Gym dirty, unsanitary, and unsafe. Equipment and doors are broken and have been so for months. Window air conditioners hang from windows due to old broken down heating and air conditioners. Management does not maintain anything.

I’m going on my 3rd year here, and the name/ownership of the complex has changed for the third time (I suspect shady business here, based on their apathy towards the residents). I have not had heating in 7 months (failed in February) and it has not been addressed. The same maintenance person has checked it out, acting as if they’ve not seen this unit before, then tells me I’ll need a replacement and to call in two weeks. We gave up calling after 4 months. There’s only a 1% chance they answer the phone, and a 100% chance they act like they’ve not heard about this issue until now. Prior to this, we had gone about 3 months (2 months consecutive, then a separate month) with no A/C. Getting them to do anything about that was like pulling teeth. They have made many tiny, unnecessary changes (new light fixture, removing kitchen cabinets, replacing perfectly good drawers and cabinets) only so that they can claim they ‘improved’ our community and charge us more. Several of the changes made were, objectively, downgrades. For example, they replaced our perfectly good bathroom drawers with ones that are about an inch to narrow to fit the vanity. They gave us a bathroom light fixture that has flickered since it was installed. Overall this otherwise lovely apartment complex is completely overshadowed by the greed and lack of interest from the management team. Do not rent here, no matter how nice they make the demo unit look!

Trying to detail this poor rating but keeps getting rejected. Basically renovations cannot cover up age of units. Office staff does not communicate adequately. Trash, dog refuse everywhere.

I’ve been here for over 6months now and o have lots of concerns. They charge you 30$ a month for trash pickup and the trash guys do t even follow their schedule. Dog park gates are broken and I’ve had dogs ESCAPE and run at me. AC never works. Thin walls. Cheap paint that bubbles up in the bathroom from steam, out dated apartments. No overheard lighting in the apartments. They cut ALL of the beautiful trees here including a beautiful dogwood that helped with privacy but now you can see right into your neighbors living room. Amazon guys leave packages on the floor of mail box room FREQUENTLY. They say they’re doing a “beautification” project to the property but have left wood shaving piles and stumps were pretty trees used to stand. Too expensive for too little.

The apartment complex has been under so many changes it seems like a completely different place! All new renovations, buildings painted, new signage, trees trimmed and so much more. Still so close to everything and a wonderful new staff. Ashley the manager is so pleasant and you can tell she loves her job. How refreshing. Love it here. Don't be afraid to try it out. Everywhere in Asheville is expensive but this one is close to everything.

The property itself is nice, but poorly maintained since the new property management company took over in Oct 2023. They raised the rent for every apartment available by $300, and spent the money on cut down trees and repainting the buildings. Trash bags get piled up in the parking lot about once a week instead of the regular pick up that we pay for. The property is littered with trash. Pay extra for pets, but the dog parks aren't maintained, the gates are broken and half of them don't close. None of things we listed that needed to be fixed when we moved in, have been fixed. And when they do renovations, they damage something else on the way out. Absolutely not worth the money.

Thank goodness we only have a 6 month lease. Rouches, lots of spiders and bugs when we first moved in. You can hear water gushing through the walls. The people in the office never answers the phone. Outlets don’t work. Random light switches. Dog poop everywhere.

This apartment complex is the worst. They have new rules all the time, police everything, but don’t do their jobs. Management staff is inconsistent and rude. Lots of crime on this property. If you want to be safe and happy, rent anywhere else but here.

The Forest at Biltmore Park is close to shopping and is an overall good community with good people!
I just submitted a noise complaint about an ongoing issue with a neighbor who likes to stay up all night loudly partying on their balcony. Right now this is the only issue I am having at the Forest at Biltmore Park. Hopefully this issue will be resolved promptly so I can get some sleep.
Leasing center staff is excellent. And Ricky with maintenance is very professional.
I think The Forest at Biltmore Park is a great place to live! This place has many positives things about it. Such as, location, beauty and the people are very kind here! With ANY place, of course you will find things that need to be worked on but no place is perfect. I did have a bit of trouble in the beginning reaching someone in regards to moving here and that was very frustrating. It took me a while to reach someone but when I did, Michelle was VERY helpful. She took the time and helped me all the way through. Again, don't except perfection but in reality this place is great so far!
This place is the worst. Unresponsive and incompetent management. Its a headache. The trail behind it is the only redeeming quality.
Despite some improvements that need to be made on the Customer Service side and upgrading the toilets and granite counter - tops, the apartments are a good value for what you will find in the Arden/Asheville North Carolina Area. (2) Pools a Gym and (2) Dog Parks. Nice spacious Rooms...especially if you have a family. Arden is a beautiful area and we love the schools as well.
I have loved living at The Forest at Biltmore. I recently renewed my lease and will continue to do so. I plan on being a long time resident. Couldn't imagine living anywhere else. This place is my home.
I have been a long time resident of The Forest for many years. Everyone is always a pleasure to work with. The landscaping is always beautifully maintained and the amenities are wonderful. I'm proud to call the Forest my home.
We had an emergency Leak in our Bathroom. I had to call the urgent number, early in the morning. The Guy called back within 60 seconds. Great Customer service.
The Forest at Biltmore Park is a nice place to live and enjoy nature going for a walk or biking along the path behind the complex. There are some amenities to enjoy, do sports and relax. Come and check them out!

While I do love living in the Forest at Biltmore Park, and routine maintenance is superb, there are many issues that are not being addressed (or followed thru) by Management.
I really enjoy living here. everyone including staff was really nice and helpful and the Staff follows COVID guidelines. Process and move in time was really quick and easy.
Worst apartment experience EVER. horrible. Don't rent here.
The Office is very efficient and quick to assist with any questions and needs.
Being a single woman, I feel very safe and at peace living at The Forest.
Apartments are well kept maintainence is quick and efficient when needed. Grounds are well kept up as is the general area of the establishment.
complex managed pretty well overall, just wish the landscaping in the back was as well maintained as the front.
Where do I begin? Drug dealers lived below us for a year before anything was done with them. They took a $700 pet deposit and said we still owed them $177 after moving out due to damages. I know that carpet didn’t cost $877 . Trash everywhere...oh, and a dead body found along that awesome trail. Seriously, this community will suck every last dime out of you.

The maintenance team will handle all problems in a timely as long as they know about it. They do awesome work. The office staff does a great job as well, they are professional and treat you well.

Nice apartments, staff is friendly, thin walls/windows, but that's typical aprtment living. The layout of the apartment is setup so you don't hear the neighbor's tv's blaring, which is nice.
I have lived here at the Forest at Biltmore Park for over 4 years. I am so glad it was my first pick based on location, traffic light at entrance, walking trails to Biltmore Park.
Given the size of the complex and the number of staff members, the staff do an amazing job of keeping things running efficiently. They are all experts and professionals in their field. Both Maintenance and the office work flawlessly together to make for a memorable living experience.
I love to live here. It is a great place with the amenities.
I recently moved to The Forest a few weeks ago. I know I selected the right complex for me. My neighbors are friendly. The staff is very knowledgeable and accommodating, and the maintenance people are on top of things. I feel so safe living here. I would recommend this complex to anyone who is looking for a place to call home, where you feel welcomed and safe.

Wooded, quiet living near Asheville.
The Forest at Biltmore Park is a lovely place to live! Very convenient to restaurants, shopping, hiking spots and downtown Asheville. The amenities are excellent! Two swimming pools, a giant dog park, and walking/biking trails right behind the property. It is also very beautiful with all the mature trees, grilling and picnic stations, as well as the apartments themselves. Our layout with the loft space above is amazing with huge windows that let in tons of natural light.
I have been a resident for 20 years and have moved 4 times. I feel the residents have taken a back seat to office staff in lieu of soliciting perspective residents. The rehab i moved into is very attractive.
Apartment facilities are decent. Adequate "remodel" job in typical "lipstick-on-a-pig" style. Parking can be difficult - vehicle limits per apartment are not enforced. Pool facilities may be decent if they were ever open and usable. Gym equipment is adequate - all machines, no free weights. Playground is dismal - no shade, very hot; with old wooden equipment. Maintenance staff are very responsive, though uncommunicative. Office staff act more as though they feel they are babysitters there to enforce childish rules at a daycare rather than treating residents as adult paying guests. Would not recommend, will not renew lease.
Good location, older property with some upgrades but quality is on the poor side. New for existing tenants is a 20% rate increase over last year on top of a new bogus $11/month "Building Protection fee". Won't be here long.

I have been happily renting at The Forest at Biltmore Park for over 13 years. Between the excellent office and maintenance staff, the nicely kept grounds and the well enforced community guidelines, I feel safe, happy and content here.
The Forest was my first choice because of the beautiful park like setting, well maintained property and buildings, architecture of said buildings AND because they took large dogs.
Unprofessional tenants, cigarette butts everywhere, dirty walls that need repainted in the apartments, loud environment and not at all worth the money!
I am a long time resident of The Forest ( coming up on 20 years!) and have lived in different apartments through different phases of my life. The Forest now, with its awesome stuff and amazing beautiful grounds is the best it has ever been.
The Forest has the most beautiful setting that I have ever experienced. The location is superb with great access to shopping and the highway. The office staff is very nice if somewhat less than stellar in their responsiveness. The maintenance staff is superb!
This is the best place we ever lived
I live happily in this complex. It is nice and I have received great service any time I have needed it.
