It would be easy to characterize Gainesville as a pure college town—the University of Florida is home to over 50,000 students in a city of 130,000, and the campus is arguably the defining cultural hub of the community. Between the art exhibitions, concerts, lecture series, and, of course, the wildly popular Gator sporting events, the UF campus culture is a magnet for students, locals, and visitors alike.
But Gainesville has much more to offer than just an electric collegiate atmosphere. The historic Hippodrome State Theatre anchors the thriving Downtown district, which is packed with a vibrant assortment of bars, nightclubs, and restaurants. Local favorites like Flaco’s Cuban Bakery and Volta Coffee attract a steady stream of students and non-students alike at all hours of the day and night.

Property Ratings at Oakbrook Walk
Parking here is basically impossible during the spring and fall semesters, and the directions from management regarding parking change constantly
This is probably the worst apartment I have ever lived in. The new management is the worst and you can ever get in contact with them. They also randomly add charges to your account every month so watch out for that! Also, be aware of their ratings, they give residents incentives for leaving a good rating.
As a current resident who has lived here for 2 years, the management has recently started to show their true colors. I started a new lease on August 1st, 2020 (about 6 weeks ago) and since then I have had the following issues with my unit; leaky ceiling, broken washing machine, broken water heater. All of these issues would have been fine if management had handled them professionally. The leaky ceiling was painted over and the exact cause was never identified/repaired to my knowledge. The broken washing machine sat broken and full of putrid smelling water for three weeks. The hot water heater took almost a week to replace so I had gone a week without a hot shower. The icing on the cake is that less than 24 hours after they fixed the water heater and the washing machine, they emailed me stating that I had a week to move into a new unit. They gave no reason nor any details about where I would be moved into. With each of these issues, I had to call the main office multiple times only to be redirected to a messaging service even during standard business hours. I have also repeatedly gone to the front office to find that no one is working on-site anymore. All-in-all, because of the lack of care for their tenets and the inability to reach them for the most basic of services. I cannot recommend Oakbrook Walk to anyone.
If you want someone to pressure wash your window at 8am this is this place. No sorry if you want to stay at the absolute worst apartment complex in Gainesville then come to oakbrook walk
I just moved the beginning of August 2018. When we moved they didn't have the apartment ready and the lady who cleans the apartment is still there. no bed in the other room, no dining table, no study chair in the room, no shower head and has some leaking a/c that makes your door carpet wet. The Lock on the windows and patio are all broken. The room stays warm even with the A/C in the apartment set at 70F. All the areas in the apartment are cool but one room is just warm even with the ceiling fan running 24/7. My roommate sent an email within the week that we moved and a follow-up email was sent too but it's almost a month now and still nothing change or no one address the problem yet. All the appliances are old so some appliance stops working within the first week. Bugs and ants all over the place. The ceiling outside the apartment door leaking and full of water underneath, probably will fell off and injured someone when it happens. When we moved in they didn't say they requiring decals so me and my roommate was surprised that they text us on 8/30 midday telling us it was the last day of giving away the decal and they will tow our car if we didn't get one. Both of us was at work then. Office people are just rude and doesn't care about hospitality. This place has a lack of communication to residents, not cordial to residents, will give you Too much hassle and response to the problem is very slow, so if you up to those things then this is your place.
Wow! If dirty apartments, unkept grounds, and ineffectual management sound like ideal living conditions, Oakbrook walk is the complex for you! For starters, most emails with questions or concerns sent to management will either be met with irritation, or never answered. The management staff is incredibly incompetent, often downright rude, and act as though their job is NOT to aid residents. Please Oakbrook Walk, hire more pleasant staff. As far as maintenance requests go, most will take weeks, if not months to fulfill. Though the maintenance team is quite friendly! Additionally, it appears that no one from OW cares about the presentation of the complex, because at one point, vomit was on the walkway for several (3-4) months. Terrible community and terrible management.
The on-site management and maintenance that Oakbrook Walk Residency offers is on par. All my complaints and queries regarding my apartment were addressed dutifully and in time. Not to mention the staff is courteous and always ready to help the tenants in any way possible. If anyone is looking for a 2 bedroom apartment to rent in Gainesville, Florida then Oakbrook Walk Residency is the one.
