250 fee when i first moved in because the electric company failed to put the electric in my name. this was when covid first started happening and i lost my job and i was very low on money.. i argued with the manager, kim, for two weeks before finally the electric company had to email her and let them know that this was there bad and i shouldnt be charged this fee. - on the month that i was to move out they charged me the full months rent on the first when i was moving out the 9th. they told me the amount i paid extra would be refunded to me in a couple weeks.. then i get a piece of mail from them a couple days later saying i OWE them $50. they took my security deposit, the extra money that i had paid for rent that month without warning, and said i had owed them additional fees for "damage". there was little to no damage to this apartment guys. i went in to talk to them about this and she went through some of the charges.. to give you an idea of how ridiculous it was, just for a piece of trash that was left they charge me $250. LOL - they never answer the phone - ridiculous charges. if you are late for rent one day they charge you $200 and another $50 for every day after that. - raised the rent $150 after my first year which i could not afford so i was forced to move out. those are JUST A FEW of the reasons you should not move here. there are plenty of better options in KC. Pleas do not move here, they are money HOGS

Raised my rent in the middle of a pandemic, I have duct tape on a break in my window. Charging prices for updated apartments that aren't updated.
So many maintenance issues as soon as my fiancé moved in. And the apartment was infested with spiders.
They raised the rental price after we had applied and paid all the fees. They didn't tell us but simply put it on the lease they sent us to sign. I imagine they hoped to get us to sign it without reading it over. We applied for an 11 month lease, they sent us a 16 month lease with a higher monthly rent hoping we would sign before reading. The staff confirmed our rental price after our application was accepted via email. However, they sent us a lease with a higher monthly rent and refused to give us the agreed upon price after we had already paid the application fees.
I lived at Northland Passage for a year, and it was extremely disappointing. I will break down what you need to know about Northland Passage. Office Staff When I moved in, they were nice and helpful. But once I moved in, they would respond about 50% of the time to my requests. The communication between office workers is very poor. For example, I scheduled my exit walkthrough and confirmed the appointment multiple times. When I arrived at the scheduled time, they no-showed me. I had to call the front office, and then they sent someone to the apartment. Maintenance The maintenance was by far the best part of our experience. However, the maintenance team knows how bad the office staff really is. During my exit walkthrough, the maintenance employee leading the my walkthrough asked why I was moving, and I told him we needed to get out for multiple reasons. One of the reasons I mentioned was the fact that the office staff was difficult to deal with. He commented, “They’re still difficult to deal with.” If the maintenance crew comments how bad the office staff is, you know that something must be wrong. Apartment The walls are extremely thin. We had to wash every single piece of clothing in order to get rid of the cigarette smell that came through the walls. We also had dog noise problems above us and beside us. We requested help from the front office staff about the dog noise problems (I even sent them a recording of the dog), and we got no response. Here is the worst part: Northland Passage has a bad brown recluse spider infestation. Beginning in early 2018, I asked for an extra bug spray. I heard nothing. I kept requesting help from Northland Passage. Still, nothing happened. Finally, I had to schedule an in-person meeting, and I finally received help. It was a very stressful time to be living in a brown recluse infested apartment. We heard comments from other neighbors about the brown recluse problem at Northland Passage — we weren’t the only ones. We’re so glad to be out of Northland Passage; it’s a stressful place with cigarette butts littered everywhere and an office staff that is incapable of handling simple requests. Stay away from Northland Passage!

Older reviews of the property indicate that it is a good place to live, but new management has taken over and it has severely gone downhill. I lived here for over 2 years and it got progressively worse before I moved out. Management does not seem to be completely competent and half of the staff have no idea what is really going on- ask 3 different people, get 3 different answers. They do not communicate well and instead of trying to understand why you are moving out, will be rude and try to get every extra penny out of you with fees before you leave. Even if you moved into one of the newer renovated apartments, the floorplans are not well setup and don't come close to comparing to other places out there. There were also multiple instances where one of the pools was shut down for health code violations. Overall, would not recommend living at Northland Passage.

We've lived at Northland Passage for 14 months now and we just signed a new lease for a new floor plan. Don't get the Abbey floor plan. It's too much money for what you get. Spend a few more dollars a month and get a washer/dryer and a little more square footage. The Abbey floor plans used to be studio apartments that thy divided with a wall, so you can imagine how small they are. All of that being said, it's a fantastic complex! Maintence comes the same day, or next day at latest, when you submit a service request. The staff in the office are pleasant to deal with and see to it that your needs are taken care of as soon as possible. We love the area, the apartments are nice, the neighbors are quiet, and we will be at Northland Passage as long as we're renting an apartment!
There are many great things about this place! The square footage for the proven the community events as well as the area that it is in are all giant plusses. The only complaint I would have is that we are on a waiting list for a garage that we were told would be around two months. It has been over three and we still do not have one which has resulted in our motorcycle to be stolen. When I called the office to tell them, all they said was that they would note it in our file. Back to the good things. Any maintenance request is taken care of in a very quick and efficient manner.
Great Staff, lovely grounds, maintenance is thorough and always friendly. Great activities for residents i.e. Pinterest parties, movies out by one of the beautiful pools, exercise room, tennis courts. Upon leaving for work on some mornings, the staff greets you with a breakfast-on-the-go bag. :)
