Property Ratings at Northpark
would give a 0 if possible. I was there for 2 years and my biggest regret was not leaving after my 1-yr lease was up. I was located in building at 1025 cadlilac. I would suggest to stay away from that building. the apartment was damp and moldy, the had to come in several time to remove mold. Mold in my clothes closet, above and under my bed. And I even invested in dehumidifiers. the hallway was always wet and dirty. there was always trash everywhere outside the building. they definitely neglected this building. Aside from the run down and out dated apartment, the staff at the office aren't much better. They will ignore your emails and calls and they definitely do not care for their tenants. it Is too bad because I loved being walking distance to the dog park.
Do not rent here. While it looks okay from outside, there are severe problems. The units are old, there is a lot of noise and dirt, and most of all, the service to residents is absolutely awful. They never respond to anything, packages are stolen all the time and they never do anything about it, and although the contract states they must take care of service requests they ignore every single one of them! Nothing ever gets fixed on time and so many times they do such a horrible job that I just have to do it myself and pay out of my own pocket. There are far better communities all across the peninsula, do not rent here unless you want to be cheated and treated like trash.
I live here and should’ve been careful but I didn’t know much about the area. Overall, it’s just unpleasant experience. The unit was not clean when I moved in then the hallway always smells so bad. The management is the worst. I don’t know if they are actually doing their job because I have to be their office in person to resolve any issues then they always seem chilling, chatting, no sense of urgency but the claims that they have a high volume of inquiries. Like if you actually do you job, it wouldn’t be so much high volume. Just don’t even try to move in.
There has been constant banging at night for weeks. The hallway floor in our section has literally never been cleaned. They say this complex is wheelchair accessible. By that they mean there is an elevator which is down all day minimum once a week and has an operating permit that expired a full year ago.
From the outside it looks nice, but once you live here, it’s a different story. This building needs security around the clock. My car got broken into twice, people jump into the pool that don’t live here. They make a mess, and break the jacuzzi – It is broken so many times, and it gets filthy. You can see hair and garbage in the water. There is only one jacuzzi for this huge complex, so a lot of times it’s standing room only. The package room gets broken into, my packages stolen several times, my mailbox got broken into. The bathroom has mold, water seeps through the wood floor from the window causing my furniture to mold, and my clothes smell musty. Other than that, local office staff is nice.
Very loud apartment with no respect neighbors. Construction is going on right next to the apartment. They got rid of guest parking(Almost impossible to park anyway since people don’t move their vehicle). People throw trash away everywhere. You will easily find rats in garbage area as well as inside the garage. I lived there for 18 month and recently moved out. They will try to do their best to rip you off after the move out inspection. I got charged for a whole month of utilities although I moved out on 10th. My wife and I spent a whole day to clean everything off and they found a small hair and noted dirty. I triple checked to make sure everything is clean but still I got charged almost $700 on top of my $500 deposit.
I have lived in the studio at Northpark apartments for 13 months. I moved out in Dec 2022 and found that they charged me $275 for cleaning, $224 for painting and $95 for carpet cleaning for a 540 sqft studio. Painting and carpet cleaning are reasonable, but cleaning fee is making me upset because my husband and I spent 2 days wiping off everything. We asked for a pre inspection before the move out and a list of what needs to be improved on our end, but it was never given to us, that’s why we thought the apartment is clean and we won’t be charged so much. I contacted the leasing office after I received the bill but they never reply to my email.
Very dirty. My appliances didn’t work from day 1, and had roaches. People in the building are very noisy. Package room is also a mess. There are rats in the trash and they are always full. Wanted to raise my lease by 300 dollars.
The loudest apartment I’ve lived in. Caltrain service all day and freight trains blaring horns. The building literally shakes when freight go by. The main reason I left. Gas/trash/water is $150-200 each month. A really bad deal considering other places include that in the rent. You’ll never hear from management even if you email or call. The height of unprofessionalism. I’ve emailed and called 4 times with no response on one issue. I just gave up eventually, which I guess is what they want you to do.

(Residents know this so thefts became more brazen over the past year) - A "security" company who conveniently never has the right angle to see happened to your packages (even with 8+ cameras in the package room and photo evidence to prove your packages made it into the package room only to discover they've been stolen by the time you get home from work) - Unresponsive Leasing office staff who you can count on to ignore your outreach for help. - Missing-in-action service team with questionable "solutions" such as spray painting where water poured through your roof rather than repairing mold, ignoring ongoing ant issues in a clean apt, only adding caulk to your bathtub drain that poured water into lower resident's apt...) Don't let the fresh coat of paint and new asphalt fool you - behind it all is a deteriorating property and management team.
The staff has been helpful getting me situated; and they address most of my concerns. The place is cozy and close to downtown so everything is within walking distance. The Caltrain is down the block so I take public transit to the SF and back. Love having my own place.
The package room of this apartment is really joking, just several iron shelves without any protection for the packages. Anyone can get in and steal anything they want. Poor management!
This place is AWFUL!! Do your self a favor and don't move here!! I'd give them a negative score if I could. The package room is a joke. It's disorganized and can take forever to find deliveries. I had my packages stolen twice. They don't have a video camera there and the door doesn't work well. They don't care. My apartment was not clean when I moved in. The washing machine had some kind of gross slime in it, as did the dish washer, and the fridge smelled disgusting. They cleaned it when I requested, but this shows that they don't really do any kind of thorough cleaning before people move in. I paid to have my apartment professionally cleaned when I moved out. It was spotless. The charged me hundreds of dollars for supposed cleaning. The pictures they sent of "dirty" walls and floors showed spotless walls and floors. They failed to give photos of the supposedly dirty faucets and microwave. They said the stove, which I NEVER used (I never even unpacked my pots and pans; I live off take out and frozen food) was dirty. If it was, it's because they didn't clean it before I moved in. Again I paid A LOT of money to have the place cleaned upon moving out because I had been warned that they would rip me off when I moved. The cleaning charge should have been $0. DO NOT TRUST THIS COMPANY!! THEY ARE SHADY AND WILL RIP YOU OFF!!
upsides: my apartment works for me and there are no serious issues with it except the ventilation is pretty bad. downsides: its really hard to find parking. they told us the wait list was a month or two when we signed the lease but we have now been waiting over half a year and still not close to getting parking. people swim in the pools past midnight and make a ton of noise. the apartments are also very close to the train which is loud. someone has been keying random cars around northpark. northpark is not taking any action.
Worst management, moldy apartments, disrespectful residents. Don't be fooled by the pool and the gym. We would've moved out in our first month if it weren't for the 12 month lease. Rent doesnt include electricty, water, garbage, so expect to pay $200+ every month on top of the rent.
My ideal apartment complex is one you don't interact with much - just go to work and come home and sleep in peace. This complex is not that. Management keeps implementing new, restrictive rules about the most basic things (e.g., try to get an Amazon package or have a friend over). I wish I had never moved in. What a nightmare!
The apartment I live in is awesome, I live with my family. In need of moving out on my own, the apartment I live in has a lot of amenities. I can't complain, I just need the help to be able to live on my own the first year of moving out.
Location near downtown Burlingame and close to Caltrain/BART is great. Lots of good places to eat nearby. Noise from Caltrain can be annoying if you're right on Carolan Ave. Our apt. also got pretty warm (top floor). Staff have been helpful and responsive.
Imagine every day being able to walk through gorgeous landscapes, take a dip in a heated pool, and be within walking distance of the bay, and that is NorthPark Apartments. We love the flexible pet policy! The only downside is the nearest train only stops on weekends, so you have to voyage 1.2 miles to the next nearest train stops if you're a weekday commuter.
First of all, I would like to give negative 5 star to Northpart apartments as well as management. I lived here on a 9 month lease. Began my lease in 2014. Rent was $2089 at the time, before utilities. I received notification near the end of lease that rent will be increased by $500 for another one year lease. Month to month would be $2900. You will have to pay additional $140 for water, sewer and trash. No wonder why I would see so many neighbors leaving during my stay at NorthPark. A few issues I had with this place: -parking/parking lot -elevators -package pick-up -strong smell in hallway There are numerous hidden fees and this Northpark Management tries to charge you for everything they possibly can - from parking your car to parking your bike, extra storage, cleaning fees, and the list doesn't stop there. Northpark Management will not tell you that what needs to be fixed after pre-moveout inspection and You will never get your security deposit back plus You will have to pay addtional $400 to $500 without any fair reason. Northpark and Equity Residential are just making fool to people and loots their money. After moving from aparment, Northpark will not forward your mailbox letters to your new/forwarding address and there is no way to get those letters once you will moved out. This place is not worth as apartment are very small for price. I would never recommend this place to anyone.
