This was my first apartment I have ever lived in and I can not explain in words how terrible it has been for me. I signed a lease in July of 2022 and it is currently April of 2023 and my experience has been miserable! The leasing staff seems to not know how to run a complex. I have gone to them to complain about my next door neighbors and the tenets living below me and nothing has been done. I live alone and dont feel safe, the tenants play loud music and bang in the walls shaking my apartment like clockwork from midnight to 4am 7 days a week. There’s constant police and emt activity at or around my building, the inside of my apartment also has many problems to the rusted vents to the damaged floors and walls. Heed my warning never live here!!

I have been living here for a year now and am so far very impressed with my unit. Updated appliances, spacious floorplan and Washer/dryer in unit are all perks that are extremely hard to find in ABQ within this price range. The two young women working in the office now are very helpful and all my concerns are answered within 24/48 hours!
New management is combative and unhelpful. If you want a welcoming and easy to work with management team, do not move here. If you are fine with this type of management and are just looking for a place to live, the apartments themselves are very nice with lots of space and in-unit washer and drier.
It's my first time living here. I'm sensitive to all of the bad news about this city. The Oak Tree Park apartments is a refreshing vibrant community where the staff are inviting and supportive of any needs or concerns that I may have. The property is well maintained. The apartment meets my expectations. I am pleased by the choice I made to make the Oak Tree Part Apartments my new home.

I moved in about a month ago. The peeps in the office are great (especially Christina), maintenance was right on it when my washer only had hot water, and if I ever have a question, they're always happy to help. They're in a great location but not right on the road so it's quieter. Happy with my choice!

These apartments are horrible..A/C didnt work all summer was told to turn it off cause it would freeze up so it would get hot in my apartment. My ceiling started leaking cause the ac would freeze up and leak water into my bathroom....the same thing happened to my neighbor with the leaking. My sister lived in the same apartments to and in her apartment her bathroom leaked and shorted out her bathroom lights and she didnt have a light in there for like two weeks. When my ceiling leaked it took me submitting 4 work orders for them to finally come and fix the ceiling they tore up. The office only cares about what is wrong in your apartment when you give there maintance a bad survey than they call like they are so concerned. There was a time the office put a note on my door saying i owned late fees and i owned them all this money and i took my reciept to the office and they practically called me a liar and that they never received them...but than a couple hours later called me back saying they got me mistaken for another person and that i was fine...I never received a apology. Last month I lost my job and started a new one right away...rent is late on the 5th and i got paid on the 9th i asked if they could work something out with me for the late fee...i am a single mother....they said no and called me on 7th and told me if i dont have my rent by the next day at 10:00am they would file eviction. The parking here sucks my guests have to park on the other side of the complex cause they dont have much guest parkings on my side. When winter came now i keep having issues with my water heater. I woke up for work early morning and had no hot water they came and fixed it and the next day again no hot water when maintenance cane he said the previous maintenance guy didnt put the part in correctly. Its been horrible and im so glad my lease is ending in February so i can get out of here...not to mention they are raising my rent.

Thank you for your feedback, Vanessa. Our goal is to present a positive, professional image at all times. We sincerely apologize if we have failed to meet these expectations, but we are required to follow certain policies and procedures. Leaving your A/C below a certain temperature will cause the A/ C to freeze up, as will leaving windows open when the A/C is on. Both of these issues contributed to your A/C freezing up. When that happens, we have specific procedures to follow to fully handle the situation at hand. The A/C needs to 'thaw' before it will start working again, and turning off the A/C completely is the fastest way to make that happen. When there is a leak, the ceiling cannot be completely fixed in one day, as the drywall needs to be completely dry to avoid further issues. As for paying rent late, it states in your lease agreement that rent is due on the 1st, and we give 4 more courtesy days not charging a late fee until the 6th. We have fair housing laws to abide by and must treat every resident the same. We are required to charge late fees, per the lease agreement. Living here was fine. We lived there for 5 years. Issues were typically addressed timely. Pool was frequently closed the last year, but no real issues. I think people should know how they treat you when you move out. My recent move out was very frustrating. You are provided a move out sheet when you sign and give notice that you are moving out. It quotes pricing for a number of typical fixes. We expected a quoted 65 dollar charge for painting the bedroom and sunroom area. A full paint is quoted as 65 dollars. Same with the carpet cleaning. However both were charged as 125 dollars each! The amount quoted for a 4 bedroom paint and carpet cleaning. On top of that, there was a charge of 60 dollars for blinds which were not damaged. If anything, just typical wear and tear of 5 years, not something charged in a move out. When confronted with the issue, Greystar was initially helpful and promised to have the errors changed and the charges reduced to the quoted amount. Instead, it was forwarded to a manager and the manager responded that it was my fault and threatened to charge a higher amount if I challenged it. He offered a "generous" 10% discount. The local manager at the complex would only apologize and say that the amount quoted is an "old form" and doesn't reflect the current amounts. But they still give it to you to consider for decision making for the move out. Again, the living space is fine, the local people are generally friendly and responsive. The move out process was brutal. Be careful with Greystar.

The management is terrible. You can't reach them when they're "open" and parking is bad. A lot of things were broken in my apartment including a/c and washer.

My car was vandalized at this complex and dinged from how small the parking spaces are. Also, it's loud and noisy and just terrible service from management.

It's a great place. The neighbors are cool, there are 4 pools and a small workout room. Nirvana!

Have lived here for nine months. For the most part it's very nice and peaceful. Haven't had to make any complaints. Spiders and ants were a problem at the beginning of the summer but management is quick to spray when requested. Neighbors are friendly, propert could use some upgrades such as pool area and fitness center. But overall it's been a nice experience so far.
