I’ve experienced numerous unresolved issues, including persistent problems with online rent payments, wrongful late fees, and frequent maintenance issues such as a broken trash can area, faulty kitchen sink, and poor paint quality. Additionally, maintenance staff have entered my unit without notice, and I’ve faced three power outages, causing spoiled food and financial losses. Despite reporting these issues multiple times, there has been little to no satisfactory response or compensation from management, resulting in ongoing frustration.

The staff at Novel is 5 stars! Orlando, the Maintenance Supervisor is phenomenal. He's always so helpful and kind and goes out of his way to ensure that we have everything we need. I had an issue that wasn't quite up to the level of excellence I needed and he made sure - in the midst of his busy schedule - that i was taken care of and that level of service and care means so much! The apartment is great - upgraded and luxe features - and Midtown is a cool and active area to live. The biggest downfall is how thin the floors are. We can hear every step the neighbor takes when walking and that is pretty irritating.

The reason for my rating is that this used to be a very nice place to live, however it is going down in my opinion. The atmosphere here is good, the events are excellent but the appearance and upkeep are below standard. The carpet in the hallways need to be removed because these dog owners allow their pets to urinate and do not try to clean up after them. The smell used to be pleasant but now it's bad. These are not luxury apartments anymore.

Novel Midtown apartments are the cream of the crop. I actually call my apartment a palace it has everything. The most pleasing of the rental process was working with Kate as the apartment representative she was very professional, and quick to answer all my questions as a new tenant. I suggest you book a tour, I suggest you budget to rent this apartment complex because it has everything including a courtyard that has weekly special events with your awesome. Lastly, it’s surrounded by a courtyard with fine dining, find stores and a courtyard which specializes in everything from fundraising to yoga to watching a hockey game. You’ll love it.

Overall I really love this place! It's very clean and has such beautiful amenities. Parking is never an issue and the location is great. Out of all the places I've toured, you get the most for your money here. The staff is responsive, accessible, and helpful. I'm really excited to be living here :)

Novel Midtown Tampa has been a fantastic community to start my journey in Tampa. Brand new construction and being the first tenant in my unit is a major plus, awhile seeing the development of Midtown Tampa come to its full fruition has been really cool. The amenities in this community are spectacular and really add to the experience of living in a new neighborhood of Tampa Bay. The convenience of location in the area and having direct access to the highway has been really great for traveling.

The Novel Midtown is beautiful throughout from the Club area to each well designed apartment. My unit has beautiful hard wood floors and a large kitchen island. The convenience of being able to walk to the stores and Whole Foods makes life easy. The staff are very friendly and monthly events are held for all the residents to meet. I just love the experience!

Living at Midtown is like living in a Resort! It has everything a person could want wit h amenities and the bonus of upscale shops and restaurants downstairs. We are on the top floor and there is no noise. Our downstairs neighbors tell us they can't hear us either.

This is the worst building anyone could choose to live in. If you want to pay top tier prices for the worst experience please do so. No one deserves to be treated the way they do here at Novel Midtown. Biggest purchase in Tampa Bay history was a lump of trash.

What a nice surprise, this property is modern (my apartment was never lived in, brand new apartment)and very closet to 275 Hwy, and all shopping is in the walking distance. Ladies in the office are welcoming and it feels like home. They always love on my dog too. Lucky to have found a place that has all in one that I needed.

The noise will control your entire life. Smoke alarms go off daily, sometimes for 20-30 minutes straight. You can hear every step the people above you take (no matter what building or unit you’re in). So many people complained that management asked everyone to buy rugs and wear slippers. There is constant construction in the buildings and the units. Sometimes your entire apartment will shake. Live anywhere else, especially if you work from home. Trust me.

NOVEL Midtown Tampa is the perfect place for anyone who enjoys city life and having everything close by. The apartments are STUNNING! There was so much thought and intention put in the details. It really is luxury in the city! Not to mention all the great restaurants and retail spaces about to open. We've loved our experience, including the moving in. The staff is always very welcoming and friendly. The events are so much fun and give us an opportunity to meet our neighbors. We are so happy we made NOVEL Midtown our home!
