Property Ratings at Northwoods (C.H.A.M.)
My ac stops working at least four times a year, which in Florida is ridiculous. It takes them weeks to fix and they declare it as a non emergency. They are constantly doing construction & I work from home so it's annoying. They are supposed to give you a 72 hr notice bur they rarely do. The front staff are rude & take forever to get back with you. They are supposed to have pest control but rarely see that happen. Not an ideal place to live so definitely look elsewhere.
The apartments are infested with termites and the leasing office acts as if there’s nothing they can do about it. Run.

If you have a pet, Northwoods is not the apartment for you! They have frequent insurance inspections during the work week in which your pet has to be crated in the middle of the room. You can’t just shut them in one of the rooms. Since that doesn’t really work for a cat, and they don’t have a time schedule of when they come, j have to take off work for these inspections. The last one they did, they didn’t make it to all the apartments and scheduled a makeup for two days later. So I guess I’m supposed to take off two days in one week? They just come into our apartments too frequently and expect pet to not be an issue. It’s inconsiderate for people who work during the day. And management won’t work with you or make any exceptions.
The Apartment Complex for over 6 months or more has been cutting back on many essential areas, like Police protection, a main reason people move here was eliminated as of January 1, 2021. There are Multiple Car Break-ins. We have 8 buildings whose roofs were badly damaged last September, they have the blue tarp up for 6 moths and the roofs have never been finished. This is a real Bright Red Flag of financial problems by owners and management. They cut back to the most basic, a one squirt syringe only in one spray in kitchen, they are suppose to spray all areas near water. Grounds crew is worthless.
I love how well kept the property is. The office staff also made it a very easy process from putting in my application to my move in date. They are very quick to respond to any questions or concerns I have! I highly recommend Northwoods.
pet owners do not clean up after their pets, apartments are old, noise and smells from other apartments come through very easily, there is a fee to make rent payments online so you have to order checks if you want to avoid it. staff could be friendlier.
Buildings are old and definitely showing signs of wear and tear both internally and externally. Cabinets haven't been updated since it was built most likely and are made of out of glorified plywood. Seals on windows and doors are nonexistent, so not only do bugs get in regularly but all your heating/air goes out. I have to run my apartment at 75 degrees during the summer or my bill for a 700sqft apartment is over 150, but any hotter than that and everything inside feels sticky and gross. Grounds are not taken care of either. Massive fire ant problems and they do not maintain the perimeter fencing so it looks overgrown and trashy. Pet clean up stations are routinely not filled either which is an amenity I pay for. Management staff is rude, heartless, and apathetic. Work orders need to be put in multiple times before they get accomplished. Amanda personally is sickeningly sweet, but doesn't actually say anything kind with her words. Had to jump through so many hurdles with the "new management team" to resign despite having been an exemplary tenant for my first year and never missing a payment, never being late, and always being quiet and picking up after myself. Also their pet policy is whack. 2 cats are allowed, a dog and a cat or allowed, but 2 dogs and you're threatened with them removing one of the animals and sending them to the pound. This includes even if a family member or friend comes over for a few hours with their pet just to visit, you are threatened with this. Maintenance staff specifically works like rats giving no one any sort of leeway and reporting everyone no matter the circumstances.
Me and all of my neighbors had a roach infestation issue both inside and outside of the apartment!! Sad thing is that isn't even half of the issues I had with this apartment complex. Do yourself a favor and keep looking.
This place sucks! Everything is old! No one actually cares! If your bank account gets hacked and the hackers take all your money they will literally tell you that they don't care and all they want is their money, plus if your pre-written check is low of funds because, you got hacked, they say you will have a late fee and a fee for a bad check. They will also call you at 3:50 pm (the office closes at 4:00 pm) to say you owe more money and give you until the following morning (8:00 am) to get those funds, when you call them right back there is no one in the office. The staff does not care and you are paying way to much for the crap apartments. The walls are thin, carpets are old, appliances are old and faded, their yearly facility check is a joke, they don't even look at anything. If I could give them 0 stars I would.

Living here has been decent. The reviews are true about horrible roaches. One thing that I have a problem with is the water in the shower. Whenever my neighbor next door is taking a shower or flushes the toilet while I'm showering, the water becomes either scalding hot or freezing cold for at least 3 minutes. Also not sure why they're trying to raise our prices so much when you can go online and find the same exact apartment for a lesser price... I would have stayed here too if the prices weren't being raise for no reason. I have already found nicer apartments for cheaper than what they're raising our rent to. No utilities are included in the rent so keep that in mind when thinking about prices as well. Therefore, I will definitely be looking elsewhere for somewhere to live in the future.
Beautiful and quiet place to live with caring neighbors! All of the office staff are friendly and my work requests are always handled promptly. I enjoy the pool and the new package lockers are very convenient. Only complaint would be too many big dogs but they don't really bother me as long as they are on a leash. I don't understand the negative reviews but I guess their experience is way different from mine. Overall, it's a great place to live!
The only solid star is its in a decent. But as for everything else previous tenants have mentiones-price, staff, upkeep, security, quality, yeah, its all true. Don't be the one writing a bad review, seek better option, they are out there.
Once my lease is up I m out of here. The roaches are AWFUL - why aren't the leaking roofs fixed yet? Why does the windows leak EVERY time it rains. The dog crap is unbelievable. Where is the management company never mind they are just collecting the rent. Pathetic would be a good word to use but that wouldn't be fair to things that are pathetic. In all my years of moving this was the worst choice I ever made. Has nothing to do with the age of the building. The building in Texas as older. IT's called UPKEEP. You have to fix things not cover them up. And why can't I give them a 0 stars.
Compared to most apartments in Pensacola the price for these is somewhat reasonable, but be prepared to get an outdated and low quality unit. Management is absolutely horrible. I understand that not everything is going to be perfect but these people treat you as a number instead of a paying resident. You can be a great tenant and they will still do everything they can to take every penny from you. Coming from a reasonable person who always looks at things from other perspectives, do yourself a favor and stay clear of this place. Not even worth one star.
Didnt think the negative reviews were true--just problem tenants griping. Not true, this one of these worst places ive lived. Cant tell from the outside, only 2 of 3 maintenance staffs are pleasant and actually respond Staff is obnoxious and rude, place is overpriced. Cant wait to move.
At face value, the apartment looked great (then again, they were trying to rent it so theres that). Few issues (that I'm still dealing with): -roaches-- even after they sprayed - neighbors are loud-- almost every night -haven't dealt with personally, but was warned about using laundry since several people had stuff stolen. - overpriced unit--saw similar setups elsewhere for at least 100 less.
Lived here for less than a year-- husband is military and was being transfered. Management does everything to hold on to every penny regardless of situation. Paid ontime, and early most months--no matter. Rates seem riduculously high for the lack of amenities and quality of apts. Save your money.
The pool has been out of order since the beginning of summer and there seems to be no interest in fixing it. As for the gym, most of the equipment is out of order and has been for a few months. Very upsetting to move in and have things out of service.
I had to move so fast, that I dropped off my app in the drop box, called them the next day and asked them to pick me out an apartment and I would move in. They were awesome! They helped me get moved from North Carolina, did everything by email fax and such, and all the apartments are great, but they truly found me a home! I am so happy here, I am buying a house and I cried when I had to turn in my moving notice. They have always responded quickly to any questions or concerns, and I have always felt comfortable here! They take great care of the pool and grounds......I can honestly say I am blessed to have gotten to live here!

This is such a great apartment complex that I actually moved away and came back without even bothering to look anywhere else! It is within 10 minutes of the mall, hospital and numerous restaurants. The grounds are maintained daily and the apartments are in impeccable condition upon move in. The staff is always friendly and timely in solving any requests you may have with genuine concern. Oh and I can’t forget the amenities! With an onsite laundry facility, pools, park, dog walk and gym. Who can go wrong?
I lived in NorthWoods I twice before. Both times I absolutely loved it. At that time, this section of apartments was called Wingate Apts, and from what I understand were older than NorthWoods I & II. By the time I decided to move back to NorthWoods, they had acquired Wingate and named it NorthWoods III. I now live in that section. I still love everything about NorthWoods. The grounds are well kept, as well as the pools, exercise facilities, laundries, and parks. The only downfall has been the plumbing in this section. Initially when we moved in, there was a problem with the toilet in the master bath. The water level in the bowl was so high, that the toilet came close to overflowing every time it was flushed. I am handicapped, and because of certain problems I have, the water level became a huge problem for me, so the management had the toilet replaced, which was wonderful. The only other problem is that the pipes are so old that, whenever you turn the water on, black mold and rusty chips of metal come out. I understand that to repair all of the plumbing would be a major undertaking, but I can't see myself living with the plumbing forever. Sooner or later, something will have to be done, or we will be forced to move, which we would hate to have to do because we love it here otherwise. Besides the amenities, management is always very quick to respond to maintenance and noise problems. It really is a great place to live!
