Property Ratings at Oak Forest Apartments
I’ve been here for about 3 years now and the only reason I’ve stayed is because of the price since everything else is going up drastically. Very nice quiet community not many issues or safety concerns HOWEVER.. it is very outdated. Maintenance is so slow. In the summer time there are huge spiders ever summer since I’ve been here. The leasing lady is a sassy rude lady who will write you passive aggressive letters. The wood is rotting. I’ve had an issue with critters in my ceiling and they did not do anything to fix the root cause of the problem. Other than that it’s fine. You get 2 pools! Oh but you need a wrist band to go. Definitely worth the price.
Great location, had some historic style to it. Easy access to convenient stores, shopping, dining etc. Close to great school districts. They have been making many updates. I have been here 6 years and have seen all the changes. Neighbors are great and mostly quiet. I have moved around in different areas and neighbors have always been nice. Maintenance does their job the best way they can. It’s a place that creates stability. No apartment complex is perfect but they do a good enough job here to keep the show running.
Always addresses my concerns within reason very friendly staff always gives my daughter and her friends popsicles when they’re swimming. Apartments are spacious and very courteous.
Lived here only for a year because I became a nursing student & decided to move with my man. These apartments are really nice and the location is perfect. I have no major complaints besides water not being hot to my liking after maintenance came and tried to turn up water pressure. I rented a one bedroom renovated apartment . Had stainless steel appliances, granite counter tops and vinyl hard wood flooring. The doors were white 6 panels doors. A lot of closet space and roomy bedroom. Would definitely move back once I’m finished with nursing school..
My family has been here for the past 10 years with no major issues. Quiet area, low rent. Can’t go wrong.
Never had so much of a hassle trying to apply for housing as I have here. Put in an application and was told I could get an available apartment with a move-in date about 3 weeks out. They needed a more detailed proof of employment, said they would look into it on their own, and I asked my HR to provide something in the meantime. It took 3 phone calls over a week's time just to find out the person I was speaking with left on vacation. When she returned, the apartment was no longer available. Now I'm stuck looking for another place with less than 2 weeks to spare. Awful customer service.
The customer service is absolutely terrible. Nancy is very unprofessional, rude, and speaks out of line. It all started around application time. They made us jump through hoops paying way more money than needed and complicating the process. their communication is horrible and we had to call every day for a week just to get an answer. i still have not gotten my emails returned to this day. Nancy was extremely rude to my dad who was co-signing for me, lied about his credit score to try to reject us so they could keep our already paid fees (to which they could show no proof that he had bad credit like they said), accused my father of illegal actions, and consistently cut him off and didn’t allow him to talk. I have not heard any good things about the office staff. this is a shame because i genuinely liked the apartment location and look. NOT WORTH IT. money hungry and will not help you, they do not care about you.
I should have walked away when I first started the process to rent a unit. Every time I picked a unit, the office called back and told me I had to pick another because it was already occupied. After the 1st year of living there everything started falling apart. The kitchen sink leaked at the bottom, the refrigerator always leaked, a deep crack formed from the ceiling to the floor in the bedroom, and most of all a HUGE puddle of water would form after a shower. I complained to the office about the water and said that if it wasn't going to be fixed soon that a dark spot would appear and that I should not be liable for it. The manager told me that I was showering too close to the the shower head and that was the reason for the water escaping out of the shower. WHO showers that close to the shower head like really?! After I explained to her that My roommate and I do not shower like that. She than said she would have them install water stoppers so the water would not leak on to the floor(something that should have been done before moving into this unit). She also said that they would fix the crack in the wall. 2 months went by and a dark spot appeared before I called to see when maintenance would come. I called every day for a month until one of the office workers told me "LOOK WE HAVE A LOT OF OTHER RESIDENTS WITH BIGGER PROBLEMS THAN YOURS SO WE WILL GET TO IT WHEN WE GET TO IT!" and hung up on me. I called her right back AND WENT OFF we argued back and forth until I got so angry I hung up the phone. While on the phone I threaten to contact corporate about the severe lack of professionalism and care for their tenants. She also mentioned that they had no record of me asking to get anything fixed and that they are not liable for water stain that developed on the floor. After about an hour Maintenance came and installed the water stoppers and just painted over the crack in the wall. They also have a huge raccoon issue because if the little "creek" behind some of the units and I'd suggest picking a unit away from the water because you'll have serious bug issues. I'd say choose something that can be easily seen by drivers passing by because they tent to keep that area looking nice to draw in future renters. Hope this review is helpful!
Do not rent from these people. Yes, they are affordable apartments, but you get what you pay for with customer service. After we moved out, we got a bill for our final inspection. The first item on the bill was for mini blinds that we had no idea were even broken. We didn't use our blinds and they were most likely broken before we even moved in. We were also charged for carpets, which is weird since we vacuumed and cleaned our carpets before we left. They were in great condition and we made sure there were no stains or smells since we had pets. Then Lyne explained to us that they ripped out the carpets because of stains they apparently found with a black light and charged us for the extra three years they were supposed to get out of those carpets. Unfortunately since we moved far away, there is no way to verify they actually removed the carpets. When I called up to dispute the charges, I was treated incredibly rude by Lyne, which is ironic since other reviews indicated that Nancy was the difficult one. At the end of the conversation, Lyne essentially told me I was out of luck and hung up on me. What a great money grab. Send an ambiguous bill, threaten collections, then act like a child and hang up when you try to dispute charges.
Don't move here! The management is unethical and they won't help you figure out THEIR errors but rather blame you! Also the corporate company who owns them never returns calls and you can't get anyone to assist you. They claim we never paid rent one month and only presented us a notice 3 weeks after moving out, and many requests to see one. It was not dated and then they told us it was not filed due to them not having a leasing agent to do so. When we moved out they told us we had a balance of $40 due from the first day we moved it. When we asked to have that explain, they couldn't and we still don't know what it is for. The assistance manager tries but she gets thrown in the middle and it becomes a battle of "he/she said" They need to all be on the same page and they are not! My husband and I have lived in apartments for many years but Oak Forest has been the most difficult to deal with in the end. They wait till you move out and throw all these "charges" and "balances due" at you with no documentation or notices to back them. Keep all your receipts and watch your account closely, they don't process check for something over two weeks.
This place is TRASH! don't waste your time or money living here. the maintenance sucks and they take their time to come!
This is the perfect complex. Not only is the leasing office extremely friendly, they are helpful as well. I have not had one issue! As any apartment will have things that need fixed or updated, I can tell you the maintenance crew is on top of it all and do a superb job! Some of the agents and the maintenance crew live on site, so if there is ever an emergency they are there to help! The complex is quiet and family friendly. Not to mention cable television is covered by the complex. Which is a plus! I have moved a LOT in my life time and have been to multiple apartments. I am super happy with my decision to live here!
Affordable. Attentive staff. Quiet and unassuming. Just moved in and so far so good.
I am entering my 2nd year at Oak Forest. They recently raised their rent but it was still the most reasonable in the area for a two bedroom. Maintenance does a great job with small requests but my only complaint is that I have constantly had AC issues and they have yet to fix the entire problem. Other than that, most of the ladies in the office are pleasant and it is a quiet community.
Quiet neighborhood, cost efficient, 2 pools, pet friendly. Great staff
