It has been such an amazing Year living At North park. First let's start with the Office hospitality. They are very welcoming and so amazing. They are completely understanding. There's always A Activity going on for the whole complex that we receive emails of for both children & adults! Abbey , Ariel, Tim and Everybody else in that office Is very helpful with any question I have and always quick to help resolve any concerns with a solution. Ive felt safe the whole stay. I am never worried about my surroundings. my complex is very quiet and all of my neighbors are super nice and welcoming. Maintenance is such a relief and such a help. they do such an amazing job keeping our complex looking amazing! Any issues I've had with anything regarding my Apartment (which is Rare)they fix very quickly with No issues. Overall I would rate my stay a 10/10 and would recommend others to join our friendly neighborhood!!!

The friendliest, hardworking management team I’ve ever encountered. Extremely refreshing to be treated like they really want you to be there. Even made my dog feel at home! Helped with all of my paperwork and clear explanations on what to expect. Toured the unit I am to rent, and was thorough with where to throw trash, recycle, the pools, etc. renovations are beautiful. Sparkling pools with children playing. Compared to alllll the other places I’ve toured, this is hands down the absolute nicest. The people make the difference!

Champion were awful to work with. First, as soon as Champion took over, they shut down the clubhouse and fitness area for renovations. While they had every right to do this, it would have been nice if they consulted the tenants first as we ended up continuing to pay for a closed amenity. Then, they had no idea my fiancé was living in the apartment even though she was on the lease. Once our lease was up, they tried to charge us $200 more a month for “upgrades” that were hardly noticeable between their model apartment and ours. When asked if they would be willing to negotiate, even with bringing up that other locations in the area weren’t charging that much, they refused to. They also tried to charge us for trash services, even though the trash compactor was always full and there were always trash bags outside. The final straw was when we were moving out and hopefully current tenants read this, CHAMPION DOES NOT HAVE THE INITIAL APARTMENT CONDITION FOR ARDENT HAD US FILL OUT FOR OUR SECURITY DEPOSIT! They tried to charge us $750 for a carpet cleaning fee (who are they paying that much!?) for a stain that was there when we moved in. We fortunately had a large google drive of photos that helped us, but they clearly want to take as much money from us as they can. I’m clearly not alone with being frustrated with Champion. I’ve talked with other tenants who all were unhappy as well. There are other reviews below too reinforcing this. Champion thought that the location would carry them and justify their price increase, but the tenants who were there and are leaving and the lack of tenants coming in speaks otherwise. For those currently still there, make sure to argue that Champion does not know the original state of your apartment. For those looking to move in, stay away.
New management (Champion) wants above market rate for the same square footage and layout as other apartment complexes and refuse to negotiate. The complex has multiple issues which have not, and likely will not, be addressed. Anything listed below will be issues that either arose during or after Champions take over on 9/20/2022 or are still ongoing. As a tenant I pay on time, and rarely called maintenance in my three years of living here. Champion wants to raise rent by $200. I offered half and they replied with “We can’t negotiate.” The amenities are also closed until renovations are done. What exactly am I paying for if these amenities are no longer offered? There have been many issues with communication. The new management was announced on the day it occurred leaving tenants little time to swap over payment and other items as rent was due on the first of the month. New management should have had old management announce this earlier so tenants could prepare. This is simply done in terms of purchase contracts. The only answer from management to this was "Make sure you pay rent on time." The trash compactor has been full multiple times leading to residents placing trash on the ramp up to the compactor. Some noted dates include, 10/1, Halloween, 11/30- 12/4, Christmas, New Years, and more recently 1/20 and 2/2. The grass areas on south most side and the back of the community facing Costco are filled with dog waste. There is currently a large amount of trash in the parking lot laying around either in the grass or on the pavement. Cups, bags, and other small items. Children are allowed to scream in the parking lot for hours when the weather is warmer. Sometimes running in front of cars. Reporting this has no outcome. Drug activity in the parking lot. No assigned parking. Good luck finding a close parking space. During heavier rain the entrance to the community floods and prevents small cars from entering. This led to potholes in early February. The potholes were patched but nothing has been done to address the flooding that has been occurring in the area so this will likely occur until efforts to create additional drainage are made. This has been going on since I’ve moved in during April of 2020. There have been black trash bags over windows in the community since I’ve moved in, one in the front close to the office and one near 1519 – 1545. This makes the community look trashy and gives the sense of nothing being done to improve said community.

While rental rate increases are common in apartment living with lease renewals, we certainly understand the frustration that rental increases can bring. We do our best to keep our rates competitive or even below the market, to similar apartment communities in the area. Our team is committed to providing our residents with the best customer service possible so that you can get the most value out of living at Northpark Place. Additionally, we have many community enhancements that are already in the works that we are sure will bring increased value and enjoyment to the community. With appreciation for your concerns about communication, we do our best to appropriately communicate any relevant information to our residents as we learn about it. We know that a change of any kind can bring on uncertainty and sometimes anxiety especially when we are discussing changes in who is managing your home. We take this responsibility very seriously and it is our top priority to provide immediate value and exceptional service starting the first day we step on site. We, unfortunately, are not able to communicate with the residents prior to taking over a community, but we remained flexible during the takeover of Northpark and we ensured that all residents were able to make their payments as smoothly as possible through this transition. We acknowledged that dog waste and overflowing trash is not ideal and it is not up to our standards either. We do try to limit the amount of pet waste throughout the community by having multiple waste bag stations available to our residents and we ask our maintenance to help clean the areas as well. If you see pet waste or trash being left behind, please reach out to the office so that we may address the situation. We take the safety and well-being of all our residents extremely seriously and we share your concern about minors being unattended in the community. This is why we have rules about minors being left unattended. If you notice this occurring please let us know and we would be more than happy to contact the responsible residents to resolve this concern. Additionally, If you notice any illegal activity, you are expected to contact the police first to report the crime, then please reach out to the office so that we can be made aware of this issue as well. With concern to parking, in our community, we have open first come, first served parking. We do however have garages for rent should you wish to have a designated space for your vehicle. Should you have any questions about reserving a garage please let us know and we would be happy to help. Regarding the entrance flooding, this is something that has been on our radar since we took over Northpark Place. As you have mentioned, this has been an ongoing issue you have experienced since 2020 prior to Champion owning Northpark and we understand how frustrating it is. We recently sent out an email to the community to communicate the plans in place to correct this issue. Our neighboring establishment Rock City Church, who we share this road with, has been approved to begin renovations on their building as well as the road. We will continue to be in communication with them as we anxiously await the completion of this project and we will relay any applicable information to all of our residents as we know more. Lastly, to address your concerns about our current renovations, this is something that our team is working diligently to complete so that our residents may enjoy the community to its full potential once more. We offer newly upgraded apartment homes with fully-equipped kitchens, quartz countertops, included washer and dryers, and bright welcoming finishes. In addition to our newly renovated apartment homes, we are also completely transforming the clubhouse creating a state-of-the-art fitness center, resident lounge, Starbucks coffee bar, and so much more. We will continue to communicate with residents as we reach our completion date. We appreciate you bringing your concerns to our attention and we hope to have provided a bit of insight. I have been a tenant here for the past 16 months and had hoped with the change of ownership that things would be better. Unfortunately I have found myself in a worse situation. The complex is trying to charge me a 75$ fee because I had not paid my utilities by the 5th of the month. My utility company is a completely separate entity and I had already paid late fees to them. But the apartment complex is also charging me a fee for not paying the ultility company on time. Police are here multiple times a month. They also cancelled my renters insurance and now it’s double what it was. I’m unaware how they even know that I paid my water bill late. The crazy part is. My utilities were never even shut off. Just a couple of days late. Heads up for anybody that moves here. They will try and drain your pockets by any means necessary. Very unfortunate situation I’ve put myself in. They have also done many shady things In the past such as changing my locks on my door(which came with my apartment. I never installed them) because they didn’t have a master key. And the. Charging me a 200 fee

We are sorry to hear that you feel as though you are having a negative experience. You have mentioned a few concerns that we would like to take a moment to address. When The Champion Companies takes over a new community, our goal is always to provide a seamless transition and to add value to the community where we can for our new residents. In an effort to keep things seamless we will continue to uphold the previous management's lease terms until the expiration of that lease at which point a resident may choose to renew under a Champion lease with our lease terms. Unfortunately, the previous management company's lease does require a late fee to be assessed when there is a past-due utility bill. In regard to your renter's insurance, the previous management had a partnership with RLL insurance that ended upon the change of management. Therefore we are giving residents the opportunity to choose their own insurance provider. We are more than happy to recommend some companies that our residents have found to be helpful in the past. We recently invited some insurance agents to come to our community to explain the different key points of their policies and sign up anyone who was interested in their insurance company. Finally, when a community is in management transition, we ask to be given a copy of all the resident's keys should there ever be an emergency where we would need to quickly access their apartment. If for any reason the previous company did not have those keys, we could switch out the locks at no cost to the resident so that we could ensure the safety of our residents. We are not aware of any $200 fee, could you please reach out to our office to discuss this in further detail? BEWARE THERE IS A MOLD ISSUE AND POSSIBLE FOUNDATION PROBLEMS IN THESE APARTMENTS. I lived at Northpark Place for 5 years and this past summer noticed mold was EVERYWHERE in my apartment. I called the property manager and after getting the run around for weeks and having most of my belongings damaged from the mold we had no choice but to move and they paid for none of our moving costs or testing of the mold!! They said they wouldn’t cover the cost of the damage because my air filter hadn’t been changed in 5 months despite multiple mold remediation companies stating that was very unlikely to be the root of the issue and it was more likely to be a cracked foundation!! I passed that information on and still got nothing and I’m sure they painted and moved someone else into that unit anyways.

I have lived in this apartment complex for almost two years and the first year I loved it, never had any issues. But then a new management team came in and they micromanage and are all about nickel and diming their residents. First issue is there are not enough dog waste baskets so we have to walk a good distance to throw away waste bags and we got a "warning" for a $50 fine for leaving a waste bag outside for 20 minutes while we finished dinner (at 9 pm on a saturday). Second issue is they leave notes on everyone's doors at once trying to nit pick and fine you for no reason... first one was for not breaking down recyclable boxes in the recycle area, second was for leaving up holiday decorations such as wreaths on doors and lights in windows (on Thursday January 21st at 10 pm) when winter isn't even over. And if you don't do those things they fine you $50 each time. Third issue is this new management team doesn't do any snow removal or salting so the sidewalks and parking lots and drives are like an ice skating rink. Fourth issue is the tanning bed on site stopped working and I have asked them to fix it several times and it still hasn't been fixed and it has been five months. I would not recommend living here and I will definitely be leaving for elsewhere when our lease is up.

No parking!!! They don’t recycle Grass areas are littered with dog poop and dog cans are not emptied. And tons of muddy areas without lights so don’t wear nice shoes.

Lived here for 3 years and watched it get Very run down , no parking. gutter problems, Porch is always floooded during storms. Nosey and unfriendly atmosphere they just want your money and parking fees. Walk ways are filled with spiders and dirt I had a spider web in my window but I was told that ardent can’t help me with Anythig because I’m owned by Lou. Only 1 place where you can lift weights so I hope you don’t mind sharing with a stranger. Way too pricey for the quality you can hear everything your neighbors do. I hope I can help you by this review . Don’t move here this is a dump , they only have 2 dumpsters for the whole apartment!!!! soon to be a assisted home
North Park Place has two owners. Ardent Community and Vince/Lou(614rentme.com) leasing. I went with Vince/Lou and lived there for 2 years almost and they are not giving back the security deposit though i have paid all the dues on time without a single penny due. They are not taking phone and not replying to emails. I would not recommend to take apartment with Vince/ Lou also their lease breakage is very upnormal. If you break the lease in July, you have to pay July - Dec Rent including all utlitlies.
