Property Ratings at Nottingham Village
DO NOT rent here! I lived there for 3 years and the filter was change once, when it started causing issues. Neighbors are full of drama and most do some sort of drug. It constantly smelled like weed. My property was damaged many times from the children that run around without parental supervision. Our house was broken into! The resident that broke into our house were not kicked out and still live there. The buildings were poorly built. Building 3 has termites and nothing was done about it. There was mold in almost every room of thehouse!
Aside from the mold issues in almost every apartment. The filters don’t get changed every three months as recommended, mine wasn’t changed for 9 months. The lawn service doesn’t exist anymore so the maintence man mows when he pleases (about once a month) there are people on the bottom floor facing the parking lot that have bikes, trash, toys, cat litter, and loud parties all the time. The cops are there 3 times a week arresting someone. The neighbors sound like they will fall through your ceiling. The DRAMA is insane. If you love Jerry Springer, you’ll get along great here. Trashy people that let their children run around in only a diaper in 10 degree weather. Narcotic use in building one on the bottom floor is a huge issue. A woman committed suicide in building 1 as well. I enjoyed living here for a solid month and couldn’t wait until my lease was up. Oh and be prepared to be accused of hitting on someone’s boyfriend, jerry springer at its finest.
Shame on this company for letting people move into mold infested buildings. Building 2 is the worst but all 3 buildings have mold show up on walls, ceilings, in carpet, and it's so bad that it has even shown up on people's furniture. The original construction company has been "trying" to fix it since the property opened in August 2016 but they can't stop it because they refuse to put the time and effort into finding the problem. They treat it, and it just comes right back...over and over again. Kids are getting sick and people are saying their doctors are urging them to move out asap. Do not move here or work here. Wilhoit properties are liars and crooks, they simply don't care. Their main goal is to "protect the asset" and they aren't even capable of doing that. They don't care about the residents or the staff.
Major issues with building 2! Manager is great (Sam) she cares about you, but Corporate could careless! Nightmare!
They did a previous rental background check and they had found a report from previous landlord. Getting ahold of the temp manager was almost impossible but after numerous attempts i found out who had reported me and had to get court papers showing the statuette of limitations ran out. I brought the papers into the office and she said ok, but them few min later called back to say they wouldn't expect it. After a mad conversation i hung up, she called back again and said the main office did approve my application. Also request handicap accessible apt but was informed they were all taken but she would ask if anyone wanted to switch and never heard back. Come to find out from sam (the manager now) that there were ppl who got handicap apt that didnt want it. As far as my apt there was no major issues but did realize the poor construction work done to them once i moved in.
Current resident. This complex has way to many issues for being new. Builders did a HORRIBLE job. Mold is a major issue in building 2. Many of building 2 residens have had mold. Some even seen mokd with their 1st walk through & was fixed but came back.2 of us had our closets demolished and rebuilt and mold still cames back. Now i have mold in kitchen. & my daughter room has a strong mold odor but cant aee any. I believe its in the walls. Manager Sam is great but owners seems to be taking the cheap route about fixing issue properly. The carpets need to be pulled and cement needs sealed. Moisure coming from cement. List goes on & on of issues that should not be for being brand new.
I absolutely love my apartment! I was looking for something with an easy commute, but not in the middle of Olathe, so Gardner was perfect for my son and I. Sam is a great landlord and she truly cares about how this property looks. I have gone to her with minor issues, but she quickly gets them resolved. I highly recommend these apartments!
