Property Ratings at Nottingham Residences
We have gone 4 months with low water pressure and no hot water. The laundry facilities never work. I’ve waited a month before being able to wash clothes. But you get what you pay for. If you want cold water, water pressure that can’t clean you, maintenance that never comes, painted over water leaks, the ability to never wash your clothes, and management that complains without fixing anything. This is the place to be. It’s cheap. But, not worth even this price.

We went MONTHS with no hot water MONTHSSSSS & they are to cheap to replace the actual boilers just getting then repaired (obviously not working) . Maintenance was meh pretty slow on fixing things any problem u had would be fixed maybe within that week if lucky & managers never lasted in 1 year went through like 3 of them smh & tiny new gym was never open. ... only nice thing about these apt was the area... definitely wish they fixed their problems because the apt itself I loved but worst experience ever. Especially if you have kids u can't survive with not hot water like how are u going to do dishes take baths/shower smh jst horrible that such a cute place is going to waste.
Hot water goes out every week, trash is always over piling, rat and roach infested, people smoke weed around the property daily without care, children walking around with no clothes or shoes, swimming pool is never open, the main gate is always wide open, mailboxes are broken, insulation and wiring are very old causing summer electric bills to be north of $200, people having loud arguments in the middle of the light, really loud and old AC units, This complex is the eyesore of this nice and prestigious neighborhood that it is located in. There are multi-million dollar homes just a 2 minute walk away. I really hope a big company buys the property, demolishes it, and builds a nice new mid-rise. Though I doubt it since BlueStone Premier acquired this property a year ago. I had some hope for this property once Bluestone acquired it but so far they haven't done much. They just touted bunch of new upgrades that ended up being really disappointing, like adding a crappy fitness center, ugly interior finishes, weird,odd looking paint combinations, and a boring new clubhouse which consists of a few couches and a TV in a tight spot. It takes 6 months for maintenance requests to be handled. The rent over here is cheap for a reason. Just spend a couple hundred more on the surrounding properties and you'll live way more comfortably.
If I could give it a zero stars I would. The entire complex is INFESTED. The managers havent done a single thing to fix it either. there is foundation issues and cracks in the ceiling so everytime it rains or the above unit showers, there is a steady stream from all the cracks in the ceiling. Not to mention the issues with the gate. New codes every month and they still just leave the gate open for whoever to come in. DO BOT BE FOOLED BY THE PICTURES!!
So these apartments have gotten way better since I first moved in haven't had any bugs or rats or any weird issues the only big problem was water problems ...for about 6 months been having issues with water either no hot water for days / weeks or for about 2 weeks didn't have any ...had to go to friends or family to shower...maintenance takes forever took about 3 weeks before some1 came to fix something . ... but now most of the water problems have been fixed in my building every now and then hot water does disappear . But as far as that been actually pretty good. Got a new gym , fixed up the pool ,fixed mailbox and honestly trash overflows because of nasty people apt people come like every monday to pick up after the residents that dont and since then been way better and new paint and counters and new cabinets are nice 2 :) over all I'd stay here 4ever if they just fix water issues.
TRASH! We've been here for a month and TRASH has been the theme of our stay at The Park at Amalfi, thus far. Upon moving in, on day one, TRASH was visible and sitting outside the dumpsters located around the apartment complex. This a daily and weekly problem. We did have some minor items that did not work inside of our apartment unit, some were repaired and some were not. Then, after about two weeks, the AC went out; with two minor children, we had to wait for three—almost four—days before it was repaired. Thus, we had to stay in a hotel for three nights due to my allergies and my son's asthma. Thankfully, we were reimbursed for the cost of hotel stay; but, who wants to be displaced from their home unnecessarily?! Lastly, came the marijuana. The first of several instances (more than 7 thus far) occurred when we came home from visiting the zoo and our home was filled—wall to wall and in every room—with marijuana smoke. At first, we thought someone had been inside of our home smoking marijuana, but that wasn't possible because the security alarm was set while we were out and the security cameras did not indicate that anyone entered our home. The next occurrence took place while we were home; it was then when we realized that the smoke enters through the AC vents from people smoking marijuana in their apartments. The last few times, including today, the neighbors have been sitting out in the parking lot smoking marijuana. My only guess is that they must have gotten word that we complained about marijuana coming through the AC vents; however, the problem now is that my family has had to walk through this marijuana smoke (almost daily for the past week) from the parking lot in order to enter our apartment. We've never lived in such conditions before in our lives. It reminds us of what we've only heard or read about ghetto living or living in the projects. While I don't refer to people as TRASH, I will say that many of the tenants have grown accustomed to TRASHy ways due to the fact that the Bluestone Premier property management company cannot set or enforce any rules or standards for them to follow. The inaction by management is very enabling; they only do things that they're pestered to do. I will say that the sign that reads "under new management" is TRASH and should not be taken seriously. In closing, I must say that anyone considering moving into the Park at Amalfi should know that this place is TRASH! Thank you. Soon-to-be, former tenant
All I have to say is DO NOT MOVE HERE! You WILL regret it and wished you have listened. I guarantee you that 100%. The surrounding apartments are much better.
I lived in this place for 6 months and that's all I could take. Horrible property, trash is always extremely full. In 6 months went through 3 management changes, including leasing agent & maintenance employees. Last management staff was fired due to the office being "broken into" and stealing residents rent money orders. How am I aware I was one of those residents were half their rent money went missing. The company was going to get this taken care of but god knows. Have been trying to contact this property for weeks now for deposit refunding and they can never answer the phone, driven up to the property, office always locked. This is unbelievable. Wish I could do 0 stars.
Bad maintenance here infested with rats do not recommend

I recently visited this property since I'm moving to Houston soon. This place blew my mind! The staff was extremely helpful, and the agent I mainly dealt with..I think his name is Dominic..went above and beyond to make me feel welcome, relaxed and like I really mattered. The property is beautiful, the price range feasible and they have all the standard amenities. PLUS! It's right next a huge park! I'll be moving here...but it's the customer service I received with its mix of charm and professionalism that sold me more than anything else. I look forward to being part of this community. Thank God I found a place that feels like home...
I have been living in these apartments going on 3 years. We've had our ups and downs and been through many management changes. The manager we have now is the best one we have had. She has gotten more done in the short time she's been here than all the rest put together. Already the property is looking better, maintenence requests are taken care of in a timely manner and she's always nice and professional. A breath of fresh air from some of the previous ones. Please do what you have to to keep this woman!!!
The park was until a few months not a nice place that I can call home. Bad service. Maintenance didn't do anything, trash all over!! But now this new manager Theresa, she is the first one that has taken care of everything in two weeks. All my work orders was done and everything is so clean. Thank Thank thank you. Please dont leave us

I lived here 6/13/2016 to 2/2/2017 First impression, crackhead offered me crack before even I open the gate. They gave us dirty apartment, with missing blinds, broken faucets , showers (couple of them was stayed broken till we moved out). We end up moving here anyways since we had nowhere to go. But that was just beginning. Everything started to get worse, AC breaks every other day, it takes forever for Maintenance show up, and they do quick fix, next day it breaks again then we have to call them 3-4 times again and after that maintenance might show up. whole winter we had NO HEAT, I am writing it again HEATER didnt work whole winter. I remember once I called them to come to fix faucet in kitchen, she didnt even listen just said ok and hung up my face and never sent anyone. They hire new employee every month, but good liar and hypocritical might stay more than a month. Again all this just beginning. Somebody break our patio door and tried to break in while we are sleeping upstairs, he saw us and run away. After couple mounts they came back, break in again while we were at work and took everything. That wasn't enough they came for the third time, but nothing valuable was left after last robbery. Dont let location full you like it did me. Dont ignore these reviews, positive reviews all are fake. Fair warning, there are many other apartments in the area that are far better than The Park. The pool has been closed for 2 years and the grounds are absolutely disgusting. The AC/heating unit breaks about once a month. Tenants are left without hot water for WEEKS at a time, every 2 months. This place is ridiculous. The management is clueless and has terrible customer service. When I first moved in, my apartment was COVERED in German Roaches (infestation). I was forced to stay in a hotel for over a month while they took care of the issue and gave no option to break my lease. The worse part was that I had to argue continuously to get a deposit back on my first months rent, they finally budged. It is a very crime ridden complex as they allow anyone to come onto property with no security.
I've lived here a couple years and I regret every minute of it!!! I always come around and give the management and staff another chance but today they crossed the line! The roof started leaking, like its done before, and like always they send a maintenance man to just look around and not to anything about. The leak is now a lot worse and its even pouring down through the ceiling fan! I've tried calling the emergency number dozens of times and the office staff has been "at lunch" for a couple hours. They've not only ignored room flooding but have also put my family's life and my belongings in danger being that the ceiling leaking can cause an electric problem that can involve sparks and and imminent disaster!!! I am definitely considering filing charges. Ya'll are better off living under a bridge, at least a bridge can hold water above your heads.
I lived here for one year and ran out. There are roaches everywhere!!! The property is not take care of at all. I would recommend you to stay away or you will end up getting rid of all you furniture to control the pest.
If you are looking for a wonderful area to raise a family or even if your single and enjoy a peaceful environment. The Park at Country Place is the perfect place for you. From the park across the street to the many restaurants and shopping sites. You have your pick of various extracurricular activities. If you choose to take a dip in the pool. You will find it well maintained. In addition to having a Laundromat onsite. It is an excellent building to reside in.
A quaint little park across the street in Memorial sounds lovely. The neighborhood is amazing and the building has potential but Management does not take care of the property! An Art Deco Building not well maintained at all and staff needs better customer skills. Better properties await you in Memorial with all the best in shopping, great restaurants and more!
