For the monthly rent you’d have to pay here…the application fees are ridiculous! They want $31 per applicant plus $250 to “hold” a unit for the waitlist…before you even know if you’re approved or not! And then after they ask you for $312 just to apply, they don’t even give you a button option to pay it??? Big waste of time, read the reviews first I guess. Seems like this place is too good to be true.
I've lived here for over a year, and since a change in management. This place is pretty much a dump now. I'm writing this after dumping water on a charcoal grill these contractors were using who the management employs. The whole building stinks like smoke now. Where else do I start. Tools and equipment are scattered all over. It took over a month for them to put batteries in smoke detectors in an empty apartment as it beeped. The building I live in is frequently sprayed for roaches and i see them more often than my family. The four unit building I'm in I'm the only tenant. Their contractors stay downstairs. I saw inside one unit when I went to it out the grill due to the Patio door. Place looked like a mess. No wonder we have roaches here. So if you want roaches ask for this building. Smitter pest control has been to my place three times most recently a week and a half ago. It's obvious there is effort but it's execution is lacking. As before we were scheduled for inclement weather they pre salted everything. Ok so that's very proactive but what about the other issues? It's unbalanced in what this company does in terms of progress. You'll notice junk appliances and stuff from apartments being redone scattered like a child's bedroom. I personally have picked up trashed dropped by workers after it was left in front of my building. I'm embarrassed to have someone I don't know come here. They left the lock off my building over a month with transient staff and contractors. The pool got new pillows though! I wish I was joking. We got "new" washer and dryers and two vending machines. I find it ironic that effort was put into the pool before adequately addressing the other issues in summer. The new company is obviously different. I hope they read this. I currently live here. I'll be making the complaints in person but this is also appropriate. They clearly cant retain management stuff as I see new people often. I'm talking maybe 3-4 different people and I don't think they all work together, it appears like staff turn over. Same thing with maintenance staff. So it must be the next level management is the problem. I look forward to posting this review on other sites and letting anyone I know or who mentions needing an apartment that they would be wise to look elsewhere. I have no intention to renew my lease and look forward to moving.
Not safe here at all !!!! They have multiple contractors coming and going at hours of the night. No respect for current tenants. Not to mention how many people have keys to your apartment. Multiple maintenance employee have come and gone even since new management company. Again not safe and I would NOT recommend this place to anyone.
I moved to GR about six months ago and reached out to Northview and was able to get a same day showing. I signed the lease the next day and am happy with my choice. The property is beautiful and maintenance requests are easy and prompt. I am planning on signing for another year since my lease is up in November. I feel safe here and appreciate that my landlord has been accessible and very professional. I am so glad that I get to call it home here.
It’s a huge difference since the new company has taken over. Staff is very really helpful. I was highly impressed with the professionalism, welcoming attitude, very clean, and very convenient location!
They will tell you that you will receive your security deposit back and then not give it to you. The supposed maintenance workers are nice but struggle to fix the problems. Had a door that wouldn't stay closed and they said they "fixed it" but my neighbors found my door wide open multiple times, even with the dead bolt LOCKED. Charge excessive admin fees and "ground maintenance fees" when I only saw the grass cut twice. RESSCO is a joke of a property management team.
Specifically, staff and maintenance assistance is a deal breaker and you will be charged if you end up on their bad side.
DO NOT LIVE HERE. I moved in during February 2019. On my move in day, my toilet was leaking onto the floor. At first I was impressed because the maintenance team fixed this the next day. Fast forward to May when my "central air conditioning" unit broke. After three separate work orders and countless, unreturned, calls to the office, I finally took PTO from my job to have the time to go into the main office. Maintence came out, looked at the unit, and stated they would need parts. My issues with the air went unaddressed for another 6 weeks with many more phone calls and stops in and I finally was told that they could not get the necessary parts because of an issue from the company. During this time, we were under a heat advisory and a heat emergency. My air conditioner was finally fixed at the end of July, or perhaps beginning of August... after I spent hundreds of extra dollars on my electricity bill and for the purchase of an air conditioning unit. In September we had heavy rain. I woke up the first day with water dripping in from my bedroom ceiling. I called the emergency maintenance line and it took 9 hours before someone came to my apartment, looked at the hole, and told me they would have to call a roofer. Two weeks later and no one had come by. The hole had tripled in size. After another heavy weekend of rain, I could see into the roof because the hole had grown so large. After taking PTO again to speak with someone in the office, maintenance came, cut down the chunks of falling ceiling, and "patched" the hole. Now there's mold growing on the hole. I have called, emailed, and physically been into the office. IT IS STILL NOT FIXED and I am unable to speak with the property manager. I hacve called their corporate office three separate times and emailed their general email. I was told the regional manager would call and still haven't heard back. I am a VERY patient tenant, but enough is enough. Don't live at this place unless you have a great relationship with a lawyer because you'll likely need one. I do have to say that when I do talk to someone, they are great in the office, but the rest of the issues make this place unbearable.
Have lived in one of the GR properties for over a year, no problems. I’m a quiet and responsible tenant who pays my rent on time. Suddenly after their online system update, I’m being accused of not paying rent. 3 times I have gone into the office and 3 times I have had this settled with the office staff. I was NOT missing or behind in rent, yet they found it appropriate to give me a 7 day notice. I am not the only person this happened to, I was told 50+ others are being accused as well. I do NOT recommend living here or at any property managed by this company.
Northview Harbor is not a place for anyone to live in. We didn't have a/c for the whole summer and all they gave us was a portal a/c unit that they put in the apartment and they had to use the slider to, so that means I could not use my slider when it was a nice day out to have some fresh air coming in and with the portal unit when it was on all it did was blow out air out, so it even made my apartment even hotter. I called the office so many times on this issue and they kept telling me that they are waiting on the parts to come in from the company and they are backed order. How can a company have parts backorder for a whole summer and then it gets fixed when it starts to get cooler out. All they said that they would do is pay the differents in the bill for the electric cause of the portal a/c unit. The floor in my living room is sinking and I feel like I am going to fall thru one day and visit my neighbors one day. NO ONE has got back to me regarding this issue cause the office does not care at all and the company that brought this place is a piece they do not care at all about the tenants here they just want the money for the piece of crap apartments. The carports look like crap and falling apart and no one is doing anything about that as well. Ever time I call to speak to management in the office I am always told that they are in a meeting or they are on the phone. But when I go in there. They are playing around. I don't understand why there are so many meetings cause nothing is changing so what is the meeting about. This place is a JOKE. DO NOT RENT FROM NORTHVIEW HARBOR. They should be closed down.
This place has been nothing but stress since before I even moved in. First of all, they didn't email me my lease until the DAY before I moved in (despite me asking for it more than once). Which would have been a minor inconvenience except for the fact that the lease they sent me was not what we agreed upon when I spoke to them at the leasing office. So I had to spend all day on the phone with them while I was trying to pack my stuff up at my current residence, all while being worried about whether I was going to have a place to live the next day. Thankfully, they finally agreed to give me the price that was promised to me at the very end of the day. (Side note, their security deposit is the highest I've ever paid)They also sent me a welcome letter saying my move in would be at 11 AM and when I got there to pick up my keys, they said the unit wouldn't be ready until 4 PM. Keep in mind I had 2 cars full of stuff waiting to be unloaded. They did allow me to move in "early"so I guess that's a positive. So we move in. The main hallway smells horrible like cigarette smoke. Our unit was mostly clean, no bugs, and livable. The dishwasher smelled horrible. Our bathroom drain was broken and we also had several blinds missing from our back window. I reported those problems about a week and a half ago and they have yet to fix it, because they have a/c units going out (another wonderful thing to look forward to!) and maintenance has to fix that first. Also extremely outdated, but that's the least of our problems. About 2 weeks after we move I get a call from the office saying they need to talk to me. So I go in and they make several false accusations of things we've been doing in our apartment that are prohibited by the complex, such as smoking weed because someone "smelled it coming from our unit" (which we have never done, and i take my dog out every night and day and have never once smelled marijuana) and having a 3rd roommate (we had a guest stay with us for a few days our first week here). They even knew her exact car and what she looked like. So don't expect any privacy here because they have property managers onsite watching you like hawks and reporting things that aren't even happening. Overall, the unit provides the bare minimum (less than minimum if you count the maintenance issues), most of the neighbors aren't creepy, and the property managers are constantly trying to give you problems and reporting false things about you.
I contacted management on 6/6/19 to let them know my air conditioning was broken. Since then, I keep getting told to "be patient" and "we're really sorry." Apparently the air conditioning units are old and rather than just replace them, they're trying to track down parts and are having difficulties. And TEN OTHER APARTMENTS have the same issue. Someone in the office actually referred to them as "antiques." My apartment is unlivable it's so hot, but they just don't seem to care. I contacted corporate TWICE and was told that someone would get back to me, but there hasn't been a call back. This is RIDICULOUS!! Save yourself a HUGE hassle and keep looking...these people just don't care about you the minute you sign a lease.
This place is overpriced for the quality. Samantha is the only good employee. One time I called the office 4 times, knowing they weren’t busy. They didn’t answer once, so I went down there and as soon as I walked in the door Janine said “they didn’t come yet” in a rude voice (it was in regards to getting a package) they were all standing around just talking, no customers, and not answering phones. Put a maintenance request in and they never came and fixed it. Property isn’t properly taken care of, car ports are falling apart, parking lot needs to be repaired. Apartments smell like smoke. Hallways are never cleaned and they smell terrible. They will treat you like gold until you sign your lease. After that they don’t care. Glad I’m leaving! Good things about this place is that I felt safe and they have a good dog policy. Neighbors are nice.
This place is a very nice place to live and they are doing updated to the apartments. I love to call this place my home. The staff at Northview Harbor always has a smile on, even if they are sick or not having the best day. They do not show it to there community.
Place gives you 1 day notice when they're mandatory apartment checks are, they raise prices halfway through lease, and yesterday I had a call that they forgot to post another inspection, so they thought they'd call to let me know they're entering the apartment that day, not to mention they don't do any maintenance or pest care, not to mention again...how poorly they're management is
They don't maintain the property, don't change furnace filters or clear out dryer ducts. Bottom units are riddled with insects and water damage due to they're too lazy to keep the gutter extensions on when they cut the grass so all the water seeps into lower units. Hallways smell horrible and they went 6 months without even cleaning them. The enterance into the building is so infested with spiders it's unreal, like a bad horror movie. I could go on forever with the horrors of living here, but I'll close with this...half the furnace vents don't work because they neglected to address rodent infestations in the ceilling and walls... mold spores on my furniture because of mold in the furnace closet... be prepared to sign a 36 page lease with all kinds of hidden things to rip you off.
I've been looking for my own place for a few months now, a friend of mine told me about Northview Harbor. I went to take a look and WOW, I was not dissapointed! The property is beautiful and so close to everything, saw a few people out walking and I was greeted with a smile and a wave! The office staff was also just as amazing, so warm and welcoming. Made me feel right at home!! Definitely considering moving in when my lease is up! Keep up the great work!!
There is Radon gas in my apartment on Northvale! Radon is the 2nd leading cause of lung cancer. Radon is an odorless ground radiation. I got a test and put it under my daughters crib and the test came back positive. Northview management has done nothing about it. If you live here get a test. I'm moving out while subject to almost $3,000 in penalties. The maintenance team is good though
This place does not know how to fix repairs, and are now trying to make my husband and I pay for carpet which was worn and torn when we moved in, and for a month of rent past our lease. Save yourself the grief, and look elsewhere.
I disregarded the negative reviews as isolated incidents, which was a huge mistake. The short story is that I’m now living an over-price apartment in need of major repairs, without central air. Long version: We chose Northview Harbor because it seemed like a good value, and they allowed a short-term lease. At the end of this lease, our rent went up by a significant amount, but we didn’t want to go through another move, so we stayed. Shortly after this, the apartment above ours lit on fire, forcing us to relocate. This is when the real trouble started. We were not contacted by Northview Harbor, or its management company (Ressco) for more than a week at a time. We eventually had to start going into their office, because they would not return our calls, nor give us a manager’s contact information. Eventually, I caught one of Ressco’s regional managers, and the property owner trying to enter my still-inhabited apartment without notifying me (they falsely claimed it was an emergency. A fire is an emergency, water damage that has sat there for a week is not). When I was finally relocated, I was moved into a space in need of numerous repairs. Some of these were made. But, as of writing this, months into habitation, my air conditioner is broken, my front door buzzer does not work, my back door does not lock, one my windows is cracked from previous tenants, and my mailbox does not open or close properly. They have been notified of each of these problems, multiple times, over a course of months. The staff is very nice, but they are full of excuses. There’s a subcontractor refusing to do his job for the buzzers, they’re getting quotes on replacing all the windows, the air-conditioner is hard to find parts for, they’ve had turnover etc. Their fixes have been sloppy. They put a board in my back door to keep it from opening, they installed a tiny portable AC to keep one of the bedrooms cool. This complex is run by a professional management company (Ressco). I am sympathetic to their excuses, but a professional management company should be well-equipped to handle any of the explanations I’ve been given. Fact is, this place is expensive, and I am no getting what I pay for.

I had found this online and the staff has been great. There was a mix up on my rent for the first two months, and they worked quickly to get it adjusted. It's a great location and pet friendly.
The North view Harbor apartments are the nice apartment we ever had the privilege to rent !! Not only are the grounds emaculmet but the apratment themselves are spotless . The staff is always glad to help you with what ever you need. I gave this place 5 stars but in my view its worth a whole bunch more
I have been living at Northview Harbor Apartments for the past 5 years. I must say that since the new management took over a few years ago, I have seen many improvements to the property, and the maintenance staff is quick to respond to requests for repairs. These buildings were built in the early 80's and they are continuously working to improve the buildings and grounds. The staff is friendly and quick to address concerns. If you choose to live here, my only suggestion is to try to get an apartment with washer and dryer hookups or laundry facilities in the building because toting laundry around in the middle of winter is rather unpleasant.
Imagine living in what amounts to be a two bedroom townhouse in a well wooded community for less than 800 a month rent. Too good to be true? It gets better. We have access to a community pool and tennis courts, as well as a free membership to a local gym. Our 945 sq. foot apartment also has central air, and a spacious half-bath with hookups for a washer and dryer. We have enjoyed cooking out all summer on our balcony, as well as appreciating the beautiful views and the sounds of nature from a woodland pond inside a ravine behind our unit. And...if you have a dog, no matter what size, they can enjoy running and playing among the many yards here at Northview Harbor Apartments, which are located on the Northern Side of Grand Rapids, only minutes away from plenty of shopping, restaurants, parks, lakes, and farmer's markets. Now, you may be wondering why I have given this absolutely fabulous apartment complex four out of five stars. I will not sugar-coat anything. These are not luxury buildings. Some of them need a little work; others, for more money, of course, seem more like condos. Northview Harbor Apartments were built in 1980, and therefore, they may seem somewhat dated, and in need of a few upgrades. The management has recently upgraded our intercom system which is great. There are hidden fees. You are not told when you sign the lease that you will also be paying for water, garbage, and sewage. All of this amounts to a little less than $50 dollars a month, yet it would have been nice to have known this beforehand. You are responsible for all utilities, but so-far, in the six (summer) months we have lived here, none of them has been outrageous. Overall, I am quite pleased with Northview Harbor Apartments, and am happy this is my home. If you don't expect the world on a silver platter, then you might be satisfied here, as well. If you live in the Grand Rapids, Michigan, area, or are planning a move, I would recommend this affordable, comfortable, and charming place to live.
