Good community and neighbors the staff has had some turnover recently and they are still trying to get their bearings but it’s getting better and all in all a quiet friendly community would definitely recommend.

So far so good! I have been pleased with how fast my request gets answered. I will say I have been requesting that my hot water get fixed. It doesn’t seem to get hot enough when I’m in the shower. Other than that I love the gated community, it’s very quiet and peaceful.

I love it here it is so peaceful and the management is great !!! I am blessed. It's nice and quiet , family oriented and so beautiful and spacious. The scenery is always nice and clean and spaced out. They have a playground, pool and yes a dog park where our fur babies can play while our children play too on the playground.

We never paid our rent late one month. We paid the $319 prorated fees of the one week we stay there. I hired a cleaning company and I myself video. Took pictures and made sure everything was clean. Not one speck of trash refrigerator microwave the only thing that was not cleaned was the oven I was charged for a deep cleaning microwave refrigerator regardless of my pictures after my $275 deposit was taken up I was also charged another 425 for some odd cleaning fees and other charges that were seriously unclear. We were hurricane Harvey victims and only needed to stay there until her home was rebuilt and it was nice but I did everything on my end with integrity and I feel like they did not even my dog that died in July was not taken off the 20$ a month rent. Watch the fine print people. My car was vandalized daytime. And Dec 2019 we received the paper on our doors about walking around by yourself on the property because people have been attacked and keeping our locks locked even the top lock.
Do not move to this apartment complex. As of this morning I have a neighbor with black mold growing in their apartment and I also have had a roof leak or water damage since Harvey. The apartment management told me that it was normal to have roof leaks in apartments this old. I beg to differ of opinion especially since I have had one almost ever month or more and have to keep waiting for it to be fixed and then also having to live with water and moisture in my apartment. No that is not normal and most people have the upmost legal right to live in a home without moisture and water leaks. Sorry to say this place is not a great place to live and bring a family to. If you can look elsewhere.

I've lived here for over 2 years now. In that time I have gone through 3 managers and 2 differnt owners. The current manager is friendly, helpful, and respectful. If you have an issue she quickly addresses it. This is the only manager I've had since staying here that actually strives to improve the complex and listens to what the tenants say and ask for. In the few months she's been here we have already seen a new dog run, kid playground, and the building are currently being renovated/repainted. Oakbridge is definently worth checking out for Pearland apartments.
I’ve live here for two years and have seen 6 different property managers and two management company changes. At first with the new management change things got better but to my surprise they have not. Run down apartments, dog poop on side walks, grass, and common areas, old plumbing pipes which smell of foul odors, oh and the rent is to high for the conditions of the property. Don’t count on maintenance getting to your work orders because they are over worked by the multiple unit work orders. Break-in car thieves and No true amenities. Possible sugar ants or creators in your apartment or worse. Oh and plan to pay at least an additional $100 for your water sewer garbage and pest on top of your rent plus $100 for electric because of the non old buildings.

Very small apt. complex. Everyone is really nice and helpful. I live in a 2 bedroom and it is very spacious. Having outside storage helps. Always plenty of parking. You can pay extra for a reserve spot. I know they changed Management since I have been here..I think they are doing a good job.
They are money hungry will take all of your money in your bucket . Nasty apartment with a lot of ants and cockroaches. Very rude customer service specially this money hunger lady called Garcielia or Garcia not recommended at all too many good options in the area be aware they are thiever

Worst apartment ever and my worst experience in my life , one I rented there I told them may be gonna leave after few months if I find job far away from your area and I gave them one month notice that I’m leaving. Then Garcia told me one month not enough I have to pay one month more until she can find tenant after I paid and left and as her promise everything is ok I found she transferred me to collection for extra two months not sure if she took my money in her bucket because I used to pay in cash . She is the worst person you can deal she can steal your money

Don’t recommend this apartment. Very bad has a lot of roaches and ants . I called the reception many times to check what happened because I have kids she never responded plus she is very rude this lady her name is Garcia . Just be careful at least don’t deal with her

A total rip off to say the least. We stayed there 5 mo. with a up charge of $200 a month for short lease (3 mo.) Paid on time every time. Cleaned the apartment spotless before we left , Then they tried to charge me for cleaning ($90) and stain on carpet that does not exist ($120) ! She claimed she had pictures that was never sent. also a "drip pan set" ($75) . I paid a $90 deposit upon moving in , I guess they conveniently forgot about that. I also complained about the dryer not heating and stains on countertop (painted with laytex paint SMH)when we first moved in that never got fixed or even looked at . Out side of building looks like 4th graders painted it (paint on everything) Inside paint was peeling off doors which was also listed on my initial walk through punch list. Pictures look good on Website. But apartments are old and roofs have patches all over every building just about!

I lived there since 2013 for 3 years, everything was good so far until the new management came, two stupid and thief ladies. the only thing they do to cheat and do mistakes. I have story with them. but bottom line and take from expert: don't even try to go there.

I viewed the apartments and property recently and I have to say that I was disappointed. The pictures look so nice on the website and when you call they are quick to offer you discounts and/or specials. Personally, I believe the rent is way too high for what this complex has to offer, even with the so called discounts. All apartments do not look like the pictures displayed on the website and they want to charge you extra for any of those upgrades. Granted it is a small community but the pool is the size of your average backyard pool and the gym is big enough for two people to work out comfortably. There is very little parking and you would pay $30 extra per month to get a covered parking a little closer to your apt. I did like the floor plans and the upgraded apartments are nice but for the prices they are asking you could live at another complex with much better amenities!

Horrible! Don't waste your money! Yes it is in a great location, but that is it! Manager is very rude, work orders are never filled timely. I've had so many issues with my apartment until I can't wait until my lease is up! Raised the rent by 300.00 and still can't get anything fixed! Air conditioner went out and I had to wait over a week for repairs. Now my heater has been out for 4 days! Never once been late on my rent!! But can't get anything done. Apartments are dated, all of those amenities listed please don't believe the hype!!!

I have lived here under the former management and now the current management which has been here about 1 year. I have talked to no less than 10 people - a combo of old and new tenants- and not one has had a positive experience with management. For most people, it's the PM whose brothers own the property so I guess she feels like she can behave however she wants. This is a woman who blasted the paint off several handicapped parking spots so she can park her Hummer in the closest spot. The stainless steel is an upgrade you have to pay for. The fitness center is the size of a closet. The pool is the size of a bathtub and often dirty. There are couches, mattresses, and tires that have sat for weeks at the dumpsters. The landscaping is a disaster. Rules of the community apply to some while others are allowed to do whatever they please. I have rented for 15 years and have never had issues until now.
As everything has a beginning, the management generates the initial comment. No one likes a condescending attitude from anyone, and that seems to be the case here. The manager spends more time with the office closed, than responding to resident needs. Usually, you expect 24-48 hours between work order requests and resolution. I personally know of one request that was made in March and still isn't resolved. Plus, there seems to issues with roach and ant infestations occasionally. The website here has amenities that sound good, but not exist. Was promised all new appliances upon move in. Stove was old, not clean, dishwasher leaked, and was not new, microwave was not new,refrigerator was roach infested, and NOT new, pre-wired intrusion alarm was not and has never worked, there is NO courtesy patrol, NO media center/movie theatre, and NO high speed internet access. The swimming pool has been closed the entire summer, and has no shaded areas, but sits directly in open sunlight all day. There is hardly any communication about happenings in the area, so the residents are never fully made aware of any policies in effect, activities for residents, or anything that encourages a sense of community. The location is perfect, and the potential for an extremely nice complex is there, but you have to put teeth in the promises you make for tenancy

you can hear you neighbor in your apartments. Parking is packed, gate is always broke, and new Manager in office is rude. Not worth the money
