Located directly west of downtown Knoxville and north of the University of Tennessee, Fort Sanders is a haven for college students and recent grads. Fort Sanders is named after a Civil War Union bastion that once stood near the center of town, and the neighborhood’s history runs deep. The Fort Sanders Historic District is filled with original Victorian-era houses and buildings, many named on the National Register of Historic Places. Many others are either rented out or have been converted into apartments to fit the growing renter population in the neighborhood.
The Tennessee River runs south of Fort Sanders with neighboring community parks, large grocery stores, and popular bars. Bus stops are conveniently located around the neighborhood for quick and easy public transportation. In what isn’t taken up by apartments or historical homes, you’ll find an expansive hospital and many doctors’ offices in town.

Property Ratings at Nova Knoxville
If you want a dishonest management group who hides behind college students this is the place to be. If you have an issue, don't plan on speaking to management they wont answer or return calls. They also change the term of leases after they were signed and the only thing you can do about it is go to court. All the way to closing out the apartment expect to be hit with extra cleaning fees regardless of how good of a job you do. I wouldn't give them one start frankly.
It's been great! I love it here. I love being so close to campus and the apartment itself is awesome. I love the pool view I have from my apartment as well.

I have had a great experience as a resident! Maintenance always comes quickly to fix things. The amenities are super nice. I really enjoy sitting by the pool to work on homework. Management is great and the office staff is very helpful!

I love living in Nova Knoxville for the most part. I have a pool view and it’s great but really loud because of cars and if people are at the pool you can hear everything. It is pretty clean for the most part as well.

Too expensive and always raising the price, unresponsive management, poop, throw up, and pee always in the hallways. Printing and gym are decent but that's about all. Loud construction is early in the morning and the elevators are always broken
Rooms are nice but hallways are always dirty. A lot of people think aspen heights is like the worst place to live because they have seen pictures and videos of people trashing it.

I love living here, the amenities and location of Nova Knox is perfect fro off campus living. It is close enough to campus to walk but you still feel like you are living off campus.

Room is well-furnished and customizable, maintenance is relatively well-managed, and staff is friendly. However, there is a persistent issue with cleanliness in the hallways.

Aspen is modern and has great amenities. I can’t wait for the pool to open back up. My complaints are maintenance, cleanliness, and crazy prices for parking and up charging rent.

From rats to matinence workers watching tv in my living room instead of fixing our dishwasher. This experience has been less than ideal. The pool and the courtyard being decked by tenants. And the grills never being taken care of. The management has been horrible with dealing with issues for the last 2 years. The end of 2022 and start of 2023 have seemed better and now with a management change there is a chance to turn some of the issues with this place around. I have hope that management will care and hold people accountable who break or ruin the experience for everyone else.
