Property Ratings at Oak Lake at Crooked Creek
I cannot say enough positive things about Oak Lake at Crooked Creek. I have lived here now for over 3 years and have loved it. The property manager Ashley is responsive, attentive, communicative and makes sure any issues are fixed in a timely manner. There are property wide events that are SO much fun, and you get to meet other neighbors... if that is your thing. The layouts of their units are updated, and modern, which is SO nice for the price-point. If people have negative experiences here, it is honestly because they are a bad tenant / employee...and Ashley (the property manager) holds people accountable to their actions. Can't suggest living here enough, I will definitely be re-signing my lease!
I WISH I COULD GIVE THEM 0 STARS .. DOOOOOO NOOOOOT RENT HERE !!!! THE PROPERTY MANAGER RHONDA IS THE WORST !!! I referred a friend to move here and was supposed to get money off rent, after being told by Rhonda that it would come in a check, we never received the check, after calling numerous times and leaving numerous messages, she finally called back and said my name was never put down on the app, even though the person did and said Rhonda even wrote it down herself. Then the a couple of weeks before we were moving out she comes and tells us and another resident that our children could not ride their bikes around the complex. Then turned and told my boyfriend, in front of the other resident, that because of OUR children playing outside, she's gotten complaints and even had someone move out. REAL PROFESSIONAL RHONDA !!! THEN AFTER THAT SHE TOLD MY BOYFRIEND THAT SHE'D BREAK OUR LEASE AND MAKE US MOVE OUT NOW .. (ALL OF THIS WAS SAID IN FRONT OF THE OTHER RESIDENT) I've asked for her boss' information 3 times and still have not been given it! I'm at a loss of words for this lady, all I can say is DOOOOO NOOOOOT RENT HERE!!!! YOU'VE BEEN WARNED!!!

They don't call me gypsy for nothing-have moved 37 times in my lifetime. FINALLY found perfection. Neat, clean, quiet, friendly neighbors, absolutely fabulous staff that treats residents like family. Spacious rooms, with a lake view and unusual wildlife to watch - herons are especially entertaining. I love this place!
Apartments not insulated good . Windows or old the walls you hear everything. ..
This is a wonderful place to live. The management team is lovely, kind and caring. The service is prompt and effective. The apartment complex is perfectly located to get down town or the brick streets of Zionsville. Shopping and restaurants are right nearby. The facility is kept clean, the fountain and pond are peaceful and the tenants are generally very quiet and friendly. Lots of neighbors walk their dogs and stop to chat.
I've lived in these apartments a little over a year, and have had minimal complaints. The area is pretty quiet, the neighbors all keep mostly to themselves, and you feel safe walking out your door at night. Reading the other two reviews, I have to say I did not have a bug problem over either summer I have lived here, but I was in a second floor apartment. I also have had prompt service any time I called maintenance (including when I locked myself out at 1am!) and the only serious problem I had was with a raccoon family moving into the attic space and ruining my heating ducts. Which was sorted out within a few days, and they provided space heaters for us to use until they could get the parts in. The only complaint I have for this apartment complex is the parking. There is never a place to park. It is always a fight to get a spot near your apartment, and when you get one you don't want to leave because you know you will lose it. Never come back after 10pm on a Friday or Saturday, there will be literally 0 spots. There are no reserved spots for residents, or limits on how many cars you can keep there.
I have been living at Oak Lake for 2 years now, and even with the new mgmt, I don't think it's that bad. Yes, the maintenance now is not as good as it used to be, but that is because the head maintenance guy (Tim) passed away back in May, I believe... so that's an area they have to readjust. I've never had any problem with the office staff. As long as you are doing your due diligence as a tenant, there is no need for them to bother you- and they won't. As far as animal waste, it is the tenants job to pick up after their pets-- and of course some don't feel that they have to... In those cases, yes you have to wait for the grounds people to come around and do it. I will give them high credit for keeping the geese away.. You can see the geese police on the property at least once a week. JC Hart consistently said there was nothing they could do about the geese- and until LT took over, It was like an obstacle course to get from your car to your apt w/out stepping in any. I think rent was previously fair, and the only reason I did not move after this lease was up was because I did not have the money it would take to put a deposit on another apt, hire movers, etc and it was easier to just pay the extra bit a month. However, I plan to move if there is an additional increase because at that point, the price will no longer be worth the apt. It would be nice if long term and repeating residents could receive some kind of discount but since their residency stays at pretty much 100%, plus those on the waiting list, there's no need to provide any incentive to stay- b/c if you move out, there's someone waiting to move right in behind you. Another reason I have not yet moved is b/c I don't feel that Oak Lake is that bad-- and I know it could be worse at another complex. The only downfall is the amount of bugs that the apt gets in the summer. I hate the spiders and silverfish that seem to pop up, but this is only in the summer. Buy your own spray-- their exterminating service is a joke. I've often questioned if they REALLY even sprayed b/c I could tell no difference... And if they did spray, it was not very good, and very surfaced. But overall, I would recommend Oak Lake to someone to live. I've enjoyed my stay there- have never had any problems w/my car being broken into or things like that.
Until JC Hart sold this property to LT Property Mgmt, it was a very quiet and upscale place to live. After the new owners took over and installed new mgmt, things have gone steadily downhill. I definitely wouldn't recommend this complex to anyone now. There is no maintenance upon request...it is spotty at best. The grounds are filled with animal waste and poison ivy, and when a tenant does complain about anything, the mgmt bad mouths them to other tenants. Obsurd rent increases come when the lease is up for renewal with no discounts given for extended lease periods. The noise combined with the much lower class of people has made this complex one step above Section 8 housing. Many many long term tenants are leaving or have already left after JC Hart sold this property. Please think twice before renting here.
