Property Ratings at Northside Hills
Lived here for 2 years and this is not a place you want to call home. A lot of crime including car break ins, theft, a huge drug problem, shootings, etc. Rather than actually fix the problems (roof leaks, mold, old/broken ACs and appliances, security, etc.) they painted the buildings and office to make it look more appealing. The staff/management is worse than it's ever been. There's a reason they can't get more than halfway full. So happy to finally be moving out!
not only did they lie about fees and move in cost (paid $2000). upon move in dyer was broken, ceiling was leaking, doors were broken and there is an ant problem. they showed us a beautiful unit when we toured, renovated, clean and fully furnished. upon move in we received a poorly upkept unit with multiple issue. they also charged us $300 PER PET even though over the phone it was stated very clear that they only charge $300 per two pets. horrible place. and maintenance men are overly friendly and creepy.

Multiple car break in and tamperings.. no action taken in resolving this.
Spent two months with fleas biting all four of us to bits, and they were our moving in present from CEV... The apartment clearly wasn't cleaned. It took two months of emails, in person visits, and maintenance requests for us to get anything done about it. At every turn the staff says they will take the correct course of action to help you, but it's all just sweet talk to get you out of the office. The property manager was quite rude when we approached him with these issues, and just told us to make another maintenance request because they all get completed within a couple of days. If you ask them to fix your dryer, they will charge you 6.95 for mitigated risk and clean the lint tray
They will trick you with false incentives that they never follow up one, they just give you excuses to get you out of the office. There is a prevalent black mold problem throughout many/all of their buildings. There are no security cameras, when break ins happen, to cars and apartments, they just email us to remind us to lock our doors. We had fleas for 2 months that were there when we moved in. The unit you tour is the same in layout to what you get, but yours is full of mold, bugs, flooding, and in need of many repairs that they will put off dealing with for ages. Also, you can't get out of the lease. When you realize that you are in a mold filled horror house, you have to pay rent till some fool picks up your sublease.
I lived at CEV for three years (2018-2021) and stayed in the same apartment the whole time. Move-in was easy, but a little bit of a line. The apartment was clean when we moved in. I had some maintenance issues throughout the years but once new management came in, the staff were much faster getting everything fixed. The shuttle was very helpful when classes were going on, and there is so much parking available so that was never an issue. The utilities were a fair price considering there was a 30$ paid part of it, so i never paid more than 30$ for utilities. Rent is the cheapest youll find in Morgantown and the complex in general is worth exactly the price. The amenities are all nice and the surrounding views are pretty too. Overall, I enjoyed my time here, and as long as you keep in mind that youre saving so much money being here, you should like it too. Just dont be a grump and youll be fine
The apartments are filthy on move in with broken appliances, air conditioners, furniture and roof leaks that will never be corrected or fixed, but they will try to charge you for the damages when you move out. The roof was leaking on move in day and several maintenance tickets keep getting closed and we're told "Putting in multiple tickets won't get it done any faster". Woke up to a flooded bathroom and open ceiling with mold and water pouring in. Haven't had a working ice maker since move in, or a working clothes washer. Plan on an additional $50 - $75 / month that they say is for "excessive utilities", even when apartment is not occupied for weeks. STAY AWAY from this place. Total dump run by kids.
Nasty nasty apartment and even nastier management. You will not be getting any of the promised promos, no cruise, no gift cards. Get a receipt for everything you do because they will accuse you of not doing it and ruin your credit over it stay away. Horrible place.

I'm the parent of a WVU student who currently resides at CEV in Morgantown. We had some concerns before our Mountaineer moved in based on reviews we had read. We were assured that the apartments were under 'new management' and that there were going to be huge improvements. Here is our list of Pros and Cons Pro 1) close parking 2) bigger than a dorm room 3) rent is cheaper than most places but I guess you get what you pay for Cons 1)One of our biggest issues we've had is with the water. It turned dark brown in our Mountaineer's building. It came out dark brown for about a day last fall (2020). Then in December, the water was out altogether for **5 days**!!! This occurred during finals!!!!! There was *no* water in the building. Residents were told they could take showers at the apartment gym and were given bottled water. Using the toilet and washing clothes was impossible. Before our Mountaineer came home for the break (Dec 2020) there were workers in front of the building digging but not sure if the problem was fixed because the water went out again for 4 days (Jan 8-11). This is totally unacceptable. We shouldn't have to worry if our kids are having their basic needs met. 2)Our Mountaineer, and roommates, have made several work requests to have the oven in the apartment repaired...it has never worked. Maintenance came out and said they fixed it but it still doesn't work. 3)Future renters, please be aware that rent is not all-inclusive. You will have a utility bill on top of the rent payment. 4)Also, be aware that non-students are allowed to rent in the apartments. We, ignorantly, assumed only students lived there because of the name *Campus* Evolution. Never thought to verify if non-students would be able to rent. One of our student's roommates is late 20s and not a college student. They were matched up with the 'roommate matching' that CEV offers. 5) slow internet connection 6)Management is very slow about responding to concerns. I think they clearly take advantage of naive college students who are living on their own for the first time. Be wary about pressures from CEV staff to renew the lease for the following year. They make offers of 'free pizza', '$200 bonus', locking in at current rates, etc. We let our student handle all issues because well, that's part of adulting but we will step in if necessary.

Current resident here: Nothing but troubles from this place. Management is terrible, hidden fees every time you turn around, and utility bills well beyond the "rationed" fee, all for a liveable (at best) room.

Unless you want maintenance coming in to fix something every other day, I would avoid this place. In the year I lived there, our garbage disposal broke, our faucet in the kitchen broke, the microwave started falling apart, toilets would block up for no reason, water damage on the cielings from rain, ant infestations, broken bed frames, broken dryer, blinds snapping in half when you try to pull them up, the list goes on and on. And not to mention, the rent keeps getting higher and higher. Avoid this dump

The management does not care about anything. The stairwell has been DISGUSTING since I moved in, 5 months ago, in August. I have a dog who I have worried about getting sick or choking by eating the trash on the ground as I walk him down the stairs because they refuse to have it cleaned up. Things break all the time. My roommate and I have had major problems with our current roommate, and management has been less than helpful. Theysay they cater to college students, but are not flexible to college schedules; I pay my rent with my refund money from school. Rent must be paid by the third of the month to avoid a $50 late fee. refund money gets deposited the 4th, and they would not accommodate for the one day difference even though other apartments were glad to give the ONE DAY extension. There is also never any parking at night in front of my apartment building, and the area is very poorly lit. They also promised there would be a courtesy officer on duty on time when there has never been one. The buses are ALWAYS broken down or drivers are short staffed. There is mold that they have never taken care of in the units. They say there is an allowance of utilities and say it is sufficient, but I always have to pay more. When I asked the manager about this, he told me not to use the dishwasher and stove. This place sucks, and I would do anything to get out of my lease.
The model apartment they show you is nothing like the real apartments which are dirty and full of terribly stained carpets.
Do not live here. We have had nothing but issues since we moved in. Our apartment flooded and management refused to move us out of our moldy apartment until we threatened to call the health department (I was 5 months pregnant). They finally moved us but did not clean the new place, it was disgusting. The hidden charges are through the roof. All the money in the world could not convince me to live here again.
I wouldn’t recommend living here unless you are okay with paying ridiculous fees. Apparently it costs 175$ to touch up 3 small black spots on a wall. I’ve never heard anything good about this place either. When I moved in they gave me expired coupons that I found sort of weird. A friend in one of my classes had to deal with a flea infestation when he moved into his apartment as well.
Do not, I repeat DO NOT live here if you do not have a car to drive to class. The shuttle is always broken or they don’t have drivers. But do they ever adjust the amount of rent we owe since they don’t provide the services they promised? No. Also, the management could care less about ever responding to your questions or problems. Myself and my roommates have been asking them to put gravel down (which needed done when I moved in the first week of Feb 2016) since August. They still haven’t done it and the walkway is currently flooded as I’m typing this. Another thing is the insects. I keep my room clean and I still find house centipedes, earwigs, and slugs in my bathroom regularly. Do not let them fool you into signing a lease.
I would not recommend it to anybody. It just "seems" to be cheap. They say that you are given a certain cap on the utility but you still pay a lot to a company named conservice and nobody explains you what the heck cost you 70 dollars when you weren't even home all day. My room was freezing like the Arctic though I would turn up the heat to 75 degrees. Also, the lease is a whole different issue. You literally have to die to get out of it or find a relet. They will charge you 350 dollars as the relet fee. They will also charge you a short term lease fee of 75 dollars if you do not renew for a year. And most importantly, do not trust the management. Nobody really knows what they are doing. They are rigid, inflexible, rude, and they treat you like a three year old. They might also charge you for damages that you are not aware of while you are moving out. So, if you have already signed the lease, do take the pictures of EVERYTHING in your room as well as the common area. Most importantly, DO NOT trust the management simply because it changes all the time. In the one and a half years I lived there, I saw four managers. One manager might say something to you, but by the next few months, they will be gone. If you want to save your money and sanity, do not live here. They change this place's name all the time. But what they really need to do is change the people in the office and hire more polite, professional, and understanding employees.
I'm living at CEV now, it's horrible. Bad Communication. Bad services. They use all our money to buy hot dogs and have cookouts. The shuttle is always breaking down. Every 6 months they have new management so everything is changed without informing the residents that live there. I was told something that I found out to be a lie. They make themselves sound good just so people can sign there lease.
I cannot explain how much I encourage you to steer clear of this place! I was told when I signed my lease that I couldn't move in until August 13 because they needed two weeks to clean the apartments in between uses. I was also told I had to pay a non refundable $250 pet deposit because it is harder to clean up after people who have pets. I was okay with both of these until I looked in the resident handbook. It says that if anything needs cleaned upon me leaving, they will charge me. I thought the nonrefundable pet deposit covered needed cleaning? Even if my apartment doesn't need cleaning after I leave, I still lose my $250 deposit. I would also like to make it known that my apartment WAS NOT clean upon my arrival. The management is awful! I was promised a $1000 gift card for a promo that was going on when I signed my lease, and a $250 gift card because someone wrote me down as their referral when they signed their lease. I didn't receive my $1000 gift card that I was promised to receive by September until the very end of October. For the referral gift card, I was present when the person signed their lease, and I filled out the paperwork for the gift card the same day right there in the office. I have been in contact with the manager for over a month about this, and she keeps telling me she will "research" it. The maintainence is slow. I put in a work order for a broken sink the weekend I moved in ( August 13th), and it was not fixed until the first week of November. The utility caps they have are ridiculous also. The AC is a joke. All in all, my experience here has been TERRIBLE and I will not be renewing or referring anyone else here.
I currently live at CEV & it has been a great choice! I love that they have a shuttle to take you to and from class. You get your own bathroom and the prices aren't outrageous. The computer lab and free printing is also a plus. Overall, I have had a great experience at CEV
I have lived here for 3 years now (big mistake). They screw you over with miscellaneous charges like overages on utilities that can not be legitimized and random increases in reoccurring fees. On top of that staff is extremely untrustworthy and rude. Office staff acts dumbfounded when it comes to solving problems. In addition maintenance is useless. The AC/Heat in my unit breaks at least 4 times a year like clockwork. They took 11 days to fix my AC when it was 90 degrees outside (I have a dog that isn't good with heat but they don't care). The AC unit above mine leaks through our ceiling and is causing mold and the staff refuses to do anything about it. On top of that our washing machine poured water on to our floor on 3 separate occasions, flooding the whole apartment. The maintenance people didn't help clean up water and kept claiming we were just "overfilling the washer with clothes". It took them 6 months to come replace our floor. Did I mention there is no emergency number to call when this happens? You just leave a message and hope they get it before your apartment falls apart.
Just occupied January,2016 FILTHY & UNSAFE. MOVE IN: Management said we had to wait to move our son in at least 3 days because maintenance had to ready apartment. Food in refrigerator/freezer dated 2014 - took hours to clean / cabinets full of trash/spilled food/ stove top not cleaned in years / bedroom door frame nailed over and over again to repair busted door frame / old, warn carpet needed vacuumed - including glass shards in bedroom / bathroom mold & mildew / animal furballs throughout / HVAC return vents covered in years of grease/grime / dining room chair broken and unsafe / even the washing machine is dirty inside!... bathroom sink apparently used to clean paintbrushes, toilet molded to top of bowl / common area floors not even broom clean. If this site accepted pictures I would post - they are UNBELIEVABLE! Management office claimed it must have "slipped through the cracks". How did it slip through the cracks when we waited days to move in so it could be completed? Called from unit - they sent maintenance to review - worker took pics. Head of Maintenance called to say he would have it professionally cleaned and backcharge current tenant. Nice way to meet your new roommates! We declined and said we'd clean it ourselves (how could we leave knowing living spaces were horrific?) only to find out 2 students had actually moved out and left it that way. Remaining tenant owned nothing in kitchen...wonder who all has keys to this place??? LEASING: When we applied the website was acting up & social security # went thru incorrectly - took about 10 phone calls/6 hours over several days to re-submit - (with on-site people explaining how ridiculous their support system is...) Office is friendly enough but not property managers (during the leasing process I documented 5 different people who said they'd call me back and never did); the lease arrived with errors - I sent it back noting 10 errors - they sent it back "corrected" so I obtained the certified funds for move in based on that second version. Upon arrival to move in they had a 3rd version of the lease and said my certified funds were wrong but they'd go ahead and accept my check based on the wrong lease I had with me (note this was after whispering and giggling in the office by the most unprofessional staff I have ever seen). There are plenty of other options in Morgantown - sad for other victims of this WVU off-campus housing alternative.
It's not the worst nor the greatest place to live in Morgantown, but it is a place where you can enjoy some of the great amenities that Campus Evolution Villages has to offer. They offer a free shuttle service that takes you to all three campuses at West Virginia University, shopping centers, and occasional events, they also offer a 24 hour fitness center, and a nice size pool. I've never had any issues with the staff, but they can sometimes take their time trying to work with you which can be a bit frustrating. I also feel that they don't always try to match you with a roommate that's ideal for you. Maintenance is fantastic, they usually respond to my service requests within 48 hours. Overall, despite some things I think that needs to improve within this property, I find living at Campus Evolution Villages to be a good place to live.
Campus Evolution in Morgantown, WV has been a great place for college students like myself to live. It is located close to WVU and includes a reliable shuttle that transports to each campus. It is fully furnished and has great amenities such as a pool, sport courts, gym, lounge, and tanning beds. The apartment is much roomier than the resident halls and plus each roommate gets their own bathroom! The kitchen is nice to have because I can cook my own meals instead of relying on the campus dining halls. The balcony has a nice view of the basketball court. My only complaints are that it is not located in walking distance from campus and the included desk lacks drawers for storage and the included desk chair is not comfortable. Overall, CEV Morgantown offers a great living enviroment for students.
